[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Hi Guys,

I have heard that they have done the allotment and atleast I have got the allotment but in Sector 84. What they earleir claimed that Park Elite floors would be in Sector 85. Even many of their agents still show on site that BPTP elite floor would be in Sector 85.
If its ture that they are not giving TPA in case of park Grandeura which is one of the oldest project for them
how would they do it in park Elite floor case.If they are not able to do that Bank will not give us the loan and we wont be able to pay the installments. I fail to understand what BPTP is upto?

Des any of you have any information on this project? What about the status of bank financing and approval of the project?

Where as I know E block falls in 85. Rest all can be confirmed by Rohit, , who seems a master to give all type of sloution.

Rohit, , I really appreciate your way but the only concern is The project Grandura, , BPTP raised some isue while TPA. So if same will happen then for End users, like most o[censored]s...( Here I am excluding end users like Rohit, who have booked a lot floors and by god's grace got too.. not sure if he is really a end user or a broker).. then it would be a huge problem..

IF you have any update on construction or approval or bank's finance then please, , update we all..

Hi My self Dr. Madhusudan Singh, booked BPTP's park elite floor in May 2009. I have given initial booking amount and first installment (25% of BSP). But till now I didn't get the allotment letter from BPTP. Kindly advise me that how I can get it from BPTP.

Park Grandura and Park Elite Floors both are two different projects and both belong to two different category of buildings so what happened to Grandura may not happen to Elite Floors moreover it would too early to comment as the floor project is still in its infancy.

Those who have not paid the third installment have not got the allotment, I feel they should talk to BPTP directly about the options.

I am in agreement with most of the complaints. Having received allotment letters, at least now the company must come out with details of approval from HUDA. Any news on thew same, please share. SUBHASH
Hi, I got allotment of second floor in E-block but I had given preferance of ground floor in my application form due to some medical problem of my mother-in-law. I called BPTP but they refused to change the allotment to ground floor as they said that allotment is on draw basis. Can anyone tell me is there any way to get the ground floor?

Hi Im vikram frm south delhi. I have also booked a flat in bptp faridabad in Park elite. I think something rong is in this project. when i booked the flat, i was assured that i will get the ground floor bcz im interested in gf only and by the bptp that draw will be done in front of all customers in the month of Oct/Nov. suddenly in the end of Dec09 i received a letter from bptp that draw has been done in the presence of Board member of bptp n u have been allotted a second floor. I have contacted some people in my circle n i was surprised that they have also allotted second flr. non of them has been allotted first or grd floor. i have already paid 2 instlmt +booking amt i.e. Rs. 2.5 lacs for 250 sqds. flats. im so scared bcz im a service man n i have spent my money in doubts.

Hi, I contacted bptp office at CP and come to know that i got first floor in sector 75 in P block of Park Elite floor. Initially i was told that i will get in sector 85, but after draw, i got in sector 75. Is there any body from sector 85, who is interested in exchanging it with same floor?
I find mistake from BPTP side. It seems they were not clear sinc start of project.Dealers were claiming sector 85 location of elite floors, but in application form there was only parkland written, it means there intention was doubtful since inception. a big builder like BPTP it is very bad .I think there is no regulatory body to stop this type of cheating by builders. Now they have allotted in all over the parkland phase 1, 2&3, even totaslly undeveloped sectors. This actvity is liable to be condemned.

Secondly, now i am still interested in this project, at present BPTP not accepting my ready check payment or bank letter, they are saying wait for 10-15 days after that decision will be taken, whether the payment accepted or deposit amount returened. THIS PROJECT (BPTP PARK ELITE FLOORS) IS IN THE HANDS OF A SYNDICATE OF FINANCERS AT THE MOMENT.THEY HAVE UNLIMITED MONEY TO BUY EACH AND EVERY SINGLE FLAT IN PARKLANDS. THE COMPANY IS JUST NOT BOTHERED ABOUT THE ORIGINAL BUYERS. THEY HAVE TO SELL THIS PROJECT AND THAT THEY HAVE DONE. THEIR GOAL IS COMPLETE. THEY R GOING TO MAKE MUCH MORE MONEY OUT OF MORE MONEY BY SIMPLY TAKING ADVANTAGE THE FACT THAT BPTP IS A SLOW TO ACT COMPANY. IT HAS A REPUTATION OF NOT COMPLETING THE PROJECTS ON TIME. Hi All,

There is something called "Strong Hands" and "Weak Hands" in the world of investments - I am really pleased to hear that whole Parklands is with any syndicate of financiers - Someone has rightly pointed out that these financiers have unlimited supply of money - I believe this is a really good news for those who already have got allotments in that area in various projects provided they have the "ability and willingness to pay on time".

However this looks unlikely that any syndicate is possible there as 3800 different floors have been alloted only in park elite project to different customers. It is true that BPTP is bit slow moving company however they have shown the capability to deliver - Many of their projects are almost complete and nearing the possession stage.

Most of the noise is made by people who are first time buyers - Well building a home takes time and building a township takes years, From the day one it was clear that Greater Faridabad will bloom only in[protected] and we are at the start of 2010 only - Those who do not have the appetite and liquidity to hold for another 3 years they should plan an exit.

Another simple calculation which will help the middle class endusers to decide if they want to stay there.
