Hello all,
This is madhu here. I have booked an apartment in provident capella, bangalore during its pre-launch day.

The sales executive have explained about the pricing in which half are fake and wrong. He has told the prices quoted are all inclusive except registration and gst. Also he said if we face any difficulty or dont like the property we can cancel it any point of time before the commencement of agreement.

Within two days itself the truth revealed that certain amounts have to be paid by me and the sales executive faked me. Im, immediately i contacted him and asked for cancellation. He said i will receive a call for confirmation/welcome and i can talk to that back-end team about cancellation.

I have waited for the call/mail but didnt receive.
Suddenly one day i received a mail regarding allotment. I immediately replied to that mail stating that i want cancellation, not the allotment.

I have tried calling their sales teams, crm teams and even dropped many mails regarding that. There is no reply from them and always they say will get you a callback from the concerned person but never received a call.

Now the sales guy is telling cancellation is not possible as it is delayed and they started documentation work.

This is a bad service and loss of trust.

People come with trust and they are betraying here.

Kindly help me in resolving the issue.

Booking was cancelled on 21st December 2019 however booking amount refund is not initiated till date. I have tired to reach the management team on several occasions I have not once heard back from anyone assuring me about the refund process.

    This is regarding the purvasomerset house project.

    No clear specification provided before booking. While looking at the specification provided with the document registered, i was shocked. Skeleton will be provided for the crores of investment. Not worthy.

    No fixed pricing. Improper illegal one sided agreement. Cheating on price, specification. Not sure, the project will complete in time.

    With the illegitimate approach of the company, not sure clients will think about purchasing. If no purchaser will delay the project. I am afraid, got trapped into.

    Anyone (Specifically nris) be aware before venturing into this. Your hard earned money... Think before getting trapped.

    Go through several reviews... Lookslike, earlier they were doing good job. Now not sure...

      I had booked flat with 1 lakh in Puravankara Residential project named Silversands on 26.10.2019 subject to if choice of higher floors given but as limited choice was given by site management and due to higher escalation in price for higher floors flats I had to opt out and requested for cancellation.It is almost three months from (26.10.19) of flat unit in your Silversands and cancellation of the same thereof.Five reminder emails sent on 13.11.19, 25.11.19, 27.11.19, 3.12.19, 20.12.19, 3.1.2020, 10.3.2019.However the refund of Rs.1L ac is not done till date even after 7 reminders.Purvankara Ltd. should refund the same immediately.

        I registered an apartment in bluemont coimbatore on november 22nd. Main door lock is in repair & plastering has to be done for kitchen entrance.
        Even after repeated efforts of crm coimbatore they told workers do not come for this work. When will the work be done? Parking slot must also be allotted

          On 21st oct'19, we had visited to provident sunworth and booked flat no. 5h 1107. During the confirmation, i paid 50, 000/-. Rajesh from your team had taken the responsibility.

          Due to financial constraints, we cannot proceed further. I would want you to cancel that booking and refund my money back.

          We are middle class family and it would really affect our day today routine.

            My name is rajesh and i have booked unit in purvankara swanlake project with a token advance amount of 1lak and due to unexpected money arrangement issues ontime i have decided to cancell the unit and asked for my refund even my booking has not been logined on the booking system by purvankara team and when i asked for the refund i didn't got proper response from the sales team which in turn i was asked to bring new customer to roll over the booking being a customer i was not able to get a customer and was treated very badly please kindly initiate my refund and help me.

            Purva Bluemont-N705, I have purchased Flat on Jan 2021 and handed over on April 21, Occupied my flat on 20.8.21.

            All bath tapes are leaking, Not able to fix water heater.
            All door are not properly locking.
            Kitchen door was damaged.
            Their is no response from your coimbatore office.
            Kindly arrange to correct the same immediately.

              Hello. I blocked an apartment in provident kenworth hyderabad paying 9 lakhs rupees. At the time of blocking i was told that my money would be totally refunded if have to cancel. I raised a request 90 days back to cancel my booking and refund the money i paid. I wrote an email in august 4th 2019, after constant follow ups with sales team, i was told that the money would be refunded in 60 days which is 4th of oct. It’s 2nd nov and till now i haven’t seen any progress. I had to follow up with regional sales person and then regional sales head, only to hear that that” we would look into it “. Thought i am going with a renowned name and they would go as per policy and process. But very disappointed to know that they are least bothered about customers. I started to feel anxious and not sure if my money would be refunded. Disappointing service by provident/ purvankara.

                I have got call from call from marketing team about park square project flat sale and they invited me on big 72 hours expo which was conducted in lalit ashok hotel on saturday 28th 2019, and we had long conversation with rahul and mohith (Ralation ship managers) about the project details, price and payment details. And they promised me to make advance payment on same day of 1 lakh later you can visit the site with family and decide about the project go or no-go within sunday if didn't like the project will refund 100% money back,

                Sunday morning with help of mohith i have visited the site and model house and i am realized 3 bhk comfort is too small to my family and decide and conveyed my decision to relationship managers (Rahul and mohith) and same thing i wrote an email.

                Please help to get refund my advance money soon, attached transaction customer copy for your reference.

                  I purchased a flat in swan lake, i was shown a flat that require following :
                  White washing / broken window glass to be replaced / toilet broken faucet to be replaced.
                  The above issue was highlighted to the executive of puravankara & they promise it will done before handing over the flat. We done the registry & they hand over the key to us when i ask crm representative when my snag list will be completed, he replied that please communicate with one person & given me one email id, once i contacted that email id, i got a reply that flat is been sold at as is property. Then i again contacted again to the sales representative he said will check with the department. Till time i am following and no response is coming, i am keep sending mail to him and calling but all in vain. I feel cheated.
                  Its now 25 days has passed since registry of the property, i am keep following for noc, allotment of covered parking.
                  No response from the respective person or from the crm.
                  Being as nri i have invested in another builders but this is first time i have a very experience with puravankara.
                  I was planning for pune project but now no way.
                  Is there is any solution i will get for above.

                    This is to bring into your notice that people are planning to install a mobile tower in provident sun worth phase 2, 5l building. Our society has 1400 houses and majority of the people are kids and senior citizens. Out of these 1400 houses not all are happy with the installation reason being its hazardous radiation which would affect all the human beings. Association is being greedy for money and they are gathering few people who are favorable for installation. I would urge the respective team to look at the issue raised and concerns raised by people in our society. We want to live healthier and not wealthier by renting our buildings to mobile service providers. I hope strict actions would be taken against the same and help save the future of our nation.

                      We booked flat in purva westend bangalore in 2017 and we were promised possession in april 2018; then it got delayed to december 2018. It is now may 2019 we received an email with options of registration dates; we opted for 17th may 2019. Post that we are following up for confirmation and other requirements and there is no response. They do not attend any calls or respond to emails. They put the calls on hold until it gets disconnected.

                        I am nahida. I have been promised by puravankara windermere medavakkam crm team that my house will be handed over 2 years back, but so far we have not received our home. Crm team is changing timelines dragging it from 6 months to 2 years. Dates will change as per their wish. We have been paying house rent which has come around 5 lacs so far and on top we are paying loan amount as well. Ms gayatri from crm team is imposing rules on us than actually helping us out and providing us our own house

                          I visited one of the projects of the purvankara # purvankara highlands# bangalore and had the worse experience ever with the developers. Inefficient and very unprofessional behaviour of mr akhil, sanjay and the entire management team. After my first visit i expressed my interest for 1 of the flats and also mentioned to the sales team over there regarding the urgency of the deal due to critical medical condition. Considering the entire situation and emergency condition the sales team started the tantrums with the terms and conditions agreed before. Initially it was agreed to paint to flat and do all rectifications required but later they mentioned flat will be handed over in as it is condition. Since i was in urgent requirement, i agreed to do all repairs and corrections on my own but this did not satisfy the greed of the sales team and management and again started to play around with price which was agreed. When mr vijendera was contacted, instead of apologizing his response was "strong feedback will be given to the team", unbelievable. I went to purvankara considering it to be reputed builder but these people are there to loot some one else hard earned money. Such an utter waste of my time, energy and health. I have now registered my complaint with rera and hopeful to have response as early as possible.

                            I Booked Provident Park square Judicial Layout, Kanakapura Rd, Bengaluru, Karnataka 560062.At June pre launch date and completion 2021?..I paid 50 K as advance to the RM at site requested for 5th floor. he collected thro debit card .and billed for 2nd floor 5B tower. When I asked its very urgency to move out Bangalore please complete the registration swap and give 5th Floor. But he said only now 11th Floor available, let me change later this is what committed. mean time CRM and in house SBI Bank Representative asked me to pay 10 lac ie 20% to process the Loan. Hence I forced to Pay 9.6 lac.In July asked to change the Flat RM refused now its not possible after registration. Hence I asked cancellation. The Team dragged me till September and stated that now SBI Approved go for Loan. After visiting Bank, Manager to choose with principle monthly 51k need to pay as a Loan for 20 years which is not explained .Hence once again I asked to repay the CRM team .after deduction of 3.02 lac include GST. they return cheque.
                            we tried to meet the top level management at Purvankara office but not permitted by CRM team. My referral friend also unable to get back 1 lac booking amount due to RM not provided what they asked FLAT.

                            1. Why we need to pay GST? with in one month when we escalated to cancel the booking?
                            How to collect GST back which customer no where seen or purchased the Flat!

                              I have paid in full by chewuevfor a 3bhk apt in purva highland, kanakapura rd blr. Have not recd acknowledgement or receipts for these payments made. Many different people call and promise, but do not follow up with action. Very junior and uninformed people employed come and collect signature and cheques. They have committed to registration of sale seed on fri 7th dec but i have not received any information about where and when i have to reach the sub reg office for this.
                              There has been very poor customer service and compleyeclack of team coordination within purva team.

                              I have invested in Goa for Adora De Goa Project with reference number is PHL/ADG/2164. The amount of Rs. 1, 00, 000 /- (Rupees One Lakh only), towards the EOI vide a Ref No: 077604.

                              I cancelled the investment due to personal reason but the amount is still not refunded along with PDCs.

                              Please get it refund.

                                Purvanakara decision makers are criminals. They do not use any methods recommended for noise or dust control. They break stones and do earthing work without any net to restrict the flow of dust. They dont use any water to keep the dust from rising.
                                The best part is they start work in the night at 12 once people have switched off their lights to go to sleep. Then they make big noises till 4:45 in the morning.
                                My life has become living hell because of this. I get up with headaches. I have severe lung issues.
                                I have complained to the police station but i guess they get paid bribes. They are doing nothing.
                                I sincerely hope the purvankar decision makers suffer intolerable diseases and have mentally retarded children who will take their sleep away for good. If you dont correct your mistake, i curse you to hell.

                                  They are the biggest frauds ever!!

                                  I am rani. I have booked a flat in provident sunworth in 2013. (Prelaunch phase)
                                  I was charged 35.6l inclusive of bescom and maintenance for 2 years.

                                  And then comes the gst. They started charging 18% gst for everything.

                                  The flat registration was delayed by the builders for almost a year. They started sending mails asking us to pay full amount and then possession will be given without registration.

                                  I waited for registration and then decided to go with the possession.

                                  Meanwhile we were allowed to inspect the building. I was out of town and when i came back they didn't let me visit the flat.
                                  They started restricting saying we can visit only after registration. And no possession was granted (Keys were given) even though i told them i will pay the full amount of the flat as it was delayed by an year.
                                  As the flat was registered on both names (My sister’s and mine) my sister was not in the town for registration.

                                  My requests were ignored.

                                  The registration date was delayed by the crm team – by providing wrong information.
                                  Spoke to manager and crm agent (Aarathi) multiple times – no go.

                                  I was made to pay nearly 1 lakh extra as there was a delay in paying the installments from my side (4 months delay) - while they themselves delayed registration and fussing about handing over the keys before the registration (Rule was made by them and also changed by them in couple of months), change in info in the sale deed etc caused lot of delay from the builders but they didn't pay anything to me (Customer).

                                  I was forced to pay extra money during the registration.

                                  The issue didn't end after the registration in 2018. There were multiple issues in the flat (Not just mine) with the plumbing, doors etc.
                                  Had to call, send mails, raise requests on association website to get them rectified.

                                  I had to pay for the white cement, for toilet seat cover etc even though i hadn’t used them.

                                  Now, they are charging for bescom from 2016. I was made to pay 1.65lakh during registration under bescom charges– i wonder for what they charged me. Its been mora than a month they are not providing me any information about what the charges were for.
                                  They are not willing to reimburse as well.

                                  I have spoken to the crm team many times i do not get any response.

                                  The maintenance money was taken duing registration nearly 80, 000 plus rupees. They have deducted 44k after just one day of the registration in the pswoa website (Association website) saying the charges are for 2017 year. But i did the registration on jan 2018.

                                  They do not have any answer for my queries.

                                  Now they all the residents are forced to pay 2 months advance – online transfer to builders for maintenance.

                                    Hi, i have booked the apartment in puravankara pre-launch in 2014. It is still under construction. Actual possession date informed was apr-2018. Recently i received the delayed payment interest. They have filled the amount whatever they like (Just like a blank cheque) :). I have submitted proof to remove atleast 20k from 90k interest amount. They agreed. When they recalculated the interest, it was 1 lac 40k. I couldnt believe such a open fraud and cheat still. After fight, they removed 20k from 1.40k amount and sent me to pay 1 lac 20k amount which was initially 90k in 1st version.

                                    Also, not replying on delayed posession penalty which they supposed to pay.

                                    Never ever go to puravankara by anyone if you want to a peaceful life.
                                    The apartment is purva westend which i booked. Never ever touch even their shadow of such evils. Find some good builders based on recomendation of friends. I have learned atleast now.

                                    Inspite of having all proof and emails etc., they openly doing cheat/fraud/unethical move.

                                    Not sure this will be taken care genuinely. Hopefully I provide some more updates on this.

                                    Flat - D104, Purva Westend

                                    The Initial Version of Delayed payment had 90, 000.00 (90K) to be paid. I found two Issues with wrong calculations. Hence I sent the proof emails why these 20K (10K each) to be removed from 90K total.

                                    Payments team revised the payment and made it as 1 Lac 40K as Interest Payment. Don't think this is the Daylight cheat?

                                    After several emails and calls, they agreed to remove 20K. but surprisingly they removed 20K from 1Lac 40K manipulated figures. not in Initial 90K.

                                    Finally I am paying almost 30% more that what was in the Initial Interest payment. Good tactics and nice way of execution. I thin Staff study special course to execute these Frauds.

                                    If this is not reversed, I will never hesitate to share my feedback in every corner and every site to provide awarness to public to stay away.

                                      I have booked an apartment 5p-504 in ray of dawn bangalore. I was told that apartment is vastu complaint and i booked it. Later after paying the advance amount, i found it's not vastu complaint. I asked for a change but they are giving me bad apartments which are far from the amenities which i like while booking. So wanted to cancel the booking now they saying that they will deduct 1 lac and give the refund.

                                      I am a normal middle-class person and i know the value of the 1 lac. They are holding my money for 5 months
