Purvanakara decision makers are criminals. They do not use any methods recommended for noise or dust control. They break stones and do earthing work without any net to restrict the flow of dust. They dont use any water to keep the dust from rising.
The best part is they start work in the night at 12 once people have switched off their lights to go to sleep. Then they make big noises till 4:45 in the morning.
My life has become living hell because of this. I get up with headaches. I have severe lung issues.
I have complained to the police station but i guess they get paid bribes. They are doing nothing.
I sincerely hope the purvankar decision makers suffer intolerable diseases and have mentally retarded children who will take their sleep away for good. If you dont correct your mistake, i curse you to hell.

    Hello,

    They are the biggest frauds ever!!

    I am rani. I have booked a flat in provident sunworth in 2013. (Prelaunch phase)
    I was charged 35.6l inclusive of bescom and maintenance for 2 years.

    And then comes the gst. They started charging 18% gst for everything.

    The flat registration was delayed by the builders for almost a year. They started sending mails asking us to pay full amount and then possession will be given without registration.

    I waited for registration and then decided to go with the possession.

    Meanwhile we were allowed to inspect the building. I was out of town and when i came back they didn't let me visit the flat.
    They started restricting saying we can visit only after registration. And no possession was granted (Keys were given) even though i told them i will pay the full amount of the flat as it was delayed by an year.
    As the flat was registered on both names (My sister’s and mine) my sister was not in the town for registration.

    My requests were ignored.

    The registration date was delayed by the crm team – by providing wrong information.
    Spoke to manager and crm agent (Aarathi) multiple times – no go.

    I was made to pay nearly 1 lakh extra as there was a delay in paying the installments from my side (4 months delay) - while they themselves delayed registration and fussing about handing over the keys before the registration (Rule was made by them and also changed by them in couple of months), change in info in the sale deed etc caused lot of delay from the builders but they didn't pay anything to me (Customer).

    I was forced to pay extra money during the registration.

    The issue didn't end after the registration in 2018. There were multiple issues in the flat (Not just mine) with the plumbing, doors etc.
    Had to call, send mails, raise requests on association website to get them rectified.

    I had to pay for the white cement, for toilet seat cover etc even though i hadn’t used them.

    Now, they are charging for bescom from 2016. I was made to pay 1.65lakh during registration under bescom charges– i wonder for what they charged me. Its been mora than a month they are not providing me any information about what the charges were for.
    They are not willing to reimburse as well.

    I have spoken to the crm team many times i do not get any response.

    The maintenance money was taken duing registration nearly 80, 000 plus rupees. They have deducted 44k after just one day of the registration in the pswoa website (Association website) saying the charges are for 2017 year. But i did the registration on jan 2018.

    They do not have any answer for my queries.

    Now they all the residents are forced to pay 2 months advance – online transfer to builders for maintenance.

      Hi, i have booked the apartment in puravankara pre-launch in 2014. It is still under construction. Actual possession date informed was apr-2018. Recently i received the delayed payment interest. They have filled the amount whatever they like (Just like a blank cheque) :). I have submitted proof to remove atleast 20k from 90k interest amount. They agreed. When they recalculated the interest, it was 1 lac 40k. I couldnt believe such a open fraud and cheat still. After fight, they removed 20k from 1.40k amount and sent me to pay 1 lac 20k amount which was initially 90k in 1st version.

      Also, not replying on delayed posession penalty which they supposed to pay.

      Never ever go to puravankara by anyone if you want to a peaceful life.
      The apartment is purva westend which i booked. Never ever touch even their shadow of such evils. Find some good builders based on recomendation of friends. I have learned atleast now.

      Inspite of having all proof and emails etc., they openly doing cheat/fraud/unethical move.

      Not sure this will be taken care genuinely. Hopefully I provide some more updates on this.

      Flat - D104, Purva Westend

      The Initial Version of Delayed payment had 90, 000.00 (90K) to be paid. I found two Issues with wrong calculations. Hence I sent the proof emails why these 20K (10K each) to be removed from 90K total.

      Payments team revised the payment and made it as 1 Lac 40K as Interest Payment. Don't think this is the Daylight cheat?

      After several emails and calls, they agreed to remove 20K. but surprisingly they removed 20K from 1Lac 40K manipulated figures. not in Initial 90K.

      Finally I am paying almost 30% more that what was in the Initial Interest payment. Good tactics and nice way of execution. I thin Staff study special course to execute these Frauds.

      If this is not reversed, I will never hesitate to share my feedback in every corner and every site to provide awarness to public to stay away.

        I have booked an apartment 5p-504 in ray of dawn bangalore. I was told that apartment is vastu complaint and i booked it. Later after paying the advance amount, i found it's not vastu complaint. I asked for a change but they are giving me bad apartments which are far from the amenities which i like while booking. So wanted to cancel the booking now they saying that they will deduct 1 lac and give the refund.

        I am a normal middle-class person and i know the value of the 1 lac. They are holding my money for 5 months

          Dear friends,

          I have so many worst experiences dealing with provident people which are never ending.

          1. Sales representatives are so unprofessionals i ended up going to police station to file against them than only i wan able to handle the situation which was very bad experience in my life.
          2. They shown me a different flat plan with foyer area and when they came to us with the agreement there was no foyer area in that. When we asked that executive he simply avoided saying he is not the concern person he just came to collect documents. It was too late to us to reiterate. More damage is still pending
          3. They said they will pay 15% on the referral customers whom we are going to refer them. I had referred them who purchased based on my recommandation when i started chasing them for referral adjustment they started avoiding me giving all the non sence reasons that my referee should pay atleast 15% than only i will get than they said 50% but my referee paid 80% when i am asking them now they are giving me a different story that i should have claim in the same financial year itself if not i will not going to get. They made me go to there office several times for this process and ended up without paying me referral amount.
          4. One more important point to add they keep on change their staff so that they can blame saying that they dont know anything executive who promised was left. This will keep continue until their project gets complete. This is the easiest method to avoid customers to claim any benefits.

          There are so many incidents happend with us dealing with these people i dont think i can provide all those thru this mail. So friends be careful dealing with them. Take everything in writing than also no guarantee. Atleast few customers might get benefit out of this mail.

          dear sir,

          i received a mail saying that at the time of my referee purchased in Puravankara she should mentioned referrer name on the application. but they took all the required signatures from my referee without collecting this particular information from my referee. and i clearly infomed to Puravankara if they needed swarnalatha (referee name) is ready to sign any document that she was referred by me for this project.

          as i have already informed that these people keep on change their executives and blame them to give us required support for referral adjustment.

          i am really getting frustration following with them by writing several mails but they always trying to define themselves with some baseless rules and regulations.

          i seek your kind support to solve this issue and do the right justice by helping me with my request.

          as i have already shared you my experience dealing with your sales team in earlier mails. he clearly told me that my referee should pay 15% than only i will get eligibility to receive the claim till than he said that no paper work is going to happen. from that day till date i keepon insisting your sales and customer care ( priyanka & sangeetha) to adjust the referral claim for which they took documents couple of times by sending Naresh to my office. you can enquire with him how many times i had submitted all required documents for this process.

          as i told you over phone, if you need any confirmation from swarnalatha ( referral customer) i can get it done anytime.

          just wants to understand if (Eligibility – the referrar has to metion the refree’s name in the refferal form) eligibility to get this claim is this particular clause than why you had collected referral form several times from me which i have proof of mails with me. it means very simple that you people made fool out of me like whenever payment is pending from my side you played this drama with me by collecting requanired referral forms and once i make the payment after that people will get disappeared and again next time new people will follow with me with the same method to collect outstanding payment and again to get disappeared.

          all i need is to pay me as per your payment structure whether it is 1.2% or 1 lac maximum. i had spend my good quality time to convince this prospective customer with whom i had visited several times for the sale. this wasn't happened that easily after trying with so many people in my network i was able to close this one with swarnalatha. and i am not going to leave this that easily.

          you people needs to understand why am i sending so many mails registered complained in customer forum and sending my experience in all puravankara review sites its because all my efforts gone to vain to reduce my cost on my investment in puravankara and you people get ready to receive notice if i am not getting my referral claim adjustment.

            Hell experience with the puravankara sales persons, they make fool of consumers by making false promises. Each and every statement said by them is false. My instance, i went to enquire for puravankara silversand keshav nagar pune and paid 27 k to block a unit. Their senior sales person told me that if the things dont materialized they will refund entire money in 5 days, but its 3 months i am following every day but they dont even reply to any email. Now, they have blocked my number on their mobiles and don’t even acknowledge any communication.

            They seriously betrayed the consumers and make false promise. They dont value consumers at all.

            I am feeling happy that i have opted not to purchase flat in puravankara silversand keshav nagar pune, they are very unprofessional.

            Puravankara should think about it and teach their employees to respect the consumers and show some professional behaviour.

            Really bad experience with puravankara.

            "Purva waves" is a Good property. The flats are of smaller size but they have utilized the space well. Location is bit inside but by the time it will be ready and may be couple of years more, it will be prime.They are also giving option to get the woodwork done by them.

              Hi,

              This is regarding one of the flat which was being possesed by me.

              While buying the flat i was being told by the sales person that the flat was east facing flat and i was not allowed to see the flat. The sales person showed only the model flat. When the construction was over and i insisted that i want to see the flat then they allowed me and when i saw it was a south west facing flat. Which is not what i was promised.

              When i raised the request it was being told that they cannot swap the flat, though there are flats available and i was ready to bear the incentives, it was being told that stackholders are not agreeing to it.

              This is really unethical that it was being promised that the flat was facing east whereas it was never like that and customers are not even allowed to see the flat.

              Pls help me in swapping the flat.

                I had booked a flat b1-701 at the tree by provident bangalore, i’ve paid inr 100, 000/- towards booking amount and inr 5, 000/- towards interior design work to purva streaks on 17 dec 17, due to personal reasons i’ve reconsidered my decision hence wanted to cancel the booking.

                I have sent an email on 4th jan 18 stating to cancel the booking of apartment and initiate refund as i was verbally confirmed by one of the sales person that i’d get full refund in case of cancellation as i have not yet executed the sale agreement, however to my surprise i got a call on 5th jan 18 from provident stating that the booking amount cannot be refunded and i will either have to pay remaining balance and get into sale agreement and then resale with the help of their resale team or give up on the booking amount..

                1lac is not a small amount, it takes a lot to save such amount for people like me.. Hence i would want to explore any legal options available so that i get full refund of 105000/-

                  I have booked two 1bhk flats in puruvankara windermere, chennai on mar 2014. All my payments were done on schedule and i was told the handover would happen in dec 2015. But they delayed the project till jan 2016 and now on my final soa i got 4, 25, 000 rs as interest for delayed payment. I'm confused here since all payments were done as per their demand onto my bank and myself. The only last remaining amount of 4 lakh has been pending since i was waiting for handover. How can someone pay interest 4, 25, 000 for a payment of 4, 00, 000? The crm manager is irresponsible saying i need to pay the money for the possession. This is very unethical and fraud behaviour.

                    I have booked a flat with Purvankara Silver sands Pune in pre-launch stage on 6th Nov 2016 with an amount of 1 lac (through cheque) with a condition that if I cancel the flat before 1 months (6th Dec 2016) then there shouldn't be any deduction and they will refund 100% amount (There representative confirmed on mail), however when I sent a mail to cancel the flat on 18th Nov 2016 (before 1 month), I didn't get any response from them. After visiting there site their representative asked me to meet her manager who said that there company don't have a cancellation policy and if his representative has confirmed on mail, her job is in trouble. Now he is denying to refund any money. What should I do now?

                    I have mail communication in which there representative clearly said that If I cancel the flat before 6th dec, I will get 100% refund. I also got receipt of 1 lac payment

                      I have been following up for my refund amount of Rs. 1, 00, 000/- against cancellation of flat booked at Puravankara project at Yelanka, Bangalore, but haven't received any update from Puravankara. The cancellation intimation was given on 01st Aug'16, but there is no reply on call or email from them.

                      I have been following up on emails since a long time but there is no revert & I need funds.

                        Puravankara biggest cheaters.. Mrip is their new wat to blindfold the innocent customers : -

                        Puravankara fraud!! Yet another fraud case here * mrip option (Puravankar mrip) what they show in the newspaper ads.. Do not go for this!! Its a big trap!!!
                        I am a victim of purva's blindfolding attempt to find investors to show the ongoing projects which were on hold for years and still on lots o[censored]ncertainty with their projects.. There are numerous projects left unsold on their ready to move in projects struggling to find any investors.. So to fill up the gaps and lessening the losses incurred purva is trying to fool the new customer showibg fake project development to invest. After investing and loans opened they will cheat us saying the project has gone hold due to unknown reasons and will try to fill up all their left over properties at a higher rate.. The mrip ads what purva is showing is yet another attempt to catch the new investors who will put their hard earned money just trusting the brand. But the reality is all the projects they are showing is either on some legal issues with uncertainty on completion or those properties which were once invested buy someone and abandoned due to unknown reasons. I have invested in purva highlands (The gold crest ads what they show here) and i need to really struggle to get back my invested money back after they notified me telling the project is not going to be delivered for next 5 years!! Beware people dont trust purva, they are big time cheaters!

                          Refund of non binding expression of interest money by provident a company of puravankara projects limited at rajendranagar, hyderabad.

                          I have paid rs.1.00 lakh towards non binding expression of interest money to provident a company of puravankara projects limited, for the project kenworth at rajendranagar, hyderabad vide cheque no. 968215 dated[protected]. Due to some personal reasons i wanted to withdraw the non binding expression of interest.

                          I have given a notice on 4-3-2016 for the withdrawal of non binding expression of interest and requested for refund of the money. Reminders were sent on[protected],[protected] & 5-4-2016. But, there is no response from the company.

                            I booked a flat at Cosmo city Flat B 42 101 on dec 2009. they promised to handover the flat on 2011 dec. but they have completed project on Sep 2015 and asking me pay interest 4 lakhs along with the due payments.

                            Already I paied 9 lakhs of Pre EMI on past 6 years lost around 9 lakhs interest and principal 16 lakhs.

                            Please make to repay my money or handover the flat

                              I have took possession of B44-001, Provident Cosmo City Apts on Feb 23 2015. Note. It is not even a year got completed since possession and also I have paid an advanced maintenance charges - ₹15000.

                              Now I am suffering from non maintenance of my apartment by Provident. Provident doesn't notify anything about this. Yesterday night, I was about to use lift but unable to find it due to common area lights have been shut down after 10:00 PM sharp. See the attachment for reference.

                              Provident has suddenly stopped all my apartment maintenance without any reason. I need justice for this, since I have paid whatever they have quoted during my possession but all of a sudden they stopped all without any notification.

                              I was told only by my neighbors about the discontinuation of maintenance from Provident. It is unfair to use me till they need my money, once they have got they doesn't care about me.

                              The following are the exact list that was effective from 15th February 2016

                              1. Reduction in security guards
                              2. Reduction in housekeeping staff
                              3. Housekeeping – suspension of collection of garbage from each apartment
                              4. Common Area Electricity – no back up of DG power
                              5. All common area lights to be switched off from 10 PM onwards, except main gate, main lobby, essential facilities like STP, WTP etc.
                              6. Suspension of generator back up power for apartments and other common areas
                              7. Suspension of purchase of housekeeping material except brooms
                              8. Suspension of replacement of fused bulbs etc and repair of light points if involve spares/funds
                              9. Further AMC of equipment to be suspended
                              10. Suspension of repair/maintenance of common facilities/equipment which requires spares to be bought.
                              11. Suspension of maintenance of other general amenities in case of breakdown

                              I have got this from my neighbor. Not by any means of PHL. It is truly unethical, not even a year got completed and now they are behaving unprofessional, but we have paid advance maintenance charges a year ago.

                              Worst customer care and support from PHL.

                                I have booked an apt in purva Scarlet terraces this year. The possession was scheduled for Jan 2017. The construction was more than 14 floors completed when I got this shocker message from CRM telling that the project is going for re-sanctioning and they are going to put the entire project on hold. Never expected this fruad from purva as we trusted the brand and made our budget plans accordingly for 2017 and all got shattered. Now they are telling to go and see the left over apts which were not sold by them in different projects and trying to fool the customers. I am already frustrated with their management and trying to form a group with all those unfortunate customers who are in my same situation. Please send email to me @ [protected]@gmail.com

                                Puravankara fraud!! Yet another fraud case here * mrip option (Puravankar mrip) what they show in the newspaper ads.. Do not go for this!! Its a big trap!!!
                                I am a victim of purva's blindfolding attempt to find investors to show the ongoing projects which were on hold for years and still on lots o[censored]ncertainty with their projects.. There are numerous projects left unsold on their ready to move in projects struggling to find any investors.. So to fill up the gaps and lessening the losses incurred purva is trying to fool the new customer showibg fake project development to invest. After investing and loans opened they will cheat us saying the project has gone hold due to unknown reasons and will try to fill up all their left over properties at a higher rate.. The mrip ads what purva is showing is yet another attempt to catch the new investors who will put their hard earned money just trusting the brand. But the reality is all the projects they are showing is either on some legal issues with uncertainty on completion or those properties which were once invested buy someone and abandoned due to unknown reasons. I have invested in purva highlands (The gold crest ads what they show here) and i need to really struggle to get back my invested money back after they notified me telling the project is not going to be delivered for next 5 years!! Beware people dont trust purva, they are big time cheaters!

                                  I recently shifted to my Cosmo City B44-001, Name board doesn't display name which is raised & followed up many times with CRM but no action taken. I trusted you and bought my first flat. We are not buying your flat for free then why you are neglecting me. You are using customer till they pay money, then you are discarding them.

                                  Puravankara Projects — Reimbursement Scheme 6.99% stopped

                                  After sending 8 installments of the reimbursement, suddenly purva stopped sending my cheques. Even after repeated mails and phone calls, I did not get any reply. The original arrangement was for arnd 24 installments under this scheme.

                                    We recently moved into Puravankara Swanlake, Unit A-1301. The power circuits keep tripping continuously, due to faulty wiring and fittings.It has been nearly three weeks and the problem persists. Similarly, twice my family members and friends have been trapped in the lift for more than 5 minutes each. The alarm bell in the lift is not functioning. But no serious effort is being made to protect us. There are a few other shortcomings, which are being rectified half-heartedly, with no final satisfactory resolution in sight. Being at the mercy of the builders and constant fear of power-related hazars is causing us untold anxiety. My mail to CRM has not been acknowledged at all. Please help.                                       To, Date: 4th November 2013 Ravi Puravankara, Puravankara Projects Limited 130/1 Ulsoor Road, Bangalore 560042 Subject: Cancellation of Booking of Flat No. HC-304 in Puravankara Whitehall and refund of booking amount. Dear Mr. Ravi, I had booked a flat in Purva Whitehall on 2nd of Sept under a subvention scheme. The scheme was offered to me after RBI directive, 26th August, on cancellation of all subvention schemes. I was asked to give a back dated cheque for 30th August amounting to Rs. 305, 000/-. The total cost of the flat was given to me as Rs. 143, 88, 144/-. This cost included Flat cost (basic cost + 1 covered car park), 1 additional open car park, KPTCL/BWSSB charges, club house charges, VAT and registration. This excluded the advance maintenance charges. At the time of booking I was told clearly that entire booking amount will be refunded if the subvention scheme does not work out and if I decide not to proceed with the deal. Additionally at the time of booking, I had clearly indicated that some of the terms and conditions in the booking application were not acceptable as they put me under potential financial risk. I had suggested some changes (I still have the copy of this application form with me) which was not signed by Purva stating that standard format cannot be changed. I was also informed that unless I am satisfied and we finally enter into agreement, my entire booking amount will be refunded. After several follow ups I was informed that the application could not be processed under the subvention scheme. Following this I had informed to cancel the booking on 12h August by an email. No response was given by Puravankara to my email. After several calls made by myself to Puravankara, I was told that Puravankara is working out an alternate scheme. On 14th Sept, I received a mail from puravankara with the brief on new scheme. I was not happy with the scheme and had asked for cancellation of the booking. On 20th Sept I received a detailed email after a discussion with Mr Vinay Gupta elaborating the alternate scheme. Following this mail, again I had sent a mail for cancellation of booking. Despite this, on 22nd of sept I directly received 2 copies of executed agreement to sale and agreement to construction. I was not provided the draft versions of those agreements for review prior to execution. There were several clauses in both these agreements which were not acceptable to me. The agreement had been executed by Pravankara without any consent from me and it was made like feit accompli. Till date the property documents have not been shared with me to get verified by a lawyer for the legal status of the project. All this should have been done prior to execution of the agreements. Now I find that both the agreements are heavily in favour of Puravankara and protect only your interest with utter disregard for my interest. There are several clauses which were not disclosed to me before, are not acceptable to me as they would put my interest at risk if things don't work out. I was clearly informed by Mr Ajay (GM) that Purva will not change any of the clauses and the agreement is standard. In addition, on 26th Sept I received a new cost break up for the flat and the price had increased to Rs 145, 71, 329. This new price did not include the second open car park but included the advance maintenance charges. I had communicated clearly that the price increase is not acceptable and also communicated that the second car park has to be committed up front as was discussed at the time of booking. Puravankara refused to commit the second car park which was against the understanding that had taken place at the time of booking. I had on multiple occasions communicated to cancel the booking, to which no response was given. I received a communication in this regards after several follow ups on 30th October stating that purva will deduct Rs, 1 lac and stamp paper charges and refund the remaining amount. Also, there is no firm commitment from Purva on the date by which I can get my booking amount refunded. This is highly unprofessional and is not acceptable to me as the deal has fallen through because of multiple reasons and no fault of mine. In fact there have been calculation errors from Purva sales person, false promises and pathetic communication from Purva. Earlier, I used to consider Purva as a company with high Ethics and standards, after my recent experience, I am forced to think otherwise. I have been trying to get in touch with Mr. Ajay and have requested for Mr. Anand Narayanan's number to ressolve this issue, unfrotunately there has been no response from Purva again. I request you to look in to this matter refund the booking amount in full without any deductions. I am currently residing at UK. Recently I bought the property of apartment at Purva Venezia, Yelahanka, Bangalore from Purvankara Prjects Limited Company. This property was registered on my name on 26/Feb/2014. This was a resale property and it was unregistered by the previous owner Mrs.Nalini Krishnaswamy till that date. When I visited to the company same day of registration for the various official procedures like handing over the property key, EB meter transfer, property tax & etc., they said they have paid the property tax till 2010 and they asked me to pay the property tax for the rest of the years, and the tax money would be reimbursed by the company, once I produce the scanned copy of the property tax receipt. So as per that I paid the total tax Rs.21, 385 till that date including before periods[protected],[protected] &[protected] even though the property was not on my name till 26/02/2014. WhenI produced all the receipts for their payment, I was reimbursed only the partial amount for Rs.6986 instead of Rs.21, 385, When I asked for the balance amount Rs.14, 399. I was told that they have calculated the payment on considering the day of intimation/possession/registration whichever is the earlier. The following points from my side to reimburse the balance amount 1. I registered the property on 26/Feb/2014, but I paid the tax for three years[protected], 12-13 & 13- 14. How could I bear the property tax before periods of registration on my name? 2. I agreed to pay the tax for before periods as the company firmly confirmed many times that they would reimburse the whole amount till before the date registration on my name, because it is being considered to be as a company property till the registration. 3. If they disagree to reimburse the balance by their statement “We have calculated on considering the day of Intimation/possession/registration whichever is the earlier.” But the all the information were sent to the Mrs. Nalini Krishnaswami who was unregistered previous owner. Company must have cleared all payment dues from the previous owner EITHER before giving No Due Certificate OR before transfer it to my name .So in this case EITHER previous owner Nalini Krishnawasy OR Company has to bear the property tax till the date of name transfer /registration on my name. Though I had sent a many reminders to the company and to their higher officials to resolve this issue, but I have no any genuine reply from the company on my request. So kindly I request you to take steps to resolve this problem at the earliest. If I don’t find any progress in this matter from company side I will take this to the proper legal approach.                                         Hi,

                                        I had posted my complaint with adequate details in this website about ten days back on reimbursement of balance amount of the property tax paid by me for before periods of registration to my name .The complaint status says that " Puravankara Projects customer support has been notified about the posted complaint.". But so far I have not received any messages from the company regarding this matter. I could not find any indication of progress to resolve this issue. I request the consumer complaint board to insist the company to take steps to resolve this issue and to reimburse the balance amount at the earliest.
