it is very sad to say that we faced very Bad experience as far as dealing with " Vatika Group " is Concerned ?? As we deposited the down payment amount to Mr Pawan khare , However Since none of the Bank is approved the desired Loan and as a result now because of so many hassels we are also not any more interested to in taking Loan in CLP planas a result we deposited an application of Refund to Mr .Khare. But as after 15 days has been passed (Time within we received our refund Cheque) we approached Mr Khare to confirm the refund status we are continiously getting the single response that your request is in pending status ,Although at the time of receiving the letter of Refund it is clearly Promised By Mr Pawan khare that our company will get your refund amount in max 15 days but still after 90 days still all we are on the same page with very daisy and unclear response .....

Now for us Mr .Pawan (Manager/Vatika Group/Ambala city/[protected]) who is also a part of your Esteemed organisation declared that he already use his Push-Pull to help us by cordinating with your Marketing , Sales , Accounts and other departments and finally he declared himself as he failed to help on the same and now he is saying that the related memo which he had raised is with you for Signatures and which is also yet to sign since 30-june-2010?

For your reference physical receiving sheet is also attached with this mail for your reference. Because of this Long refund blockage we are also faced huge interest loss of the blocked Amount ...


While writing this to you we have Lots of Expectations from Your side and hoping that you have not Shattered the same.

On the above stated concern below mentioned are the details related to the Long Pending concern`

Vatika Group — No Transparency in dealings

Vatika Group has never delivered what they promised. I was literally victimized for a flat booked 4 years back in Vatika Infotech city

    I reside in Sector-17 B Gurgaon. A Hotel Named-WESTIN is upcoming near IFFCO Chauk. I was surprised to see that the Hotel has encroched the Green belt land which was supposed to be for the slip road from Sector-29 to Meharauli Guragaon Road. They have blocked it by costructing a wall on the Green belt.
    I was surprised to see your Gurgaon NBT ADD. The Photograph was perhaps clicked from the top of the same hotel.Why the encrochement was not noticed by your correspondent if they are available in small- small corners of Gurgaon, as you claim to be?
    It is more surprising that HUDA authority/ Local Administration/ MCG is keeping their eyes closed and everything is happening with their cannivence.
    How a green belt can be alloted to a Hotel where daily jam situation is known to all.
    I have heard that Private land can be aquired by authority to make road for public but this is not at all acceptable that the land/ green belt left for slip road is allowled to be incroched by Private for purly private use.
    Do some think or even just make a cry on our behalf!

      We have booked a plot in vatika jaipur and after 3 years after paying 19 lacs to Vatika group. They informed us that plot does not exists in New Layout therefore we shoud select something else. In 4 Years they have not been able to connect the property to main Ajmer Highway as predicted to be completed with in 6 months of booking.

      After many reminders company is not sending the cancellation procedure to us.

      How should we proceed with this matter?

      customer support has been notified about the posted complaint.
      Absolutely agree, exactly the same thing has happened to me.
      We should seek refund of the monies plus interest plus penalty...

      Its same here . i booked a plot in Vatika Info city jaipur and paid 25% of the amount . The possesion was to be given in Nov 2009, but till date the are not able to give possesion of the said plot .
      On enquiring they said that the said plot do not exist and we have to choose another plot, the options now they are giving were not there in the original plan .
      As per the agreement if they do not deliver the plot, they have to refund back the money with 9% intrest . but they have refused now to refund my money .
      I even wrote mail to gaurav bhalla, oone of the director .

      So I suggest we all get togather and put this in paper.
      I am on the same boat. I have booked the plot and already paid 75% of the value.Now they have asked me to choose from a new plot.

      I also want to join in for complaint against the Jaipur Infotech city.
      I booked a flat at Coral B-1102, Jaipur 21 with Vatika in the year 2008. Till date, it has not being handed over to me. So, I have asked for a full refund with 18% interest on all monies paid, which I am 100% certain they are not going to do, so, what are the options? Can someone shed some light on various options available to us as consumers which these big builders continue to rob at their will.

        hi!
        i booked Emillia floor 3 months back.
        neither vatika has a dedicated CRM to answer to customers query such as the detail of the payment received/receipt/commencement time of project/delivery date etc.to add to the problem the sales and marketing guys never answer the calls.
        i sent my 1st installment to vatika through courier and my account status shows that the amount has been deducted fro the company.however the sales and marketing people themselves are not clear about the status of my payment...
        went to HDFC bank for the home loan approval, but i m shocked that they are not sanctioning my loan.i think the project is not approved by HUDA or whatsoever.
        its really unfortunate that such a brand name like vatika are so unprofessional.
        i request vatika to look into the matter since i m not the only one who is complaining about this but there are lot more to follow

        Vatika Group — Damaged my Backyard Wall

        I resident o[censored]ppal southend sector 49 gurgaon wants to file a complaint that Vatika group has damaged my backyard wall completely during beautifying their boundary wall and no one is responding back.
        Its really bad on their part.Please help..

          Hi,

          I am a frustated customer of Vatika group. I booked a 3BR flat in Vatika city homes and paid 12 lacs downpayment in two installments as per their payment plan. It's been 1.5 years since the launch and there is no progress at all except for some levelling which doesnt hold any importance. I have heard that they have launched new floors in the same sector at very cheap prices. My flat value is depreciated a lot even before a brick is laid. CRM team in vatika office mislead people by giving false updates on the project development. This project is not yet approved and they are launching new projects at cheaper prices. Atleast they should have passed on some benifits to the existing customers who have given hard earned money in the dream of a flat. They have deceived thousands of their customers. Is there any govt organisation which can be approached to take this matter forward?

            All the agreement of Vatika are one sided.

            I agree they are cheating.. we should form a group and fight against them
            Is there a group of vatika customers yet? I would like to know about it. Also what actions can be taken against vatika or any other builder regarding one sided agreements? Is it legally valid? What if they are not willing to ammend the standard agreement once you have already paid booking amount?
            Legally speaking, we can do nothing if we take things to court. We are in a legal contract duly executed by both parties. What's more important is that BUILDER, on the first legal action against them, shall, with immediate effect, stop all construction related activities and enjoy interest on all our hard earned money paid to them in advance till things are settled in the court. Any delay incurred as a result of court hearings is considered outside the limit of penalty for delay.

            I believe this is where our judiciary should step in. Our lawmakers should issue a standard template (neutral at law to both parties) and builders and purchasers all over India should be bound by the terms and conditions mentioned therein.

            As of now, we have to wait and watch and at best form a union of VATIKA consumers and try to fight out things against the COMPANY.

              Vatika is famous for changing plans and structure of the buildings. They even changed location of certain projects in India Next Project.

              As per Vatika all sectors in a City are equal and they can give you apartment in any location of that city.

              Do no book any apartments from Vatika, because you will regret your decision. They do not answer your emails/phone calls.

              Vatika is enjoying with the money of clients. Not fulfilling the promises. I think that people should takeout their money from the projects. Seems soon Vatika will be another Company listed in big real estate defaulters list.
              They cheated me too! i paid full money but after 5 years as the prise rose 3 folds they cancelled the project to sell to other customers at higher rate.

              i booked in prelaunch for DDJAY in Feb 2020 in Vatika Sector 89A paying 5 lakhs in cheque and 16.4 lakhs in cash. they kept on asking to wait for Licesnse which they did not get and then they promised me to give plot in sector 88B for which they have applied for license. They received it after 1 year and now they are not allotting me the plot and asking to get me refund without interest.

              Anyone else if in same situation lets do FIR for Froud and fight it out.

                I had booked a flat in Mar 2004 with Vatika. I used downpayment plan since they had advised this flat will be ready by Aug 2005. In fact they had provided literature showing different milestones and shown Aug 2005 as the last day.
                In the apartment buyers guide they had mentioned they pay Rs 5 per sq ft per month as penalty charges in case this apartment is not delivered for possession for 3 years.

                Last week i had finally received the possession letter which is good 4 years and 3 months from booking. Now vatika is not willing to pay the penalty. I will appreciate any help you can extend. Thanks,

                had you delayed in giving payment to vatika they would have surely taken interest from you.but they themselves will not give any int to you. This is from our own experience.
