In efficient team of suppervisors and workers on the job. No one seems responsible. Seepage problems in washrooms. Seepage problems thru roof/ceiling. Drainage issues leading to stalling the lifts. Water flowing into lift shafts. Supposed Penthouses - area of debris and waterlogging: leading to all seepage and drainage issues. Inspite of multiple requests, complaints and persuasion-- authorities giving a deaf year.

    We booked our flat in Amrapali Dream Valley, F1-1806 in November, 2015 and were promised for delivery in mid 2015. In May 2014, We received a letter from Amprapali saying that if you give us an advance payment of 10Lakh of amount of your remaining installments, we will give you yearly compounded interest of 18%pa till the date of adjustment of your installments till the actual demand of that installment is issued by Amrapali. We have done advance payments for 7th, 8th, 9th and 10th Installment(including of IFMS charges) amounting to INR 11, 04, 471(Inclusive of service tax) on 19/05/2015. We were promised that we will be given the interest accumulated in cash after 1 year and then the remaining after that and the project will be completed in 2 years as it is the . I have mailed several times to Amrapali members including the Manager Mr Sajid Khan. Till the 1st 2 months, I did not received any response to my repeated mails. When I had a word with him over the phone, he said that I will resolve the issue within 3 days. Later when I called no one responded. Recently I got to know that my call has been put on blocking mode. When I called from other number, the call went unattended. Later I received a call back on my other no from Sajid, I started yelling at him saying that he has put my call on blocking mode and they are not responding me from such a long time. Sajid responded-" Apko jo samkahjana h samjho. Ap mera jo ukhad sakte ho ukhad lo.Jo kar sakte ho kar lo. Open Challenge H. Open Challenge. Main yahin hu. Jao. Dekhte h" This is actually the tone and language used by the managerial level people of this organisation. The tone was entirely different when they had to take money from us. And know when they have to give it to us or regarding our commitments of project delivery, this is how they are responding. My matter is left unattended from past 3 months, When I called one executive who assisted me earlier, he tells me that I have already raised the issue to higher management several times on his behalf. Is it my mistake that I have invested my funds in a company, which has such kinds of employees, behaviour, culture and ehtics? And the company takes 3 months to recognise such a small issue? If this would be the speed, it would be hard to digest that I will ever be getting a flat from Amrapali. And live me, there are hundreds of buyers who have been trapped into this Please provide a resolution for the same.

      I made final payment for the flat M-1103, Amrapali Zodiac on 22’Dec’2014 & also for dual-meter, as final Demand letters of even date were received by me. I received letter assuring possession of finished flat within 2 months. It is really appalling situation at site whereby only 20% of the finishing work is done till date and even after continuous follow up, nothing has moved as yet. I am at a loss to understand that things are not moving after six month of final payment, to whom shall I contact for explaining my plight. Request you to please help getting the possession of my flat

        I got NOC from Amrapali after final payment and provided the same to Amrapali castle society for final possession. But now its over 5 months and they are not ready to give possession.. Society is saying head office not giving them supplies so that they complete the flat and whenever we visit head office they no no this time it will get completed.. but till now nothing is moving .

            Dear Mr. Pradeep As per your below mail It seems that you really understand my problem and seriously instructed site authority to help me for my issue, but when I visited Site Office and discussed with Mr. Niyaz, it shows that you haven't even informed him about my issue. When I asked, does you have got any instruction from Pradeep Khanna/Corporate Office and shall I expect any support for my problem? His initial reply was, Who are he to instruct me. And again the same story started that when we will received material, your work will be completed. After sometime discussion, he again told me that he will try to do, but he is unable to share any concrete plan for me. Anyway, I got to know that, what are the major work pending in my flat as of now - UPVC Window + Glass - Kitchen Counter - Kitchen Modular - Bathroom Window - CP Fitting - Wooden Flooring - RO - Wardrobe - Kamode - Room Gates As per C-Tower handling Incharge ( Mr. Mrityunjay ), If I will make available first two items for C-306 Flat, he can finish other work within a week.               I know, we have mentality to trust on own experience and that is the reason behind these fraud builder are able to sell their flats even though their track record was stamp as a cheater from the start. Never buy Amrapali Flat at all in any circumstances. This is my own assessment for this builder and it is not that I am saying this because I have any personal interest in it. In-fact, I am saying this because, I don't want innocent and common people like us trapped in these builders. See the Facts Service Front - You don't expect any promise whatsoever small or big done by this builder could be completed at all Behaviour Front - No Manner, professionalism or any kind of interaction who comes under behaviour of an Employee taught to anybody in this company. Whoever and whatever is the position, doesn't matter. You discuss with Director, GM, DGM, Mgr who ever you will get feeling like, it is the company runs by few goons with white collar dress Quality Front - Go and visit any site, Either ongoing or delivered and discuss the real buyer, you will get feedback for Quality. My Assessment is worst in Quality based on my experience Now, You take your decision, since at last this is your property, your money and your future Thanks Abinash Mishra

                Hi, I placed and order for 1 laptop vide order no 6442. Amount paid for the transaction is Rs1999. I have the same issue as they are not picking up my calls.                   This message is for all indians including nri's who are planning to buy flat in amrapali specially in amrapali zodiac located in sector 120 noida. I would never suggest anyone to purchase any property or flat in amrapali. They are just ridiculous and make a place to live. I was really happy when i used to live on rent in 1 bhk rather than living in 3bhk as its doesn't give me feel now that i own this flat. The cement, material, quality they have used is just third class even worse than the worst.

                  My full flat had been flooded with water twice as some labour chocked main drainage pipeline and the water was actually coming from the joints. Moreover, whenever i wanted to hang painting on wall, i actually couldn't because while making a hole in brick wall i got all wall material in my hand and i could see that they actually used soil in heavy quantity and they didn't even use appropriate cement to make walls stronger. All holes had been filled by them with pop not with cement.

                  This is not a end of story. Recently some amrapali labour was working in the next flat and when i entered in my flat i saw a big hole that had been created by them (Thank god i haven't done such interior works yet). I wasn't surprise with the cheap material they have used but i was very shocked that this is how amrapali work that they can't even let their residents live with peace. Everyday there is new story. Here are some pictures i want to share with you.

                  Please please please save your money and do not invest or buy property in amrapali.

                    I booked Amrapali centurion park low rise 1675 sq ft in last year for 70l and now they are selling same size in same avenue for 58 L only . pls advise me what should I do ? Can a builder decrease flat rates for under construction property ? Should I go legal as they are not giving me any credit for the reduced rates and asking me to pay full 70 lacs...

                      .. I have booked a flat in princely estate flat no.904, tower-a Four years passed but i don’t know what’s wrong with the construction. Whenever i call to their crm they start making excuses regarding the construction. It was promised 6 months ago that they will be delivering the house by august. But when i called them in august i came to know that now they will send me letter till mid nov. Whenever i called them they were ready with a new and different excuse. This is really sad . I was too excited to shift till December, but no they won’t let me shift. I don’t know want wrong with this group... I[censored] can’t complete one project then how can u promise or shift to different project. It’s very good that your group is business oriented but business cannot be runned without customer and what i am feeling is that you are losing customer and no business can run without customer... What i feel is that soon amrapali will come to an end and will have no option and scope to shift in different business as the customer with this group is really dissatisfied.. I took a review from 50 people but no one is satisfied with delivery date and the management of this group... If your group is unable to produce the things on time then please stop expanding your business and try to concentrate on remaining customer or soon a day will come when amrapali will become a history like bpl or onida...stop playing and fooling customer as u know बेवकूफ़ भी बस एक बार ही कोई बनता है॥ I know i am no one to teach u business but i am really disappointed by the services friend to invest in this co. Really disappointing.. The worst service i had with this group... Completing the structure on time is one thing and finishing and possession is another. I do not think company at all gives a damn to the customer. Very bad company to invest in as they had interest only in making money Pls do not buy from amrapali...we have already wasted our money

                        Hi, I have booked a flat in Amarapali Silicon City in February 2010. Details of flat are as below : Unit No. : N601 Size - 950 sqft Other details are as below : - FBA (Flat Buyer agreement) has been signed in September, 2010. - As per FBA, flat need to be handed over by September, 2013. - In case of any delay beyond September 2013, Builder is suppose to provide penalty @ Rs. 10 per sqft per month. - Flat is still not in ready to move position & will take atleast 4 months. GRIVENACES 1. Please help to get penaties @ Rs. 10 per sqft tlll from Oct 13 to Dec 2014. 2. Builder is claiming to increase super area of flat from 950 sqft to 1035 sqft & asking Rs. 1.90 lacs on this account. However there is no actual increase in built up & carpet area. Builder is fooling us & also not in position to provide approved drawings. You are requested to ask the builder not to impose this unreasonable demand.                           Offer of possession for my Penthouse in R tower Amrapali Silicon city, Noida sector 76 was sent in August 2014 with demand of final payment however, it is not ready as of today. There is no Plaster work done or plumbing, electric, not even brick work is completed which means house is absolutely not in a condition of possession. Even the elevator is not functional in aforementioned Tower. Offer of possession is offered when finishing work is completed, which comprises plaster, plumbing, electrical, tiles, POP, etc. Only when these heads are completed or near completion, builder sends out possession offer where owner is asked for their preference of wall colors and other options if available. However, not when plaster work is incomplete. What do I do with the penthouse when the elevator is not functional? I even spoke to the site manager, who did claim the construction is as per schedule and of ‘course the penthouse is ready for possession, if needed, I should speak to someone from corporate office, which is in Sector 62 noida, which I did and Mr. Praveen (from corporate office) confirmed over email to ignore the demand letter however, when I met him after a month, he said, he only asked me to ignore the letter for a month and I should make the payment now or else it might attract interest due to late payment. When I asked him if he had any idea on the construction status to which he said he will check??? Isn’t this crazy? Builder has sent me a demand of +1 Cr demand and no one has any idea on the construction status, be it site manager or corporate office, all they want is that I should make the payment. My question is how a builder can send an offer of possession when flat is actually not ready for possession. As of moment, builder is sending out possession letters and is completing only those houses for which they are receiving payments irrespective of basic amenities are available or not e.g. elevator, generator back up, water back up, etc. or as a matter of fact even if the flat’s finishing work is not even completed. I wonder if there is any LAW to save buyers or what if we can file PIL against this builder. Please advise.

                            Income tax raids on Amrapali group for tax evasion

                            NEW DELHI: The income tax department is conducting raids on real estate firm Amrapali Group, one of the biggest builders in the National Capital Region, for suspected evasion of taxes and black money circulation. The company is closely associated with Indian cricket captain MS Dhoni who is a brand ambassador for the firm while his wife Sakshi holds 25% stake in one of the joint ventures of the group.


                            The I-T department swoop was launched on Wednesday with raids being conducted at various premises of the group in Delhi, Noida, Greater Noida and Faridabad. Various teams of the I-T department have seized crucial documents of the company which would be examined after the raids are over.

                            Sources said the I-T department was tipped off about the group having allegedly circulated black money through various means and in turn evaded taxes to the tune of crores of rupees. "The raids are still on and exact details of the recovery and of tax evasion, if any, would be clear only after scrutiny of all the documents, " a senior I-T official said.

                            The company, however, denied all allegations of wrongdoing. Amrapali Group's CMD Anil Sharma said, "We are absolutely clean and have done nothing wrong. These raids are a byproduct o[censored]neven taxation system."

                            Amrapali is one of the largest groups developing residential and commercial buildings in Delhi NCR with focus on Noida, Greater Noida, Indirapuram and other East Delhi locations. According to its website, the group has completed projects spread over more than 100 acres while 30-odd projects are under construction. It is also developing townships in Bhilai and Jaipur while has recently made a foray into the hospitality sector.

                            Dhoni's association with the company is through one of the joint ventures where his wife has a stake. According to the ministry of corporate affairs' website, Dhoni's wife Sakshi holds 25% stake in the joint venture Amrapali Mahi Developers Private Ltd.

                            Dhoni is also a key figure in their advertisements for residential properties. He also figures prominently on the home page of the real estate firm's website.

                              Hello,

                              After Noida Ext row is sorted out, the builder started work and all other banks started disbursement of loan for the said project. However HDFC (I have loan from HDFC) and LIC still not disbursing loan.

                              Reason being, Amrapali have not paid and not paying regular installments to Noida authority.

                              Unless it is paid, we are not sure that the project will ever be completed. Our money is stuck. There are 50 odd home buyers suffering.

                                worst society ever!! .maintenance staff is unskilled with no degree(only diploma holders),never listens to anay complain.few examples that will show how they treat flat owners
                                1. a/c not working in both club and jym.
                                2.billiards table is broken(never repaired) reason being they dont know who did it(why no one is there at that time,where is guard.
                                3.swimming pool never filtered(inner and outer filters not working,steam not working,no light inside pool in-fact open wires are scrambling with their inner wire open.
                                4.no playground for children to play.
                                5. when someone enters society ,guard does not check his id ,dont call flat owners whether UNKNOWN PERSON IS ALLOWED OR NOT.
                                6.WORST SOCIETY TO LIVE IN .

                                  I had booked a 1575 Sq. Ft. residential unit no. 304, Tower L, Phase II, under cash down payment scheme, in one of the ongoing project of M/s Amrapali Group i.e. “Amrapali – Heartbeat City 2, Sector 107, Noida through Investor Clinic on 7th October 2011. At the time of booking, the company had promised me for a complimentary 2N + 3D trip to Singapore for a couple. The scheme was also advertised in various newspapers.

                                  As far as my payment schedule is concerned I had kept my promise and paid all my commitments much before the scheduled dates as mentioned in the Agreement.



                                  Repeated requests were made to the concerned officers at Amrapali Group & Investor Clinic through mail, telecom and personal visits, for providing me the singapore trip, the company offered and promised to me but all in vain.

                                    Dear Friends,
                                    I have booked 3 BHK flat in Amrapalli Smart city( Noida Extension) in April 2010.
                                    I got the agreement by Jan'11.
                                    mean while , Hon'able Allahabad High Court order cancelled the ownership of land in Shahberi village.
                                    As this project, fall in Shahberi village., the builder shifted us to Amrapalli Dream valley some 2.9 km away from the earlier site.

                                    Till date, there is no clarity, when the Builder will be able to start the construction process.
                                    Amrapalli dream valley project is still not bankable.

                                    My dream of owning a home , still remains a dream ....in Dream Valley.
                                    Let's all people who have been shifted to the new site should unite and put pressure on Amrapalli to give us the information on land ownership, Project bankable date, bank names who are providing the home loan e.t.c.

                                      I have booked a flat in Amrapali Smart City,noida in APRIL-2010, I have paid Rs 1.80 Lac as booking amount.But builder is not giving allotment letter.Other project started by amrapali group, got allotment letter.As we got news that this plot on which smart city is going to construct having some legal problem and yet not approved even though they have sms to every buyer for allotment letter but after signing on ERP 20 days back still not they have provided allotment letter.Can some one from Amrapali will give the status on this.

                                        We have paid Lacs of rupees in order to looking for a Good residential socity where we can Live safely.

                                        After mooving in to Amrapalii village, I found it is same or more dangerus then walking in the middile of the highway with heavy trucks moving down.Thugh the qulity at the flat is the poorest it is safer then the common areas of the socity.
                                        As soon as I moove out of my flat, water logged on each floor makes it slipery, Poor desgin problem that as soon there is light showers the basement as well as the Ground floor outside area gets flooded.

                                        Up to this the things seems to ok(though it is not the value for your money) but now there are the things which makes you think that the builder and his maintenence department are having a serious attempt on residents life.

                                        Operational gym with electrical equipment gets flooded and while peapole using it,Water flow direct on the electrical pannels of whole the socity, swimming pool not fully drained cousing risk of dengue,similary dirty water in all different part of Amrapali village.Even in operational lift the water is dripping from the top, and even after complaints nobody looks at it.these are one of few things which show that the builder do not want to solve this problema and putting life at risk that too of those people who have given them theare earning/savings of life.

                                        I request those who are interested in byuing property with Amrapali group(just beacuse they have attractive grafics in there brocher or may be having Dhoni for ads).It is my humble request that they Should just visit the existing Socities of Amrapali in indirapuram and then take there disicion.

                                        Sorry I am not agree with you. I am also the resident of Amrapali Village, Indirapuram. The condition of the society described by you is not the genuine one. I never face such type of condition.Don't misguide to real buyers. I am proud to say that Amrapali Group is one of the best real estate constuction company.Doing excellent job especially in Noida extn. and Greater Noida.
                                        Pathetic society Amrapali Village is. Ask any resident of FM Block. Pushpam1974 seems to be some employee of Amrapali group hired to do PR of the company. I completely agree with AsliIndian.

                                        Anil Kumar Sharma's days as a builder are numbered. Be it Amrapali Royal, Village or others, all are sub-standard quality properties. He is a fraudster and soon he will have to repay for his deeds. The Noida Extension shock is God's reply to his arrogance which is making him repay for his bad deeds.

                                        It is just a start, residents are now uniting against the company and a collective action being planned. If Amrapali thinks they can get away, they are under wrong impression. The FM block of Amrapali Village is in condition.
