Hello sir,

I have requested a home loan for 10 lakh amount at may 2017, i was having contruction of my plot, that's why i submitted contruction map of my plot, estimate of contruction and construction photo of my plot and during all the conversation, i was saying i want home loan only and i am ready to accept payment in partial amount but once my loan was sectioned, i got lap (Loan agaoinst property) and full amount (Which i had not requested) and roi is 11.25 % and its continuesly increasing now.
I have requested so many times to customer support, vistited the branch and i got below answer :
Please close the existing loan and we will give you home loan on same property,
#sir if i had that much amount in cash then why i requested for loan?
#i am really frustrated now as continuesly my roi is increasing.
#its my humble request please convert my non home loan (Which was done by fraud) to a proper home loan.
#you can check in myu account report i had never said i want personal loan or full amount, but still they gave me non housing loan
#you can check my record, its salaried account and any of the installment was not bounce, if a cream (100% correct and genuine) customer will frustrate and toucher by bank, like this i will never recommend to any one for pnb.

Please convert my non home loan to a proper home loan.

    I have applied for home loan. Ref no. Hou/che/0718/557674. On 20/07/18. Then they have sanctioned a loan for 15, 75000/- rupee. On 26/07/18.

    I approached the relationship manager. Mr. Manjunath. And requested for a plot + construction loan. After that i received a letter for same resident plot loan of 14, 14000 rupee only. On 01/10/18. For this intiallaly i have paid 5900/-rupees. On 20/07/18. Now after disbursement advice another 5900/_ as balance upfront fees. Pls do the needful.

You are requested to my complain clear so many time approch to home branch but not solution all mentors in you bank . Pl no provide to my insurance policy after three months ago.         My loan amount is downsized now to 34Lac for which i have given a request a month back.
        Also for this month PNB has taken an interest of 28, 351 for 40Lac, However I have taken a loan of 34lac only.
        Can you please let me know the next steps of how the interest will be refunded & also ensue that the EMI starts from October.
        I don’t want my EMI to get delayed because of the misses from your end. Every month & every rupee is valuable hope you are in agreement with me.

          I took a loan in sep'17 & floating interest rate was 8.85%. I did pre-payment but tenure not reduced proper way. I got a response that rate has been increased by 0.25% intrest is 9.10
          I know that 9.10% is current interest rate[protected], but[protected] again increased the intrest 9.20%. And balance tenure has been revised
          Why it has been revised from 8.85% to 9.10% and then to 9.20%. Between 3month.
          Kindly do something...

            This is in reference to home loan reference no. Hou/gur/0518/529147 in the name of abhishek baranwal dated 18th may’18. I had applied for home loan in pnb housing finance ltd for amount rs.21, 35, 068 for mahira homes project at your gurgaon branch situated at sco no.391, sector -29, urban estate near iffco chowk metro station, gurgaon -122001.
            I submitted all required documents to your representative mr. Bhatendru pandit and my home loan was sanctioned on 18th may 2018 at an interest rate of 8.40%. There was no further communication from officials and i had an understanding that the same has been processed by the time. Then in june’18, i got call from your representative and he said your loan was not processed and now rates have been revised to which he made me talk to his line manager mr. Amardeep singh, i asked mr. Amardeep singh that my loan has been sanctioned then the revision should not impact my interest rate to which he said either pay rs.5000 extra as processing fee or you will get the loan at 8.65%, to which i denied rs.5000 and agreed on 8.65% roi. I again had a thought that the loan must have been processed and i was unworried.
            In aug’18, i again got a call from your representative that rates have been revised and you will get the loan at 8.75% now, i was shocked since its being 2 months and still it has not been dispersed. Well this time mr. Amardeep singh said now you have to pay rs.2950 + roi will be 8.75% to which i was speechless. I clearly asked him to please let me know if i should approach some other bank if there are so many internal issues in your bank. I was stuck now as builder will now impose huge fine on me if i go for another bank so i had no other option and i agreed at 8.75%.
            Now yesterday i got call from mr. Manoj gupta from same branch who said that we are not getting approval for 8.75% and if i authorize him he will process the loan at 8.85%. Later he said that now your loan application has expired in the system and you have to provide fresh documents.
            I do not understand what is the value of these sanction letters when such a big finance company can’t even stick to legal documents it has issued to the customers. It also questions on the creditability of the bank and its employees, they talk so harshly as if we are begging for some special favors.
            Request you to please look into the matter and take necessary steps, my loan is still not processed and i am not sure whether pnb will be able to process my loan.

                I am samarjit sahoo. 2 year ago i have applied for a composite home loan i.e land + construction in pnb housing finance, Bhubaneswar branch which was operated from kolkata.Before sanction of loan amount no information regarding insurance was provided to me.But when i received the sanctioned letter after 7 to 8 days of disbursing loan amount i found that in the disbursed amount of 22.50lakh there is an insurance amount of 1.12 lakh . So the loan amount was increased to 23.62 lakh. at that time also they have not informed me regarding the insurance amount.And after receiving the sanction document when i asked regarding insurance, they told that its compulsory wid home loan for banks and ur safety . At that time we were new to home loan ..But now when we inquired with other banks for switching of existing home loan and asked for is insurance compulsory...they told its not compulsory but some.banks provide it along with home loan saying its compulsory.It has been 2 years, and we r paying for1.12lkh insurance amount along with interest.So if it's not compulsory then it's a crime or loot to customers who dont know regarding this.So please consider my matter and if possible solve it by cancelling my insurance premium amount .

                  I am kaveti narsimha shanker applied for home in the month of january 2018. Bearing loan ref:no. Ref. Ref/hou/hydk/0118/477722.

                  your excutive mr. Ramakrishna said that your loan has sanctioned and collected a cheque for the amount rs.11800/- in the name of pnb bank.

                  after collecting the fee bank has send a message that your application is rejected. When i asked bank manager mr. Markandaillu he showed the reason that my income tax is fraud. Sir you can check my it since last 5 years i am paying tax. I asked the manager if you can't sanction my loan just please return the fee which you have collected.

                  since january he saying that it will take some time to return your money. Yesterday when i went to kukatpally branch they mr. Santhosh said that you won't get that fee.

                  i request you kindly look into the matter and do the needfull.

                    Pnb housing finance is intentionally delaying the process of providing the foreclosure letter for my home loan account # [protected].

                    I even though i clearly instructed that i'm not interested in any deal offered by pnb housing, they still want to wait for the main branch to call for negotiation.

                    Pathetic service. I was asked to visit the branch with the written letter, which i obliged.

                      Approached us regarding loan and he has verified all documents and gave us false statement that loan will be 100% approved as there was no problem with documents and he took a cheque from us for loan processing amt, he said us that there will be no deduction if loan is disapproved he kept on telling us several times that the loan will be approved without any issue. We strictly said him that if amt will be deducted we will not provide the cheque but he gave us false statement. I said him not to present the cheque if in case loan not approved.

                      Now, 5900/- has been deducted...!!! I am looking for refund of my 5900/- money...!

                      As my house rent agreement was in my daughter name he suggested to create a new agreement and he himself took a new bond paper and created a new agreement in my name (Mallaiah) and also insisted us to tell pnb executives the same if any call for verification... Is this the way to cheat customers???

                      There is no written document given to me regarding disapproval of loan..

                      Literally he cheated us and also the pnbhfl""5-6 representatives of pnbhfl had visited my house for verification. After all this also mr. Prince said us there is no doubt regarding the loan approval.


                      Why the processing fee of 5900/- had been deducted when the loan is not approved?? What does it really mean??? To earn money this way by cheating people?? Isn't it?/ please stop cheating people like this when you cant approve the loan, its really waste of time!!!

                      This is the cheating that you are doing to earn money in the name of processing fee of loans though there is no approval of loan and also training your executives/representatives to give fake/false statements to customers saying that loan will be undoubtedly approved.

                      It is unfair and pathetic...!!!

                      Please i request you to refund my money 5900/- at the earliest as possible, i[censored] fail so, i would lodge a police complaint agianst the pnb representative mr. Prince and also on""pnbhfl""

                        Hi, i have applied renovation loan on pnb submitted all documents like sale deed, payslips, form 16 they charged 5 900 rs for initial processing after my application got rejected with no refund.
                        Now no one is receiving calls. 5 900 rs.
                        Guys please be ware of this fraud banks. When i see compliant forum i can see so many complaints like me.

                        Dear Pnb,

                        Your team didn't done any property evaluation only they have received my documents and its already three Months. i called to your customer care and thy told only 1500 Rs will be refunded, you guys did zero Work and earned my 5900 Rs and its totally fraud.
                        I share my documents with your executive. If you are not processing loan why you guys are charging money
                        My credit score is 820 and with i given authentic docs .
                        I seen lots of complaint like this in many forums and if i will not get my refund 5900 Rs i will lodge complaint against your bank legally..

                          Hi, I have taken a housing loan from PNBHFL (HOU/MRH/0318/500850) which was sanctioned on 31/3/2018 and I am paying the EMI since 10/5/2018, it has been almost more than 3 months my loan got sanctioned and have not received any updates on PMAY subsidy. The worst part of PNBHFL is every time I call their customer care no one receives even after being in queue for 30 mins. Finally, I spoke to my relationship manager which was another waste of time as he was not able to answer my query and did not speak even for 2 mins, so why to have a relationship manager concept when his job is to resolve such queries but he just gave the mail id to whom I have to write which is "[protected]@pnbhousing.com". Once I wrote to them they responded in 2 days saying they will consider my request in 7 working days and after 10 working days still no response so when I wrote back to them asking about the update they are not responding at all.
                          Only thing I want is the Application id of PMAY subsidy so that I can track the status of my it online by myself

                            I took a loan in Mar'17 & floating interest rate was 8.50%. I did pre-payment of 3 Lacs INR in Oct'17 and tenure reduced to 220 months. Now, i come to know that 9.15% is current interest rate (Apr'18 onwards which will be 9.25% from Aug'18 onwards and balance tenure has been revised to 226 months as on 9th July'18. I got a response that rate has been increased by 0.25%. But why it is 9.15% & no one informed me as well.

                            Now when I just got a call from them, they are saying it was floating rate and that's why it has been revised. From 8.50% to 9.15% and then to 9.25%. Kindly do something in this regard as I feel like trapped after loan from PNB housing.

                              I have taken a loan of INR8, 25, 000, the loan processing officers never gave any hint of any insurance i would be given if i get a loan from PNBHFL Mysore, saraswathipuram branch. They took sign from me for around 50+ papers in one day keeping insurance papers in between those loan papers. After registration when i got the loan disbursed letters, i was shocked to see another INR80, 000 added to my total loan amount.
                              when i inquired with the guys my loan was processed, the answer was soo arrogant and careless. they even told me that they have already informed me regarding about this before itself. which was absolute lie. they also told me that buying an insurance with a home loan i mandatory. RBI clearly says it is completely customer's decision to buy an insurance with home loan.
                              While applying for loan, i have clearly requested that the loan tenure should only be for 10 years. but, i have been given loan for 20 years. i have lost any belief i had with the bank.
                              I have sent a mail requesting above to bank officials, but, all i got i response was arrogant answers from loan processing officers
                              Please help me in canceling the insurance amount from my loan and reducing the tenure to 10 years.

                                I had taken the statement of my 3 loans from PNB HOUSING JANAKPURI branch almost 5 yrs back. I had gone to the bank to check the payments to PNB housing and took a statements of payments.
                                I am surprised to see huge deductions in form of payment to ICICI lombard:
                                13-Dec-12 ICICI LOMBARD CHEQUE 60, 752.00
                                13-Dec-12 SANJAY SRIVASTAVA CHEQUE 87, 62, 657.00

                                And
                                19-Mar-13 SANJAY SRIVASTAVA CHEQUE 47, 74, 518.00
                                19-Mar-13 ICICI LOMBARD CHEQUE 1, 19, 994.00.

                                I had very clearly said no to any insurance during the taking of loan as I already had insurance for my house. in which I was living, and the 2nd house was anyway under construction and responsibility of the builder.

                                I have not signed any documents which pertain to Insurance and it is crime to have deducted almost 1.8 L as insurance.

                                How was it deducted without my permission(when I had said no to it) or signing any insurance document.(who had signed the insurance documents).
                                I have also not recd any insurance papers also.

                                Pl do an investigation in this and reverse this amount.
                                I have sent many communications to the back and have also asked them to send me the document which I had signed for the insurance, but they are unable to provide any consent document for teh same.

                                  I beg to say that Mr. Manjodh singh ([protected]), Sales Manager, PNBHFL, Jalandhar contacted me for purchase and construction of house loan which was not sanctioned. I issued a cheque for 3570/ no. 032581 to PNBHFL which is supposed to be encashed, once the loan was approved and amount get deposited in my account for the purchase of land then only construction can be started. For this, I have submitted all the papers whatever they demand from me and promised me that they will provide me a cheque for the purchase of land. But they had encashed the cheque and now demanding for property papers.

                                  How can one provide property papers without being purchase from the second party?

                                  Nowwhenver I called him he always answered i will call you shortly but no phone was recceived so far.

                                  It seems that PNBHFL is a company where they do not earn from the business but from these kind of means. Sir, I dont want to go for loan and request you to kindly helpme to resolve this issue and taking my money (two cheques) back from them.

                                  I have proof of all the conversation held between me and Mr Manjodh singh which i can send if required and check his behaviour after listening all the conversation.

                                    1. I have loan account in pnbhfl-pune khradi branch : hou/krdi/0418/521177
                                    And as per my sanction letter interest rate 8.4% should be applied but they have applied interest rate 9% wrongly and deducted pre emi amount from my account. I have went to branch 2 times and even had phonic, email conversation with relationship manager sandeep. [protected]@pnbhousing.com but still they have not provided me any of the correct documents.
                                    After week of follow up they have sent me repayment schedule document, and in that even they have applied 9% interest rate instead of 8, 4 % on june and july month 2018.
                                    2. Plus i have asked for 15 year of tenure but in prepayment schedule they i have given 193 tenure which cause to increase in emi payment.
                                    3. I went to branch 2 times and i had conversation with sandeep. [protected]@pnbhousing.com, he said that his team will send me email by confirming that they will refund my over deducted pre-emi amount and emi amount of respective june and july month but still they have not send me any proper documents till now.

                                    I have requested them to atleast confirm when they can send me correct documents like :
                                    1. Welcome letter
                                    2. Disbursement advice
                                    3. Disbursement letter
                                    4. Provisional interest statement
                                    5. Statement of account
                                    6. Loan amortisation schedule

                                    I really feel stupid by considering this bank for my loan account. And in the start of this they have been ignorant to help or at least reply to mail.
                                    There is one female lady-dipali hirve who actually asked me do i need
                                    Apology letter from them, she doesn't have decency to talk with customer or even listen their complaints.
                                    I have all the proof what they had talk with me. I really don't feel this bank is trustworthy.
                                    I really need your help in this. If possible i really like to withdraw my loan account from this bank.

                                        Hi,

                                        I have loan account with pnbhfl : hou/vrr/0517/383707, of total principal amount of rs 20, 42, 250. Initially i was paying emi rs 15704. Later i had change the emi amount. I had increased into rs 16394. Concept of to increase my emi from rs15704 to rs 16394 to reduce tenure from 30 yrs to 25 yrs which is why i changed it.

                                        As discussed with branch executive. They are saying term of loan has been increased due to floating roi increased.

                                        I was never intimated about the increase. This sudden change has caused me lot of inconvenience.

                                        I had told them, kindly send me clarification due to which reason roi has been increased. To what has been my interest rate linked to? How is it calculated?

                                        I really look forward to there services but this was disappointing. Awaiting your early response,
