Hi PNB Housing Finance,

My name is Neeraj Kumar Gupta and this is regarding my Loan account: HOU/MRH/1017/442128 reimbursement amount Rs.15, 22, 500.00

I have been charged Rs.72, 500 for the Loan insurance in reimbursed amount without my knowledge and confirmation. The Person, named, K.V Prasad, who had done loan processing had not even bothered to informed me about this service in order to get some commission for himself and without my knowledge, he had opted for Loan Insurance. I came to know about this hidden Loan Insurance amount when I received the letter from PNB Housing finance

I had not opted for this Loan Insurance and without knowledge, it has been charged. This is just site Loan and it has nothing to do with natural disasters and climatic changes. I am victim of this Fraud activity and would like to opt out this loan insurance.

Please let me know the process of opting out this Loan Insurance service, otherwise, I have to raise this fraud activity to higher level which sales employees of PNB Housing finance are doing with their customers for the sake of getting some sort of commissions for themselves.

This is really ridiculous and I would like you to take immediate action against these kind of people who are doing this kind of activities for the sake of getting some commission for themselves.

    I applied to pnbhfl for a hl of rs 40. Lacs repayable for 30 years in the year 2015. Considering my loan application, a loan of rs. 38 lacs was sanctioned to me repayable in 20 years. Resultant i was facing some difficulty in repayment of higher emi. Therefore, i had applied for take over of this loan account with top up loan for 30 years repayment period to some other financier. My loan application for take over of loan has been approved and a cheque of outstanding loan amount has been prepared in favor of pnbhfl. But ghaziabad branch of pnbhfl has refused to accept repayment cheque and directed me to send an e-mail to seek permission for pre payment of loan.in response of my e-mail dated 04.12.2017 again i was directed to appear before service branch with application and required fee. Accordingly i have submitted an application for pre payment of my loan account along with required fee on 06.12.2017. But gentleman on desk of service branch informed me that processing of my application will take at least 10 days time. Delay in permission for pre payment will cost me rs. 850/- per day as interest on my new disbursed loan. I request you therefore to please grant me permission for full pre payment of my loan immediately and accept the cheque to liquidate my loan account with pnbhfl vasundhara ghaziabad (Up) branch. Your action of granting me permission for pre payment of loan with out further delay, will help me in saving my hard earn money by avoiding further interest on loan.

      Dear sir,
      I am raju kanjilal was an employee of pnb housing finance ltd, kolkata (7kyd street. 5th floor. Kolkata-700016) branch through 3rd party team lease ltd and my employee id is 1147755 and my appointment letter is in attach file.
      I have resigned on 27th nov, 2017 with 15days prior notice and the resignation letter is in attach file. Our monthly salary cycle is 21st to 20th every month.
      But my nov, 2017 salary was not processed and did not get the salary & my oct salary was deducted for 11days due to absent.
      Certainly i knew that pnb housing finance ltd is giving salary on prodata basis based on sales performance like commission agent and they deduct salary by showing unlawful absent which was not mentioned in appointment letter. Weather in nov, 2017 i was present in office on time everyday except 5working days.

      This is shameful unlawful injustice practice by pnb housing finance ltd and i think it's betraying many employees like me. Many employees are suffering with this kind o[censored]nlawful activity and violating labours interest.

      So, i hope you can look after this matter and will give a positive response soon. Hope we'll get our pending salary soon.

        Dear team,

        I am writing this mail after several discussion with punjab national bank and there was no resolution.

        This is to inform you that i have opted for housing loan (Hou/ban/0617/397847) from punjab national bank and i was told that the building insurance is mandatory and there will be no deviation on the same hence i had opted for the insurance, later i got a call from the post office malur kolar stating there is a post in my name addressing malur kolar and i asked him to return the document as my residential address was in correct, later i was in touch with call center and got the soft copy of insurance document on mail, post i received the call from tata aig in explanation to building insurance suming to 25k, i was not informed on the individual policy neither received any call pertaining to individual policy (65000), i have been misguided by the bank on the policy and when contacted the bank they had asked me to get in touch with tata aig for cancellation, as per tata aig the policy should be canceled with 15 days but i was unable to do that as i had not received any document related to my insurance and i was unable to intimate for cancellation as mailing was wrong, the address has be manipulated to make sure that the document should not reach me. Also they informed be that the policy was issued in agreement with pnb and they asked me to get in touch with pnb.

        Need your support to cancel my individual policy bearing no [protected][protected]Housing loan number hou/ban/0617/397847 as the address mentioned on the policy is incorrect and policy not received, my building insurance policy address is correct and how come the address is changed in the individual policy, i was not informed about this policy and could not intimate within 15 days as i had not received physical / soft copy of policy, i do not need this policy.

        I have been misguided by punjab national bank about this policy, i have written to tata aig grievance and no response.
        Please call on the below number for further clarification.

          Pnb housing finance would never care for their existing customer to reduce the rate of interest besides they don't allow customer to move and force by charging fore closure charges of 3% which makes feel whether are we living in 1990's.

          More over their attitude of dont care is seriously concern. I regret to partner with them for having a home loan.

          I would urge new customers to look for other banks instead of getting stuck for life and pay heafty interest.

              Hou ban[protected] like have been requesting bank to reduce my interest rate to lower to 8.35% as several other banks are already offering this rates including pnb who offer this rate to new customers but not existing customers so we feel cheated and bank is not bothered about old customers. If only getting new customers is so important it is better to. Move on to other bank who can offer low rate of interest and better customer service.

                I was about to close the loan (Loan ac number : hou/coc/1115/250856) and i got pre-closure letter dated on 13th nov 2017 and there after in each day they will charge 804 rs per day as interest till closing.

                So there is a small balance from cheque amount from new bank and outstanding amount for closure. I called and confirmed that cash transaction is possible for this difference amount to pay and they confirmed that "yes"
                Once reach there, they are saying that there is no cash transaction possible and need to give cheque to adjust this difference amount.
                The same time, i asked to bring the cheque and close, they were saying that this is the office hours closing time.

                So i got loss extra 804 rs because next day interest will be coming if i give cheque next day.

                This is purely happen because of wrong information from customer care department of pnb.

                    Most humbly & respectfully, i beg to submit the following for your kind perusal and benevolent consideration please:-
                    1. I have applied for home loan with pnb housing finance ltd., branch address: ist floor, pushpamangal complex, building no. 1, above bank of baroda, near babubai petrol pump, old agra road, thane west-400601 for rs.35, 00, 000/- which was rejected;
                    2. Thereafter, one mr surendra shyam upadhay claiming himself to be dsa of pnb housing, through andromeda, and also working for various other scheduled and co-operative financial institutions has come in my contact and assured me that he will get me loan anyhow as he has good rapport with banks and he is not going to charge me any fee for sanctioning the loans.in this context he has come to my home on two three occasions and talked to several bank official including mr sameer pardasani - area sales manager of pnb (Mob no. [protected] & [protected]). His address is mentioned above:

                    3. After two three days he visited my house again when three four friends of my son were sitting in my house, he (Updhayay) stated that my loan can be sanctioned between 40- to 45 lakhs from pnb hsg in this context he has asked for rs.5800/- by cheque (Cleared) plus rs.20000/- which may be adjusted in at the time of disbursement subject to certain conditions. He called mr. Sameer pardasani of pnb hsg whose address & mobile nos. Are given above. However i have told both sh. Surendra (Dsa) & sh. Sameer (Pnb) that my earlier application for rs.35, 00, 0000/- was rejected but both of them i. E. Sh. Surendra (Dsa) & sh. Sameer (Pnb) assured me to have faith in them and work will be done satisfactorily. I will get a sanction letter in 4-5 days;

                    4. After this sh. Surendra (Dsa) & sh. Sameer (Pnb) have blocked my & my wife’s numbers & calls made from other numbers were picked but after hearing my name the phone was cut & blocked;

                    5. This is how i have been duped and request your kind interventions to please help me in the matter. Sh. Surendra upadhayay number is [protected] & [protected], email id : [protected]@yahoo.com & [protected]@gmail.com

                    I am ready to face the confronted inquiry too if desirable.

                    I have got several mails of the bank which can be produced as an evidence in which bank has said that i have applied for once only. But when i have produced my records of applying twice they changed their stance but they have specifically and categorically informed me that my 2nd application is through andromeda & stopped communication.

                    I hereby declare that above information is true & correct to the best of my knowledge & belief.

                    one person posing himself to be Rakesh Sharma having cell no.[protected] & [protected] talked on behalf of PNB HSG FINANCE LTD in a matter of refund has tried to defraud with me at 18.13 hrs with INR 19985, at 18.16 with Rs.11600 & Rs.5000 at 18.22 hrs trying to transfer cash from my indusindbank Credit card
                    and also from Debit card of SBI with INR 585/- at around same time on the pretext of refunding my disputed amounts through my cards.
                    please look into this seriously as i am lodging a complaint with cyber crime too

                    This is further to our previous communications dated July 29, 24, 14 and June 21, 28 of 2017.

                    At the outset, we take a very strong objection to the insinuations and false allegations levelled by you against our employees which are defamatory in nature devoid of any merit / substance.



                    We hereby reiterate that the processing fees as per the terms & conditions contained in the loan application form, duly accepted by you, is non-refundable as the same is charged for the processing of an application/proposal.



                    In your case, the loan was processed twice and post consideration of your application and related documents, your loan application was declined under an intimation to you.



                    As far as the allegations for accepting illegal gratification by Mr. Surendra Upadhayay and Mr. Sameer Pardasani are concerned, the same remains unsubstantiated. Therefore, same is defamatory, libelous and have been wilfully done to tarnish the image of our company and its employees in front of regulatory and statutory authorities.



                    We wish to clarify that PNB Housing, is law abiding entity, maintaining strict standards of adherence with respect to the laws of the land. We enjoy an optimum level of goodwill and reputation qua our management, operations, administration as well as customer relations. However, lately, on account of multiple false, insinuating, derogatory, motivated, scandalous and defamatory communications in the form of e-mails and other modes of communication addressed by you, to various statutory and regulatory authorities, the hard-earned reputation of our officers and employees has been seriously & adversely affected.



                    You have made the said imputations by sending e-mails with an intent to cause undue harassment to PNB Housing and its officers, which has lowered the moral of our employees.

                    Under the circumstances enumerated hereinabove, you are hereby called upon:



                    a) To withdraw forthwith, your e-mails addressed to PNB Housing.

                    b) To tender an unconditional apology to us as well as to its officers/employees concerned for having addressed such false, malicious, derogatory and defamatory e-mails/communications;


                    c) To desist from issuing/writing similar communications, to us/or our officers/employees and/or to other persons/entities marked in the said e-mails as aforementioned;


                    PNB Housing officers/employees shall be constrained to initiate appropriate legal proceedings against you, for seeking the aforesaid compensation/damages and other allied reliefs as may be permissible under law, at your risk, cost and consequences.

                      I was not aware of pre-closure letter processing days with pnbhfl. This is for closing loan with pnb and move/take over to another bank.
                      I raised a request on 30th oct 2017 (Pre closure letter) and it will actually taking 15 working days.

                      My emi date with existing bank is on 10th of every month.

                      New bank cheque is ready for closing.

                      There is no way to make it fast.

                      Now the situation is like two banks will take emi and cost around 44000.

                      Is there any way to make the pre-closure letter fast at least on or before 9th nov 2017?
                      Otherwise it will loss my 27000 rs.

                        My existing loans are [protected] & [protected].

                        I understand that my loan is not approved by pnb. I have took a loan already and this is a top up loan over the existing amount. I have repaid the loan amount for almost ten years without any dues. Loan was paid by us using a cheque since there was no ecs facility availed to us in spite of repeated request from us. Cheque were collected for two to three years in advance but to my surprise, i see that these cheques were presented on 25th of every month and a penalty for late payment is added every month which as accrued in my account. While applying for a loan, pnb, which does this heinous mistake itself claiming that the loan was not paid properly. No wonder that other banks may also come to the same decision. While you should know your customers and in spite of having a property worth ten times the loan amount is provided as a security, the bank has moved on snail pace to process everything.
                        The loan process itself took around two months. Being in a very dynamic world i have to take decision on move on and i decided to apply loans from other banks who were very quick in processing a personal loan in five days compared to your bank which took eons to process a secured loan.
                        While, your bank can make any decision on the loans which is processed by you, i went through a very grueling process and promises that i will get a loan if i pay the loan processing fees and the due amount which accrued due to the bank’s lethargic activities. I want complete refund of my loan processing fees and waiver on the late payment fee.
                        Also, i want an apology for the mockery played by the bank on my account on the late payment penalty added. This has spoiled my credit history and failing to do so, i will be complaining to higher authorities, write to appropriate customer forums. Several compliants registered on the following ids and bank does not give a damn about it.

                          I have a loan which is currently fixed @9.50%. While the rbi slashed the rate and we customer are not getting any benefit of it.
                          I had raised a service request in march2017for decrease in roi. You offered @8.80%that was minimum roi in your institution. After that when we ask for balance tr. You are charged 2%of o/s balance. I regularly communicate about my int rate but not satisfied.

                            Misselling of information and forcing for disbursement and selling of insurance and credit card

                            Relationship manager collected 2 cheque for processing fees i. E 5750 and 1050. And told me that you are eligible for pradhan mantri awas yojana. Hence, some interest amount will be paid by the government.
                            He send sanction letter, post that i asked him for the pradhan mantri awas yojana, he told i am not eligible for the scheme. (This tantamount to misselling as per rbi)

                            Secondly, the relationship manager and area sales manager started following up for the disbursement of the loan and told me that we have printed the cheque dated 20 july 2017 ("as per telephonic call, they said that they need to meet the business target") and if you don't provided the approval then we have to cancel the loan and processing fees and 17600 amount will not be refunded. I had no option but to give them the approval of 20 july 2017. (This lead to forcefully disbursement of the loan before the payment of 28 july 2017 as per my instruction)

                            Thirdly, there were so much pressure put on me to purchase insurance policy and credit card. The relationship manager told that they can't disbursement the amount without insurance policy at the last moment before disbursement. I finally told him that there is no condition mentioned in the sanction letter which put insurance policy compulsory. But insisted me to send a mail that i don't need insurance policy and credit card.

                                I have a loan from pnbhfl which is currently under fixed mode for 9.65%, while the rbi has slashed the rate and we customer are not getting any benefit of it.

                                I had raised the service request for the decreasing the rate of interest but relationship manager is saying there will not be any change can be made in the current rate.

                                Also when we ask for balance transfer, they are charging 3% on outstanding balance apart from the loan amount and other charges. This is simply loot of customer.

                                      I have a loan from PNBHFL which is currently under fixed mode for 10.25%, while the RBI has slashed the rate we on the customer are not getting any benefit of it.

                                      Also when we ask for BT, they are charging 3% on outstanding balance apart from the loan amount and other charges. This is a loot and for every document or help you have to visit them in personal, email doesnot help them.

                                      I asked to reduce to the rate if not BT then they are reducing to 9% against 8.35% in the market. Also there are various offer like cash back or EMI deduction which we are not getting from here.

                                      No one tried to connect with me instead i got an email stating either reduce to 9.25% that too with a charge or pay the extra charge of 49K. This is a sheer loot, Am not sure if these are as per government norms.

And your representative is not informing me the status yet..today suddenly my hard earned money has been deducted ..

                                        It's very unfair. Hence hereby request you to refund the processing fee at the earliest
