Dear Sir/Madam, Greetings! Myself Mr. Ranjit Sampatrao pawar living in Pune (Maharashtra). I have applied for the housing loan in PNB Housing finance, J M road, shivaji nagar, Pune branch on date 25/09/2014. I have submitted the all required document and the processing fees and legal fees at the same time when I had given an application. Mr. Sardar Patil is the housing loan advisor had taken all the fees by check and some amount of it in cash. I got a house loan sanction letter on 29/09/2014 of Rs. 12 lacks loan and Rs.60, 000 Insurance Premium. All the verifications were completed. After some days I had given a call to Mr. Sardar Patil for the disbursement of my loan, that time he told that the property cost is Rs. 26.10 lacs. And my side share is very less, so pay some amount like 3 to 5 lacs to builder then only we can do process for your loan disbursement. I have collected Rs.3 lacs and given to builder and same is acknowledged to Mr. Sardar Patil and his Senior Mr. Ajay Mare also. So many days had gone but, no process action was done by PNB. Then I had given call to Mr. Sardar Patil and asked about disbursement. That time he told me that your building is illegal and we can’t process for you home load. This was surprising for me. Because I had given all the required documents for the process and Mr. Sardar Patil verified all the same. Then some days after he demanded for the some documents from builder which are also submitted. Almost 3 months gone and they are playing with me and every time I am getting answer that process is going on and they are taking approval from higher authority. In those days I had contacted to Mr. James Kerketta (relationship manager). Every time he told that just give me 1 hr., 15 min, I will call u. but no signal call given by him. Yesterday on 29th dec. 2014 I had called to Mr. James for the clarification. So, he told me that I am on leave, please call me on 30th Dec. 2014 12:00 PM. As per his request I called him today 12:00 PM he told me that he still not checked with his colleague about the case. Just give 1 hr. and he will call me back. But till 6 PM I did not get any call from Mr. James which is really pathetic. I called him on 6:00 pm but, he was ignoring me and do not want to talk. He told me that he was busy in month end closing and he can able to talk on in January only and disconnected the call. I really surprised that the bank like PNB housing finance having these kind of irresponsible and nonsense people in there branch. I am requesting you to please look in to the matter and do the needful. Thanking you, Ranjit Pawar [protected] [protected]

Date- 09/12/2014 From, Arvind Ayengar K 101, Mont Vert Seville Apartments Wakad, Pune – 411 057 #[protected] To, The Officer In charge, Grievance Redressal Mechanism PNB Hosing Finance Ltd., 9th Floor, Antriksh Bhawan, 22 Kasturba Gandhi Marg, New Delhi – 110001 Sub: Complaint against PNBHFL, Villeparle Branch, Mumbai and its officials Mr.Sanjay Vaishy and Mr.Sushant Kumar. We have availed a Home Loan from PNBHFL, Villeparle Branch, Mumbai on Oct 2012 for Rs.38 lac to purchase a re-sale flat at Pimple Saudagar, Pune, from Mr & Mrs. Janaki Matani ( Seller) As per the purchase deed agreement dated 10th October 2012, an amount of Rs.25 lac was also paid by the Ville-Parle PNBHFL Branch to Shri Sharada Sahakari Bank (SSSB) Tilak Road Branch, Pune to clear the loan availed by the sellers against the security of the said property, with the agreement that the title deeds of the said property be handed to PNBHFL. Accordingly, on[protected], PNBHFL sent a letter calling for original documents which was duly acknowledged by SSSB. However after a lapse of more than 1 month we were informed by PNBHFL that it did not get back the documents. SSSB made a phone call to the PNBHFL executive Anil Agraval and stated that they are handing over the docs to Matani to which he ignored. On enquiry it was found that PNBHFL failed to collect original documents and Matani’s took custody of the same, resulting in the sellers demanding an additional amount of Rs.5 to 10 lac over and above the agreed sale price as per the agreement. Thereupon, we filed civil and criminal cases in the Honb’le Court of Pune against the sellers. During the intervening period, while the investigation on the criminal case was going on, seller Mr. Rajesh Matani died and still Mrs. Matani is continuing to seek extra money from me and the civil case is in continuation. In the meanwhile we have been regularly paying the EMIs (Rs.25125 pm) for the past two years on the assurance from the Branch, Mr. Sushant Kumar & Mr. Sanjay Vaishy, that they would take all steps to collect the original title deeds from the sellers and settle the matter. Based on their advice, we have continued to honour the repayment commitments till date in spite of additional financial burden on us. Presently there are only 3 or 4 EMIs outstanding. It is pertinent to highlight here that it is the paramount responsibility of PNBHFL to collect the documents from SSSB/seller. However, during these two years, there was lukewarm response from the Branch and its officials as they failed miserably. As a result, the sellers started demanding extra money from us resulting in avoidable litigations in the form of criminal & civil cases. Adding to our woes, last month the Branch and the said officials misguided us saying that they would threaten Mrs Janaki Matani by issuing a Notice under SARFAESI Act for auction sale of the property so that she would come forward to handover the original documents and settle the matter. Believing in their averments, we agreed and accordingly notices were issued by Branch in “Free Press Journal” and “E-Samna” on 17th Nov 2014, depicting us as delinquent borrowers / defaulters sullying our image and damaging our financial credentials. However yesterday[protected] when my brother Ajay Kumar Ayengar contacted to know about the developments, we were informed by Mr.Sanjay Vaishy that they would go ahead with the auction, conclude the sale for Rs.50lac and distribute the proceeds in the following manner. PNBHFL (Home Loan) - Rs.26 lac Mrs. Matani (Seller) - Rs.14 lac (Rs.12lac-Overdue & Rs.2 lac- Interest). Ourselves - Rs.10 lac (Surplus sale proceeds) This came as a rude shock, as the reason stated for the auction notice was to merely threaten the sellers and collect the original title deeds and at no point of time there was discussion about actual sale of the property nor was it our intention to dispose the property through auction. Going by the approach and actions of the PNBHFL and the said officials, under the prevailing circumstances, we have strong doubts that the Branch and Mr.Sanjay Vaishy are colluding with the Seller Mrs. Janaki Matani and clandestinely adopt the auction route to dispose the property at a whimsical price and pay the amount to the seller to our detriment as well. In this connection we bring the following facts to your notice. 1) Housing Loan transaction is between the PNBHFL and ourselves and the seller was /is not a party at all, except to the extent that she is entitled to the balance sale consideration only. Such being the case, the question of payment of interest to the seller does not arise at all. 2) Any payment over and above the sale consideration is purely the prerogative of the buyers i.e. ourselves and PNBHFL or its officials have no locus-standee or authority to decide or make extraneous payment outside the agreement without our express consent. Hence we question the very intention and haste of Mr.Sanjay Vaishy in deciding to go ahead with the auction, unilaterally decide the sale price and appropriate the same in the above manner in utter breach of trust. 3) The primary issue still remains that it is the responsibility of PNBHFL to take all diligent steps to get the originals documents from SSSB, which they miserably failed to do. In order to extricate from the tangle created by their delay and inaction and come-out of the problem caused by their own negligence and omissions PNBHFL and Mr.Sanjay Vaishy are trying this conniving route of auction sale in the process trying to unduly benefit the seller throwing all norms and ethics to the wind. In this vitiated scenario, we are rather constrained to lodge this complain against Ville Parle Mumbai Branch of PNBHFL and its officials Mr.Sanjay Vaishy & Mr.Sushant Kumar, seeking your immediate intervention to stall the auction proceedings and instruct the concerned to collect the original title deeds and enable us to take possession of the flat without loss of time and money. Would seek and immediate and strict against Mr.Sanjay Vaishy for his misguidance and cheat and joining hands with the seller Matani, who is pusuing criminal offence under section 420. At this juncture we place on record that we never refused to pay the EMIs during the entire period of two years, even though we could not take possession of the flat in addition to paying rent for alternate accommodation, due to the failure of PNBHFL and its officials in collecting original documents. We reiterate that we are willing and ready to honour our commitments for the remaining EMIs, once we get an assurance from the PNBHFL that appropriate and concrete steps would be taken immediately to collect the documents and resolve the dispute. This complaint is without prejudice to legitimate rights and remedies available to us under the civil and criminal cases filed in the Honb’le Court in Pune. Yours sincerely Arvind Ayengar

The bank associates work as if they are doing us a favour by processing the demand. They seem to forget that it is the interest that we are paying in what is paying there salaries. I must say i am realyyy disappointed with these guys. Will certainly NOT recomend them to anyone and am wondering if i can drag them to consumer court for the harrasment more than anything else.

Hello, My Loan Account No: [protected] My home loan account statement is showing the cheque of Rs.1, 90, 000/- issues on August 2014. The processing fees amount was also collected from me Rs.650/-. This month EMI was also collected from my account for the entire amount. Almost one month has passed now. Can you give me an explanation; why the hell the cheque is not yet disbursed or handover by your executive? Is this the way PNB cheat and collect funds from your customers? What’s stopping PNB to handover the cheque?

Banks should get penalized by RBI for their wrongdoings; PNB and its executive has clearly cheated me two times. I dont think PNB even knows what brand position is...must be cheating only.

We have applied for housing construction loan for 15 lakhs. Initially they have not mentioned anything and collected Rs-11230 wide cheque No:162597. After one month informed that we are not eligible for loan due to less income(which should have noticed the day one.) now they are not returning the money saying our application is already processed.

                            Resolved

In December'13, I had decided to shift my homeloan from LICHFL to PNBHFL, with the sole objective to reduce my homeloan period from 20 years to 8 years just to save interest cost.

I live in M2K Spring, Sec-50, Gurgaon, the house which I got possession for in Jan'11, the one for which I wanted a loan shift. Since I had tried in SBI earlier, I had told the PNB official Sumit that my property is not registered, still you think PNB will be able to transfer the loan.

After many checks from him and his confirmation obtained from his senior, I decided to take the plunge and submitted all of my papers for property homeloan shift from LICHFL to PNBHFL.

In Jan'14, Sumit informed me that this was possible if you provide any other property of yours which is equal or higher in value than the homeloan against this property as its not registered. I agreed to give papers of our Jaipur's house. Then began the sad story. The PNB people started harrassing me and my family by asking new papers every now and then which I kept providing to them only after their confirmation that loan is getting processed.

They even went to the extent of calling my 90 year old grandfather to Jaipur for doing physical verification before finalizing the paper work. I kept facilitating them by all means.

All this continued till Feb mid. Now the guy Sumit tells me that Congrats sir, now your loan is sanctioned and soon I'll be sending the sanction letter to you.

I was thanking my happiness but the letter never came. I called the guy again after almost a week that its already 2-3 months, its time that shift my loan, I have cooperated in every possible manner. However, to my shock, he said, sorry sir, our senior has backed out. Now the company can not provide the loan as your property is not registered.

If you can give in written from your builder that you can get your property registered, we'll process the loan.

Luckily at that time, our registry was opened and my builder provided me with the letter the same day which I had sent to PNB.

Next day, Sumit tells me, sir my senior is not agreeing now, plz check and resolve with him.

Now this guy Ashish who knows about the case right from Day -1, Sumit's senior, point blank, he says, sorry sir, your case can not be processed, without even a reason.

This is shocking, its like shear harassment. I had done my planning basis this loan which the PNB team kept confirming to me for 3 months and suddenly they back out even when all papers and all documents provided me were totally sufficing the case as they had asked for.

I want to file a anti-defamation case against PNBHFL. They have let me down and have broken my confidence by not processing my homeloan even after full cooperation. They have been false hopes to me for 3 months and have not only wasted my money (around 4k) but also have irrevocably wasted loads of precious time of my family and mine.

Looking forward for help and sorting out my issue. Plz help.

                            Regards,

In a strange series of things I want to highlight the inefficiency of your Kolkata Branch in sanctioning a loan for a loyal customer who for 4 years is paying your EMIs without fail and now applied for a topup loan but your staff after taking all my documents and completed the verification (technical & legal) for 2 times at my house is still clueless of the proceedings . They are only assuring me that it would be sanctioned today (thats what they are saying me for 2 months) I applied for the loan on 1st week of December and I am still wondering what is wrong . Now the staff is not picking up my phone and disconnecting when i call them. I already paid Rs 5800 via Cheque. The irony is the first 2 step where you have asked us to register our grievances never reply back. Its a total Unprofessional and callousness attitude which i can see and wonder what mistake i have done. I have less expectation from this mail also as I am not sure if it will be at all read or not.. My details Name--Saptarshi Chakraborty Loan account No- [protected]

I have a home loan with PNBHFL no - [protected]

I have never seen such a dreadful dealing ever in my life. I took the home loan, with a promise by the agent that he would refund the money as soon as the loan gets disbursed. Till date, I have not received any refund.

Any home loan foreclosure involves one month interest, which the agent is not aware of and was confident that no extra amount, other than the outstanding principal will be charged.

I was told that if the home loan is disbursed in the month of November, pre-EMI would be charged in December, and first EMI in January 2014. The agent and his senior later on refused and told that the EMI will be charged in December. Since I had no valid proof for the same, I had to pay the EMI this month by availing a top, which I feel was an easy way of selling to me. The agent asked me later to cancel the top-up, but I already had used my existing resources and needed the extra money.

Here comes the main story. I was asked for my HR's contact on the 27th-28th of November. Post the HR's confirmation my home loan would be disbursed. I clearly told the agent and his senior that the HR will not confirm. Still they asked for the mail ID and went ahead with their steps. On the 5th of December, I received a mail from Tata Capital that the EMI will be levied. On further investigation, I found out that since the HR had not confirmed, the home loan had not been disbursed, which is something I told them on day ONE.

After some arguments, they sought some approvals and cleared the disbursement and made me pay extra 9, 342 to Tata Capital + EMI bouncing charges to HDFC Bank. My point is they could have taken approvals on day ONE, when I told them that my HR will not approve. Why did they wait for five days for me to call up?

I would like my top-up cheque at the earliest and money from the agent as well.

I produce below the mail trail representing harassment caused to me by non-disbursement and frequent delay in disbursement leading to late payment charges .
The organisation is insisting on payment via cheque despite clear instructions by RBI to the contrary.(advise sent by Sh. Vijay Chugh,CGM in April 2012)

Nobody is replying to the complaint( first complaint was on November 11,2012).No number for complaint resolution is given on the website which is mandatory as per Fair Practice code.
Pl use your good offices to enable me to get justice.

                                      Reg:Harassment by Gurgaon PNBHFL

                                      Dear Sir

I produce below the Fair practices code of your organisation.Your Gurgaon branch have been violating this with impunity by never intimating me regarding change in interest rate etc.You are also acting arbitrarily by changing the requirement at your will(asking for PDCs, ,delaying disbursement leading to late payment, writing mail without identifying the sender, allowing employees to talk rudely with customers, harassment of customeretc)

The sender in mail from your organisation never identifies himself/herself.
Yesterday Mr. Subodh from your organisation called me on my cell phone and told me that where from PDCs that I have got came from. He told me that since these cheques are not to be used after April, they are Kachra to him.Is it the wording of a Service sector professional.
I asked him to return him the PDCS than. But he said that he will keep one cheque for overdue amount. I asked him what is the amount & he replied it is Rs.17046/-.

I told him to write this in mail as I have a different amount sent day before (pl see the mail sent below by someone in the organisation). He told me that who has sent the mail?I told him that since no one has identified in mail sent by organisation,so I won't know about that.

I asked him again to send the mail so that I can authenticate the right amount. Then to my horror Mr. Subodh told me"Appne Bank se loan le kar koi aaishan kia hai kya".

As a customer, I can't take such behavior and I intend to know if it is management sanctioned.

This has been happening frequently. In my wife's account also, the organisation did not make any payment saying that PDCs need to be given. How can you tell one day that we will not pay. This has been happening at the time of most of disbursement. Then Ms. Rekha told that she won't pay till PDCs are given. The Branch Manager was told of the same but he was a silent spectator.

After we arranged the PDCS,then Ms. Rekha told that you pay your part and we will pay our part only for stamp duty,We arranged funds but then came another surprise .Ms. Rekha told that they will pay the dues by draft and we should pay remaining amount.Being in this industry, the branch manager & Ms. Rekha knew fully well that government does not accept multiple draft for a single payment.
Then we requested that either you take a cheque/neft from us and make consolidated payment or give us cheque and we will make payment.

After harassment for more than 10 days, nothing was done. we were in touch with Branch manager regularly and he was so indifferent. So we hold Ms. Rekha and branch manager liable for late payment charge paid in the account of my wife.

Ultimately we were very late in payment and we were forced to pay from our own sources.
For us ,every disbursement is like a sanction of new loan and new tool for harassment by officials of the branch. The branch Manager has failed to provide any leadership and it seems that either he is not interested in retail loan holders like us or he has no control over employees.Either way it does not behoove a good organisation like yours to have such customer facing employees.

In view of Fair Practices code, please provide the following:
                                      1. Disbursement schedule
                                      2. When you have changed interest rates in my account,if any.Why was I not informed of the same? Why you are not sending monthly account statement of my account?
3.Payments are always delayed based on reply that we have send it to head office. Is the head office incompetent so that it does not process everything or are the employees just making it an excuse..
4.Please arrange me a complaint number of my complaint for my complaint against Ms.Rekha,Ms. Bubodh and Mr. Umesh Bhatia.
                                      5. Please arrange to provide me the landline and mobile number of EVP incharge of grievance settlement.
                                      6. Also arrange provide me with name of person who will be handling my complaint.
7.My last complaint has also not been acted upon.Who is sitting on that complaint?

I expect reply as per statutory provision of fair Practice code immediately. Also intimate if you have made disbursement as per DRF.

                                      Re:Accepting payment via NEFT

                                      Dear Sir

Some illinformed employee(who has not even written name in the mail ,may be Ms.Rekha or Mr. Umesh Bhatia) has advised that they will accept payment only via PDCs/ECs.

As per RBI guidelines,I wish to make payment in NEFT. please confirm that I will face no problem on that count.

                                      Regards

                                        R/Sir,

I beg to say that Mr. Shabi Khan, Sales Manager, PNBHFL, Sector-18, NOIDA contacted me for a housing loan which was not sanctioned. I issued a cheque for ` 3371/- to PNBHFL which is supposed to be encashed, once the loan was approved. But they had encashed the same without sanctioning the loan & without my permission.

Despite of my contacting PNBHFL (Shabi Khan, Sales Manager on Mbl: [protected] & Customer Care) for the last 2 month, I have not received the amount back. I have all the e-mails with me where they have accepted that the loan was not sanctioned and the refund will be made. Upon contacting Mr Shabi Khan in Nov-Dec-Jan, Whereas, now he has refused by saying that you have approached customer care take the refund from them. He even refused to meet.

It seems that PNBHFL is a company where they do not earn from the business but from these kind of means.

                                        thanks

You are very true, pathetic experience with PNB HFL

                                        Tarun
                                        I have the same experience.

I had already identified the property and applied for the loan to PNB (Pune), I had upfront provided the properties documents (deed, society share certificate copy etc.) while filling the loan application form with around 5 thousand Rs check (as 50 % processing fee). Now they are saying my loan has been approved but they will not finance the loan on my selected property (they even refused to give me the reason why) and I need to search another property. Now I got the loan on same property by ICICI bank (disbursed as well) but PNB just not refunding my 5 thousand rs (the agent even not picking my phone).

This really pathetic, I agree PNB seems to be making money by this type of fake things.
i have also the same experience .i got call from PNBHFL regarding home loan .i have selected the property to buy and pnbhfl says that that property is approved from their bank pl provide documents.i have provided documents along with cheque of rs 3371/ and all verification has been done no. of times. and till date no information from pnbhfl.and also cheque has been cashed by pnbhfl.i have contacting from last two months but there is no response from them.

This really pathetic, I agree PNB seems to be making money by this type of fake things.

                                        Dear Sir,

My name is R.Vaitihyanathan from Chennai, Doing a small Business, applied for LAP at your Chennai, Whites Road Branch providing all the documents, after scrutiny my documents they said i am eligible for 15Lakhs LAP, hence they asked to pay the processing fee for the further action. I have paid a processing fee of Rs.11, 800/- with commitment of refund if the loan is not processed. Thereafter i got a message stating that my loan is processed. after that Inspection of my business premises, Audit and Panel valuation were done.

After that i was trying to contact your representative to know about the loan status over phone, he always neglecting my phone calls when i send the SMS he replied " I will call you later" .. but he didn't... Later I log in thru your PNBHFL website..application tracker ...i got a message on the PNBHFL website that my loan is declined. I don't know the reason. And your Representative is not informing me the status yet.

It's very unfair. Hence hereby request you to refund the processing fee at the earliest.

My Loan Application ref no, is : NHL/CHE/0917/431013

Sir, My reference is REF/HOU/BBSR/0318/510913 dt.29.3.2018. Loan sanctioned on 31.03.2018. I had submitted the requisite processing fees, etc. All the documents were also submitted. After a long gap they told that very soon that I am getting the loan disbursed. Several assurance were given me like tomorrow, day after tomorrow and two days after or in the next week. Lastly, when I met personally in the office, they told that due to technical verification report, your loan amount can not be disbursed. No written document is given me regarding disqualified. I became astonished, asked and argued that several times you told me that your documents were verified and found OK, no problem to get the loan. Again they suggested me that apply for LAP and advised me to deposit Rs. 5900/- for processing fee. A number of telephone calls I received for LAP. But I am in doubt whether there is any hidden charges taken by the branch officials or not. Please confirm me. I request your kind honour to enquire about my loan case and give in writing that why I became disqualified for getting the loan amount. Or else, I feel that PNBHFL is a company where they do not earn from the business but from these kind of means. Thanking you Sir,

                                        Yours sincerely,
