I had availed loan of Rs.8 lakhs from PNB Housing Finance in 1997 with a 12 year tenor. The loan was pre closed in 2004 itself. As professionals we have been travelling outside Delhi and at the time of closure of the account we were not physically present in Delhi to collect the original documents. Subsequently on our every visit to Delhi we have been following up with the Delhi Branch located at DCM building, Barakhamba Road. The most recent being 4 visits in the last one month and despite a lapse of close to 12 years, the bank is returning my original documents. I have met every official in the bank and have co operated with all their officials but have only faced harassment. I have been sent to DDA and also to the Sub Registrar's office to search for the document which is in their possession. I have met their internal legal counsel also who has given me only evasive replies. What is the legal recourse?

    Hi,

    PNBHFL has very irresponsible executives that they made all fake promises. I got a call from Mr.Bir Bahadur when I applied for home loan through online. I explained him the situation of property and given the photos of property via watapp, that fellow assured that he will definitely give me a home loan. After few days he called me and saying technical verification failed. Also he forced me to sign all documents & go for Original document verification when the technical report has not come. They took a processing fee of 5725/-. When I am requesting them to return the processing fee no response from that irresponsible person.

    Here's my application: HOU/HYD/0116/259824

    In this thread I am requesting all new home buyers, don't go for PNBHFL. They will never sanction loan simply take processing fees.

    And in Hyderabad don't trust the fellow Bir Bahadur he will make all false promises and get you cheated.


    PNBHFL is a cheated company!

      Hi Team,

      This is regard to Home Purchase Loan Application No.”HOU/CHD/1215/254470”, my loan is approved from 10 Dec 2015, after that when I got demand letter from builder I have called to your agent on 2 Feb 2016, my builder provide all the related document almost 4 time to PNB agent, whenever I call about status for same they always say within 6 days . I don’t know where is the gap and why its pending from PNB end . I would request please update me otherwise I will escalate to higher management .

        Dear Sir,

        I had applied for housing loan in PNBHFL, Indore on 24-Feb 2016 and submitted home loan documents. I got a reference number from PNB is REF/HOU/IND/0216/269713. Seeing my documents, Mr. Irfan (Executive of PNBHFL) told me that they will sanction Rs. 26 lac, believing on them I had given a Standard Charted Bank cheque (bearing no. 000012) of Rs. 3435. On 26-Feb 2016 Mr. Irfan asked me my bank statement which I mailed on parminder.[protected]@pnbhfl.com given by him. On 2nd of March 2016, He called me and declined to sanction the loan. I asked the reason of declining in written and return of my documents, they refused the same. After this PNBHFL deposited the processing fees cheque on 9th of March 2016. So I request you to please return my processing fee amount to my account and return the documents asap. Failing to do so, I will go to the court.

            This is Praveen Mishra from Ghaziabad, UP. .I was applied Housing Loan with PNBHFL, Vasundhara, Ghaziabad Branch on 18/01/2016 & submitted processing fees 3435 /- through cheque no 473634 PNB Vasundhara . My Loan Account No is HOU/GHA/0116/262713.
            As request by Exexutive Mr Amit, I was submitted all the documents ( Property Chain, registry, financial Statement/papers & i received a reference no. also on 21/01/2016 that is "REF/HOU/GHA/0116/262713" . after that on 03/02/2016 I received SMS on my Mobile no [protected] from PNBHFL stated that your home loan application has been approved.

            “ Dear sir, We are Pleased to inform that your loan application has been approved, Please Contact Mr Harmeet Singh Bagga of Ghaziabad Branch for Loan Disbursement . “

            But when we approached Mr Harmeet he just told me simply that "PNB can not provide you loan since your property is not approved by our Legal Technical Audit .

            I need Clarification From PNBHFL Management that what is S.O.P of Loaning Process . After approval How you can Cancel Application ?
            Before applying i was shown property to PNBHFL Executive Mr AMIT RANA & he assured me that we can give housing loan on your property . where as i was submitted the property paper in which the property area ( Layout) was clearly mentioned with Application form.
            I want to know that if PNBHFL not able to provide home loan even after producing all the document & even after all the inspection done by you positive, then why you are just making fools to your customers.
            Please return my Processing fees, Legal fees Amount, all my documents & do necessary Action.

              Dear sir,

              I had submitted home loan documents on 04-dec-15 and i got a reference number from pnb is ref/hou/mum/1215/254185 and after that on 18/12/2015 i have received one mail from pnb stating that 'as you are working with _ pvt ltd and the company has huge loss of around rs. 1.28 cr. As per policy we don’t fund the employee of the loss making company.

              After this message there is no response from pnb team about they deducted the processing fee cheque from me before application process.

              I request you to please return my processing fee cheque asap to my account.

                before processing the home loan they have debited the amount from my account and till this date there is no response from PNB team regarding the issue and till this date no movement in application or no process for credit the amount back to my account.

                  I have applied for Home loan at PNBHFL in Bangalore. And to my surpurise, in the sanction letter I see a very high amount towards insurance premium which I have not even opted for. Even the bank exec has not informed me about any insurance policies while applying. Suddenly they have added 84K towards insurance amount to home loan in sanction letter.

                  After consulting with few people I came to know that, under RBI insurance act laws, no bank can force customers for insurance policies with home loan. I will not be able to take the insurance policy mentioned in the sanction letter.
                  So I request you to please check and revise the sanction letter without any insurance premium added. Please help.

                    Respected sir/madam

                    I am writing you with respect to my reference number-REF/HOU/NOI/0116/263206. Under your housing loan faculty I have suffered a lot of trouble. Dated on 2 Jan2016, I have talked to Neha Rastogi, PNB customer support officer regarding my home loan requirements and with all conditions mentioned. She promised me the sanction of maximum 40 lakh rupees loan after verification of documents.

                    She also gave me the contact number of Rizwan, Sec-18 Noida branch employee. he visited my company in Noida for the verification of my documents. I told him my loan requirements with all the specified conditions and my conversation with Neha Rastogi as well. After verification he also promised me the sanction of approx. 40 lakhs rupees loan. Thereafter I gave him all the documents related to my home loan procedure.

                    The process started and on 30th Jan 2016 my both cheques (Cheque number-000014 with amount of rupees 2977/- And cheque number-000012 with amount of rupees 3435/-) have been withdrawal. In the mean time I was in contact with Rizwan and he assured me the loan amount of rupees 40 lakhs.

                    On 7Feb2016 Rizwan messaged me his manager Shabeeb khan’s Id (shabeeb.[protected]@pnbhfl.com) and asked me to mail regarding my father Mr. Shripal Upadhyay that salary credited in his account is not provided by NGO. My father did the same mail on that very same day as asked.

                    On 9Feb2016 Rizwan messaged me that he could not do the loan for rupees 40 lakh and can only make it up to 30 lakh. I agreed.

                    Again dated on 12Feb2016 when I called Rizwan to know the status of my loan, he told me that only 15 lakh rupees loan can be sanctioned.

                    Due to the above mentioned chaos I have suffered a lot of damage because as per your commitments I have also promised the other party to pay the specified amount within the specified period of time.

                    1. First, as your loan approval time is 6-7 days, it took more than a month in my case.

                    2. Committed loan amount was not given.

                    Hereby, I request you to please refund back both of my cheques, Return my documents and pay the compensation for all the losses I suffered due to your misrepresentation as soon as posssible.. Failing to do so, I will go to the court.

                    I want to draw your kind attention towards certain points that in your application form no where it is mentioned in any such criteria that how much i have to pay as processing fees. though i have been charged 2 times as processing fees beacuse i have paid twice. Even i called you on your tollfree number timing 13:27:00 Dated 19/02/16 but no response and satisfaction given by your caller. I would like to request you once again to please
                    return back my documents and compensation of Rupees 10 Lakh for the damages that i have suffered which leads to complete Harrasment with the customers and False misrepresentation with customers.
                    If you people don't want to settle this dispute outside than we shall talk in court.

                      Complaint:
                      1. Wrong and improper cancellation of loan proposal
                      2. Wrong information provided and cheque collected
                      3. Non-refund of the amount collected through dubious confirmation
                      4. Unprofessional and rude attitude by the Branch Manager over phone - Mr. Jaison


                      We had approached your company for home loan after being recommended by our builder. The company asked us to submit a cheque of Rs. 11, 000.00 which when we objected they said minimum of Rs. 5, 700 has to be given as processing fee, which again was supposed to be refunded.

                      Later the company rejected our loan stating that we had given false details, which is not at all correct and had informed this to the executive who had represented the company.

                      When we contacted the Higher Official - Mr. Jaison, he was outright rude with us after which we had to take up the matter with our builder. After the builders intervention and also after four months and everyday calls, the company has refunded only Rs. 1, 500. The explanation given by the executive was that this much amount only has been approved.

                      Pls look into this matter, because the loan was rejected on false ground and also the processing fee amount deduction has been wrongly done. Even the treatment we had from the Management - Mr. Jaison was pathetic.

                      Pls help us resolve this matter or let us know if we can take this into consumer forum?

                        I have applied for Home loan at PNBHFL shivajinagar Pune branch. They have not informed me about insurance policies starting while applying. Suddenly they have added 2 lakhs insurance amount to home loan in sanction letter. During my registration period of flat. PNBHFL executives are forcing me to take insurance saying mandatory.
                        After consulting legal advisors, under RBI insurance act laws, no bank can force customers for insurance policies with home loan. I will not be able to take the insurance policy mentioned in the sanction letter.
                        So I request you to please check with the PNBHFL Pune shivajinagar JM road branch and request to exclude insurance premium from the Loan sanction. Please help.

                        What happen does the insurance was removed? Or still you are liable to give that insurance. I too have applied.

                        Its removed but continuously increasing ROI
                        Even for me they have asked for 4lakh insurance cover that will be a part of loan. this is from Pune Shivajinagar branch.
                        The sales executive didnot mention this to me before applying for loan.

                        No complain is not resolved...till now...i am tryimg to swich my loan to other bank...so they told that after loan take over by another bank the policy will be closed automatically or if not then u have to deposit noc at the insurance company...then rrst of the amount will be credited back deducting some amount..i have received only 1 phone call from the pnb official who was involved in the loan process and he told me. And when i visited to their ofc he told me that we can't do anything for insurance cancellation...u have to deal with that...but now i got a message that complaint resolved...i dont know what to do now. Just waiting for loan take over by another bank .

                          I had applied for a home loan from PNB housing and paid Rs. 5700 for the processing fees towards the home loan, which has not be paid back to me even after my loan is rejected.
                          The executive who has visited me had informed me that the processing fee would be returned to me in case my loan was rejected.
                          The only mail i got was the one given below.

                          Even after two months of applying for the loan, i wasnt updated about the status of my loan and it was updated to me when i didnt receive any calls and i got suspicious.

                          The executive took a cheque of Rs. 5700 from me after assuring that the amount will be debited from my account only after my loan is passed. However, to my shock, the amount was immediately debited from my account within two days even before my loan was taken for processing.
                          The only mail that the PNBHL sent me has been mentioned above and there was absolutely no communication from anyone.

                          Being a journalist accredited to the Maharashtra Government, I have encountered people who have been aggrieved from such problems. However, i have personally become a victim of such cheating.

                          The bank should correct such intentions and make the bank more responsible towards the public.

                            Sir My loan account no is 8215 in pnb housing finance ltd delhi branch. staff and manager has done irregularities in my account . 1. They have not deducted principle amount during the months of june, july, august, september, 2015 despite that I have paid full EMI"S FOR those months. 2. But the amount of Rs.55000 has been loaded in the sanction letter without my consent. The same has been informed to you immediately after receipt of sanction letter from your end. After several follow ups with your team and ICICI Lombard I have received an amount of Rs.43916/-.and the same has been adjusted against my loan. I request you to return the difference amount of Rs.11084/- immediately without further delay. The issue is pending from your end for the past 4 months.                                 There are two complaints in this list 1. conversion of Pre-EMI to EMI 2. Part Payment towards tenure change. Overview : We have taken a housing loan from above said bank, A/C no : [protected]‏ . Since we have taken Pre-EMI option from the developers (Sattva Group), till the possession, the loan was in PRE-EMI, and developer were paying the interest for the loan. currently we are out of india for the company work and will be back to india by Feb 2015. 1. In first week of Oct 2015, we have registered our flat and requested the banker to convert PRE-EMI to EMI. After tracking for 2months, finally they said PRE-EMI to EMI conversion will be effective from Dec 2015. That means we simply paid 2 months interest from our pocket without any benefit. 2. After registration, we spoke to bank executive (Praveen) regarding part payment, and he advice to send the Part payment DD to the said bank address and confirmed to him and other parties during call/Mail that part payment is towards tenure change. But for our shock when we saw the EMI deducted for Nov 2015, , shows that the part payment is considered towards EMI change. From Nov till now we called /mailed alternative days to the bank, but we only get a response from the receptionalist that the executives are busy. Do they think that we are jobless, and our job is to only call & inform them how to work, and what need to be done. Inspite of mailing to the escalation list emails, i dont see any prompt response from the higher authority as well. I guess no one worried about customer services.

                                  This is Vimal SIngh fromif Lucknow, UP. i just want to know that if you are not able to provide home loan even after producing all the document & even after all the inspection done by you positive, then why you are just making fools to your customer.

                                  i was submitted all the documents & Cheque of processing fees on 13th Oct 2015, i received a reference no. also on the same day that is "REF/HOU/LUC/1015/246312" . after that on 15th Oct 2015 i received another email from PNBHFL stated that your home loan application has been approved.

                                  now after taking continuous follow up on daily basis yesterday 19th Nov 2015, your manager just told me simply that "PNB can not provide you loan since your property area is lees as per PNB norms". where as i was submitted the property paper in which the property area was clearly mentioned.


                                  they just make me fool from last more that 1 month by just saying that you will diffidently received home loan for your property from PNB HFL.


                                  my question is very simple as i stated above that "if you are not able to provide home loan then why are you making fool to public & are you sited for just wasting the time of public.

                                    Applied for home loan and loan got disbursed, EMI also started, however i still do not have any information about my loan as i haven't received any welcome kit and no information on mail. This episode become ridiculous when i contacted Malleswaram, bangalore branch and the concerned person mentioned that PNBHFL doesn't have any option for checking loan status online. Upon asking them about welcome kit they mentioned PNBHFL head office would be sending the same and now it's been 2months that i have heard back from them and neither received any documents about my loan.

                                      I had applied for home loan in pnb housing finance limited, in 29th Oct 2014 with chennai team anna salai branch. . They had taken cheque of Rs. 5681/- from me in respect of loan processing charges which was encashed by PNB Housing Finanace. ..Officers were not giving proper response to my loan request for almost one year now and not repaying my money of Rs.5681/-
                                      customer support has been notified about the posted complaint.

                                        With reference to Housing Loan Account No. HOU/CHE/0715/229692, I am hereby raising a complaint on the same.

                                        1. During Loan processing, I have registered for ECS (Debit Clearing)/Direct Debit and have requested housing Loan EMI payment to be processed directly from my ICICI NRO Account. But received a notification letter stating that Post Dated Cheques (PDCs) have been exhausted and additional cheques are required (please see attached notification letter). ECS has been completed ONLY for the first month (August) but for consecutive months (September & October, November), EMI payments have been processed with the provided cheques (which should have not been ideally). I have not been provided the actual reason why ECS payments has been rejected till date.

                                        2. For an NRI customer, hard copy has been sent to the local address where no one is present. No email notification sent to me till date on the ECS payment issue and reason for rejection.

                                        3. There are delayed email responses. Follow-up emails have been sent to [protected]@pnbhfl.com on the above issue from Oct 29th but received an update only on Nov 7th that too, after making several calls to Chennai Customer Service Manager (Lavanya) and discussing on the same. Completely exhausted with the same.

                                        4. As per discussion with Chennai Customer Service Manager (Lavanya), made on NEFT payment to PNBHFL Acc No. [protected] for November month EMI of INR 25, 718 on Nov 7th and notified by email on the same day. Despite that, November month EMI has been deducted from my account via Cheque No, 235012 on Nov 10th. This is completely unacceptable and lead way to higher degree of dissatisfaction.

                                        Request you to sort out these issues and adjust the NEFT payment made to compensate the December month and provide me a confirmation update at the earliest.

                                        If these issues are unresolved and if I do not get a timely update on the progress, I would like to transfer the housing loan to a trustable bank. I am sorry to say this.
