Dear sir/ madam,

I have gone through very very bad experience with pnb hfl. i think they have started the racket of deceiving people those who are come in contact with them for getting home lone.

My case is...

I am shivdatta gadakh (pnb hfl file no. hou/pun/0215/212416)

I have booked property in amit enterprises, pune, maharashtra, on 5th of feb 2015. then i met to pnb hfl executive mr. govind game for home loan perpose on 7th of february 2015 at my home at nanded city, pune
Mr. govind ([protected]) asked me few questions. one question was ' do you have any current bank loan? i answered 'no'. then he asked me for required documents. then i gave him all the documents as per the list provided by him. then i gave him cheque (no - 338979) of rupees 5618/- as a processing fees told by him. he assured me, that i will get 20 lakhs rupees loan on my per month salary 35155/-.

Then after a week i got verification call from pnb.in that call pnb hfl person told me that, i have taken a loan of rupees 23000/- in year 2009 and seems ' settled', then i was shocked.

I called my father to ask about this loan then he told me that we had taken a loan from a ashwinath dairy. this dairy has deducted all the installments regularly from the milk payment, so there shouldn't be any issue of 'settlement'. i also collected the installments summary from that dairy. but problem is that this loan has been given by icici bank, nasik, through ashwinath dairy to group of needy farmers and i was one of them. ashwinath dairy has deducted the installments regularly from the our milk payment but not deposited cheques in icici bank regularly some cheques were bounced also. so that's why it seems ' settled' and it all due to that dairy and not because of me.

I sent the 'summary of installments' deducted by dairy and 'no dues' certificate of icici bank to mr. ajay mare and mr. yogesh date by e-mail as per suggested by mr. govind game.

Then i was calling mr. govind game regularly to know my loan status, then every time he was saying me that your file is in process. last time when i called him that time he said me that ' don't call me frequently, when your loan will be sanctioned i will inform you' and he disconnected the phone. so, i was waiting for his call but i didnt get any call from him.

So, i visited pnb hfl, shivaji nagar pune office on nov23, 2015 and met to mr. james kerketta who was a senior of mr. govind. he told me that my application was terminated on 19 feb 2015 due to c-bill issues. this was shocking for me because mr. govind game should have informed me on same date but he didn't tell. and i didn't get any termination message from the system. mean time i had applied for home loan in other bank and i got that.

My loan case has been rejected by the authorities stating my cibil credit's poor performance. after my continues probing in the same matter, i found that there were no authentic reasons quoted by your officers. on the other hand i have enquired and found that the concerned staff member namely mr. govind game has failed to perform his duty. his negligence was the main reason behind rejection of my loan case. i have gone through tremendous frustration.

I didn't receive single email, message, receipt regarding all this. i found total negligence from pnb hfl side. even on nov 23, 2015 first time i came to know from pnb hfl about my loan file number and rejection date. mr. govind game never gave me his e-mail id for mailing.

Even, mr. james kerketta, senior persone at pnb hfl shivaji nagar pune, told me just mail me (his mail id: james. [protected]@pnbhfl.com) detail problem i will try to refund. i did mail him in detail but he did not reply me and did not do anything to get my money. even they did not give me my documents back which i had submitted for loan processing.

I asked them to give me in written that why cant you return my money. but, they refused that.

All this means they are just saying yes to all while collecting the money as a processing fees, and then tell to costumer that file is rejected and not return single money.

Not only me there are several people those who are facing same problem.

Now, i want my 5618/- rupees back which i had paid as loan processing fees. i hope so you will look in my matter to give me justice.

    Hello PNB Thane,

    We have closed the home loan account on 8th of July 2016.
    at the time of closing, your executive(Nilesh) told us to collect the deducted EMI cheque from PNB after 1 week(15th July 2016).

    Today when we called PNB to collect the cheque, your new executive( Aarati) told us that Nilesh left the job and your cheque will be given only when original documents will be ready to be handed over.

    I have few questions as below:

    1) It was Nilesh who was supposed to return us our deducted EMI? if not, then how come he could make false commitment to collect cheque after 1 week?
    2) How my cheque is related with Document Handover? and why it was not clearly mentioned at the time of loan closure?

    I have no doubts about PNB service, that's the reason it made us to transfer our loan.

    Request you to show some professionalism and release the cheque as committed earlier.

    yes, Its resolved. Thanks to Consumer Comlaints forum. i received the cheque of EMi deducted last month, though PNB has deducted around 1000+ rs for Pre-Closure Statement Charges and CERSAI Fees. Which i feel fine as they provided the statement for the same. Thank you.

      Dear sir/madam,

      I am totally disagree the way your collection department presented the first cheque to icici bank of amount rs. 5220.00 on 13th july 2016 which was bounced due to insufficient funds and it was charged for 402 rupees in account.

      I am not aware why this amount was presented, when i consulted my agent he said it could be preemi or processing changes.

      This is really hit my cibil rating, either i wanted pnb bank should bear the cost or i required statement that "this is not customer fault".

      I appreciate your interference tihs regards and quickly solve my problem.

        Team pnbhfl,

        I had applied for housing loan in pnbhfl, gurgaon on (sco no. 391, sector - 29, urban estatenear iffco chowk metro station, gurgaon-122001) and submitted all home loan required documents. i got a reference number from pnb is no. hou/gur/0516/286172.

        Seeing my documents, mr. harish sharma (relationship officer) and told me that they will sanction rs. 21 lac, believing on them i had given two hdfc bank cheque (bearing no. 0000030, 31) of rs. 3435 and 3000.

        On 18 may 2016, i received one mail that state your loan application has approved. and both check as been processed by pnbhfl & deposited (on 21/05/2016, 25/05/2016) without sanctioning the loan & without my permission.


        After few day, i got another call from pnb that pnbhousing declining sanction of loan on your property. but i did not receive any mail clarification of declining in written.

        I call many time to relationship manager (amardeep singh mobile no: [protected]) to update the status and return my money. i refused by saying that you have to approach customer care take the refund from them.


        So i request you to please return my processing fee amount to my account.

          I have taken a home loan from pnb housing finance company in the month of april 2015 at that time the floating interest rate was 9.75%. at present you are given home loan to new customers at 9.50 % (floating interest rate). as per guidelines of rbi the floating interest rate will be same for new & old customer. i have requested to reduced my the floating interest rate because other companies have also reduced their floating interest rate for their customers.
          But pnb housing finance ltd is asking me to pay the conversion fee (0.25% +s. tax) on principal outstanding amount for reducing the interest rate. because pnb housing finance company are charging double fee from me (one at the time sanction of home loan & second for reducing the floating interest rate). pls look into the matter.

            I had taken a loan which was paid fully and thereafter got my original documents back but original receipts are missing.

            I have informed in writing to the disbursal branch of gurgaon (ms garima) and thereafter following up the matter with her without any response. now she has stopped picking up the telephone also.

              We naresh kumar gautam and amrita husband and wife, home loan account no. houchd[protected]. at the time of disbursement i received rs 3993000.00/ and rs 147785.00/ paid to bharti axa life insurance directly by bank. as loan is equally beard by both o[censored]s but when we received insurance bond (which is received after four month of commencement of policy) we were shocked to know that only one personal life that is naresh kumar gautam is insured in the bond and no body either bank nor bharti axa bother to send me the bond.
              When we called my relationship manager mr. rahul goel he said (ki ek hi person ki insurance hoti hai) if you need to insure your wife also you need to pay same primium more. sir now on complaining with irda insurance company reimburse rs. 146487.96/. but i was in mental trauma for seven month due to bank relationship manager. sir i feel cheated by bank, and insurance company collectively kindly do needful

                I had requested lod and foreclosure letter for my home loan ([protected]) on 24th may 2016.

                The documents for which bank is going to charge me 1050/- rs.

                I have not received any intimation from bank till date, despite of the fact that i am continuously following up with bank over email.

                You can imagine why i am transferring my home loan to other bank.

                Received a mail from bank stating 'We acknowledge your request to change of ROI'.
                I am surprised to know that I had never requested change in ROI.
                My request was for 2 documents 1) LOD and 2) Foreclosure letter.

                Please clarify.

                    Dear sir(s),

                    I have taken loan from PNBHFL, I have opted for paying full EMI as soon as the bank paid the loan amount to builder SG Estate. During the whole loan process (signature, screening etc), they never ever told me that the only interest will be charged till the possession and full emi shall start one month after the possession month. I made a down payment of 3 lakhs including service tax applicable to builder. Bank has never confirmed the interest only part and I think this is a fraud. I can pay the full EMI without any problem. Builder has already completed 12 floors and claimed 95% of the flat which I am ready pay (3 lakhs by cheque and rest by loan). I do not understand why bank is charging the interest part without even letting me know. I, today, received the disbursement letter from bank and was shocked to see the interest plan. The interest breakup they have send is displaying only the interest part till the year 2036. There is no assurity that the builder provides the flat in 1.5 or even in 2 years, I am begging to you Hon’ble court to please help me out.

                      It feels sorry to inform that we have APF in the name of Windsor Realty Projects Dehradun and Bharat City Ghaziabad too.But we are rigorously following with Dehradun Branch for disbursement of the above clients from January.All the formalities had been done, initial disbursement was done too for Vishal Upadhyay but as employees keep changing from Santosh Rawat to Amritash to Rachit Gusain, no convincing date of disbursement has been given.Tried approaching Mr.Amit Sircar but no results.So kindly concern.

                        I took a home loan, account number, hou/grp/0815/237845 at a fluctuate interest rate, it's been more than 6 months the bank have reduced the interest rate for the new customers. I have requested to reduced the interest rate on my account on 25th jan 2016 as it is on fluctuate interest rate. My account was 2 months old at that time. Pnb provided a lower interest rate to the new customers, however they charged a fixed interest rate to me who is an existing customer and on top of that my account is on fluctuate interest rate, they have been charging me fixed interest rate on my account since the time i took the loan. The interest rate is much higher than the new customer's interest rate. This isn't a fair practice. Despite my request they do not pay any attention, so i send an email again on 18th mar 2016, to revised the interest rate, my account was 6 months old at that time. After sending repeated mails, they never replied nor resolve the issue. So, today i'm posting my problems and the issues i have with the pnb housing finance limited green park extn. Please do not spoil the image of your bank. Please resolve and revised the interest rate on my account. Thank you

                            I have applied site loan from your bank for ggr housing india pvt ltd., (Aditya grand) site no. 436, hoskote. Unfortunately i have not got loan from your bank. I have given ch. No. 586103 dt. 12.03.2016 for rs. 5725/- (Rupees five thousand seven hundred and twenty five only) on state bank of mysore, v.V. Puram branch, bengaluru – 560 004 in favour of pnb housing finance ltd. Today i met mr. Narasimha at your above office regarding refund of rs. 5725/- he has assured me release the payment within a week on receipt of my mail. I request you to issue cheque in favour of manjula lakshmi narayana for rs. 5725/- to my above address or credit to my above sb account.

                            I would like to inform you that i have given cheque to you on 12th march 2016 and after getting oral confirmation from your office not getting loan. After i have written letter to ggr housing india pvt ltd on 24th march 2016 regarding refund of my advance payment of rs. 1, 00, 000/= . Unfortunately you have debited the cheque on 8th april 2016.

                            Kindly let us know the reason am not getting the loan.

                              I have applied and got plot loan from chennai roayapettah branch, while we were discussing about loan. The relationship manage manjunath promised me to negotiate the loan processing fee.
                              But after loan dispatched the remaining processing fee amount also got deducted from my loan cheque without my knowledge. I have enquired the same with him couple of weeks before who said he has raised one request for approval and will update me within two days.

                                I have applied for housing man in your reputed organisation before 10 days.

                                I have received a mail and SMS also regarding loan application is approved.

                                I am working with same line industry but inputted the application due to builder is suggested for your company and fast process but I am not happy with the service of your executive and Sales Manager.

                                No one responding for further process of disbursement and nor providing the guidance.

                                Sales executive said that he has a pressure of other files disbursement hence he will not able to come at my place for disbursement and not providing proper answer.

                                Sales manager not picking the phone or he is busy in other technical value in other files.

                                  I got loan approved for residential property and they have forced me to take insurance on property loan which is more than 3% and no one knows what they are charging that and terns and conditions as well. I am taking loan of 24.7l so i have to pay 75000 as insurance and they say it mandatory. I am taking this from btm branch bangalore and i see vijay dev is manager who dont know how to respond to customers. I have called him couple time no proper response and worst cs support you will ever find. Please let me know how to fix this issue.

                                  Now I know why PSU banks in loss such a nonsense response from reps and managers no proper communication about products and anything
                                  I have taken a property loan for 25L from PNBHFL to buy a land but Once loan has been approved and everything is done they have included 3% of loan amount has been charged where it not required as per IRDA and they are not mentioning what they are going cover also. I have tried calling the Manager and rep but no proper response. It would be great if we can escalate it to next level.

                                    My home loan a/c no [protected] was closed on 7th april 2016 and my ecs for rs. 33090 was scheduled for 10th of every month. Due to public holidays on 8th, 9th and 10th, pnbhfl couldn't cancel my ecs and hence an amount or rs. 33090 was debited from my account. The manager promised refund in 2 working days and now it is more than 2 weeks and i am yet to get refund. Please take action and refund my money with immediate effect.

                                      Hi,

                                      My loan account number is [protected].

                                      First let me tell you I am really horrified with the level of service offered by PNB housing, this is not a first instance where I am facing this issue. I am facing this issue from the beginning of my loan. Firstly I was literally frustrated for changing my home loan interest which almost took 3 to 4 months of painful follow-ups, I was about to switch in another bank but still I stayed with PNB.

                                      Now, I raised an request in Mumbai branch on 29th of Feb 2016 to change my tenure from 20 years to 10 years and provided all the documents required on the same day(As per attached email, Change in tenure from 20 yrs to 10 yrs). I have been told that this will be done on the same day and no need to worry about this.

                                      On 16th March 2016, I followed up but there was no response.

                                      On 1st April 2016, I again followed up and after 3 days I received a reply that it is waiting for approval in Ahmedabad branch.

                                      On 6th, 7th and 8th April 2016 (Attached) I have sent an email to Ahmedabad branch but there is even not a single line of response from the branch.

                                      Now due to the mistakes and mismanagement of the bank I need to pay an extra interest, this is a common formula I have observed during my first time chaser to the bank to delay the process to earn extra money.

                                      I have determined that this time I am not going to let go this issue and I need an settlement, you have 2 options

                                      • Take 7000 Rs more and adjust in my previous EMI.
                                      • Credit 12, 000 Rs in my account which accounts for difference between interest payment of 20 years and 10 years for a month.

                                      If no action is taken on this matter on priority basis, I have to raise a grievance in national hosing bank after 3 days of this email i.e 15th April 2016.

                                      I have sent all the details with attachment on email customer.[protected]@pnbhousing.com on 12th April 2016 but still i have no response.

                                      I will definitely raise this in National housing bank as promised by me.

                                      This is even worst level of service then government run entities which atleast acknowledge the emails.
