Not premium. Very expensive for a pre-launch. Especially when there possession dates have changed to from later half of 2018 to Aug 2019. A wait for 5 years?


1) Launched in Feb 2014 saying 10 towers (verbal communications by brokers). Later half of 2014 added 2 more towers...tower 11 added in a brochure which again got revised to show a 12th tower. Getting a total number of flats to 1300+.
This still was a premium property. Possession date was 2018.

2) Aug2015: Changed the entire plan to 12 towers with 48 floor and 2500+ flats citing new Development Plan (DP) plans by the government which MAY fructify in April 2016. They have also added a BMC BUILDING of 20 floors at the entrance of the project…thus eating on the earlier mentioned 16 acres. Due to this new DP ….. they are delaying the project development.

3) Compared to original plan till Jun 2015...the new plan has MORE THAN DOUBLE the number of flats in a slightly lesser area than original area due to the introduction of the BMC tower at the entrance.
Did they introduce the BMC building and that too at the front gate to get more FSI??? We will not know.

4) 2500+ flats in less than 16 acer land, single entry and exit point, just imagine.
How are they managing this?
By significantly increasing the number of floors + increasing the number of flats per floor. This far drops the premium value of this property. They have turned this into a low income MHADA property. There would be waiting lines for lifts and for car exit n entry during peak hours.
Too many people! Little Open space
The advantage of a pre launch price for this premium property has been negated as this is no longer premium due to heavy load on the infrastructure and a delayed possession date. 5 yrs waiting at 12, 500 / sq ft.

5) There are other premium property whose effective price comes to be much lesser due to their earlier dates of possession and also lesser density.

6) Just imaging, for 5 years you will be paying bank loan interest + you would not be able to take the benefit in your income tax returns.

7) The Area where Tower 11 and 12 were supposed to come up is under litigation. They still say that it would be cleared in 2-3 months. But they have been saying this since past 6 months. It seems that the earlier factory workers are not willing to vacate as they were cheated on compensation. Looks like runwal made a under hand deal with the workers leader. The workers have involved some local politicians since Runwal’s goons were harassing them. Issue still not resolved. (Very risky to put your money into this)

So BEWARE - This project is now under a labour unrest issue - workers have approached Housing minister.


6) Over 100+ group of buyers got together and began communicating their dissatisfaction of the changes that Runwal is making.
Out of that more than 30 flat buyers wanted to exit and have sent emails for cancellation and requesting them not to deduct anything as its the builders action which has effected this move. However the builder is deducting 6.7% of the invested amt, and also stating (Lucy) that if they did not deduct more would ask for cancellation.
This comes to around Rs 2 L (differs case to case).
Runwal is not buying the point that buyers want full refund without any deduction as the builder has done massive changes to original plans.

7) Part of Runwal’s adhoc and unilateral changes were switching towers (Tower 6 and 3 positions switched) and thus changing the buyers preferred views. Towers 1 and 2 merged...thus having 8 flats in a floor. Tower 11 which had 4 flats per floor is now having 6 flats.

8) Now in Sep 2015 Runwal wants to sell more flats...but since there were many ppl. complaining ...they advertised another per-launch (already 3+ pre-launches done earlier on this property since past 1.5 years) with a codename of Corbett. Builder seems to be conning people by using a codename as these issues attached to the name Forest already exists in the market.

9) Has the intent to sell 2500+ flats on a land parcel of less than 16 acres, this is a complete paradigm shift from the 1300+ flats which he could only build with the existing DP.

!!!SO now you don’t have a FOREST. You have a CONCRETE JUNGLE!!!

Runwal Forest Not premium any more. Pre-launch rates very expensive. Only fools would pick it on Sep 4, 5, 6 2015. 1) Launched in Feb 2014 saying 10 towers. Tower 6 n 3 positions switched. Towers 1 and 2 merged...thus having 8 flats in a floor. Tower 11 which had 4 flats per floor is now having 6 flats. These are some of the changes which have been highlighted. 8) Sep 2015 runwal wanted to sell more flats...but since there were many ppl. complaining ...they advertised another per-launch (after 1.5 years from the first pre-launch and post 3+ pre-launches) with a codename of Corbett. Which builder does such a shirty thing unless to con ppl. 9) Has the intent to sell 2500+ flats on a land parcel of less than 16 acres, this is a complete paradigm shift from the 1500 flats which he can actually build with the existing DP. 10) This is now no longer a forest but a concrete jungle.

    We have booked in Runwal Greens Mulund project in June 2010. Ever since the horror story contineus... 1) The Flat size is small than proised in brocheure 2) Even after paying for super build up theya re charging 14 lakh extra 3) The posssession is delayed by almost 1 year 4) The Builder has illegally taken 100% money with still the work going on in project 5) Unetically charging the interest and threatening consumers to pay this hefty interest going in lakhs. 6) Unprofession behaviour by the Runwal executive 7) No response to the queries of consumers. We have never seen this case kind o[censored]nethical and cheat builder in my life. Never ever go to them ..else the horror story do not have any end

      I have bought 2.5 BHK in Rosewood in 2010 and was charged for 1300 saleable area. Agreement for sale was executed in 2012 stating only carpet area 787 sq.ft. I received a letter in July-2015 from the builder asking to pay for the increase in carpet area 138 sq.ft extra because of Fungible FSI. They have already charged me on super built-up area of 1300 which includes the utility+flower+deck area and now charging me again? This is totally unacceptable and a deliberate attempt to collect extra amount from genuine customers. Be aware while dealing with builders who are not professional and delay possession only to gain for their profit in finding ways to overcharge the customers.

        I bought 2. 5bhk in oakwood in 2012 and i was charged for 1300 salable area. Today, 7 / 7 / 2015, i received a letter from runwal greens asking me to pay 27l extra because of fungible fsi. They already charged me super built - up and now charging me again for same thing?

        This is totally cheating the customer. I would never buy or visit property which belong to builder like runwal. My foot. . .

        Horrible builder. I feel like cancelling the booking. They always find way to overcharge customers.

        I have all the proof and emails from runwal that they charged me super built - up.

        We had recieved Demand letters for additional fungible and re-registration. Runwal Group's CRM team just informed me about the discussion on the demand raised. I appreciate the transparency shown by the team with respect to this matter. Meeting with Runwal has successfully sorted this issue that was pending since couple of months...
        I own an Apartment in T2 at Runwal Greens. Runwal Group's CRM team just informed me about the additional fungible applicable and that a demand would be raised for it. I appreciate the transparency shown by the team with respect to this matter. I visited Runwal Office at Sion to sort out this Matter. And I am happy to say, things have been sorted positively. Now awaiting for the possession...

          Hi, I have booked a 2BHK flat in Runwal Greens at Nahur, Mumbai in Sept 2010 and registered in Jun 2011 The area of Balcony, Flower Bed and Utility area was part of the flat and mentioned in the Allotment letter while booking. but the same couldn't have mentioned in Agreement since that wasn't being considering as Carpet area that time. Now the New DR has come related to fungible area and Runwal is charging Rs. 10L extra for all these area. In return, He is going to make a supplementary agreement to just change the carpet area.
          Runwal Group customer support has been notified about the posted complaint.
          I am also one in the same boat.. (Runwal Greens Pinewood)

          They have change the plan without any members consent.

          They charged for car parking but have mentioned that they will be providing it for free in the agreement.

          They committed to give possessions by 2014 but at the time of registration forced us to do sign agreement for accepting possession in 2015. And still unable to deliver in time. Expected in 2017.

          At the time of booking in 2010 the government rules were different which never required to mention fungible area a part of carpet area. But at time of sale they sold it as sellable area Which included all the area which is now mentioned as fungible area.

          When the government brings any rule it gets applicable from the day it is in force. Then why in this case the want to charge the projects which they approved earlier. To be fair government should charge the whole city in this case.

          Government is not helping public indeed
          helping these builder.
          I am in the same boat. They now want us to charge 27L for something which i already paid for. I was charged for 1350 as saleable area but they never mentioned this in the agreement. They are fraud builder. They just want to make money.

          Can this consumer complaints forum ask the builder weather they have changed the building plan post DCR.

          As they have not taken any consent from buyer.

          If they have not changed the plan can there be changed in saleable area as per the DCR.

          "The willingness of government is also lacking as their interest is in getting the premium and not safeguarding the common man. They floated this DCR in 2012 and are demanding premium from the projects that have been a proved by them prior to this."

          The builders acting smart as the agreement has only carpet area mentioned as per government regulations and charging buyers for revised carpet area as per DCR.

          The buyer is on gun point .. either pay or dont get possession..

          i did send them an email refusing to accept the demand for 18 lac for extra FSI. however, there is no reply from them... when i called them, they wanted to have a meeting with me.. i refused to come to their office unless they send me written reply.

          i also booked flat in Runwal Grees OKWOOD in 2010, IOD RECEIVED IN 2011 JULY and registration, stamp duty AND AGGRENMENT DONE IN SEPT 2011, so flat was ready in 2011
          we have paisd 97% of total payable amount for FLAT.POSSITION OF FLAT WAS SUPPOSE TO BE IN 2014 and new is delayed till march 2016
          new dc regulation came in force in 2014,
          Builder has SENT DEMAND LETTER for 18 lacs extra ON BASES he is reasoning ouyt that AS PER NEW dc regulation FUNGIBLE FSI he has purchased at 60 premium rate.
          i do not accept and object his unjustified demand of extra 18 lacs .
          As we are aware new DC RULE IN NOT MENDATORY or may not apply to those project which were or are in transisition phase i.e new underconstruction projects for which IOD and PLAN PASSED nd cc obtained prior NEW dc rule 2014
          so there is no quwstions of AND EXTRA CARPET AREAas flat was ready prior 2014 AND AGGREMENT WAS ALREADY DONE.
          I am the owner of the Flat 1403 at Runwal Greens. I was in communication with CRM on the issue like others at their office. We had a cordial discussion with Runwal on subject of additional fungible. Explanation provided by them on demand of fungible was quiet convincing. Based on the discussed point I managed to resolve my issue by completing payment against demand of fungible.
          Dear All,

          I am also an investor in the Runwal Green project. I am also facing similar situation of excess charge, non transparency, one sided agreement, delayed delivery of possession and no commitment of any sort of compensation for delayed delivery.

          All the above issues are addressable legally, there are many possibilities for suing the builder, through a civil and criminal complaint.

          It would have any impact if we fight together against this mighty building who is clearly abusing his dominant position. in case you feel the same you may write to me at [protected]@gmail.com

          Hello everyone,
          I have booked flat in runwal greens in 2012. I was suppose to get possession on December 2015 but in April 2018 they got OC, to much delay. In their last demand they are asking 10.85lakhs extra for balcony though all area got calculated in their super built-up area. It is totally wrong. If I don't pay I won't get possession. We should get justice

            We have purchased underconstruction apartment in Runwal Greens in 2012. The handover of the property is in nov16. To cap the flat cost it was decided and agreed to pay 87% of flat cost and bal on possession. The flat cost is Rs 1.45 crore. We have also paid 87% of other charges (18 months maintenance, club house, society charges, infrastructure charges) which is normally paid on completion. Now builder has sent draft sale agreement and has included Rs 19 lakhs as "development charges". Please advise what are development charges, should it be as high as 13% of flat cost. The builder had till now not advised regarding such high charges. Appreciate your guidance

                If you are ever looking for a house from a reputed builder, never put your money in any dreams that Runwal Developers sells. They are a bunch of frauds who think it is their moral right to fleece customers for no fault of theirs.

                I have had an absolutely horrendous experience with these non-professional bunch of . All of what you read on their web site and in their brand statement is sheer lip service. They run a service organisation that can be awarded the highest honour any where in the world for their dis-service to the customers.

                They are a bunch of cheats who would delay projects, make frivolous claims on customers, treat customers like dirt, never respond to queries / complains, not own up their mistakes and show the rule book to you even when every delay and failure in the project is attributable to them. I have lost out on stamp duty, loan processing fees, MVAT, market opportunities, etc. because of their callous approach. Their senior people find it below their dignity to meet / speak to customers who invest their lifetime savings to buy a house with them.

                I can detail out all of what I have gone through as a customer with them(and for every single statement that I make, I have concrete evidence to produce) but that would not be of interest to anyone. If you are ever considering buying a house from this builder do consider speaking to me on how they treat customers before you conclude a decision.                 The senior management from Runwal Group has reached out to me and informed me that they are looking into my complaint in all earnest and will ensure that I am not put to financial difficulties / any further discomfort on the matter. Mr. Sandeep Runwal has informed me that the 14th floor flats which were initially allotted to me cannot be allotted as under BMC development norms, they have to reserve the whole of 14th floor as fire rescue area. In view of this, I have been asked to take 13th floor which I have accepted. Mr. Runwal and his office has also assured me that they would not raise any further demands on me w.r.t. the property till they have necessary approvals in place. They have also told me that all interest for delayed payment incorrectly levied till date is being reversed by them and I will not be liable to pay the same. In light of this I am fine with this complaint being withdrawn from your web site. I have separately dropped a mail to the Editors on the subject.

                Please refer to my above complaint bearing reference number C988446 posted on 3rd January, 2015.

                The Customer Service Team at Runwal Group and its senior management has reached out to me to resolve my issues. They have informed me that the shifting of floors for my flats was on account of changes in BMC rules that led to a shifting in the refugee floor that was genuinely beyond their control.

                The Senior Management and Customer Services Team at Runwal have looked into my concerns, clarified certain misunderstandings and offered me resolutions to the same. In light of the resolutions provided and the assurances from Senior Management of Runwal Group, I am happy to withdraw my complaint against them. I am continuing with my flat booking with them.

                I strongly urge you to delete the complaint lodged above.

They have informed me that the shifting of floors for my flats was on account of changes in BMC rules that led to a shifting in the refugee floor that was genuinely beyond their control.

                The Senior Management and Customer Services Team at Runwal have looked into my concerns, clarified certain misunderstandings and offered me resolutions to the same. In light of the resolutions provided and the assurances from Senior Management of Runwal Group, I am happy to withdraw my complaint against them. I am continuing with my flat booking with them.

                I strongly urge you to delete the complaint lodged above.
                Why do you want the compliant to be removed .. Let genuine buyers see that you faced a real issue & some action was taken which also reflects in a positive way on Runwal .

                  I've never been troubled by any person or corporate like the Runwal Groups. Government Offices far better than the executives and management they've in place to handle things; very unprofessional. I bought an apartment at MYCity Runwal (Dombivali). I paid the amount they mentioned by Jun; where they mentioned that the allotment letter would be provided in couple of weeks time. After following up every two weeks they have the same answer that they had a lot of bookings so that letters are been dispatched in batches.In the month of Aug, when I again had a discussion with them, they say they cannot courier the letter; the customer has to come their Sion office to collect it. Total nonsense. By god's grace I was able to make them courier them atleast to their Dombivli site; from where my Dad collected the letter. Then in a couple of weeks I get calls from them saying Rs. 1669 is pending from my side. After paying Rs. 8, 00, 000 now they are asking for Rs.1669 which never mentioned during the booking or the payment made later on. (I paid that amount as well in couple of days) Over all this mess, the allotment letter they provided had no signature from the Director. Ridiculous!!! When I asked them to get it collected from my home, they denied saying its not in their process. ...And they made me courier it to their Sion office. Today is Dec1, 5 months after I paid them the money still waiting for allotment letter. Troubled and irrtated by this unprofessional behaviour.

I want to enquire whether they have sent the next demand invoice or not, if yes then on which address. I am to pay the 19% within 42 days of booking.already 10 days have passed ..neither have I received the offer letter nor the demand letter for 19%. THEY ARE NOT EVEN REPLYING TO MY MAILS...

                        Illegal charges by the Builder

                        I have been illegally charged Rs. 8,00,000 of parking.Supreme court had clearly stated that parking is supposed to be FREE for the residents of the Housing Society.                         I have booked a flat in Runwal Estate - G.B. Rd, Thane in February 2009. As per the agreement, the developers should give possession on or before June 2011 with an automatic extension of time clause due to some reason such as non-availability of steel, cement etc.

                        However, the builder kept telling reasons and kept on postponing the possession by every 3-6 months. As on date the project is delayed by more than two years. Last year builder had announced possession on March 2013. But last month when we visit the site, building is complete but lift work is still pending and premise work is also pending.

                        As the possession gets delayed, we have already an estimated financial loss of more than 3 lacs (Rented accommodation for more than two years + the interest paid to bank). They are not giving any compensation in spite of our possession get delayed from their end for two years and don’t know how many more!! as we don’t know our possession date till now. This is simply mental harassment and we can’t keep quite now as our financial loss is not small in such an inflation. We are feeling so helpless now, as we are expecting our first child and my wife can’t quite her job as paying EMIs and rent both in single salary is not possible.

                        So I want to claim compensation from the builders for all this financial loss and mental harassment. In this case, what would be the chance of getting compensation upon filing a case in consumer court. What is the procedure for the same?

                          Forest land issue

                          I had booked 2 flats at Mulund West with Runwal builders whose land was declared as forest land and the case is courts for many years.I am a doctor I wanted to settle down in Mumbai after my retirement in Sep 2012.But till date there is no information about my flats.I paid amount asked by builder i would like to know that is it my fault that land was forest land. why i am being punished....

                          Runwal is a well known bilder. we booked a flat in 2008. our possation date was 31st dec 2009 .2yrs has passes still we did'nt get the possation.What is a probblem we dont know? After agin and again asking he just gives us the hops. we paid the whole amount also. even other members are also stragling for the possation.                           I booked my flat on sept 2009 at runwal's garden city-Phase 2 Bldg name Jasmine, balkum, thane and the possession date in agreement is dec 2011, but till date no possession.
                          Plz look in to the issue.

                            the builders at orchard residency, Ghatkopar, Mumbai has delayed possession by more than 18 months, they are not giving any compensation but charging interest for delay payments, the sales guys are collecting cash money from all members, if they do not pay then they will still delay possession.

                            same here-the sales guys are now more arrogant and there is no single person owning responsibility now that they have collected most of the amount from all the buyers of the apartments that are under construction.
                            We too face same problem ? Late possession, flats not ready to move in !!
                            Heavy interest demands !

                              Summer is abt to end and you may not believe there was not a single day when pool has enough water! Forget the maintenance part - if you are signing the bills for payments there is someone who is making money without actually spending. You must investigate this.

                              Tomorrow is sunday and today the pool has half level of water and still dirty.

                              Frankly I am in a mood to splash the social networking medium (face book , orkut , twitter etc) on the net with pictures of pathetic facilities and messages from various residents of Runwal. Since dated pictures are proofs it would not be possible to claim otherwise.

                              Next will be a consumer forum case for deficiency in services that we have paid for , over the years through an influential lawyer and social activist friend.

                              This probably is the last polite communication to you for intervention.

                                sir, I had perchased a flat from M/s Runwal builders (Karve road ) pune on August 2003. till today he has not formed the society as per his written agriment.he has taken Rs.2000/ as a society registration charges from each flat owner. out of 389 flats allmost all flats are sold. he is avoiding to form the society by giving verious reasons. he says he has registered a apartment with the cosent of six flat oweners that he has to be cansale first.he dont have time for that last one year. if we apoint a advocate he don't respond him. he harash some active members with police complaint.he has not provided electric back up for lifts. no lightening arresters for seven story building. under groung wiring is of non standered. many building having cracks and leakages. non standered supply lines for drinking water. no gutters for rain water.
