I had booked flat 2 bhk on 14.10.2018 under subvention scheme and paid amount. Before booking i visit for enquiry that time i had got price is differ what i had got at the time of booking, i had higher then befor. Also there spin prize held for 2 bhk and 3 bhk customer on spot booking also not received. Manager insist me to fill form on my enquiry visit i was not ready that time
Now he is said you are not eligible for any prize also given different price of flat
I am really unhappy with such service of runwal at starting of my asset acquiring
I need proper satisfaction from runwal care

    Runwal garden city situated in balkum, thane, is having some big time water issue.
    Runwal group, promised and stated that municipal water supply will be given in runwal garden city. Somehow it isn't the same.
    The water coming to our house is pale in color and we see water tanker every day in the compound.
    We feel that we are being thuged. We are supplied tanker water which we have to use for drinking.
    Almost every day we see water not coming for most of the times.
    When it comes its not the quality that municipal supplies.
    Sometimes security guard from the building intimidate that today water will not come please reserve in advance.
    Main concern is the quality of the water and the tankers which we see vs the promises runwal group made for municipal water supply. We need some action asap before it is too late

      This is related to the runwal eirene - thane, balkum naka.
      I booked my flat in end of dec 2017 (Tower reasua-6c), under the scheme of 9% on booking and 70% in next 3 years each, 15% for last year and remaining 6% on possession. With no gst and no sd scheme. (Its just a scheme name. Else we have to pay everything.)
      It was for 78 lac (1 bhk - all inclusive)

      There is a big blunder in runwal eirene crm team. After booking, for next 2 months they did not update my scheme in their system.
      They were giving me reasons for the same. This includes the crm team members as well as the manager named swati utekar and manasi sakpal.
      They already informed me that my loan sanction amount is dependant of 78 lac. But as per govermment policy they after decreased my loan amount depending on the registration amount as 64 lac.
      Which directly caused the difference of 14 lac to me. Apart from that after paying near about 7 lacs rupees for initial payment including stamp duty of 3.8 lac on time, still crm team was unable to proceed. I followed it up for multiple times.

      Its was clear that they were using my 7 lac for 4 months. After continuous follow ups finally they register my flat in may.
      But the main loss begins where my already approved loan interest rate increased from 8.35% to 8.45%. They were not ready to take this responsibility.

      After all this mess, after the registration in just 5 days, the disbursement letter was out with increased rate of interest.
      The letter was directly passed to the bank without informing me. I had told them that, i will be paying the some amount form the disbursement.
      But still they were not accepting this and asked me to arrange whatever amount i wanted to pay in very short period of time of just 2 days. Apart from all the difficulties i managed amount and paid cheques to them and asked bank to get the disbursement. Then bank employee (Yashwant wagh from icici bank - he does not have any knowledge of the scheme and he also wanted to fool us by making delay and providing whatever charges. He was also wanted us to pay the pre emi interest by force to get the commission) told me that my floor technical oc is not ready form builder and hence disbursement got delayed. And now again i will have to pay the increased mclr rate value to the bank.

      So without any of my mistake and just because of the irresponsibility of runwal crm team i have to suffer from the loss of near about 10 lacs as the bank interest. Where this team will not be taking the responsibility of it.

      This is the pathetic and horrible crm team with reputed builder like runwal. There are lots of other things which caused me mental and financial loss, everything is difficult to put here and explain hence upto this.

      Me and wife went to runwal eirene thane kolshed road today, we had already registered my name into runwal official site, we had the person dipesh mistry who was from Hathaway reality (one of the firm ) before we reach dipesh and danish khan (Am of runwal) discussed with each other and they decided they should go to register through hathway, I don't know what they discussed and I got call from Sales team that sir you have already registered 2 days back and so u want to go through Hathaway realities I said no I want to go individual, and I informed to receptionist they all were OK but Mr. Danish khan from runwal was not allowing and making full to us, as Hathaway realities employee and Mr Danish are good friends of each other so I got the point there is something fishy things going. And Mr Danish was very arrogant that time and saying no you can't register now, as it's my choice should I go with hatway broker or individual but Mr Danish was forcing me you can't do anything, as I am customer and it's my wish that I don't want go with this broker but he was trying to force me and saying you can't do anything.
      Such rude and arrogant, and selfish exist in runwal eirene, so please be aware.

        Scam by runwal agents craftwelth services.
        In may 2015 we informed that runwal my city code name project launch in dombiwali & i started googleing for the same and visited runwal’s official website and submitted request for site visit as my wife is going to travel to india in upcoming week. After submitting the request i got call from craftwelth services from mr. Vikas kujur. I was surprise how i received a call from him if i submitted request on runwal web site after discussion with him he said runwals had appointed his office for flat dealing i said ok then let it be.
        He arrange pick up and drop. My wife visited the site and meet mr. Daniel gabriel he was assst. Sales manager that time. We like location amenities and started for deal. After lot of discussion with mr. Vikas kujur he committed to refund of his 1% commission after completing 20% amount paid. He did not provided official mail or latter saying that it’s not possible but he given guaranty that he will not denied (Mistake-1). I kept trust on him (Mistake-2) and got a deal book flat e2-1701.
        That deal is following the token amount along with the service tax comes to 55, 890/-. The remaining 10% comprises to 4, 15, 176/- which includes the service tax has to be paid within 30 days i. E 5/7/2015. The next amount 9.90% comprises to 4, 66, 356 within 10 months of the booking.
        On 8th june 2015 token amount paid, on 3rd july 2015 10% & 6th april 2016 10% amount paid. After paying 20% amount i call mr. Vikas kujur & asked for my 1% refund amount around rs.46000/- he simply said i quit the job and joint another company but he handed over my case (Not only my case there was few more people who are having same deal with him) to his boss mr. Misra. Further to this he said he given excel file and track record about his clients to his boss mr. Mistra. He provided contact number of mr. Misra. I call him and he started disagree to refund the amount. Saying that he did not have any information about my deal and vikas did not provide any information about any deal. Bingo we got robbed. While i inform this case to sales person at runwal site but no response.
        I know runwal is reputed company and he will engage contract with good people but not in my case. I don’t know, like my case how many people got robbed. I am requesting to runwal group & management team to look in to this matter and help to get it done correctly. I want justice from runwal to take correct action against craftwelth services.
        I am requesting all people who got scam like this please come to gather & raise the voice against it. It may help other people to aware while dealing or purchasing the flats.

          मी रूनवाल माय सिटी मध्ये दिनांक 06 मे 2018 रोजी भेट दिली, डोंबिवली स्टेशन वरून पिकअप करायला मला इंनोव्हा गाडी ची सोय करण्यात आली आणि साधारण 7 किमी अंतर पार केल्यावर रूनवाल माय सिटी ला पोचलो.. ड्रोन च्या साहाय्याने संपूर्ण प्रोजेक्ट बद्दल माहिती देण्यात आली. माझी नोकरी सध्या दादर ला असल्याने तसेच बदल्या होत असल्याने मला रेल्वे प्रवासाच्या सोयीने फ्लॅट घ्यायचा होता म्हणून तेथून connnectivity बाबद कोपर स्टेशन फक्त 2 किमी अंतरावर आहे अशी चुकीची माहिती देऊन मला फ्लॅट बुक करायला लावला.. व त्याच दिवशी स्वॅप करायला लावून 54000/- बुकिंग amount घेतली... दिनांक 12 मे रोजी मी प्रत्यक्ष मोटारसायकल वरून कोपर स्टेशन पासून सदर प्रोजेक्ट पर्यंत गेलो असता 6 किमी अंतर पार करावे लागले तसेच मध्ये रेल्वे लाईन असल्याने पार करताना कोणतीही सुविधा नाही... तरी विक्री प्रतिनिधी नी चुकीची माहिती देऊन सदर फ्लॅट बुक करून घेतला व माझी दिशाभूल केल्याचे आढळल्याने मला सदर 54000/- परत मिळण्याबाबत मी विक्री प्रतिनिधी श्री रणीत चौधरी यांच्याशी मोबाईल वर सम्पर्क केला असून त्यांनी सदर रक्कम ही टोकन रक्कम असल्याने परत करता येणार नसल्याचे सांगितले...

            Belonging to middle class, having my own flat was mine n my wife's dream (Still it is).

            So after our daughters birth, we decided to pace for our dream. We chose runwal mycity for the purpose as sales team promised us a flat with a class amenities with a renowned builder runwal.

            Somehow we collected n arranged funds and dared to book a flat in runwal mycity. As promised it was supposed to get delivered by...

            In year 2015 i booked a flat under subvention scheme with my hard earned money. That i was promised possession will happen by 2020. I was very excited & happy as delivery date was approaching.

            Last month i tried reaching them, found no response over phone and emails... Same continued for few more days... Then i decided to visit proposed place.

            I was clue less at sight as thing was cooking, no labour nothing. I felt very bad as i was cheated.

            After returning back i opened website of rera & found possession date has been changed to 2027 in place of 2020...

            Very next day i decided to visit them: concern person was missing from place some other person advised me to shift to runwal forest which is 3x the amount of mycity.

            I am in dead lock state:

            1. Cant move out of runwal group as my money is with them, in case of refund they are charging 5% of flat value
            2. Cant resale it, as no body will burn their fingure

            I will move to forest project provided

            1. Interest rate of my money which i have given
            2. Same rates to be applicable which was at 2014
            3. 2% loyalty which is provided to runwal customer (Treat me same as i have no choice)

                  Ive booked an apartment in my city project. Im an nri so im not able to get call them and the person incharge never replies to my email and same is the case with their customer care... The only concern they have is the payment when will they receive thats the only thing they can email about... My installment payment cheque bounced and morr then a month but no one contacted me back saying why the cheque was declined and after sending them email also twice they dont revert back and the nect email i receive from them is the next payment request

                  The relationship managers are not concerned about the exiting customers and they dont have time to reply back to their emails. Unprofessional management i must say and they dont even know any details if my family calls them from india to followup.

                  Everytime the relationship manager changes and theres some new person who knows nothing about it. Ive emailed them regarding my cheque bounce as to why it got bounced and they are not bothered. I tried calling several numbers mentioned on their website and everytime a new number is been given to me and when i call that number another number is given to me and like this i called 5 nunbers and finally no one replies.

                  Utter unprofessional people but if the payment delays they know how to charge penalities but when it comes to customer service its zero.

                  I wish i had never invested in that project its a big mistake i must say.

                  I need them to revert back to their existing customers.
                  I have a similar experience with them. Even if I manage to talk to them they say they will get back n they never call back. But if you just leave your number on their site for enquiry, their sales team will bombard you with calls and also followup as per the time u suggest.

                  CRM team is the worst. It's high time they start valuing their existing customer as this will clearly impact their future buyers..

                  Horrible experience
                  Pathetic builder in all the aspects...any prospects should inquire with existing buyers before taking a decisions

                    I am very disappointed with the experience i have had with this group so far. Being a customer for 2 years+ now i am informed that there r drastic changes to the original plan for which i have paid a premium price already (Floor rise + terrace) and terrace is not in d plan right now but still i am expected to pay d same price without an increase in flat area. I discussed this with crm team n she said the final layout is not yet ready. While we r waiting for d final plan n discussion with her she sent a demand letter with gst. This d cost we have to pay for being associated with a big name. New customers do not have to pay floor rise/ stamp duty gst n these charges r being imposed on old customers. Was it our fault that there were delays in getting necessary approvals?? While booking we were told the registration will be done in 4/6 months.
                    A request to all old customers who r facing similar issues, let's unite n fight this exploitation

                    Runwal group and it's CRM team definitely needs a lesson or two in customer centricity. NO one is bothered to even acknowledge d complaint let alone providing a resolution. The CRM team doesn't even take calls.

                    well. we have requested for a change in the apartment which we hopefully believe will be executed. they were patient with our concerns and tried to help us out.
                    i sympathize with you as even we had a completely different idea based on the original layout but right now the reality is the present layout and we need a flat. we earlier had made a lot of efforts to home onto this place and are in no mood to begin our search again.
                    write a mail to Mr Ramanath VP-CRM ( a.[protected]@runwal.com ) and spell out your concerns. Then
                    try to fix up an appointment by writing at mycitycustomercare and not to individuals as people join and leave. Try to see what options you have now. Tower 1 to 5 are the first to go for construction.
                    my new choice is 2 floors lower so i am saved from floor rise.

                      I have booked a flaton 28/05/17 in runwal forest flat no1203. Tower no 1 under20:40:40 scheme at the time of booking i was told by ms rashmi sales
                      Dept that when ever i want i can change my plan, and also that their
                      Was price protection that when ever the price was lowered difference
                      Amount will be paid by the builder to us. Here i want to say that in
                      August their was new plan launch by builder under name:freedomplan.
                      In this plan not only they have lowered the price but
                      Also, there was no floor rise, and no gst, here i would like to say that
                      As per their commitment i have the right to change my plan, beside
                      This as they have lowered the price as per price protection i have
                      Right to get refund my amount difference as per their commitment, and
                      Its also understandable and totally illegal that when we have booked
                      Our flat when gst was not launched by the government and after the
                      Launch of gst we were were asked to pay gst. But those people who are
                      Booking flat after implementation of gst are not to pay gst
                      This is severely objectionable and i have email my request
                      To change my plans to freedom plans on 19/8/2017 to ms jaya (Agm) and tomr chetan but i was told that this plan is for new customers and old
                      Customers are denied from this. I request them to kindly reply my email
                      Dated 19/08/17 and 7/09/17 why i have been denied to change my plan. I
                      Would also want to raise my claim against price protection difference
                      Of price lowered by them be paid to me as per their commitment. I also
                      Requested that we being old customer we have booked flat before
                      Launched of gst by government are asked to pay gst and those booking
                      Flat after launch ofgst are not to pay gst its objectionable as we
                      Have booked flatbefore launched of gst we should also be free from
                      Paying gst

                      They have promised me that as soon as i pay 20% they will give me a letter of price protection in which when ever builder sells flat lower then price on which i have purchased then the builder will pay me the difference of price but after paying them 20% past 2 month now i have email them to give me letter they are not replying them and not giving me price protection letter being such a reputed builder such behavior does not suit them

                      Its very sad and disappointing to say that mr chetan pathare has replied to you but he has not stated a single word about when they giving me price protection letter I had called him several times but he is not ready pick my call and its totally false claim that they are they were refusing to change my plan to freedom plan he himself told me that we can change to freedom plan but i will have to pay 5% of agreement value ie: 700000/ cancellation charges to cancel my previous plan and change to freedom plan .I objected for this as it was huge amount of loss I have to bear, now he is making new story. I dont know what type of people this runwal group has, they say something and do something if i pay them 700000/- they were ready to change the plan and now they are making some new story. please now fulfill your promise give me price protection letter which you have committed at time of booking. Iam sending snapshot of this to mr chetan pathare
                      hope they will understand its our hard earned money.

                        I have booked a flat in your runwal my city project dombivali (Horizon project) in b-2 wing 1202, and for that i have paid you 9.5 lac.
                        Further payment to be given by loan.
                        But when i applied for loan from tata, i get to know that b-2 wing does not have permission.
                        So tata refuse to give us a loan.
                        Your sales team was forcing to do the agreement of that, but as all approval are not placed, i refuse to do agreement.
                        Hence they cancel the flat and refuse to give my money back.
                        I have requested your legal person mr. Allwyn to repay back on humanity ground, but they told us as it is mentioned in booking form that money will not be refunded.
                        But during filling booking form, no one told us about it.
                        Sir i am a middle class person, and i have given whatever i had in your project.
                        So i am very stressed and filling depressed as my money is not refunded by you.
                        So i request you to please give my money back, and as a big builder fame, you will consider customers satisfaction and their problems.

                          This has reference to your email dtd. 14.6.2017.
                          In telephonic conversation with you, i had not only expressed my inability to pay further payment but also i have thought my family remains alive in future.
                          In this context, kind attention is invited to my email dtd 10/06/2017, which i had requested for placing my case before management committee & get approval for refund of rs 15, 38, 295 /- being special case so that i can be relieved from hyper tension for sake of my family.

                          As such, i once again earnestly request your honor to arrange get approval as referred above & arrange refund of 15, 38, 295 /- for my family.

                          This has reference to your email dtd. 16.6.2017.
                          It is to be stated here that as already mentioned in my early emailed - i had simply signed form at the time of booking of flat for just completing formality. Actually neither i was aware of terms & condition of retuning amount nor your sales executive get me aware of the same. This was responsibility of your sales executive to get me aware of the fact of returning booking amount at time of booking flat and he had taken my signature on relevant document. As such your organization is entirely responsible to return my amount. However you have not returned my booking amount so far, is actually in justice to my family.
                          Dough severally mentioning the fact, “to returned my booking amount humanitarian ground ” in my emails from dtd 21/7/2016 last one year. You have only denied my payment and not return my amount till date. You are being one of the very branded, reputed, and popular builders in mumbai region and attracting several customers since long, you have to return my amount being customer myself middle class and genuine family financial problem.
                          Due to delay returning of my amount and cancellation mail, i have been suffering from hipper tension & mental disturbance resulting in high bp (Enclosed h/w my medical report) and because of further delay in payment if anything wrong with me, you will be head entirely responsible for the same “human life is more important than money”, which may please note.
                          I, therefore, earnestly request you again and again to submit my case sympathetically to your management committee to review the matter to sake of family and humanitarian ground and arrange for returning my amount rs 15, 38, 295 /- as early as possible. If your organization fails to do so i have no alternative but to go ahead to prefer my case higher authority to get justice in the matter.

                            Developer (Runwal forest) not giving registration according to allotment letter

                            I have booked property (Flat) runwal forest mumbai kanjurmarg west. Jan-2014. Prelaunch under construction. Developer agreed possession in june 2018 at at a time of booking. Based on this we have booked the flat and paid booking amount 20% of agreement cost by cheque in jan 2014. Until now we have paid 48% of agreement cost by cheque. Developer issued and signed allotment letter and mentioned possession date aug 2019 in allotment letter

                            Now i have requirement of bank loan. I asked developer for my flat for registration now he is changing possession date as mention in allotment letter extending again 18 months up to dec 2020.

                            Now i have calculated bank interest and suffering loss of rs, 35 – 40 laks. Due to delayed possession 18 months. And developer not ready for registration according to allotment letter.

                            Now from 1st may 2017 rera act is implementing.in the above situation rera act will be helpful for me or not otherwise i have to wait for 7 years for possession (Jan 2014 – dec 2020)

                            Can you please advise what is the response you got from Runwal for the delay in possession. Since in my allotment letter the date of possession was August 2019. But now as per RERA agreement they are giving possession date as 2021.

                            Can you please advise what response you had got from Runwal on your issue. It will be helpful

                              Hi,

                              Please below copy of email sent to email id mentioned on Runwal website on 14 Feb 2017 and a chaser on 19 Feb 2017 however there has been no acknowledgement.

                              Dear Sir,

                              This is with respect to my booking with Runwal Eirene.

                              I had booked a 1 BHK flat with you on 29 January 2017. This was a special day as we booked the flat with a renowned group like you, however this happiness was short lived.

                              Post filling the form and paying the token amount the level of customer service dropped drastically.

                              Please find below the list of activities which were of sub standard for a group like Runwal:

                              1) We requested for a copy of the form which was completed on 29 January and the concerned person assured to give the same, unfortunately we never received any document

                              2) He also promised that we will receive call and welcome kit within a week from Runwal group which will confirm all the details however till date there is no acknowledgement from your group


                              3) We thought o[censored]pgrading from 1 BHK to 2 BHK on the same floor, but the information provided by the concerned person was misleading which again resulted in lot of confusion

                              4) I was chasing for the copy of the form completed on 29 January however was informed that the form were sent to head office and a copy cannot be provided


                              5) After a week I started receiving calls from the broker whose details were not filled correctly by your representative in the booking form. This not only created a chaos over the booking but also impacted my professional schedule

                              6) We were required to fill the booking form again due to mismanagement from your end which added to the misery

                              7) The original booking form which was sent to head office was available with the broker. This was the same form I had requested and my request was declined with a reason that this cannot be provided as it was sent to head office This was the last thing which made me believe that brokers are above the customer and their request is given priority over the customer.

                              If I look back at ways the post booking process was handled, I am made to re-think about my decision to trust Runwal. If this is the service level a customer receives by paying the token amount, I cannot imagine my journey with you till the possession of my flat.

                              After lot of thinking I wish to cancel my booking with you and request you to refund my token amount. This decision is from one of the dis-satisfied customer.

                              Least I can expect is my request will be honored and dealt promptly and does not add to my dismay.

                              Unfortunately there has been no contact from the broker, Runwals sales executive or any authority post 29 January 2017.

                              Please can someone look into this on priority.

                                After full payment possession is not giving and demanding extra payment this builder is very ridicules and always cheat customer pl don't buy any flat from him
                                Even runwal MD Sandeep Runwal has given commitment for possession but after full payment he also denied and demanding extra amount. I don't know what to do but am sure god is there he will punish him

                                its seems only Mumbai and thane project, issue is resolved as if they are from first world, dombivli my city investors considered as third world slave investors, no one to listen to them ., ... wow/////

                                  I am really sad with the quality of work done by Runwal builders at the Ghatkopar project named as The Orchard Residency. As per society there is lot to be done by the developer for the society. It is our hard earned money so we know the value of it. You might be so rich now that you don't care for your customers.

                                  Kindly solve all the problems from all your projects.

                                  Nature is so kind that when it starts to work against you than no one will have the power to stop your downfall.

                                    I had booked a flat in Runwal Greens pinewood at mulund 2010. they made an unlawful demand of 15.8 lakhs surreptitiously inserted, not in the flat cost but in the middle of the agreement at time of registration. luckily i detected in time and refused to sign the agreement in 2014. they have abruptly cancelled my allotment in March 2016 now claiming it was a provisional allotment. this is after i have paid 92 % of the cost. they are big cheats!
