Dear Sir/ma'am,
On 06/2/2020, Phase 1, tower 1, 107, 523sqft, 2bhk, prime deck booked.
At the time of booking 2nd floor plan was shown instead of 1st floor by Sachin, saif and Vinay at Runwal Garden dombivli site. Accordingly booked flat with 1% amount 45765/-₹ too. now today surprisingly show 1bhk floor plan instead of 2 bhk booked. This is totally fraud with us.
We request to cancel the flat or provide us better inventory at the earliest to get the benefit of stamp duty etc.

    Before registration sales guy had informed us that possession will be given on end of 2018. i.e December 2018. However, during registration we got to know that possession will be given by June 2019. Even after June 2019 we didnt got any positive response. We asked to cancel the deed. After so many followups they have prepared cancellation deed and at the end of deed, there was acknowledgment of refund money. CRM person is asking to sign the acknowledgment of refund money before registering a cancellation deed. However, refusing to provide any written confirmation or post dated cheque for refund amount. Now its been more than 1 year we are following up for registering cancellation deed and refund our hard earned Money but no response from Runwal group. We sent n number of reminder mail but nothing is happening. In this pandemic situation we are in very need of our hard earned money.

      I booked a flat in central park chinchwad.
      Suddenly they have doubled the advocate fees from 7.5k to 13.5k reason being faster agreement. How can you increase without intimation to customer. Hiding facts from customer is leading to disbelief in the runwal management.

        Runwal Bliss - EOI Token Amount of 50K Not Refunded

        Address: Mumbai

        I initially did the booking in Runwal Bliss by paying 50K as EOI in June month and later I cancelled the booking in July. EOI amount was supposed to be refunded but its been more than 5 months but amount is not refunded yet....

          I had taken a flat and for 2015/16 I was marked for late payment and it was discussed with the RM assigned.I also got the confirmation stating to make payments and the late fee will get waived off.I was promised by ur companies 2RM who were assigned but now they left the job. I am now being forced to pay the late fee which was informed me that u do not need to pay and same was reflecting in my future emi that I was paying. Now all of sudden I am force to pay without any prior intimation and got email that if not paid then won’t get the possession.

          I am fully agree with this. I am also facing the same issue. Its failure due to group is not monitoring complaints properly and not addressing properly. Even not monitoring the effectiveness of resolutions.

              I am Omkar Kavishwar we have done the booking on 28.10.2019 for Unit T9-1008, Tower 9, 1 BHK by paying Token amount of Rs 34683/- in Runwal Gardens project Dombivili East.At the time of booking itself we had informed the Sales person Mr Yadhav and marketing person Gaurav that my CIBIL score is not good so loan will not be possible to get sanctioned.they said you just pay the token amount for booking we will do the finance even they called the finance persons of different bank and they all agreed we still asked if the finance is not approved then what? At that point they said if the finance is not approved we will refund the token amount.After trying to get the loan from every bank when the loan was not approved we cancelled the booking the the Sales person Mr Yadhav and marketing person Gaurav asked to sent the mail for refund the 1st mail we sent on 23.12.2019 for cancellation refund to Ms Usha Ghadge, She called and send we have forwarded to our management for approval, again we resend the mail on 2.2.2020, 3.2.2020, 19.2.2020, 22.2.2020, 24.2.2020, 2.3.2020 after so many mails Ms Usha Ghadge again revert the same we have forwarded to our management for approval.On 18.9.2020 Mr Amit from Accounts team called us and said give your account details we need to refund the booking amount same day we have sent the accounts details to Mr Amit. Then after waiting for one month we called Ms Sofia she said refund will be done Post Diwali when i said it is more then one year we will go legally she replied do whatever you want post Diwali when i am trying to call her she is not receiving the call.Is this the service provided by reputed Builder Customer care team.The worst service i have seen in my entire life will never suggest anyone to purchase home from Runwal Group if i am not getting the refund within 2 days i will be published this in Media.I have all the proofs, recording which i will used when required.

                I have booked a flat(CL1 C4 803) in Runwal MyCity on 8th Nov 2020 by paying 54k₹ and submitted post dated check of 23nov2020 of 2lacs₹. It got debited on same date. Due to personal reasons, I wished to cancel deal and dropped mail for same to them on 26nov2020. But they told via mail that "
                As discussed earlier and in accordance with the company's Cancellation policy, the amount paid by you, before registration for earmarking the flat/unit stands Non-Refundable under any circumstances.". This point exist on cost sheet on which I signed too. So, could you please shade a light in this context?

                  Refund of the token amount- Scam from Runwal Gardens

                  Hello,
                  I have cancelled my booking for my flat in Tower 11 0804 room no in Runwal Gardens Phase 1. Now the sales person Sanjita said that the token will not be refunded as per Runwal's policy. This was not informed to me before paying the token amount of 15000. This is a very bad scam i have seen by Runwal group. Usually I have a very good image about Runwal.

                  We Purchase Flat On Dec 2018 in Runwal Forest. Flat No : 2501 Tower Pine. whatever the amount set on cost shee in 2018t, now they are asking more than 2 lacs at the time of possession. While purchasing flat the sales manager promised about amount mention in cost sheet will be the final amount at the time of purchasing. there will be no extra money will charge but Now the new relation Manager send extra amount which is more than 2 lacs. This is really disappointing.

                    I booked flat no. 2102 in Runwal Garden phase I tower 6. I was informed that in Agreement I may get possession on Dec 2022 infact they assured me again & again about not to worry for possession I will get it before Dec 2022 and they collected cheque worth of 31075/- afte complete 2 months they send me a demand letter and asked to pay 1212300/- since there was no agreement executed till date. When I called to CRM executive lady 'REEYA CHAKRANARAYANAN' who was taking care of tower no. 6 phase I, she said I have to pay at any cost as construction is going very fast. Please friends think multiple time before you Purchase flat in Runwal Garden, here many fraud people are working they hide lots of things before booking but once you book flat they will neither call you back nor nor respond to your call. I simply call it fraud fraud fraud fraud many people got cheated here, they are not even refunding my booking money

                        I had booked a flat T1 - 2308 of Runwal Gardens Dombivali on 14th June, 2020 by giving a token of Rs.11000 to Mr. Saurav after which i got a confirmation mail from the his Manager Mr. Amit Samgiskar that if we wish to cancel the booking we shall get the token amount paid to Runwal. But due to present ongoing situation had to cancel the booking since was not able to pay the said amount in the lock in time period provided by them. I had sent a cancellation mail to Mr. Amit on 16th July, 2020, Mr. Saurav ( Sales rep ) said i will get my refund in 60 days, but still i havent received my refund...

                        I was clearly told by the Sales rep ( Mr. Sourav ) that if i want to cancel the booking i will get my booking amount refunded in 60 days. On July 16th 2020 i sent out a refund request, but since then i have been given fake promises and no refund. What's even frustrating is there Sales team calling for booking & when i checked they say we don't have you booking & when i provide my alternative number, they say its in the name of "Jackson Bangalore". Who the hell takes a booking like that?.Please see the below screenshot of the mail provided by there project Manager Mr. Amit.

                        When i payed them the booking amount i was told if in case i want to cancel the booking we will get the refund amount back by there Sales Rep ( Mr. Sourav Dutta). On 16th July, 2020 exactly 1 month after booking had raised a cancellation/refund request to which Mr. Sourav said booking amount will be refunded in 60 days. Now its more than 90 days & still no word from this guys, just giving false commitments every time. What's more frustrating is there sales team keeps calling to book a flat & when i explain the whole scenario, they say there is no request for refund from my end. One person from there team was kind enough to go through there records & after providing them with my Alternative number came to know that the booking was taken in the name of " Jackson Bangalore", i mean who the hell take the booking in such name, You are getting booking so you will not even take a booking as per Government records provided, please train you employees this basic things.                           I had booked 1Bhk in Runwal Gardens on 26th July. RM Pooja Singh told me if you wish to cancel the same within 7 days then the whole amount will be refunded to you. And lockdown came and I canceled my booking in the next 2 days itself but since they have not refunded me my hard-earned money to me. I have all the proofs against them. I want my money back. Someone, please look into this. And those who want to buy in Runwal pls stay away no lookout once u paid to them. It's a scam. Check negative reviews of Runwal before visiting/booking.

                            On 18th October, 2020 I booked an inventory ( Flat No B-4003) at Runwal Bliss Project, and for the same I paid Rs 1, 00, 000/- ( One Lac Rupees) through my debit card as booking cost. Before booking asked about certain details, ownership status to sales team, They lied and told only after paying booking amount I can see the documents which are probably on public domain or MahaRera site. After Booking I discovered they misrepresented many details ( I have all evidences but will disclose later) .

                            After 2 days of booking, when I discovered their lies, and I asked them for few documents, The lady who sold me the Flat " Ms Sunita Darekar " called me and with very rude voice she said " we are cancelling your booking as we have not got approval for your booking and you write us a mail that you want to cancel" . they did not get approval and they are cancelling then why should I write mail to them ?, then she said "ok we shall write you in mail that your booking is cancelled ", I waited for the mail but the mail has not reached yet .

                            Now,
                            1. at first they misrepresented at the time of booking about land status and all
                            2. They took booking amount and promised a price, and gave me all receipts, signed stamped cost sheets etc and after 2 days they told my booking is cancelled, but the same they have not gave that on writing,

                            3. after pursuing them on whats app, I received one WhatsApp text on 4th day of booking that " please wait for few more days whether your booking is confirmed or not "

                            Are they doing all just to Eat my booking amount 1 Lac rupees? If I am given signed stamped cost sheet after they took booking amount from me, how can they say after two days that the booking is cancelled??

                            How can they sell me certain things without telling truth ( I have all evidences )

                            Now How can I trust Runwal Bliss' sales team and wait for long time, and is there any guarantee that they will not harass me or cheat me again?

                            I want my token amount back. I lost my token amount, I am losing opportunity as many builders are giving several offers at Navtari, and as my Runwal Bliss' booking got cancelled, I need to book somewhere else, and if Runwal keeps me on hold, I shall lose many good offers as Navratri time is going.

                            I did not have such expectation from such a good brand name.

                            Even if today Runwal Bliss sales team said, ok your booking is on, there is no guarantee that they will not cancel that again. so please refund me back my money .

                            your team, including yourself, Sunita Darekar, several times about the ownership status of the land and asked for required documents. Your team said that after booking we can see the documents and later the very next day we discovered there were huge misrepresentations about the land onwerhip by your sales team. Additionally the documents which are available on public domains ( like Land CTs Nos. at tower location etc) were not made available to us even after booking .
                            On 20th October, around afternoon, I received a phone call from you ( Ms Sunita Dhandekar), voice was not cordial at all, and you asked me to cancel my flat as the price that we promised and gave me the cost sheet at the time of booking and I paid token amount based on your commitment, were withdrawn from you, which was kind of breach of your commitment. You said you have not received approval for my booking so the booking is null and void and I shall get my full refund of the booking amount. Nowhere in the document that I have received after booking, it was written that my booking was based on further approval nor was that conveyed to me verbally. Then I requested you to write the same through email stating within how many days I shall get my full refund, you agreed for email and said you are drafting the mail. I kept on waiting for the email, then in the evening of Oct 20, 2020 I called you but phone was unanswered and I received a Whatsapp text message that you’ll send me an email that ‘ you are cancelling the booking ‘by 11.00 am next day, that is on 21st October, 2020. As of 1pm 21 Oct, 2020 still I have not received any communication from Sunita Darekar as well as Runwal’s end till now.
                            At around 12:40pm on 21 Oct, 2020 after asking Sunita Darekar to send the mail through Whatsapp she said she will not write the mail and wants few more days to confirm whether my booking is done with them or not . Few more days ???? Why?
                            While you have taken my booking amount four days back, today you are asking for even more days to confirm. Is this the way Runwal Sales Team work???
                            On the first day, 18th October, Sales Team of Runwal Bliss made me to pay Rs 1, 00, 000/- ( One Lac) booking amount and made me swipe my card around 10pm at Night. Within two days they called me and with threatening voice said the booking is cancelled and asked me to cancel from my end on account of their fault that they did not get approval on the flat’s price. On requesting them to give me their request on writing they kept me waiting for 1 full day promising that they are drafting the mail and immediately sending me an email. After 1 full day while I am chasing her to send the mail and waiting for the mail Ms. Sunita Darekar sent me a Whatsapp message that she will not write me any email and I need to wait for few more days and she will let me know whether booking is done. So in the prime time of real estate purchasing at Navratri, where so many builders are giving offers, my case is held up at end of Runwal Bliss because of fault of Runwal’s sales team. My booking amount of 1 lac is on hold and in addition to that I am losing all opportunity cost of buying a house from other builders at lucrative price as I need to buy and my booking is supposedly cancelled by Runwal. Why is Runwal not giving me this cancellation that they have themselves asked for on writing. In this way I am getting mental harassment due to lies and misrepresentations by Runwal’s team.

                              Hi Team,

                              I have registered a 2 bhk flat in Runwal garden- Dombivli (T20-401), my journey till registration was smooth. After excavation completion, new RM is assigned and I required, I have transferred 20% of the payment for excavation completion. I have been chasing her for the receipts of the payments made for many a times, with the basic expectations of revert with the reason of delay if any.

                              Also I have requested her to share with me some pictures/ videos to see the recent progress of the property, with no response again.

                              We request your kind intervention and revert back urgently.

                                I had booked 2BHK Flat in Runwal Garden T5-0607 in Feb 2020 by paying 54000 /- Sales Exe took our signs on 2 pages of Application form but neither given us copy of that form where terms and conditions mentioned nor explained anything about cancellation clause & process.

                                Subsequently I paid 5 Lacs payment in March 2020 along with 2.81 Lacs for Stamp Duty and Registration charges. But due to Covid Pandemic situation registration got delayed and lock down situation created panic situation on income as well as future.

                                Initially it was told to me that If I cancel booking than you may loss booking amount of 54000 /- and remaining amount will be paid back.

                                But when I send mail for cancellation request, It was told that you may loss 5 Lacs amount as cancellation charges. Then I had asked It would have been told to us earlier that so much of amount will be deducted as cancellation charges. Where RM explained me that this clause was mentioned in application form, then I had requested to show me that application copy, where I found it was not signed and looks like printout taken on back side later on.

                                I am following for refund since 9th July 2020 after booking cancellation, but nothing getting firm answer on refund. Everytime getting new promise that we are trying with Head Office. Head Office will clear refund soon, but not getting anything.

                                As Runwal is not refunding, I wished to go ahead with booked flat and enquired on 5th Oct 2020, where RM told that said flat was sold out.

                                I don't know how to deal with such a non cooperating Real Estate Developer.
                                1) How can developer impose any clause which was not signed in application form ?
                                2) How many days required developer to refund entire amount, even after he sold out cancelled unit ?
                                3) Can developer sell booked unit without completing cancellation formalities ?

                                  We booked a flat unit # T10-1903 in Runwal Gardens (Kalyan Shilphata Road) in August 2020 by paying 1%.
                                  Relationship Manager informed to write an email to the prject manager about booking. Which i did but didnt receive any acknowledgement. Advised the Relationship Manager but i was told due to less staffing everyone is occupied. I kept on the followup for 2 months.
                                  Finally i m informed that this flat is sold to some1 else. I sent another email asking for explanation as in why my previus email was not replied and need clarity on the booking done by whom and for what amount .
                                  But i havent received any response yet on my email.
                                  Runwal Group customer support has been notified about the posted complaint.

                                    Address: Runwal Gardens, Manpada, Kalyan - Shilphata Rd, Bhadra Nagar, Dombivli, Maharashtra 421204

                                    We have booked 1.5 bhk in runwal gardens, dombivli phase 2, tower 19. Our registration was done on 3rd september 2020. After 1 month also our registration is kept on hold. We don't know the exact reason. We contacted tarte consultants, runwal gardens relationship manager endless times. No one is giving proper answer nor taking responsibility.
                                    Our money, time and peace of mind all were wasted.
                                    Relationship manager is not even taking our call. When called from another number she took the call unknowingly, otherwise she wouldn't have picked up our call. She is asking us to get the feedback from tarte consultants which we are doing because money invested is ours.
                                    Our doubt is why you are hiring people in relationship manager's post. If customer have to do everything then better you stop hiring for the said post. Atleast your money in terms of salary will get saved!!
                                    Our all documents were ready. Our pre bank sanction letter for home loan was also shared to relationship manager. We had paid stamp duty and registration charges to tarte consultants on march 2020. Due to lockdown our registration got extended.
                                    We have only option remaining that is to cancel the deal because of you people attitude
                                    Runwal Group customer support has been notified about the posted complaint.
