I vijay khaire booked @ runwal gardens dombivli (Contact no. [protected]) when my booking was taken and when flat was allocated to me there was two major concern from my side. My first concern is when i booked i was came from reference of mr. Ashish (Finwizz holdings) who is channel partner for you. But when visited, due to over crowd at reception there was something misunderstanding and she allocates to some other your channel partner. I came to know this when i was went for allocation.

My second and important concern is when i booked in phase 2, i paid extra 1.25lacs for cluster garden and central garden view.in phase 2 you are promised that i will get cluster garden and central garden view, but at the time of allocation i came to know you just opened half part of phase2 and that also from back side. And for cluster garden and central garden view there is only 2 options in tower no. 22 i. E. Room no. 3 & 5. My questions to you are why there is no opening of phase2 from starting point? If you open up any project first priority will be for advance booking or new booking (Because of extra money)?

    We invested in runwal mycity dombivli project in 2015 but they extended their possession date by many years.

    So we cancelled our flat booking and requesting them to refund our amount invested.
    But no one taking it seriously and only saying that we are not getting feedback from our headquarters and not giving any timeline.

    This is very rediculous and unethical behaviour from runwal group.

    I want my refund by this month othrwise we will go with legal way on runwal group.

      I was booked 2/ 2 bhk flats on 17/11/2019 i was give token amount and pdc cheques also, after some days on 26/11/2019 sales person call and says that flats are already booked and u have have to move for other inventoris. Now they dont give us commited flats now. We are not agree for that, that day they already confirmed to us about inventory and booking, they (Sales person) told ki only two flats are available and book unrgent otherwise any one get that inventory. And that time thy goes to lock both inventry also and confirm us and our family also then we completed all token and booking process after all this we cant accept reasons..

        I am raj yadav i gave 50, 000 as a token for interest for booking in the future. Runwal pinnacle (Token 57) but due to some reason, i could not go ahead with the booking plan.
        I have raised the request for the refund in august and i have been following up since then but have no answer on repaying or timeline given yet.

        I was promised i will get the money back in 15 days once i raise the refund request.

        I am raising this complaint in the hope of getting my money back. Asap
        Now no one is answering my call and message,

          I jesson george had booked a 2bhk flat in your project named eirene at balkum, thane in the month of may 2016. I had done booking without any negotiation with your sales team for any discount in price. I was just attracted by the brand “runwal” and aspired for an uplifted lifestyle, so i did not bother about the price though i am from a mediocre financial back ground. While booking the flat it was a prelaunch, however i was told that the construction will be commenced by oct 2016 and i will get possession of the flat by march 2020. I kept paying as per your demands but the construction of the tower got delayed and it was getting procrastinated without my knowledge. I was asked to register the flat in the month of december 2017 and i did so.in agreement i found that the possession date has been extended to march 2021. When i inquired about it, your staff consoled me by saying that it is just because of new rera act and possession will be given by march 2020 only. I have received the demand letter for commencement of plinth in february 2018 and i had honored my commitment. I had to put all my savings, jewelry of my wife and personal loans from my relatives to pay your demands on time. I have done the registration as well as plinth payment through bank loan and i had to avail a loan of 15 lacs as on date. I kept enquiring about the work in progress, but time and again i was getting new promises and assurances from your staff.

          Recently i approached your sales team again as my sister who is staying abroad wanted to book a flat in the same tower. Since she is away, she asked me to do booking on behalf of her. When i spoke to your sales executive in regards to that booking, i came to know that plinth of my tower is still not ready and the possession of the same tower is expected to be complete by 2024 only. I was shocked by this news and the dilemma continued. As per the cost sheet shared by the sales person the itc benefit under gst regime is 8% whereas the gst benefit given to me was 5% only, that too after raising this query to your crm team after my meeting with your sales team. I realized that i was being cheated for last 3 years by runwal and i anticipated that there could be more misappropriations or hidden cost in this transaction. I checked all the documents again and found one more manipulation. As per the cost sheet signed by me at the time of booking, the actual carpet area was 526 sq. Ft. However in agreement the actual carpet area is 517 sq. Ft. Only. 9 sq. Ft. From actual carpet area has been trickily reduced by you in agreement and snatching money of 9 sq. Ft. From me.

          I had a meeting with your crm team and i raised all the above breach of trusts by your team.in that meeting your crm team has admitted that the possession is going to be delayed and it may happen in 2023 0r 2024 only. They said that as a compensation to the expected delay in possession, the present flat can be cancelled and shift the booking to another flat which is going to be handed over in dec 2019. But i will have to bear the loss of all taxes paid by me and i have to pay additional few lacs for the early possession. They promised to get back to me on the goo[censored]p of carpet area and gst charges in 2 days, but still not received any revert. I refused to pay any additional amount for cancelling the present flat and shifting my flat to another tower which is getting ready in few months. They promised to get back to me on that before sept 15th, but still not received any revert despite calls and mails.

          The below questions asked by me are still remaining unanswered.

          1. Why i was kept under darkness for last 3 years when you knew that the possession of my flat is going to be delayed?
          2. Why have you manipulated 9 sq. Ft.in actual carpet area and overpriced approx. 1.5 lcas from me without any intimation?
          3. Why are you charging me 8% gst and denying gst benefit of approx. 2.24 lacs to me, while you are giving that benefit to other customers booking flat in same tower?
          4. Why should i pay extra for another flat which will be ready for occupancy by dec 2019, while you are offering me that option due to your mistake?
          5. Who will compensate my total loss of 9 lacs occurred due to manipulation in carpet area, 3% extra gst charges, interest on flat cost paid by me till date etc?

          Please note that i am not is a position to pay a single penny extra to you or will not be able to bear any tax losses for cancelling the present flat and booking a new flat with early possession as i am already incurring a notional loss of 9 lacs through this deal. My bank loan eligibility is already exhausted and hence i am unable to go for any additional bank loan also. So to get out of this mess, the best i can do is to forget the loss of 9 lacs being abducted from me through misappropriation of carpet area, 3% gst benefit denial and interest on 28 lacs paid by me as of now. Otherwise i request you to cancel my flat and refund the money paid by me along with bank interest and stamp duty/registration expenses incurred by me of rs.33.32 lacs. I request for a quick resolution on this matter with a favorable decision from your end, else i will have to seek legal action/media coverage/social media campaign on this matter and i won’t be responsible for any reputation damage may occur to you and your projects.

            We booked a flat in this project 4 years ago. We were given an allotment letter and subsequently we registered the property with registrar. As per the registered agreement, our possession date was august 2019. Later on with rera being introduced, runwal group changed the flat delivery date on rera site to dec 2020. I made all my plans with an assumption that the dates in the agreement will be honored. I understand that its life and things change. However, a reputed builder like runwal should work with the customer to address it appropriately. I have been in touch with their customer relationship managers (Bhavesh bhatt, mitesh, arshi baig and few others) but my emails do not yield any response. I have suffered a great deal of financial losses and stress due to runwal group not honoring a fully registered and executed ownership agreement. They are also willingly violating other clauses in the agreement. All i am asking is someone responsible who can address my issue reach out and fix the losses that i continue to incur until i get the possession of the property. I would hate to go through the hassle of legal actions but i will if i have to.

              I also booked flat in phase -2, in 2015 on 23rd floor and they promised me possession in 2020 but now they said permission not got about high rise. They shifted us in below floor and now again shifted floor also not permitted so again asking for shifting. We said we don't want to go forward and cancel our flat because possession date extended from 2020 to 2027 with complete layout change and building infrastructure also including entrance, lobby etc.

              I am also told to send email and write regarding cancellation of flat but they didn't replied till date and not even recieving customer care calls.

              Very frustrated with this situation.
              We are again requesting to refund our money with interest.

                I have booked 2 bhk ultima in tower 3- 1505 unit of cluster 5 in runwal mycity project on 11th august. Our salesperson ansh jain didnt told us that booking amount is non-refundable. Due to financial problem we decided not to go ahead. Please refund my booking amount 27000/- which i swiped from my debit card. I called twice to customer care but no answer from them. This is our hard-earned money, you can deduct some cancellation charge but you cannot keep full money. I trusted on brand and booked this flat. Please refund money.

                  We have booked flat in runwal my city dombivli in 2014. Still we have not received possession. Since it is delayed much we wanted to cancel flat booking. Builder is not returning the complete booking amount with interest. They are not even offering to give us principle that we deposited. We have 2.5 lac and they are returning 2.14 lac.. After 5 years of blocking the money ideally they should return amount with interest.
                  Above this they want us to sign an agreement which says we do not need interest and we are ok with 2.14 lac. This is unacceptable to us as consumer

                  Hello,

                  This is Ankesh Panchal, booked flat 2308 tower 14 at runwal gardens on 08/11/2020 by paying 1% booking amount of Rs 38420 plus GST. While booking we clearly informed your executive and your inhouse banks that we will combine mine as well as my father's income for loan and my father's retirement is near in 2022, and if loan not possible we will cancel our booking and take refund of booking amount and Axis bank executive assured us that your loan will be sanctioned within 15 days but they rejected the application several times saying my salary is transferred through IMPS and my father's retirement is near. Axis bank also took blank cheque from us saying it will be used for processing fees and it will not be deposited without informing us but axis bank deposited the cheque for Rs. 5900/- without our consent and when ask they said we forgot to inform you.

                  After several rejection we informed about the situation to runwal's loan department team Mr. Atul Malusare and Mr. Harvinder, they submitted our loan application to various bank but even they rejected stating same reason as axis bank.

                  So after all this frustration, we visited the site for booking cancellation and told to refund our booking amount but we were informed that runwal have no refund policy which we were never informed earlier while booking ever after explaining all the details, this clearly justifies we were cheated by runwal.

                  For booking cancellation I sent mail to Shreyas.[protected]@runwal.com & [protected]@runwal.com even after several reminders I did not get any response.

                  Now no one is responding to our calls form site and when called on board line and asked to transfer call to CRM, they put call on hold and do not transfer the call.
                  Worst experience forever it was my dream home
                  They just spoil and their staff was so rude

                  I will never suggest anyone to book at runwal any project

                    money not refunded- even after one year

                    I took a flat in runwal pearl rissoina, and possession was given late. They charged one month rent as noc charges when i rented my flat. Which is illegal. Also 25000 was taken as deposit against fit out damage if any, and its more than one year post inspection, my deposit is not refunded. I have made multiple follow ups and mails, this is cheating.

                    Be careful while dealing with Runwal group. Very cunning and selfish terms and conditions while taking flats. Taking a flat here means loosing ur peace of mind. My signature on possession papers were taken on 7th May, 2019. Till date they have not handed over my possession papers and keys. As per agreement entire amount is paid well in time. Still they are demanding money by wrongly interpreting the terms as per their convenience.

                      Runwal builders officials had attended 1st meeting hearing 14/09/2017 at maharera office, bandra.in the 2nd meeting held on 19/09/2017. Mr. Gautam chatterjee sir informed runwal builder to return balance amount of rs. 2, 83, 069 /-. But runwal officials who was present from runwal buider's side as per our rule we can forfeit all paid amount till date but we have return amount of rs,.12, 55, 226. Mr. Gautam chatterjee informed runwal builder to return balance amount of rs. 2, 83, 069 /-. Or close the matter by mutual understanding but till date runwal builder is not agree to return my balance amount rs 2, 83, 069 /-.

                        I got to know from my legal department that tower 11 is cancelled in 2016 only. My first booking was in tower 11, when i had inquired last year above possession of mu flat i was told that possession will be in 2021, why was not disclosed me about the cancellation of tower 11. I was advised to to change the flat from tower 11 to tower 4, for early possession & i was offered flat with area of 761 st ft from old area 625 sq ft & cost was increased for additional area of 136 sq ft carpet. As per rera area has been changed from 625 to 661 which was not informed to me. I was not given copy of floor plan to understand the difference in area after several request. After checking actual floor plan & flat i was very disappointed. I was completed cheated by not disclosing actual facts..

                        I never expected this kind of service from such as reputed builder. Its being almost 1 year i am following up and your management does not have time to resolve this issue.

                        If you are ready to offer me flat at same old cost with area of 661 sq ft. Please confirm me by today. Else refund me my 100% payment including all taxes and compensatory interest.

                          Hi team,

                          Please find attached screenshots of the mail's i have sent for cancellation of flat.
                          We were not told that token is non refundable at the time of booking and we were told that possession is 2022 but the actual possession is 2024.
                          We were fooled by the sales person shweta paliwal.
                          Please look into our issue and refund the amount.
                          54000 is not less amount.
                          Crm team is also not very helpful they said we conveyed the decision to shweta ek week ago.
                          But we did not get any communication from her.

                            Don't even think of buying flat runwal my city dombivli..

                            I have booked 1 bhk flat in phase 2 in this project in june 2015. At the time booking sales representative told us that u will get ur flat possession in 2020. Also planned number of towers were 10.
                            Now there are substantial changes in layout of project like, possession date was changed from 2020 to 2027...
                            Number of towers increased from 10 to 11 in same area, also entrance of the project has got reoriented
                            I came to know about this serious issues only when i came across a post online and didn't get any formal communication from runwal team. Without a single intimation they changed possession date and project layouts

                            Due to huge delay by 7 years i have lost interest in the project. So i called back office team that i wished to cancel the flat, kindly refund my hard earned money. Runwal team are giving us false promises that we will refund ur money kindly mail your concern. So mailed my concern to them

                            I have received general email from runwal team. From that day i am continuosly following up but we have not got any concrete response about our refund. Also the customer relationship managers change frequently so i have to explain my issue from scratch.

                            They don't respond to my emails.

                            On calls they give us false promises that we would return ur money..

                            I am frustrated by investing hard earned money in this project

                            Think 100 times before investing in this project. They only entertain at the time of booking..

                              Hi,

                              I had booked a flat in my city phase 2 d4 tower project in the year 2015 during their pre-launch with an assurance given by their sales staff that the project will be completed by the year end of 2019.
                              However, this assurance was all lies since the project got delayed for not having necessary approvals in place. After three years of my booking i was informed that the flat booked by me cannot be allotted to me anymore since it has been reserved as refuge flat, after which i was allotted another flat.
                              Due to this and due to huge delays i lost interest in the project and raised a cancellation request and asked the refund of the amount paid so far which is 1, 743, 983. Their crm staff told me that they cannot refund the tax component paid by me so far since it has already been paid to the government and they cannot refund that amount. I agreed to that and asked them to cancel the flat and initiate the refund process.
                              In may 2018 they agreed to cancel the flat and refund the amount to me which will take maximum 3 months of time to complete, its feb 2019 and till date i have not received a single penny from them.
                              I have done numerous calls, follow ups to their crm team, most of which went unanswered and the one that were answered ended with fake promises of resolving the issue but till date i am struggling to get my money back from them.

                              Please help me to get my hard earned money back.

                                unethical behaviour and cheating

                                Never ever trust runwal properties. You will only feel cheated and they have best employees to support them. We had nightmare after we went to check their property. We were called by them for some offer and we had some issues to be sorted back home but their respresentative as runwal bliss kanjurmarg insisted just to swipe token of amount 51000 and then drama started. We cancelled our booking within two days because confirmed some issues...

                                Very sorry to inform you that i am a channel partner in your runwal elegante project.

                                The clients which we introduce and take to your site for inspection are asked to fill a form with their contact

                                Details without taking our counter signature on that.

                                The drama starts from here your sales people (Mridula and pratik bangera) then contact and follow up with our clients

                                Without keeping us in the loop.

                                In short they snatch away our clients probably to save your brokerage and complete their target or for reasons best known to them.

                                This is the general perception in our broker's community.

                                Brokers are treated as doormats or tissue papers in your office

                                Please intervene before things get from bad to worse to worst

                                  I was waiting for registration from last 6 months which is delayed from builder side. On date 14 dec.2018, i received call for registration. Next day i read agreement copy. I found flat cost increased by rs.325638.

                                  In month of april hording was everywhere to to book flat at 37 lacs (All inclusive) in mumbai city. Every newspaper, channel had advertise for offer. I booked flat at 37 lacs 1-bhk as per cost sheet given to me.
                                  I have received applicant ledger for same costing on customer portal website. I was continuously following for registration from six month
                                  I paid 30 % of total value (12.5 lacks) till today without registration along with stamp duty and registration fee.
                                  Now i come to total flat cost increased in agreement copy

                                  Below are sub clauses put in agreement copy
                                  1) annexure h (Page no 171) - sr. No. D (Particular)- (Total consideration cost of said flat)
                                  Total club cost rs. 175000 - which to be paid within 1 year after/before possession. (It should be rs 35000 as per agreement copy)
                                  2) annexure f (Page no. 169) sr. No.13- annexure i – other charges and deposit rs.135965 (Annual charges & will be increased as per clause, page no. 28). Total increase in flat cost - rs. 160438 including gst.

                                  Please correct agreement copy.

                                    We booked our flat at runwal mycity - dombivli in the month of july 2018. Till today flat registration and stamp duty procedure is pending. All our calls and emails are going un-answered. Even escalation mails to the corporate email address was not replied. Even a mails like cancellation of flat has gone un-answered. The sales person who handled our sale was so polite and helpful only till the day we booked our flat, from that day onwards all he says is speak with customer service department which is non-existent.

                                    Now our loan sanction letter is about to expire and for re-processing of loan application we will have to repay the processing charges to the bank. We fell for the brand name.

                                    If the company is even a bit concerned about its brand name they shoul dfire their whole customer service department.
