This is with respect to our booking of Flat no-1304, Tower-CL04-E2 at My City, Phase-2, Cluster-4. Please find the timelines on the background of the matter;
On 29th Jan-2022, I had dropped a mail to Customer service/Priyanka Nimkar requesting for help in the process of cancellation and refunding our advance money paid of Rs.7, 29, 433.
On 31st Jan-2022 your team has replied to us stating that there is no refund policy and entire money paid on the aforesaid flat will get forfeited.
On the same day we replied the team guiding us with the clause wherein no-refund/forfeiture money paid has been mentioned. There was no reply to the said mail.
Subsequently we followed on 6th Feb and 15th Feb, but there was no response from the team. (It is to be noted that till now we haven’t received the document we have executed with you containing the above clause or any reply from your side on this.).
Since there was no response over the mail, we tried connecting with your executive Priyanka Nimkar, to whom we informed our above reasons and requested her that in case of your no refund policy then, kindly help us with lower configuration so that we don’t loose our money. To this Ms. Priyanka had informed us that she will put up the request to her higher ups and she will get back to us depending upon the availability o[censored]nits.
Subsequently we had conversation twice/thrice on this issue wherein she informed that the configuration downgrade is still under management discussion.
On 2nd June-2022, after understanding that OC is in place, we again connected with Priyanka who informed that there is remote chance of configuration downgrade. Hence, we informed her that in the absence of configuration downgrade and your no refund policy we will like to go with the balance payment of our booking of Flat no-1304, Tower-CL04-E2 at My City, Phase-2, Cluster-4.
WE asked Ms. Priyanka on why the demand has not been raised to us, for which she informed that since she was not clear about the plan of downgrade/exit she has not raised the demand as it will attract the company a fair amount of GST. However she disclosed that we have to pay balance amount close to Rs.78.53 Lacs for the flat.
As advised by her, we dropped her a mail requesting for holding the above unit to which she was about to revert with the demand amount after discussing with her higher ups. But so far we haven’t received any mail on this.
We continuously called her from 4th June till 8th June, but she was either disconnecting our call or it was going unanswered.
However throughout this she was in connect with my registered number over the whatsapp and was sending regular group messages etc.
On 8th she replied to our call stating that the above unit has been cancelled and our amount has been forfeited. We were shocked by her response and we understood that she was waiting for some date so that she can inform us about the cancellation.
We asked her to connect us with any of our seniors to which she had informed that she will revert within a hours time but so far we haven’t got any response on this matter.
On 9th my wife Mrs. Ashwini called her and asked for arranging a meet with her higher ups for which she informed that she cannot arrange atleast in this month.

I have few questions for you
Is it ethical on your side to cancel my booking without intimating/advising me or sending me a notice.
I agree that I had raise a mail for cancellation, however in the said mail there was also a refund request also. For which you haven’t reverted me till now on the document which has this clause.
When on understanding that there is remote chance of downgradation, I have also asked for raising balance demand, you haven’t raised that as well, which means my flat has been put up for sales by your team.
We are a first time buyers with less information on these process, however buyers like us has kept high hopes on a brand like Runwal and are investing our hard earned money, which has been simply downplayed by your customer service executive.
