Runwal Garden Dombivli
The area in advertisement and carpet area of 683 sq ft however on cost sheet builder given as RERA carpet area as 645.52sq ft. As per floor plan room dimention builder ris giving 601.20sq ft area. and not giving any explanation with regards to diffence in of 45sqft area. We have visited office many time with regards to complent but no any responce was received from builder.
we have paid 367000 to builder as token. Agreement is still pending. Request you please guide in this case

      I am Mr. Ajit Arvind Mulye booked a Flat Under your My Runwal City Project held in Dombivali under Cluster No. 7 Tower No. 5 having Flat No. 2305. Have initiated cancellation request through my RM Mr. Ansh Jain verbally on 29th June’2022 which he accepted and ask me that he will proceed with cancellation request & refund of booking amount.
      Later have initiated my request through an email on Dtd 07th of July 2022 on which Mr. Ansh Jain has verbally confirmed that he is in receipt of the email & working upon on cancellation of my request and proceedings on refund of my booking amount, however he has never got back to me on status of my request almost over a Month, though I have tried multiple times to reach out to him via Phone/Email, but he never answered/replied. So, have to call him from my Friend/Collogue number to reach out him & get the status of my Cancellation & Refund request.
      Every time I used to call/email he does not have any courtesy of answering or replying to my query. Later after almost a months’ time Mr. Ansh Jain has given me a number of Mr. Nilesh Sonar to whom have explained the entire things what has happened, after discussing with him he confirms me that my request which have done through Mr. Ansh Jain has been cancelled due to reason of Delayed from My end to initiate cancellation proceed which was “SHOCKED” to me as have never been informed this during my one-month long calls/email communication with Mr. Ansh Jain.
      Recently was in contact with Mr. Hiten from Account Team of Runwal My City Project where he confirmed that whatever approvals & necessary measures were needed to take with respect refund of my booking amount has already been done & he was 200% sure that I’ll get my refund DD on 23rd Of October’2022. However, on calling on the date he was not answering my calls neither he replied to any of my messages instead I got a call from Ms. HEMANGINI BHARATI (SITE Head) and she confirm that it will take another 10-15 days to get my refund as all the CRM & Account Team Members are on Holiday for Diwali Vacation and she can only be able to let me know when exactly I will be receiving my Booking Amount Refund.
      have been told that my booking has been FORFITED due to non receipt of payment from one month of duration from booking date & same can not be refund and I should have sent the cancellation request within 7-8 Days from booking date (Which have not been Told to me while taking the booking). So I think this is unethical and need to be addressed by your own.

      And Here I strongly recommend an additional Interest of 5 months for the money which is been hold from your end from past 5 Months even after cancellation of booking request.

      Now have got refund of INR 48050/- against the total booking amount of INR 56700/- which I have paid of.
      Here I am demanding a refund of entire amount as have been informed by the office it has been deducted against GST however if have cancelled my booking and same flat is alloted to someone else then why rhe GST been deducted as they can't make GST payment for same asset twice.

      Resolved my issue on priority elsewhere will raise this through Consumer Court.

        Dear Sir,

        I humbly submit to you that I have registered myself as a channel partner (broker) Dhc new homes pvt.Ltd with your company for marketing and sales of your real estate inventory at RUNWAL AVENUE through your site-in-charge Mr.Avinash Choudhary and Roshan Sawant .

        I identified Mrs. BHAGWATI BHISHT and Mr. MEHRAN BHISHT as prospective purchasers, followed up with them with my business partner Ms. Saylee and set up a visit to RUNWAL AVENUE on 30th Oct 2022 and closed the booking for apartment number T1/2701 on Same day after convincing alot. The purchaser has paid a token amount of Rs. 50, 000/--Closing Manager Mr.Sawant Has given quotation 1, 93, 67, 000 but Customer was not agree on which she was asking for 1, 92, 37, 000 in this case we as Channel Partners of DHC NEW HOMES PRIVATE LIMITED COMPANY Compromise 1 lakh rupees for customer so he can go ahead and transaction happen.

        After I completed the booking process I was shocked to hear from Ms. Khusboo &Roshan Sawant of your company say that this booking will be treated as a lead generated by the Company team in Direct Source. as one Mr. Gaurav Singh Bhisht (21 Year Student) just visited the site on his with his group of friends just to overlook he not even had a discussion with closing team also just had a word regarding basic details and he left from site but Not even any closing person said that he is from (Direct Source)All closing team was present there, Once customer Swipe Card and paid 50, 000 That moment that MS.Khusboo started I attend this that n etc and Gaurav singh who is studying in 2nd year engineering he is a family member of Mrs. Bhagawati Bisht but he is not buyer, Even on Booking Form His name is not Mentioned.

        I have enough evidence with me to show that this lead was procured by me and my team, followed up, and the sale closed by us. This can be confirmed with the client too.Client is ready to say same by self that Buyer Bhagwati Bhisht was continuously in touch With My Partner Saylee from long she convinced them to visit site as customer was visiting after 2months, Ms Saylee (CP) was with customer from 2pm -8pm in whole procedure then this deal happen.

        I am bringing this to your attention, as I perceive RUNWAL GROUP as a reputed and ethical business house with good values and my complaint will be taken up in a positive manner and will be redressed fairly without bias.

          Then within the next week on 6th August 2022, we gave another cheque for the date 14th August 2022 as a part of fast payment which your team again drafted.

          I have taken a house from you at T-3 flat no 1001 in Runwal pinnacle. The relationship manager given to me is not even picking up my phone and not replying to e-mails. Even though I have deposited 9000000/- with you till now, if there is no response from your staff, then to whom should I appeal. If I want to take home loan while demanding my next amount, I don't get any documents from you as soon as possible. So delaying my home loan. This matter is very serious, but you should pay attention to it from your level

            I, Mrs. L Tripathi, have booked a flat in your Runwal gardens in T13, Flat 2203 located at Kalyan shilphata road in November 2020. At the time of booking, I was informed as per the lucky draw, that I would receive a smartphone as a gift after registration.

            The registration done in December 202o but I have not yet received the gift.
            Numerous emails and phone calls have not yielded any results . Kindly look into this matter and take action at the earliest.

              I had booked one bhk flat in runwal garden Dombivli in month of January at the time of booking it was said to me clearly that, there is an offer going on where booking amount is refundable so at the time of booking I gave the token amount and book my flat and later on due to some medical problem I was not financially strong so is decided to cancel it and immediately after within 1 month I cancel my flat and even I gave a confirmation to the concern team also even I have all the screenshot recording and all that the booking amount will be refunded within 90 to 120 days after waiting for such a long time I am not received any kind of refund from you guys so I just went to the CRM department so now they are telling that it has been forfeited without any intimation now they are telling that it won't be refunded so I please request you to help and please repair my token amount as it is much needed for me .

I am not getting the money receipt in time. I have to make several follow ups and phone calls before getting the money receipts. Please look into.

                  I, Veena lalwani, have booked a flat in your Runwal gardens located at Kalyan shilphata road in November 2020. At the time of booking, I was informed as per the lucky draw, that I would receive a smartphone as a gift after registration.

                  The registration of my new home was successfully completed in February 2021 but I have not yet received the gift. Kindly look into this matter and take action at the earliest, haven't got any concrete solution, after speaking about this to my dedicated RM.

                    Booked runwal avenue L 1404 in the end week of April 2022. Ur marketing agents created urgency for booking. My loan case was not different. I am working with icici bank and hence we get staff housing loan at lower roi . Shl are not done basis usual credit evaluation process. I briefed all the things to ur godrej agents and marketing agents and ur executives/ manager in runwal. Godrej over promised me that my loan will be done upto 81 lacs and they do combined loan with icici and for staff loan they will give LOD. As I had only 10lacs of funding available the amt was not rounding up to 10% and was making just 7% . Still the ppl on table promised that the registration and loan will be done on self contribution on 7% amt. To my surprise first 7 days godrej didnot evaluate the documents and log the file for go no go. On various calls they logged in the file and within 7 days sent me sanction rejection mail. When asked they said it's just procedure as the request raised by me was going beyond tat. No bank/ financial institute behaves in such way. I m myself a banker and no bank will do this. I got my sanction done with icici bank and they were quick enough. Before rejection from godrej my Sanction with icici was present with me. However, as Icici is bank they have to abide to rbi rules and rbi states only 75% funding on market price. With this issue I had to go through mental trauma as I have now to pay 30 lacs and it's huge amt to be paid in 4 years. Considering all my financial status currently.. i decided to get an upgrade on tower G which is just pre launched. I got rate of 155 cr for 661 area from agent but now the upgrade is not happening smoothly. In upgrade position also RMs from Runwal are trying to make money and not giving good rate. On the other hand am getting good rate from agent. Plz resolve this issue as in my case only I m suffering and company is just not bothered to resolve the issue of false promising and mis-selling.

                      I had a book Flat in Runwal Garden Dombivli (E) T30 - 705, On 16 jan 2022,
                      i had sent a mail to Nandakishor narkar (nandkishor.[protected]@runwal.com), Hitesh Borse ('hitesh.[protected]@runwal.com'). 12 april 2022. for withdrawal of booking and refund of booking amount, but the mail was un-replied consequently after waiting for week i called up Hitesh and Nandkishor for the Deposit back they told me that he will speak to higher authorities. and was never called back for the resolution of the issue.

                      I regret i inform That my job has been transfer to other location,
                      thats why i want to cancel my Booking of the property,
                      i also paid the booking charges 48, 173/-

                        I booked 1bhk in T15 flat 2006 in runwal garden on April. During the booking Shubham sales team made big promises. After getting the loan sanction from L&T. They said that I need to make POA the bank fellow coordinated with shubham and made the POA for Bank purposes but shubham was not aware that one more POA is needed to make registration. Now Reeya and Shubham they are saying that the registration can't happen because no POA. I'm an Nre customer I work on cruise ship now I'm in Europe. When i was in india i followed up with reeya and shubham to finish all the necessary documents but they were never available and every time giving wrong information. Now they are blaming each other.
                        Because of their lack of professionalism i have to face the problem now I wasted my time and money behind the property.

                        If the Registration is not happening I want all my money invested in the property.

                          Dear Runwal Team,

                          This is with respect to our booking of Flat no-1304, Tower-CL04-E2 at My City, Phase-2, Cluster-4. Please find the timelines on the background of the matter;

                          On 29th Jan-2022, I had dropped a mail to Customer service/Priyanka Nimkar requesting for help in the process of cancellation and refunding our advance money paid of Rs.7, 29, 433.

                          On 31st Jan-2022 your team has replied to us stating that there is no refund policy and entire money paid on the aforesaid flat will get forfeited.

                          On the same day we replied the team guiding us with the clause wherein no-refund/forfeiture money paid has been mentioned. There was no reply to the said mail.

                          Subsequently we followed on 6th Feb and 15th Feb, but there was no response from the team. (It is to be noted that till now we haven’t received the document we have executed with you containing the above clause or any reply from your side on this.).

                          Since there was no response over the mail, we tried connecting with your executive Priyanka Nimkar, to whom we informed our above reasons and requested her that in case of your no refund policy then, kindly help us with lower configuration so that we don’t loose our money. To this Ms. Priyanka had informed us that she will put up the request to her higher ups and she will get back to us depending upon the availability o[censored]nits.

                          Subsequently we had conversation twice/thrice on this issue wherein she informed that the configuration downgrade is still under management discussion.

                          On 2nd June-2022, after understanding that OC is in place, we again connected with Priyanka who informed that there is remote chance of configuration downgrade. Hence, we informed her that in the absence of configuration downgrade and your no refund policy we will like to go with the balance payment of our booking of Flat no-1304, Tower-CL04-E2 at My City, Phase-2, Cluster-4.

                          WE asked Ms. Priyanka on why the demand has not been raised to us, for which she informed that since she was not clear about the plan of downgrade/exit she has not raised the demand as it will attract the company a fair amount of GST. However she disclosed that we have to pay balance amount close to Rs.78.53 Lacs for the flat.

                          As advised by her, we dropped her a mail requesting for holding the above unit to which she was about to revert with the demand amount after discussing with her higher ups. But so far we haven’t received any mail on this.

                          We continuously called her from 4th June till 8th June, but she was either disconnecting our call or it was going unanswered.

                          However throughout this she was in connect with my registered number over the whatsapp and was sending regular group messages etc.

                          On 8th she replied to our call stating that the above unit has been cancelled and our amount has been forfeited. We were shocked by her response and we understood that she was waiting for some date so that she can inform us about the cancellation.

                          We asked her to connect us with any of our seniors to which she had informed that she will revert within a hours time but so far we haven’t got any response on this matter.

                          On 9th my wife Mrs. Ashwini called her and asked for arranging a meet with her higher ups for which she informed that she cannot arrange atleast in this month.

                          Team,
                          I have few questions for you

                          Is it ethical on your side to cancel my booking without intimating/advising me or sending me a notice.

                          I agree that I had raise a mail for cancellation, however in the said mail there was also a refund request also. For which you haven’t reverted me till now on the document which has this clause.

                          When on understanding that there is remote chance of downgradation, I have also asked for raising balance demand, you haven’t raised that as well, which means my flat has been put up for sales by your team.

                          We are a first time buyers with less information on these process, however buyers like us has kept high hopes on a brand like Runwal and are investing our hard earned money, which has been simply downplayed by your customer service executive.

                          Seeking a justified response from your team.

                              We take admission for my child in Dombivali we are staying in Ambernath whose fault is this.
                              Now than child will suffer bacause of your false commitment.

                                RELATED TO FLAT BOOKING AT RUNWAL GARDENS DOMBIVALI ON 28.11.2020, TOWER25-3003

                                1st case - Referral Benefit of 0.7 % of Agreement value committed at the time of Flat Booking

                                At the time of booking Flat at Runwal Gardens Dombivali on dated 28.11.2020, sales person from Homesfy channel partner has given a promise in front of Runwal Gardens Sales manager and in written given mail that I will get 0.7 % of my agreement value after registration and 10% payment. After registration till 19 th Feb 2021 he confirmed that registration is still not updated in the MIS system whereas registration was already done on 05 Feb 2021. After that there was no response from Sales persons of Channel partner of Runwal Gardens and sales person of runwal Garden, and after ignoring so many calls and messages now they refuses to give the said benefit.
                                Related to that matter, follow ups were taken with Runwal Gardens RM, Sales Manager and channel partner but it feels that after sales both parties are not interested in resolving customer Query.

                                While flat booking only false commitments are given.

                                2nd case - welcome gift

                                Still I haven't found any correct answer on the welcome gift which was committed to be received while Flat Agreement registration. but it's more than 1.5 years gone and still waiting for the same, for which so many times discussed with RM. but i think now they also don't have an answer and just to say pending from management.

                                REQUEST TO PLEASE ARRANGE FOR REFUND OF REFERAL BENIFIT & ARRANGE WELCOME GIFT.

                                  This is Ramesh Kothari. I had received an SMS regarding the Runwal gardens new projects that the flat cost start with 32 lakh which was in my budget.
