Dear team,

I like to bring to your kind attention that we have purchased the flat chavan xrbia eiffel city unit no - c5-401 from xrbia two years back, and was disappointed with its performance, the subject flat still in construction phase. It was supposed to be completed in mid of 2017 and now it required more than one year to complete the total flat. It was a complete dissatisfaction for us.
With this we asked xrbia to cancelled our flat and provide our money back
Amount 200000 rs as paid by cheque
Still their is no reply.
Please help us in this matter to get our money back.

    Hi Team,
    I have already paid my registration charges i.e. Rs.56224/- to Xrbia i.e. on 09 Oct 2017 (RBIA Developers), so don't know when they are going to do my registrations process for same?
    Because it’s already Five months 12 Days passed away (From today 22/03/2018).
    Note- After 10% down payment of my room value they contact me on daily basis for my registration amount i.e. Rs.56224/-. Now after my payment still registration is pending????
    And after so many contact what reply I get - C10 buildings approval is pending. As soon as we Get approval, our executive will call for Registration.
    1) So in this case my question is that, if they don't know when they will get approval for C10 building, than why they contact me on daily basis for registration charges??
    And my second query is that, On Rera site carpet area is showing as 13.12 Sqmts (141.22 Square Feet) and 15.33 Sqmts (165.00 Square Feet) and on my Allotment Letter they had mentions Carpet are as 15.05 Sqmts (162.00 Square Feet)
    1) So as per above details how much area I’ll get for my Flat???

    Xrbia is fraud. not completing amenities . only high maintenance from owners who took possession. Government should arrest such builder and refund customer hard earned money which is cheated by Xrbia.

      I have a flat in xrbia hinjewadi, i am not getting water in my bathroom since 5 months. I continuously followed with all service staffs including mr padmnabh but every time some new story. I have also communicated all through email including their customer service. Now i am fed up with their continuous ignorance.
      I want my maintenance amount refund for last 5 months and i am going to stop all my future payments.
      I totally agree with Mr Pankaj. I have flat at XRBIA hinjewadi. Water issue there from beginning. I am totally fed-up with XRBIA Hijewadi facility. I have send several mails and talked to Mumbai customercare, but response. when you complain, always they are telling sir it will fix today only. But this never happened from beginning.

      My flat at XRBIA Hinjewadi: A10-703 ([protected])

      I have called these number : XRBIA Hinjewadi facility ([protected]), Mumbai customer care[protected]

      I have all number from facility, but looks like nobody working. I think it will help all new customers who wanted to buy flats from XRBIA. You can buy flats easily from XRBIA, but water and electricity issue there. This never resolved. XRBIA making a huge project, but don't know how it will work.

        My name is hanumat a. Kambale. I have booked flat no 212, a6- building in talegaon ambi project.

        As per my discussion with project executive - mr. Karan shendge, if refer customers to xrbia, i will get referal amount of 2% for each reference. However i have already refered 4 customers out of which 2 customers have already done with agreement and have not recieved the referal amount.

        Their names as below -

        1) sunita nikalje (Flat no a6-314)

        2) vishal nikalje (Flat no a6-315)

        Kindly look into this and let me know when i can get my referal amount.

        Xrbia developers one manager initially force to take loan for flat from private axis bank when refused & told him we will take only from SBI then create such situation so that delay happen & now company asking 2 lack rupees interest for
        delay in payment .
        chakan near EIFFEL CITY
        incidence date - 6 June 2016 .

          Dear sir,
          I had xrbia developers site of ambi talegaon on 1/10/17 paid rs. 30000 with my card swap. Receipt no is 372 for the flat no - a7 811.

          I want to cancel my booking informed them on 10.10.2017 about the same, i also visited their office mantri house f. C. Road pune to cancel the booking asked for refund amount they are denying to give my refund amount and still i am receiving demand letter and messages to pay the rest amount for the same unit.

          I have confirmed with in 10 days to xrbia sales executive pratik (Who has booked flat for me). He also said we can not refund your money.
          It is a big amount for me also they didnt told us their terms & conditions of the amount they took from us.

          This is total fraud they are doing with the customers playing with all the people collecting money from them

          Please take strict action against them.

          I was not aware that i can raise a complaint here otherwise i have done it long before.

            Thats one fraud another fraud is, latest flat no. B-206, he cancelled my flat without intimation me.
            I want a my payment to refund in two days, i was all ready discuss in consumer court.
            You can contact me related my payment tomorrow. Its a big fraud to me.

              I have booked one rk in talegaon abode d2/622 in dec 2015. From the booking date to till date i have received very worst experience dealing with xrbia.
              This company working only for money. It has nothing to do with customers.
              I have handed over cheques to company against my emi but then i have switched to yes bank and now yes bank is making payment as per xrbia's demand. From last six months i have been following with their customer executive for return of my old cheques. No action has been taken by xrbia rather they are submitting my cheques every month even though they are getting payment from yes bank. Xrbia only need money by any means.
              Worst part is that, xrbia has very very poor internal communication and no customer executive is staying with them for long time. Every time i need to go their office, explained all the stories again and again but it yielding nothing.
              Beside this, they have promised to wave off 50% interest, but action has been taken so far from last 6+ months.
              I really feel that i have made a mistake booking flat in xrbia.
              Every time a call from xrbia is surprise for me.

              Water supply is less then 1 hour a day in xrbia township hinjewadi pune ...worst real state ever seen in my life . They complaint team is like alien. They are behaving like they don' t know anything.

                I booked 2 rk’s b1406 & b1407 under my wife’s name (Meenal mude) in the upcoming balewadi site in april in the pre-launch. We asked to pay 10% and we paid 10% (280000) of the total cost[protected] as down payment. The sales person was shrinivas (Ph no. [protected]). I had 90% sanctions from hdfc bank. The flat was cancelled as the sales person azmat (Ph no. [protected]) was asking for 10% more as a down payment. I filled the cancellation form in july. I have all the receipts, call records and the copy of the cancellation form.

                It’s been 3 months that i cancelled the flats and the money is supposed to be returned in full but money is not yet returned and shrinivas is just trying to make excuses and not receiving my calls.

                As per the sales person, the authorized signatory sits at the sanpada office.

                Not able to call xrbia customer care number[protected] as the ivr says that the call is rejected.

                I need to receive the amount in full as discussed with azmat memon i. E 280000.

                  During booking (June 2016) and documentation process in initial phase, xrbia sales person confirmed b6- riverfront - bebadhol – xrbia unit will be completed by max dec 2016.
                  1. Xrbia failed to meet commitment dec2017.in dec 2016 again sales person commit we will deliver this in march-april-2017.
                  2. Xrbia failed to meet commitment of april2017.in april again sales person and site coordinator conformed, we have pressure from management and will deliver max by june-july 2017.
                  3. Xrbia failed to meet commitment of july2017.in july visit again sales person and site coordinator conformed, we have pressure from management and will deliver this project max by november 2017.

                  Please revert to this mail with:
                  1. Is this (B6- riverfront - bebadhol – xrbia) can complete by nov-dec 2017
                  2. Can xrbia understand my genuine problem and offer me one unit # b6-708 as completed for possession.

                  My question to xrbia:
                  1. Are they responsible for false commitment??
                  2. Are they cheating to customer with their dreams their future plan??
                  3. They are not much capable to forecast their plan of completion and visibilities to complete.
                  4. Does xrbia think – people who all invested has no other responsibilities??
                  5. Does xrbia think – people who all invested are not running with other crisis and money chunk
                  6. Is this return of investors, buyers against their trust in xrbia???

                  My request to xrbia:

                  I have booked one unit b7-708 riverfront - bebadhol – xrbia in june-2016 and due to work progress, sales person commitment and xrbia management (Samant gadhvi) commitment to complete this unit (B6) max by dec-2016.
                  I believed in xrbia and invested but now i am feeling cheated with respect to possession.

                  I would like to request xrbia please suggest me the final completion date of b6 (B6- riverfront - bebadhol – xrbia). If still it will be late and no luck to deliver this year max by nov - dec 2017 – kindly provide me one unit b7-708 as completed. I would like to take possession and living there.

                  Due to other circumstances and bad it industries market i am running for money chunk and this is not affordable for me to bear dual pressure like loan amount and to live on rented home. I trust xrbia - could understand this issue as xrbia is also in corporate and aware of such things. I am paying loan amount of 90% of project completion and parallel rented home, this is really making me unstable to manage my work n life.

                  I had booked 1 bhk in the year 2014 for a property in Vangani.
                  For this I have paid Rs.207, 000 approx ... I had been told that the possession will get in 2015 which is later postponed and today we are in 2018, yet nothing has been done ... I have stuck my 2, 07, 000 for more than 3 years ... I want to cancel the booking and get my money back.

                    I have booked a flat in Xrbia Hinjewadi in 2012. My Flat number is A5\110. Under ADF scheme given by Xrbia, he was suppose to provide 50% of pre-EMI of the loan however i have never get it.
                    I got possession in Aug 2016. I have requested xrbia to settle the pre-EMI balance during final settlement at the time of possession but i have been told that they will do it after possession.
                    I am constantly following with Xrbia, sent more than 15 reminders email, talked to Mr Sunny ( part of management), Sonam ( from ADF team) multiple time but i have not received any response. Every time i have been told that it will be done soon. I have record of all mail communication which i have done with Xrbia.
                    It seems Xrbia has no intention to give my 50% pre-EMI amount. I need your help to get this amount from Xrbia.Please assist.

                      This complaint is regarding illegal action of the company whereby it cancelled our booked flat and forfeited pre-booking amount of rs. 51, 000/-. We were in the process of purchasing 1rk/studio flat in xrbia abode, a project by the company at jambhul village, maval taluka, pune. We paid rs. 51000/- as pre booking amount on 06/10/2015 in the form of the cheque. However, the company cancelled our flat and forfeited complete amount towards interest of balance amount without ever disclosing interest calculations. The company never gave us valid legal documents with approved internal layout floor plan for booked flat. The company increased the area resulting in increased agreement value of the flat without prior notification. The company wanted us to pay according to the revised and unapproved layout plan. Further, the company could not get apf number for xrbia abode from state bank of india. This was required not only to have faith in their project due to elaborate scrutiny by the loan experts of sbi but also to initiate home loan application, if required. Pls get my money back.

                        I booked a flat in xrbia at talegaon abode in unit b1-511
                        Under no documents scheme. Where they were to provide me a loan
                        On just pancard and adhar card and bank statement as i was working as a free lancer i already clear them about this. Booking agent sudhir jagdale he said the loan will get done under no document scheme under nda scheme and made me to make payment 20% of flat amount that is 3.5 lac but when time came to make loan they said it is not under no document scheme and asking various documents and when i wanted to cancel the flat and wanted refund they said they are not going to provide any money back to me as under the policy 10% of flat amount is going to get deducted that almost 2 lac. But they did not provide us this information earlier while booking or at the time of making the payment.
                        This company is totally fraud and using customers money for their development and enjoying customers money.
                        I am going to file a complain against them and also going to make paper out regarding their policy which is totally wrong and they never inform customer regarding such policy while booking they just do a fraud
                        I m going to take this matter to court and also i also put in newspaper and i m going to put baner everywhere that xrbia is a fraud
                        This is totally cheating
                        No developer or company deduct such huge amount while cancellation
                        Even i did not did any registration and i have all the proofs of payment that i made. I booked the flat on 20 january 2017
                        I came to know about all this on
                        30 july 2017. I came to know about all this when i went to their office at surya bavan at fc road and they do fraud with customer step by step
                        First they put you in loan so your time should get waste and when you cancel and ask for for refund they are not ready to pay back you even after deducting the amount

                          Dear Sir, I had invested Rs 3 lacs with Xrbia Warai project in Neral in April 2014 with promised 30% returns within a year by April 2015. Bv instead of letting me exit the project they (Sanjay Thakur) enticed me to make further investments up to Rs. 8.90 lacs promising more profit during 2015. I finally cancelled the booking of flat B2 - 004 in November 2015. Since then I am following up with the builder customer service and mr. Siddharth to get a refund. But there is no progress on that.
                          Need help to recover my money and interest for the period of delay in refunding by the Xrbia builders.

                            मै अधोहस्ताक्षरित टाटा कैपिटल हाउसिंग फाइनेंस लिमिटेड से हाउस लोन लिया है (लोन कांट्रक्ट संख्या[protected], यह मेरा पहला फ्लैट है। मै अपने फलैट के लिए प्रधानमंत्री सब्सडी योजना के तहत रूपया 2.2 लाख का छूट चाहता हूँ, लेकिन मेरे बार-बार फ़ोन करने पर भी कोई कार्यवाही उपरोक्त बैक और बिल्डर एक्सर्बिया डेवलपर्स, वागनी, रायगड जिला (महाराषट्र) द्वारा कोई उचित कार्यवाही / मार्गदर्शन नही हो रहा है। जिसके कारण मै बहुत परेशान हूँ।
                            मेरी सहायता करे जिससे के मुझे प्रधानमंत्री सब्सडी योजना के तहत रूपया 2.2 लाख का छूट मिल सके।

                              Dear sir,
                              I book a plot in xrbia smart city neral, the project is in two phase, l book a plot in phase 1. Five years ago but still there is no levelling on plots, no road, no lights connection, no water connection. No development in plotting areas. Clubhouse work is not complete. They are not given any information about plots possession. On site they are not given clear information. I paid amount 1050000, five years ago.100% plot payment already given.

                                I had booked Two bhk flat in Hinjewadi pune in March 2013.
                                Builder offered me possession in Dec 2015 . Township was assured to us But builder offered us possession only after completing flat . Inspite of contineous follow up with Smita Lobo president of Xrbia no satisfactory reply, no amenities, Loan is in ADF facility, Builder has to pay PREEMI interest which is assured at the time of booking but Xrbia builder stop repaying . Builder is enjoying on Customer money. This is to be escalated to PMO and CMO level

                                I booked in 2013, 3BHK in Hijewadi road Project, Talegaon (A/P Bebdohal) Now Project Name Changed Xrbia River front. I booked 3 BHK Premium Falt.Max to Max Possession written (Agreement) Date 31 December 2016.While Booking Sales Rep.Smriti Shrivastva told Us, December 2015 You get the Possession. Till Date Now 21 April 2107 not received the Possession. Now Iam in touch with Legal advisor to File Police Complaint. I request to CMO Maharashtra and PMO Modi to look in to this Matter. Because Xrbia setting 100 smart cities by 2030 Seems a Biggest Fraud in Real Sector. Can Save Lacks of People From fraud Company

                                  Dear Sir,
                                  I had Xrbia developers site of Badlapur Vangani on 05/03/17 paid thru card swip 19250 receipt no is 115021 flat no - G8-517

                                  I want to cancel my booking informed them about the same also visited their Vangani sales office to cancel the booking asked for refund amount they are denying to give my refund amount.

                                  It is a big amount for me also they didnt told us their terms & conditions of the amount they took from us.

                                  This is total fraud they are doing with the customers playing with all the people collecting money

                                      I want to cancel my booking informed them about the same also visited their Sanpada Headoffice to cancel the booking asked for refund amount they are denying to give my refund amount.

                                      It is a big amount for me also they didnt told us their terms & conditions of the amount they took from us.

                                        I booked vangani project dated 26/1/17 paid Rs.5000/- want to cancel the booking want my amount refund back
                                        also had a word with Mr. Manish giripunie he said I cannot get refund for the amount Rs. 5000/-
                                        This is ridiculous when I paid amount that time it was not said that it is non refundable this is total fraud.
                                        We just want our money back its not a small amount Xrbia developers executive force people to pay money
