I am madhavi dhumal, booked 1 rk flat in xrbia vangani in year 2015. As per agreement possession year is 2018 but still not received possession any room. We not getting any response for our calls. We visit xrbia sanpada office but not get response they work only for money.
Very disappointing xrbia staff.

When we get possession xrbia vangani aashiyana project??? Let us know

I anamika chandan ojha booked 1bhk flat, booking number - bkg[protected]. My booking scheme is 24 months emi pay by your (Xrbai) side. But my emi amount get deducted from my account. My flat is also not band over to me. From booking time your sales person (Nisha) said to me that flat is hand over august month 2019. Why the so much delay and my loss who is the responsible.
Sir please take corrective action and also refund my deducted emi amount.

Dear sir, i vijay satre book a plot in xrbia smart city neral, the project is in two phase, l book a plot in phase 1. Seven years ago but still there is no levelling on plots, no road, no lights connection, no water connection. No development in plotting areas. Clubhouse work is not complete. They are not given any information about plots possession. On site they are not given clear information. I paid amount 1050000, seven years ago.100% plot payment already given. Building no e2, 6th floor, room no. 618. And i got the home loan from hdfc but i did not get the prime minister's housing scheme
While there is no property in my name.

I ms ashwini atmaram shivekar i have booked flat at xrbia warai neral project k1 201 in the month of april 2016 in the office of xrbai which was at andheri west at the time of booking they told me i'll get possession on 2017 but now it's 2019 almost 3 years passed away but still i won't get the possession even my room is not ready i visited on last saturday that is on 21/09/2019 so many work is pending. I m not that much happy with the construction there is no sliding door between the bedroom and hall as per there criteria. 3 lakhs they included in the final amount as the city development charges and told us you will have no maintenance for life long, but actually the scene is different. Xrbai sanpada office people told me to pay gst before possession so i want detail information about that.
Please kindly note all my problem and resolve as early as possible.

I am darsana shah, owner of flat no. A-15/103. I want to highlight one serious issue which i am facing since possession of my flat i. E. Since 30.09.2017. Till date there is no electric meter for my flat. Earlier there was one electric meter fixed but it was of different owner ie of flat a15-006 ms shruti gupta. This came to light when i received the first bill. The bill had all details of ms gupta like email id, mobile number etc but with my flat number. After my complain, the meter was removed. I had received a sms from msedcl on 26.04.2017 with a different consumer number. On enquiring about the consumer number from msedcl, i was informed that the builder has not paid the registration fee for that consumer number and therefore they have not allotted a meter for my flat. Since then i am following with various exexutives of xrbia and technosmart, but till date the matter is not resolved and my flat does not have a correct meter in my name. Recently, they have installed the wrong meter again which is in the name of ms shruti gupta. Currently i am following up with mr rubesh krishnan who is aware of the entire situation. Kindly resolve the issue as soon as possible.

Being a nri, it's very difficult for me to keep following up for the meter.

I have emailed the entire issue several times and yesterday also at facility email id.

We had booked a flat at chembur central & paid booking amount as well as a partial payment. However it was brought to our notice that it was misselling as we were promised subventions.
Being unhappy about this & our critical financial situation we applied for a refund of the total amount paid 9 months back.
The representative following up reverts sometimes & sometimes does not.
I am very unhappy about this situation as it is a big amount of money & we are in need of it asap due to unfortunate incidents.
Hoping for this issue to be resolved at the earliest & a revert from the concerned person.

I already told my problem to your sales person mr. Raj & mr. Sachin but they said i will not get any refund. I told them to deduct 1-2 % charges from the paid amount and refund the balance as i am in need of fund. You people have not told me anything regarding cancellation charges. It is your duty to inform customer regarding terms and conditions. I send mail to customercarevangani.com but did not get any reply.
If you are not going to refund then write on your letterhead that you will not refund my amount.
This is my last reminder if i did not get any reply from your side then i will take necessary further legal action.

I have booked a flat vangani in phase-1 a4-106, 04 years ago and i was promised possession in 2019 march. Then they kept fooling around delaying the possession and promising the same every 4 months. I was finally informed that i will get possession for my building in march-2019. But also there is no relationship manager assigned for me. Everytime i get calls for the payment process drf from reddy for l&t finance but none has information about. Such terrible customer care helpline.

Hi all,

Xrbia builder sought the permission to build nearly 10, 000 units under special/integrated township policy of the maharashtra government as per *govt notification in 2008* to develop a big township having about 10, 000 flat at nere/dattawadi, marunji road, hinjewadi, pune on nearly 120acres of land. Under this policy the builder has to develop a proper township which includes all amenities which are there in a city viz. School, hospital, primary health centre, police chowky, fire brigade, ambulance service, transportation service, parks, gardens, shopping malls, market place club house, swimming pool, playing courts etc. Apart from basic infrastructure like waste management system, water treatment plant, rain water harvesting, solar power & solar heating plant and so on.

For this builder advertised his project and sought the permission initially from collector and then pmrda to build near about 4000 units in 2012. The township was set to get ready by december 2015 with all amenities laden with ultra modern technology as per his advertisement brochure. Xrbia builder got all the flats booked in a record span of 2 days with riot like situation in his mumbai sanpada office.

As all o[censored]s are aware, the builder defaulted the schedule time line for giving away the possession by december, 2015 and possession started only in 2016 and lasted till may 2017. He only build 3120 units with some basic amenities like club house, swimming pool, garden, water treatment plant etc. With no facility of drinking water at that time and hurriedly completed his construction before june 2017 to escape from registering the project under maha rera which came in effect from 1st july 2017.

For developing this special/integrated township the builder got various concessions from the government in stamp duty, na tax, etc. Also point to be noted here is as per the notification under which the builder got the permission to develop/built this township, he has to complete all the work within a span of 10 years from the date of granting the permission. He charged rs.3, 00, 000 from individual flat owner as city development charges at the time of booking the flat. But there is no city seen, if you visit the township.

Apart from above, the builder has given nothing in amenities which he was supposed to give at the time of possession. Also there is no complete completion certificate from the pmrda and the possession was given on part occupation certificate issued by pmrda.

The builder changed the original plans submitted to the collector/pmrda offices. One such example is, overhead water storage tank on each building was removed and the builder had built one common water storage tank on a hill at such a height that there are frequent water pipe burst happening due to water coming from such a height and with tremendous pressure. Also the bathroom and kitchen fitting cannot withstand the pressure of water coming in such a force from the uphill tank and there are frequent taps leaking and water being wasted. Since more than 1000 flats are still vacant and locked, water from these flats comes out of the house and you can see water everywhere in the building including lifts.

As claimed by builder, he was supposed to built apartments with latest technology in construction industry viz world’s latest aluminium formwork technologies for construction with this technology houses are earthquake proof, water and rodent proof and has design life of more than 100 years. But within 2 years of construction there are complaints of seepage and leakages from every flat.

Security is one of great concern in the township since there is no boundry wall built by the builder till date and there are multiple access points to enter the township. Because of which there are frequent complaints of thefts on daily basis. Since electricity meter rooms are not locked, meters are being stolen or removed, connection being done to meters of which flats are locked as owner not staying in the township and what not. Township is really in bad shape and all sort of crime is happening here from murder, kidnapping, theft, robbery etc.

How the township is maintained on daily basis is another long topic which will be shared here in coming days.

We have already served a legal notice to the builder in march 2019 but there is no response from the builder. The said legal notice was also forwarded to various government offices but only commissioner office of pimpri chinchwad took a note and a case has been taken under investigation in economic offence wing of the crime branch in april 2019. Still there is no progress or any intimation from the police department.

२०१७ ला आम्हाला सांगितले होते कि gst नाही फक्त रजिस्ट्रेशन चे पैसे भरा ते ७०हजार सुद्धा भरले . लोण ९लाख ८० हजार चे झाले . आता आम्हाला सारखा फोन येतो कि बिल्डर डेव्हलपिंग चार्जे व gst दीड लाख भरा . आता हे चार्जेस कुठून आले . गरीब जनतेला त्रास द्यायचा . फोन वर सुद्धा ववस्तीत बोलत नाहीत . कस्टमर care ला फोन no विचारला तर ते सांगत नाही . xbria मधून फोन येतो आणि धमकी देतात कि बिल्डर डेव्हलपिंग चार्जे व gst दीड लाख भरा नाहीतर तुमचा फ्लॅट कॅन्सल करतो. मी दोन वेळेस कॅन्सल करा बोललो तर बोलतात कि पैसे परत मिळणार नाही . गरीब लोक पैसे कुठून भरणार. हे सगळे फ्रॉड चालले आहे. builder ने फ्लॅट पोसिशन २०१८ सांगितली होती पण अजून बांधकाम पूर्ण झाले नाही . मंग बिल्डर डेव्हलपिंग चार्जेस कोणते .

I have a booking made on 31st dec 2015, for xrbia vangani flat number 407 and 408 for buikding c-6 where i was promised that the posession will be given in the month dec 2018.
During the booking maha rera was not into implementation.
Today when i visit the office the posession date is posponed to december 2019 and the building is still not been completed.
When i asked the concerned authorities, it was mentioned that due to contractor issue the work was not processed.
Please consider this complaint as its difficult to stay on rental basis.

I purchased a flat in Jan 2016 with pocession told for Dec 2016. Now it's 2019 still waiting for it. Xrbia staffs are so smart they say any ### to sell flats. This is the worst worst builder or developer have ever seen. A month back I was told have to pay 2years maintenance in advance which was nt shared earlier along with 10k security fund. Today they asking to pay that amount along with 46, 600 as corpus fund..god knows what's that..
My financial position came down coz of xrbia..since 2 years paying rent n instalment both..i m the only earning member ..living here with family ..is it so easy?
God knows what to do now..i don't have either of the way..why xrbia do this ..we are average people ..n xrbia sucked my life. I can't take that flat anymore..
But I will ensure anywhere..everywhere i will leave a very bad review where ever I get an opportunity. I don't have words to show my frustration. But ur sales guy nilesh was the culpist for this who started this journey with lie. Xrbia I thought was a brand but found an organization who works on or around false talk commitment.

There should be a limit for everything.
Despite repeated request & sending letters to pune xrbia office my old loan for c2 019 is not cleared, and now xrbia has sent a demand letter of a4 009.
Is xrbia making fun of mine?
Unless and until you are not clearing my old loan, how i can apply for new loan?
I m thinking that if an educated person is been harassed, then what about others?
I may rethink for the flat a4 009 as i don't trust xrbia anymore.

I purchased a flat from xrbia (C2 019) in 2016, they made meter room in that flat.
They offered me new flat, but bank is deducting emi for old flat.
How irresponsible xrbia is??
They gave a cheque of lesser amount. Which bank rejected.
Frankly speaking, i have made my mind that xrbia is fraud and if the owner doesn't know, what is happening behind their back, it's ridiculous...
I feel ashamed to say that i have booked a flat in vangani xrbia.

Hi all,
This is with reference to the conversation with rinkal on 9th october 2018. I, atish yelulkar had booked 2 flats in your upcoming balewadi xrbia project. The booking werr for flats b 804-805. The booking were done in the month of april 2017 and 10% down payment was also done for the same. The amount paid for booking of 2 flats was 2, 82, 832 inr (2 lakh 82 thousand eight hundred and thirty two). Since 18 months i am keeping a follow up wuth your sales manager mr rahul tirmare. Everytime getting an assurance that the project will be live soon. However nothing as such has happened in last 18 months. There was no formal agreement or paper work done except for taking the booking amount of 10%. After continuous follow up with rahul, no formal output was overseen. Hence i have decided to withdraw the booking amount money paid to xrbia developers.
I have also filled the cancellation form in your office on 9th october 2018 and handed over to ms rinkal.

Its my second complaint.
I booked a flat in 2016 (C2 019), xrbia cancelled that flat due to plan changes and offered me new flat (A4 009).
But bank is deducting emi for the flat that has been cancelled.
Bank says to clear the loan of flat (C2 019).
Since xrbia changed the plan, they promised to clear the loan, but from last 5 months they have not cleared the loan. Every month i visit palm beach office, staff says the cheque will come from pune xrbia head office.
Xrbia is a reputed construction firm, atleast the head office should have some commitment towards their customers..
I don't even know my grievances is really read by any of xrbia educated and qualified staff who has some responsibility and commitment for their customers
