Dear Sir,

I have purchased a flat in ansal api Sunshine County, Kundli (sonepat haryana). The builder Ansal API have at the last min, i.e. at the time of releasing the possession have increased the area by almost 15% and are now asking for additional payment of RS 4.5 lacs. The builder had earlier also increased the area by converting the carpet area to the super area . They have also delayed the possession of flat by almost 2 years.

Please tell me if there is any rule for builder or they can demand any amount and for any areas defined by them.
I don’t understand how a company can increase site many times for same flat and demand more money.

Please help us to raise this issue so that we don’t have to pay this unjustified amount again and again.

Also other peoples will get knowledge of frauds by such builders like ANSAL API.

Is there any way we can file case against ANSAL API ?

I request you to please raise this issue on your channel as when we ask they don't give any satisfactory answer .

    Dear Sir,

    I have purchased a flat in ansal api sushant county kundli sonepat haryana. Initially flat size was 1474 sq feet but after few years company sent letter that area has been increased to 1575 sq feet so we need to pay 2 lac extra. We paid that amount , after that company took one year and again sent letter that now area has been increased to 1672 sq feet so company now asking 2 lac extra payment.

    More Over they are saying that You have not Paid Amount on Time So they are Asking for Interest on the same. On the Other hand they have Committed to Deliver the Project in April 2009, They Should pay us interest as they have not been able to Deliver the Flats in the stated Period.

    Some one has to raise Voice Against these Builders. I Request You all to get Together and raise voice against this Dada giri.

    I have also purchased on same location and have shifted there.
    Think for a min, we already have paid more than 30Lack and nothings in our hand.
    I have consult with some lawyer. He suggest me to give this unjustified money to them and make ownership first.

    After that you have 3 three years to sue them to court for all the issues.
    We have to make a RWA (Residence Welfare Association) and it's good to sue them together

    Dear Vishav,

    1. Please note that Ansals got the building plan approved on 31.01.2007. As per the agreement the possession was to be offered by 30.07.2009 (30 months). Time available in filing the case for delay in delivery is 2 years from the date when the cause of action arises. Calculate and better hurry if you want compensation for delay.

    2. Increase in area. Please google the net for MRTPC decision in the case of Jaina Properties http://www.financialexpress.com/news/jugglery-in-real-estate-by-builders/107768/...

    The letter issued in 2010 state that final area has been measured and it comes to so and so. Please deposit and take possession etc. etc. This may be a solid ground to contest the revised demand. There is something called doctorine of estoppel which may be of help.

    Another way can be to get the entire area of the complex measured from an architect. I think the built up area added with the area of common area cannot exceed the super area.

    3. There is another catch. The EDC is supposed to be the actual EDC paid to TCP, Haryana by Ansals divided among the flat owners in proportion to the area. TCP, Haryana charges EDC on the basis of the area of the entire plot and not on the basis of super area. Now if the super area increase, EDC is not going to increase. But EDC for the enhanced area is also being asked for.
    There are 639 flats in the complex. Consider an average area. EDC charged is Rs.165 psf. Calculate. Let me tell you that Ansals have paid around Rs.11 crore towards EDC. See the difference in your calculation and this amount.
    To initiate action - file case with consumer court on the basis of correspondence received from Ansals API.

We have already deposited the full and final payment i.e. amounting rs. 600/- on dt 22/02/2011. and letter of disconnection was also submitted on 22/02/2011(the photocopy is also attached).
      But we are still receiving the bill. Please get the connection cut immediately otherwise we are going to make the payment after 22/02/2011.

        I had booked an apartment at Ansals new project Greenescapes in Sonipat
        Flat number[protected], in the year 2009
        One they have delayed the project with no communication of any sorts from their side. Suddenly in October i got a letter stating allocation of a different flat in a different tower which they are planning to complete

        I denied any change and confirmed the same through hard copy sent through courier plus scanned copy of the same sent through email. Never got any confirmation again from any executive of Ansals API

        Yesterday i.e. 22nd Feb received a letter dated 13th Feb requesting payment of 4 lacs plus by 15th Feb (deadline already over before the letter was couriered)

        I have been trying to reach the executive but unable to as they dont respond to the calls of their customers

        Have been a horrible experience dealing with Ansals API. Hope this forum bring some respite whatsoever

        Absolutely correct, I am writing for five years, but not a single reply and not satisfactory response on mobile or otherwise. They got a strange marketing and engineering team, be aware of them in future.

          I have also received a similar letter from Ansal and am planning to raise this issue in the court. Two flat buyers have already joined me. Planning to form "Sunshine County Flat Buyers Association" Request all the mebers to join so that we can fight togather. After all its our hard earned money.

          ANSAL API — Demand for extra charges by Builder

          I have purchased an plot in Ansal's Sushant City, Kurukshetra Haryana, in april 2010. In the papers amount was mentioned 950 per Squar Feet for which we have paid in full. Few months back, Ansal had issues a letter for asking payment for the increased amount.
          More worst things now we are facing - no linked sewage system in ansal sunshine county
          no medical facilities - remote area - in case of emergency no help
          no transport facility
          increase in maintenance charges from april 2012 w/o increase in facilities
          swimming pool not operational
          no words from ansal when we will be able to get property registered in our name
          no direct road to flats - dispute of road land - ansal not willing to solve direct connecting
          high electricity charges - 15 Rs per unit for generator power supply

            I have purchased an flat in Ansal's Sunshine County, Kundali Haryana, in Dec 2009. In the papers area was mentioned 1475 Squar Feet for which we have paid in full. Few months back, Ansal had issues a letter for asking payment for the increased area from 1475 to 1563 Squer Feet and they said they will give us the flat read to live. This increased amount was an extra burden to us but somehow we have paid the same.

            But again ansals has issues a letter for asking new area increased amount which is around 2 lac.
            Now they have increased area from 1563 to 1680 Squer Feet.
            So my complaint is why they are increasing price again and again. Althought its no where mentioned that they can increase price like this.

            Same happening again in Jan 2011...>Ansal has again revised area for 1475 sq feet to 1670 and asking for more money. Surpriningly the flat area remains same. Ansal is asking for more money for super area.

            ANSAL is a big fraud.
            They are asking more and more money in all their projects from buyers . Remain away from Ansal group projects.They issue letters like this.
            I bought a plot in ANSAL API karnal . They now are asking me 3 lakhs as interest on EDC which they paid late to HUDA. They people are big fraud and only understand court language.
            This happened with plot buyers for Ansal API kurukshetra also
            All people are going to court now.

            Its great that people are joining hands. But I would like to give the following inputs. If you want to go to consumer court the time limit is two years from the date on which the cause of action arises. The building plan of the complex was approved by DTCP on 31.01.2007 and as per this the flat was to be delivered by 30.07.2009. Add two more year 30.07.2011. No case in Consumer forum after this. Please check with a lawyer and act fast.

            Also regarding increase in area, there is a judgement by MRTPC in case of Jaina Properties. Please google and check with lawyer.

            I also have an apartment in Sunshine County and the builder has increased the area twice with no reason sighted. I think it is a clear case of cheating and negligence. We should jointly file a case against the builder. For further communication, my e-mail id is [protected]@gmail.com.
            I along with my friends was looking to invest in their project in gurgaon but have strongly advised them against the fraud committed by the builder (or be ready to shell out 15-20% more than what Ansal committs). The reputation of the builder is taking a betaing and they seem to have resorted to unscruplous means to collect money. AVOID ANSAL API.

            I have been cheated by Ansal Api in projects Aquapolis, Ghaziabad.quality of construction is very poor, my unit was to be delivered latest by feb 2016[including 6 months for getting occupancy certificate]at least 2 to 3 years will take

              Sir,

              This is to bring to your kind notice about the serious problem being faced by the buyers of plots in the Sushant City, Kurukshetra.

              Just a few days back, M/s Ansal Housing and Infrastructure has sent a “News Letter” to almost all the buyers of Sushant City, Kurukshetra. The said “News Letter” has quoted the reference of Interest on EDC by the Government. The promoter has “suggested” the buyers to deposit this extra money in addition to the amount payable under the terms and conditions of the agreement executed between buyer and the promoter.

              We, the buyers are failed to understand the logic in the demand of promoter that we have to pay the interest on EDC from the year license has been given to promoter. I have purchased the plot in the month of Aug 2010 yet I have been demanded to pay an amount of Rs. 1, 70,000(One lakh Seventy thousand) as an interest on EDC. This is simply beyond my understanding.

              It is understood that M/s Ansal Properties and Infrastructure Limited has failed to comply with the terms and conditions of EDC payment to Government and thus panel interest has been charged by the Government from M/s Ansal Properties and Infrastructure Limited. Thus, it was an “oversight” at the end of promoter for which the buyer cannot be held responsible. It is totally unfair, illegal on the part of promoter to impose panel interest on buyers for the defaults which have been committed by the promoter himself

              The hundreds of buyers are in dilemma and under the circumstances the Government of Haryana is the only hope.

              I request your good self to kindly take note of this serious issue happening in the Kurukshetra and do the needful. I hope necessary protection must be included in the terms and conditions of license given to promoter.

              Jindal Construction — Cheating customers and demanding extra money just before registration without receipt

              Dear Sir/Madam,

              I have been cheated by promoter Mr Chetan Prakash Jindal of Jindal Constructions when I purchased a flat from them at Kundan Plaza, Teghoria. I along with some co-owners of the flat have purchased a covered parking area for which I had to pay an additional Rs 70, 000 apart from the cost of the flat. I have received possession of the flat in September, 2008 but till date neither has he marked the space for individual covered parking nor has he kept any space for that. On asking about it he asks us to park our cars in the open common spaces and has simply refused to mark individual car parking spaces. Forget about covered parking facilities he has not even demarcated any space within the premises for car parking. Some co-owners are complaining that Mr Jindal had shown them a common passage (which is not at all his property but is an extension of the road in front of the flat) as a car parking space while the construction was still on and have already lodged a complaint in the local police station & local municipal corporation urging them to look into the matter.

              Till date none of the co-owners of the flat who has purchased a car parking space has received a porperly demarcated space to keep their cars and I request on behalf of them to provide a solution to this issue.

              Apart from this, he uses several arm twisting techniques to wriggle out more money than the agreed price of the flat. Like, he asked me to shell out Rs 50, 000 just 3 days before the date of registration, failing which he would not register the flat. When I refused to give him the money he asked me to either cancel the agreement and get a refund of 80% of the booking money or he will do the registration after one month as he has kept a clause in the sale agreement that if the date of full payment exceeds that of 45 days from the agreement date the purchaser has to pay an extra 19% per annum penalty. He plays such cheap tricks to trap the purchaser and it is not only me but he has done the same to everyone who has purchased the flat from him. Someone (I cannot name him without his permission) even had to pay an extra Rs 1, 50, 000 to get the flat registered. He will and has not given it to anyone any receipt of this amount so that we cannot get any legal remedy in this matter even after registration. This is the way the promoter Mr Chetan Prakash Jindal robs his customers of the hard earned money. All the co-owners of the flat have now decided to take a legal course against the builder. Could you please let us know the steps that could be take under the law and in consumer forum against the builder?

              Hi Dear,

              I purchased a plot in Ansal API - Karnal project in July 2010.I am paying the EMI in 2 year installment plan.
              In Dec 2010, Ansal send one letter ( not on letter head) demanding some extra amount as intrest on the EDC that HUDA accepted fro Ansal in 2010 while it was supposed to be paid by Ansal in 2007 that was not mentioned in agreement letter
              we sent a notice to Ansal through a advocate against that letter to which Ansal dint reply at all.
              Now Can Ansal forfeit my plot if I donot pay this unjustified money that they are asking ? what should I do next? SHould I put a case in consumer court delhi ?

              even I have a plot in Ansal Kurukshetra, I was about to clear all dues this month and get it registered. but yesterday I got to know that they are demanding more EDC. originally it was 950 Rs per sq yd and now they are asking for 1550 or so. 63 % more than mentioned in agreement.

              I had bought this plot in resale on downpayment plan. so I just had to pay EDC + 10 % of basic now. but this increased EDC is hurting a lot. and I understand its not legal.

              On Dec 10 in a News Letter ANSAL has asked to me pay Rs three lakhs as interest on EDC.
              Even I am shocked.
              How can they ask us to Pay when we have paid all as per agreement ?
              I have also sent a legal notice to which Ansal has not responded.
              This is ridiculous.
              It was not Call letter but a news letter.
              The amount also varies from person to person.
              Why should we pay when the 'oversight ' was by Ansals.
              There are so many questions which remain unanswered.

              In Dec 2010, Ansal send one letter ( not on letter head) demanding some extra amount as intrest on the EDC that HUDA accepted fro Ansal in 2010 while it was supposed to be paid by Ansal in 2007 that was not mentioned in agreement letter

              I have purchased a plot in Ansal Karnal.Plot was taken in installment. All the installment of Rs 16 lakh total have been paid plus 1.8 lakh as development charges. There is nothing pending from my side. But they are sending new notice of ~ 1.5 lakh and saying that charges are increased by govt. Also they are sending additional notice of water charges for construction while noone is constructing house there.
              This problem is with all the people who purchased plots in ansal Karnal and Kurukshetra.I have called Ansal and met them many time but there response is same to cheat customers.

              Request you to take immediate acttion against Ansals and provide relief to all customers.

              Ansals have started sending new notices for enhanced EDC to all the plot buyers. This time they have given the reference of EDC clause of agreement and the sales deed. Thus, it is clear they are asking the amount of enhanced EDC from all, i.e. from those who have got registry and from those who haven't.

              This time they have cited reference of DTCP letters in which the EDC rates have been increased by HUDA in 2011. For residential plots the HUDA rates are RS 55.60 lakhs per acre.
              for the kurukshetra. This letter is available on the Internet, just search by google with the key words HUDA EDC 2011 kurukshetra 55.60.

              Now, the point is we cannot evade this enhancement as we have this in our agreement.

              But the things are not transparent.

              First of all we have to discuss and understand what exactly are the external development works for which HUDA charges external development charges. Is it calculated on the basis of some civil estimates for colony to colony basis ? or is it just the case that HUDA has decided a flat rate of Rs 55.60 lakhs per acre for the kurukshetra town.?

              All those who have plots in ansal sushant city kurukshetra must be aware of the facts that the colony is situated on the GT road.

              As per my knowledge, the external development charges are for the external development works that are to be carried by HUDA.

              1. The colony will be connected to the main town by a main road.
              My view: The colony is already on the GT road, then what extra work is to be done by HUDA for this connectivity?
              Note: Internal roads within the colony are not developed by HUDA but are developed by colonizer as per the license conditions.

              2. Internal sewerage, rain water drainage, and water supply work is to be done by colonizer, then what HUDA will do under external development work.?
              Huda will simply connect the colony to its own main water supply, sewerage and drainage system.
              Does it makes much of costs when we know that already a developed sector-3 is adjoining to the colony sushant city? for all the three facilities i have mentioned hardly one km of work is to be awarded to an agency to carry these works.

              So, the question which rises is that how the factor of Rs 55.60 lakhs per acre has been calculated by HUDA? either we can fight on this point with TCP/HUDA.

              or

              Even if we accept 55.60 lakhs/acre then as per calculations

              1 acre = 4840 yards
              Rs 55.60/4840= 5560000/4840= 1149 per sq yards is the cost of EDC.

              We have paid 250, 000 EDC already as per agreement.
              Some o[censored]s have paid 170, 000 also as per EDC interest( which was totally illegal) but lost the case in consumer court kurukshetra, don't know how the system works.

              With the above calculations we can fight on the point of what should be exactly paid?

              My advice,
              pl do not hire simple advocate, it will be of no use.
              We should hire a top level advocate.

              If we go to consumer court then, it is of no use, experienced it.
              If we go to high court directly, then after 3-4 hearing the court will direct us to go to lower court.
              Happened in the ansal kurukshetra case for interest on EDC. we will lose all the fee paid to high court advocate.

              we should file case in kurukshetra.
              we should hire a top level advocate.
              The advocate in such cases don't fight case on a total fee, they ask for individual fee from each of the person who wants to be a party?

              Hi All,

              Any updates on EDC interest case ? Has anyone won the case yet ?

              I have already filed the case in Delhi's consumer court with a good experience lawyer.
              Ansal is not asking the Last EMI ( at the time of offer of posession ) and the registry cheque. May be they are keeping my case pending as I have not paid the illegally asked EDC interest amount cheque.
              Since last 10 days they are though telling me that they will send me the notice anytime as they have finshed the formalities that are required to offer the possession for plot holders in Block"D " to pay the last EMI + registry amount

              This month, Evidence was recorded and hopefully in next 2-3 hearings, judgement should come ... This is what my lawyer told me

              I have purchased a plot no. 538 of area 200 sq. yards in Ansal Golf Links, Sector 114, Mohali in December, 2011. I have paid full amount to Ansal API.               Yes, stay has been granted by the Hon High Court for charging enhanced EDC from builders till the case is disposed off. Let us see the outcome, as case is still in progress.

                  1. I, along with my parents, had booked a duplex house (C-2, 756, Palam Vihar, Gurgaon) from Ansal Properties & Infrastructure Ltd in 2004. As per agreement signed, the original area of the house was 1746.00 sq ft & the cost was Rs 26,03,000.00 (Rupees Twenty six lakhs three thousand only) at the rate of Rs 1491.00 per sq ft.
                  2. However at the time of taking possession, we were told to pay an extra amount ofRs 1,07,352.00 (Rupees One Lakh Seven Thousand three hundred and fifty two only) in the final statement of account given to us by the builders (Ansal Properties & Infrastructure Ltd). The reason given was increase in super built up area by 72.00 sq ft. The excess amount was charged at the same rate of Rs 1491.00 per sq ft as charged earlier, which included the cost of land as well as the cost of construction. The excess amount was paid by us before taking possession of the house.
                  3. It is however brought out that the complete cost of land was already paid by us when we paid the original cost of the house. Therefore, at the time of possession, we should have been charged only the cost of construction for the increase in super built up area. However, since we were charged at the same rate of Rs 1491.00 per sq ft, it resulted in our paying twice for the same piece of land.
                  4. Accordingly, we approached the builders (Ansal Properties & Infrastructure Ltd) vide our letter No 756/C-2/2010 dated 25 Jun 2010 to return the excess amount charged. The letter was personally handed over at their head office at 16, KG Road, New Delhi. We met Mr Maindola (Manager Sales), Mr T Rajan (Senior GM) and Mr Bawa Kapoor (Senior Vice President, Sales) and requested them to consider our case. It was also informed to them that the excess money has been returned by the builders in similar cases earlier (like House No 753 and few others). However we did not receive any positive response from them.
                  5. I later sent another reminder to Ansal Properties & Infrastructure Ltd vide my letter No 756/C-2/2010 dated 31 July 2010 through Regd post. However they have not replied to any of my letters till date. I have also contacted them on phone many times and tried to speak to their Executive Director Sales, but could only speak to his assistant Mr Manoj who informed me that no decision has been taken by them on my case and that the Executive Director is too busy to speak on such ‘small’ cases. The builders have also been refusing to give their reply in writing to me.
                  6. It is once again stated that the money has been returned in similar cases earlier. One such case is of House No C-2, 753; wherein the money has been returned to the original owner of the house, Col Vikas Sharma. The same can be confirmed from him on his Ph no [protected].
                  7. I would also like to put on record the misbehaviour of the officials of the builders with my parents, when we went to meet them personally and hand over our first letter. They made us wait for a long time before speaking to us and were very rude in talking to my parents. Their behaviour was very unprofessional and it has caused a lot of distress to my parents.
                  8. It is therefore requested that Ansal Properties & Infrastructure Ltd may be asked to pay back the amount due to us along with interest applicable and compensation for causing severe mental and financial harassment.

                    I fully agree with the complaint of Mr. Rahul. The quality of construction is so poor that I also purchased a villa in ansal sushant city Jaipur. The walls are cracking, electricity connections are faulty, water is logging in Bathroom and kitchen, no sewage disposal. After slaes servce is non existing/ They only kow how to bag the money from inn ocent customers who think ansals as big name.

                    I can understand the complaint of Mr.Rahul. I have bought a house in Ansal Golf Link Pari Chowk. After sale services are very bad in Ansal. No maintenance . Not adequate security.
                    They are not relaible builders.We should refrain ourselves from buying in new projects of Ansals.

                      people like us have been duped by Ansal API. Having paid more than 15 lakhs myself in 2007; still no work has started. After meeting Ansal officials, have also returned the original documents to them under acknowledgement. That was some 4 months ago. No sight of refund from Ansal. The inerest on this money is a loss to us as individuals; however the company officials are not willing to take the phone calls. Visiting their office in CP is also not possible every week.
                      It is a case of complete anarchy; where small investor's like us are left to fend for ourselves and at the mercy of companies; who can afford a battery of lawyers to delay settlement (in case one wants to take the matter to court of law) and keep your dues outstanding for years.
                      I wonder, if you ever got any advise on this from any quarter.

                        I refer to the above allotment made after 11months of my occupation of the above apartment and that too after continuous verbal reminders in the beginning and written requests later on.

                        I write this to bring to your notice that the allotment is not acceptable for the following reasons:


                        1. That the car space no; 23 to Tower 12/1301 has been made in the premises of a under construction Tower (GMT Tower not belonging to Ansal) and that which is not on the premise of my tower making the allotment purposeless, unsuitable and inconvenient because of the distance.

                        2. While booking the apartment and at the subsequent purchase I was told that I would be given an open parking space in the tower premises on payment of extra amount for the same.

                        3. Accordingly I paid extra amount in the sum of Rs.70,000 for a secure and convenient parking space in the tower premises.

                        4. Since I have purchased my above apartment in Tower 12 there is no reason why the car park space should not be given on ‘0’level of tower 12 only as has been given to OP 1-19 belonging to occupants of tower 12.

                        5. I was given to understand that there were enough car park spaces to meet needs of the occupants paying for the same.

                        6. I understand that occupants from other towers have been allotted car park spaces as Extra Open Space (EOP) in my tower number 12.

                        7. That no such allotment to an outsider can take precedence over the occupants of this tower who have paid the money for a parking space.

                        8. Having received the money for allotment of a car park space the company is under obligation to provide the car park space in the tower.

                        how can the Ansals be so callous that they kept NO tranparency for allotment of car space and then after taking payment for car space alloted car space in such a dangerous location in another tower under constuction and while they [Ansals] are selling like hot cakes parking space in tower 12 where the ladies are residing. YThey should be procecuted indeed!

                          Dear Sir,
                          I booked a villa No. D0403A in Ansals Sushant City, Bhakarasani, Jodhpur on 17/12/2008. A cheque no. 546148 dated 17/12/2008 amounting Rs.25000/- was sent by me, as the booking amount, towards the aforesaid unit. further I received allotment letter dated 17/01/2009.
                          Initially company was advertising that the said area is well connected with Jodhpur city but when I personally visited the site I observed that the the site is not well connected through road with jodhpur city. There is no city transport facility is available right now and in a near future. So I requested Ansals to cancel the allotment and refund my signing amount of Rs.25000/-. They did not pay attentions to my number of mail. Finally when I wrote them to take legal action against them, they immediately respond and sent me letter through which they inform me about the cancellation of booking of Abhilasha Home D0403A and the forfeiture of the earnest money of Rs.25000/- as per their law.
                          I hereby like to know that can any building developer forfeit the earnest money ? How can I get my money back from them ?
                          Please help me so that I can get back my hard earned money which they kept with them for over a year.
                          Please help me out of this situation.

                            Dear sir,

                            I am Rajesh Gari and have booked a flat with Ansal API three years back. I have submitted Rs 14.52 Lacs with them as and when demand letter was received from their side.

                            Later after paying them this much amount I came to know that no construction has taken place, moreover the land acquisition was also not done and farmers have denied giving their lands. The overall result was that it was not at all approved by any approving authority like GDA but they roped in a whopping Rs 14.52 lacs.

                            After making multiple requests through visiting their office and calls, I got the principle amount back that too in the form of some PDCs.

                            I have made multiple requests to get the interest at the rate of 18% P.A. as per the copy of agreement (which they charge on us in case of delay in payment) but it has gone on deaf ears and they said you should feel happy theat you got the principal money back. They simply cheated us by taking the money for three years and done business with that money and now not even moving a single inch to disburse interest.

                            I Rajesh Gari with this forum would like to request your kind attention in this regard to enable me to get the refund for all the trips I made to their offices, calls to follow up, mental agony, tensions against their fradulent collection of money, moving from pillar to post, loosing my productive hours and the interest component for Rs 14.52 Lacs for the time they kept the money @ 18%.

                            Ansal API by all means are big cheaters. Aquapolis project is something where they have already taken close to 50% and have done nothing. There are lot of guys who are stuck and their dream of dream home is simply ruined.

                            First they tied up with Axis bank with no interest till 2 years and now after 3 years of making the promise, they have tied up with HDFC bank for the same..

                              1 The contract papers and TPA were un-reasonably delayed and because of that I lost good interest deal from HDFC.
                              2 Every time I have call Mr P Mehta for the documentation.
                              3 This time also, the demand request reminder was sent by me well in advance. However, I have just got the fax from
                              Jaipur stating that I have to pay Rs 1187.26 as interest.
                              I had also sent a registered letter to Ansal's head office last month for the same. However I have not heard anything till date. This way, please understand that a genuine customer is being harassed without any fault.

                                have purchased a Duplex house (kamna duplex D-182 ved vyas puri Meerut UP ) from Ansal Properties, as per verbal communication at the time of purcahse they promised possession in 2 years, but till now we have'nt got any possession, when i asked for compensation they are denying as per the contract they are saying its 2 yrs from the start of constrcution, making fool o[censored]s, i have done down payment thru HDFC bank loan hence paying a hefty EMI and feeling so much stress since i ampaying for nothing .

                                Ansal start my house constructions so late i.e. april 2008 even so many times i asked why its delayed they said its because yr house is in corner and it will be difficult to carry material hence it will sart later on comparison of other flats . Now from last 6 months no work is going over there and no time has been given from them when the work will start, so i am expecting another at least 1 year more delay .

                                Request you to pls take it up with Ansals and if possible adv me if i can go thru Consumer court for comapensation becuase of this delay .

                                Ansal is an oldest builder in Indis but now a days I observe the following :-
                                1- The quality of this builder is detoriating day by day
                                2- They do not respond to any of your telephone calls, e-mails & even registered & speed post letters
                                3- The only respond to your queries regarding payment
                                4- No builder can give such bad quality of workmanship as the Ansal API gives.
                                5- No body who booked property with Ansal API can escape from harrashment from this builder
                                6- One more ANNA HAZARE is required to fight against this builder or we all customers are required to get together & show this builder our strength.
                                7- Remenber the local authorities are cooperating because all are corrupt .

                                Let us pray to His Almighty God for not floorishing this builder from our hard earned money. This BADDUA is from my heart & u will see the result soon.

                                      sir, we have booked a plot in Mohali in the joint names (sudhir kalra & ajay mahendru) in a pre launch scheme of Ansal Township & Projects Ltd.on 27/04/2006 throgh their distributors north delhi construction &investment pvt. Ltd. with the cheques of Rs.233000 & 467000 respectivly dt 27/04/2006 & cheques has been encashed on 29/04/2006. After several visits to their office they could not delivered the plot to us & however they refunded our advance of Rs. 700000/- on DEC. 2007 (after aprox.two years) WITHOUT INTEREST saying interest of appx. TWO YEARS will be paid in months time & we have excepted the cheques of Rs. 233000 & 467000 under protest. Now appx. one year have passed they have not refunded our interst as today. The concered officer of Ansal API Mr. SUDHIR SOLANKI has comitted severel times but could not stand his words.Now it is requested to you please look the matter to solve our problem .

                                      Ansal API is one of top most company known for cheating the customers after taking a booking. They are known for there false commitments for completion date . There was no progress, so I cancelled the booking after one and a half year. Forget about the interest they will not even pay you your money easily and over and above they will deduct 20% of the booking ammount.

                                      Be sure you will not find any completion date in the agreement. Its all vague statements

                                      Beleive me it was a very hard experience with Ansal API.
                                      Do not trust Ansal. They cheat people and never give posession. They are cheating people in Mohali projects.

                                      First they tied up with Axis bank with no interest till 2 years or posession and now after 3 years of making the promise, they have tied up with HDFC bank for the same..and now again they are saying, which means from today the possssion has further moved by 2 years. So they started it in 2007 and no posession is in sight till 2013 and we lesser mortals are running helpless

                                      They are cheats and please do not trust them. Mr. Batra at Chandigarh office(India) is a man of no words.

                                      I purchased a plot in Ansal API - Karnal project in July 2010.I am paying the EMI in 2 year installment plan.
                                      In Dec 2010, Ansal send one letter ( not on letter head) demanding some extra amount as intrest on the EDC that HUDA accepted fro Ansal in 2010 while it was supposed to be paid by Ansal in 2007 that was not mentioned in agreement letter
                                      we sent a notice to Ansal through a advocate against that letter to which Ansal dint reply at all.
                                      Now Can Ansal forfeit my plot if I donot pay this unjustified money that they are asking ? what should I do next? SHould I put a case in consumer court delhi ?

                                      I have purchased a plot in MEGAPOLIS. Now I am bearing their unfair business practices. They do not attend their post/existing customers, properly, specially in their account branch. Their Authorized Channel Partners/Agents mislead everybody with their false commitments/promises. Moreover, FARMERS are protesting against the Promoter and going to start a movement against the unfair possession of their earth.

                                      Check the material quality in Ansal elite floor in Panipat Specily floor no 5539, 5541, 5542, 5544, 5566. Thisone is very shameful thing on the name of Ansal
                                      ASSOCIATION OF Ansal fortune arcade owners association has protested wicked malpractices and illegal self dictat imposed on the Ironic Owners of the prominent business tower/hub of the city, deliberately depriving owners of their related issues and rights by Ansal Housing and Constructions CMD Karun Ansal and his accomplices.

                                      Most of the common area of owners have been encroached By Ansal and Ansal is fetching RS 50 Lakh per month rental and other income from Toilets and gallery encroached.

                                      Ansal is charging Rs 25/- per sq ft maintenence charges on super area, whereas AC is only in carpet area effective rate of maintenence comes Rs 42/ per month.
