[Resolved]  BPTP Freedom Life Projet Sec 57 Gurgaon — Charging very high EDC/Power installation charges etc.

I have a flat 901 in BPTP Freedom Park Life in sec-57. These are the complaints that we have for BPTP:-
1) Haryana Goverment has increased EDC about 55% but BPTP is charging the extra EDC of 267% for us. When we are asking the calculation are not able to produce any calculations.
2) There are asking a huge amount of Power back installation but this was not mentioned in their aggrement. In their aggrement they have promised to give 100% power back but now they are saying that their power back is very strong that is why they are charging a huge amount from us.
Also they are charging extra for the electricity meter installation.
3)Their project is very much delayed but they are not giving any late penality charges. They are saying it is late due to Govt sanction. But they are charging huge amount of interest from us for our delayed payment. What a bad justification it is!
4)They are charging a very high amount of maintainence charges for 12 months. We are telling them to charge for us quarter and meanwhile we will make RWA and maintain the society.
5)Inspite of sale deed chages and stamp duty charges BPTP is charging huge amount of administrative charges. They are saying they are charing this for the registraion.

It would be great help if anybody can take care of these unnecessary charges charged by BPTP.Lot of problem are in trouble due these actions of BPTP.

I agree with all the points that you have posted. We need to take this up with BPTP collectively.
I also own a flat in Freedom Park Life and struggling to know when do I get the possession of the flat. Its been couple of months for last one year and still it looks good to go for another one year.

As per Buyers agreement, they should have been handed over flats to us within two years of start date of construction. Who knows what is the oficial start date of construction on BPTP's records but as far as I know... it has been more than 3 years since we executed and signed a buyers agreement with BPTP.

I think, we should get united to fight against such things otherwise nothing is going to come our way... BPTP has been very rude in customer handling since begining (atleast that is my experience).

I welcome other owners of Freedom Park Life's flat to contact me.

I also own a flat in bptp freedom park life gurgaon ( 1402 ), n infact was looking for people to fight out on the points highlighted by mr Rajesh Gupta . I have also consulted a legal advisor who is already fighting a case of my earlier property in gurgaon, n have been suggested by my legal advisor to be collective n fight it out with bptp . So it is higly requested, all o[censored]s to get united and fight them .

i agree also - there has been a delay in the possession - these people dont even respond on phone - i wanted clarity on the following :

1 - are we residents doing something on the extra EDC IDC charged ?
2 - are we suppose to pay meter charges administrative charges ?
3 - are we looking at the latest service tax issue as per Budget ? any one has a clue on that ? BPTP officials donot have any clue - and this can be huge cost as well for the flats which are still under construction in Freedom Park Life.

Want to have a clear understanding, when is BPTP going to give possession in its Freedom Park Life. There customer care is not replying on mails. Over phone its always within next 2-3 months.
Can someone from BPTP clarify their position.
Real Estate industry needs regulators without which even renouned developers are playing games.

Yes i agree with you guys.

I bought this apartment last year and they confirmed i will get posseion by oct 2009, basis that i got my babys admission in gurgaon.

Now i have not got possion and paying huge amount as rent, where as i was staying at my house.

Request RWA to do something on this. they should pay extra edc and monthly rent from specific period of time.

I completely agree with the complaint. In fact there are more points on which BPTP is fraudulently charging the flat owners. People filed cases against the builder in the court to fight out the injustice. However after almost one year of struggle, the flat owners were left with no choice to give in because they were holding a double edged sword - paying loan EMI for the flat in BPTP Freedom Park Life, and paying rent for their existing rented accommodation. The builder is completely shameless and doesnt care what salaried people like us are going through in this entire struggle.
If you are planning to buy a house, please stay away from BPTP. They are the biggest cheats.
Hi all, I got the possession letter for my flat in Tower F. I was completely shocked to know the extra charges BPTP is levying. They delayed the project for over 16 months and didnt pay us penalty and they say this is due to HUDA delays and project was on time. This is clear cheating, I paid almost 10 lacs as interest for 16 months delay.

Also, they sold us the flat with power back. They are charging 140, 000 for power back installation, this is absolutely ridiculous. They are charging 21, 000 for maintainence administrative charges and extra service tax. This is pure cheating and I plan to go to court.

I would like to see if there are any volunteers to build up the case against this builder. I am based out of new jersey, US.

Hi we also got the possession letter for bptp f tower...the good part was that the possession has come through and the extra edc idc charges mentioned above have not been levied. I do believe in the current circumstances this is good news! No doubt charges for maintainence are high and we hope the same gets reduced as and when a RWA is formed. Since, i have taken the same on 2nd sale i am not aware of the penalty charges if any...

I was on the lookout for an appartment in Park Life and was almost ready to finalise the deal. But seeing the above comments I am quite apprehensive now in investing my hard money in such an unscrupulous builder. This blog is a great way to get inside information which no broker or the builder is willing to provide. Infact when I last went to see the flat I was about to finalise, I was shocked to see the roof leaking and water gushing out of the roof. The whole room was filled with water and there was complete seepage in the next room through the wall. I was disgusted to discover the construction quality and thanked God that I was saved at the last moment.
I do not want to alarm anybody because this might be an isolated case (and hope it is), but this was enough for me to decide against investing in not just this one but any BPTP project.

I totally agree with your comments & second it. I am also one of the owners in Block A which is mucu much behind schedule. Now they tell possesion may be around 1st quarter of 2011. As per agmt.i/c taking grace period etc.in my case possession should have been given in June 2009 where as now they say 2011.Means clearcut delay of almost 21 months. I have written them 3-4 letters but they are least bothered to answer. I think we should address all the allotees & fix a mutual convenient time to meet on one Sunday at site & form a committe to take up & fight for all irregularties being done by BPTP & own willing charges which they want to cahrge s you have reflected.Since in our case possession is not yet give, I am not at all aware of these injustice techniques adopted by BPTP.
We should jointly fight the case & tale all other allotees in confidence to unite to give lesson to such cheat builders.Pl. revert for our further joint proposed action. Even if we all have to take matter legally, we should be ready otherwise all o[censored]s will be in loss & befooled by the builder

I will be moving to my BPTP apartment later this month.I had a an issue of seepage similar to the one mentioned above. I had put a request to fix a luckily it was attended and was fixed. I suggest take up the matter with the ons-site team an that should help.

I own a unit in the BPTP Freedom park life and have seen the AAJ TAK piece. The site of BPTP even today claims EDC at 261Rs./sqft and IDC at 34.45 Rs./sqft.

Are these rates still correct. Have flat owners paid the higher sum prior to taking possession? Is the registration cheque to be paid to BPTP account only, can we not register individually using a letter they would be so willing to give!?

I also have a flat in BPTP Freedom park, D tower, till now i have heard no news on possession being offered for flats in this tower. If there are any flat owners in this tower please let me know if you have heard from them on probable date of possession being offered.

I read many comments from above and see the intent of forming a group to fight with BPTP. I have a flat in "A' tower which is still far away form possession I think. Can you please tell if there is any group formed by now and actively group working on these issues (exra charges, penalty not paid by builder e.t.c)? If so, I would like to join the hands...

i have a flat too in freedom parklife. we too were harassed at the time of possession with a large additional bulk amount to be paid, of which we had no idea. this seems to a standard practice by the builder to make that last minute buck. besides quality of construction is very bad, walls are crooked. the apartment on possession is nothing like the sample flat.

It is more than 1 year that I had posted my comment. The situation of Occupancy Certificate for Tower A even after 1 year or may take another year or few months remains unchanged. The customer care contacted from time to time gives a standard reply with no clarity. They also do not reply to the point of payment of penality by them for delays which is almost more than 2 years.

When contacted there site engineer Mr.Jain at his no. [protected], clearly says that the balance and uncompleted jobs in my flat in tower A shall only be taken once Customer care of BPTP informs him about Occupancy certificate yet to be issued from authorities in Chandigarh. The other reason may be since EWS quarters are not yet completed, it is understood that Occpancy Certificate is not being issued for thsi reason. GOD KNOWS THE BEST.Lets meet on one sunday may be on 17th Sept., 2011 at about 11AM at site and discuss the further course of action and to jointly move in Consumer court.
