[Resolved]  Greater Noida Authority — BHS 09 SCHEME, Greater Noida Authority Complaints - Different circle rate in two schemes in the same Sector (XU II Greater Noida)

Respected Sir,

I would like to inform you that 3 months before, I applied for BHS 09 Scheme. Lucky draw was announced by Greater Noida Authority on 29th May 2008. My name was in that list. I have paid my application and allotment money of Rs. 9 lacs. Now, I come to know from Greater Noida Authority's website (www.greaternoida.com) that there is a new scheme launched on 3rd July 2008 in the same sector XU III.

Note:
Plot areas for both the schemes are same, but the cost of House has large difference. The authority staff is not providing me the correct information and even they are not picking the phones.

In BHS 09 scheme (which I have already applied), I will get a 120 Sq. Mtr. House (with ground floor construction) with the cost of 30 Lacs. But In the new scheme, you can get a 120 Sq. Mtr. Plot with the cost of 12.6 Lacs in the same Sector XU III.

Note:
The circle rate of that area is Rs. 10, 500 per Sq. Mtr.
You know that the cost of constructing of a single story can not be more then 6 Lacs.

If you compare both the schemes you will see that either they are charging 17.4 Lacs to construct a single story, or charging the double circle rate for the same area.

This is really creating a problem for me. Its look like that my hard earned money is going to waste on this. So i need not want to join this scheme further.

I am looking forward for your support
I want to withdraw my name from the BHS 09 scheme and I want my entire registration and allotment money (Rs. 9 Lacs ). I need not want to pay any penalty or deduction on this account.

I AM ALSO AN ALLOTTEE OF BHS09 SCHEME. I AM FULLY AGREED WITH YOUR VIEWS, THE INTEREST CHARGED BY THE AUTHORTY& AND THE CONSTRUCTION COST IS VERY HIGH WHICH IS NOT JUSTIFY ATALL.

I have also allotee of BHS06 scheme, and i was expessed the inablity to submit the total money, i sent the request through fax / email but they never every respond me then i personally went to their office and submit the applcation for refund but they have refunded me partially after 18 months fight still they have not given the full money. I still sending the email and registered letters to them but no response, if they response me which are not based on facts.

Kindly suggest any idear if someone is clear their dues from them.

I am also an allottee of BHS 09 scheme, sector XU-II. I am also ready to extend my full support for the fight against this discrimination and injustice made by GNIDA. We all are really cheated by GNIDA in the allotment. I believe we should write to President/PM to intervene for the discrimination & injustice.

I fully agree with the viewpoint that cost of constructing of a single story can not be more then 6 Lacs.

It is really shocking to see that in the new scheme plots are alloted at the rate of Rs10500 per sqm.

I think Authority should be taken to court ..

I am one of the allottee of BHS 09 scheme, sector XU-III and read all the comments placed here so far. Though, I am realy getting confused now, what to do and whom to listen, I have submitted my 2nd installment today and also visited the site and seen physicaly the sample house, ready in sector "A". Atleast, I am not very much impressed with the said design. I would like to request every allottee to please go and see for themselves. The individual comments on the same may be benefitial for other members. Interestingly though, every member is extending his full support for the fight against this discrimination and injustice made by GNIDA, nothing is moving on the ground. Any drastic action suggested?

GNIDA's MRTP crueality is painful it is chrging construction cost of Rs..17.00 lacs plus besides land cost @ Rs.10, 500.00 p.sq. mtrs. It claims interest on the entire cost from the day one of allotment even though the project is funded by allottees. It claims lease rent on construction cost funded by the allottees during the course of cnonstruction & that doo with interest. GNIDA BHS -09 scheme's Maya Jal has turned a torturing tool for allottees mostly middle class masses & end users who were searching a dwelling unit in NCR . GNIDA is very helpful to Builders Community & High Net Worth projects and dolls concessions to them whereas pays no heed to end users & feels having better performed proud by making holes in the pockets of poor masses by its whimsical & un-professional costing of the project.

Can some one guide me way towards Sector XU II. How one can approach to Sector XU II.

Nothing will happen because of crying. No one give alms to beggars. For getting rights one has to fight.

I donot know but still we are asking mercy from the cruel govt, who never show mercy.

You can do nothing, but I will do a lot. Earlier also my achievements have been highly appreciable. Dont forget " ICE WAS MELTED BY ME" after which GNIDA started making these houses. Have faith in me.

A very good news is available on the Built-up Houses Scheme Welfare Association website.

They have got all the Location Charges waived. This means all the allotees will save from 2 to 6 lacs depending of their location charges.
