[Resolved]  Greater Noida Authority — BHS 09 SCHEME, Greater Noida Authority Complaints - Different circle rate in two schemes in the same Sector (XU II Greater Noida)

Respected Sir,

I would like to inform you that 3 months before, I applied for BHS 09 Scheme. Lucky draw was announced by Greater Noida Authority on 29th May 2008. My name was in that list. I have paid my application and allotment money of Rs. 9 lacs. Now, I come to know from Greater Noida Authority's website (www.greaternoida.com) that there is a new scheme launched on 3rd July 2008 in the same sector XU III.

Note:
Plot areas for both the schemes are same, but the cost of House has large difference. The authority staff is not providing me the correct information and even they are not picking the phones.

In BHS 09 scheme (which I have already applied), I will get a 120 Sq. Mtr. House (with ground floor construction) with the cost of 30 Lacs. But In the new scheme, you can get a 120 Sq. Mtr. Plot with the cost of 12.6 Lacs in the same Sector XU III.

Note:
The circle rate of that area is Rs. 10, 500 per Sq. Mtr.
You know that the cost of constructing of a single story can not be more then 6 Lacs.

If you compare both the schemes you will see that either they are charging 17.4 Lacs to construct a single story, or charging the double circle rate for the same area.

This is really creating a problem for me. Its look like that my hard earned money is going to waste on this. So i need not want to join this scheme further.

I am looking forward for your support
I want to withdraw my name from the BHS 09 scheme and I want my entire registration and allotment money (Rs. 9 Lacs ). I need not want to pay any penalty or deduction on this account.

Transport Hub

Greater Noida Authority intends to develop an integrated transportation Hub in the city spread across approx 600 acres.



The proposed transport Hub will provide services for the range of transportation modes including an Inter State Bus Terminus and a Railway Station It will function as a major transfer point for bus and rail transit operations. Further, the hub will be combined with provisions for vehicle parking of all type of vehicles, warehousing, pedestrian information services and rail service to function as a multimodal transportation centre. Passenger traffic originating in the east and destined for hill stations in the north, will also use this station as a drop off point.


The site identified for the integrated Transportation Hub is the existing Boraki Railway Station, which is along the northern railway main line connecting Delhi and Kolkata.

Till now, Boraki, a remote village in Greater Noida, was an inconspicuous railway stopover for loading and unloading goods trains. That, however, is set to change soon.



The village railway station is now in line for a Rs 130-crore renovation project to be turned into a railway and transport hub. The railway station, which currently has no proper seating arrangements, will be renamed the Greater Noida railway station.



According to Greater Noida Development Authority (GNDA) officials, the railway station upgrade project will be a step towards developing the village and its adjoining areas.



“The railway station is a small stop and not every express train stops at this station. After the upgrade, however, the station will be an integral point connecting Greater Noida to other towns and states, and express and superfast trains like the Delhi-Howrah Rajdhani will stop at this station as well, ” a senior official of the GNDA said.



According to chief executive engineer, GNDA, while plans for upgrading the Boraki railway station was in the pipeline, the authority could not get a clearance from the Railway ministry.



“The ministry has now agreed to the renovation and had asked us to prepare a progress report, which we have submitted, ” Mohinder Singh, CEO, Greater Noida Authority, said.



The upgraded railway station will be part of two major projects coming up in Greater Noida —the Delhi-Mumbai Industrial Corridor and the Eastern Freight Railway corridor proposed between Ludhiana and Kolkata.



Officials believe upgrading Boraki railway station to international standards will give a boost to industries around the village. “The plan is to develop the station commercially. As the authority will be spending crores on the upgrade, the cost incurred will be recovered by developing a commercial complex above the station, ” the official said.

Dear all this seems to be another exaggrated news by GNOIDA just like that which spread before bhs09 scheme. At that time also many news /rumers were spread by GNIDA to extract exorbitant money from bhs09 scheme and now also it seems to be same situation because this news is just at announce of flat scheme of GNIDA for 34 lacs for 120 sqm flat and etc etc.

Just see that if gnida gets good response for this scheme then our house also will attract premium as in the scheme of flat similar 120 sqm is being sold for 34 + interest while ours is 30+interest. but Gnida will have a sigh of relief to justify our bhs09 house cost based on this response. and our case in court gets weakened. But if gnida gets a poor response for this scheme ( which I guss will be ) then our case in court gets strenthened Let see

kintu ek bar one time scheme me change karane par aap instalment payment nahi kar sakte hai.
one time payment ke liye aap ko ek application dena padega.

BHS 12 SCHEME AANE SE SABI MEMBER KO KHUSI HONI CHAHIYE.

GROUND floar ka price 35 lakh hai.jab ki aap 30 lakh hi pay kar rahe hai.aur jamin bhi aap ka hai.
first &second floar banane me maximum 20 lakh lagega. aur uska price 30*2=60 lakh hoga yani 20 lakh laga kar 60 lakh ka property .yani 40 lakh ki bachat.
isliye aab hame kisi president ki jarurat hi nahi hai.
bank se rest instalment ka loan le aur authority ko one time payment kar nishint ho jayen, isse 11% half yearly ke jagah 8-9 %yaearly hi dena padega.

dear choudhary ji please tell me one time payment 29.98 lac par hi hoga na. bhs 09 me authority ka rate 29.98 tha to usi par one time payment hoga ya jo instalment authority ne banayi thi us ka total kar ke jo amount banta hai us par one time payment . hoga. please tell me .kyoki me one time payment karna chahta hu. kya one time payment ki koi last date bhi hai (related to BHS-09 ). ya kabhi bhi kar sakte hai. r.p

If amir khan in 3 had to describe about GNIDA and bhs09 alootees then kumarlingam wd have described in following way (balatkar vs chamatkar, dhan vs stan)...

GNIDA bahut bada b****kari hai, .Pahle bhs06 phir bhs07 phir bhs08 phir bhs 09 aur ab ye bhs12. b****kar pe b****kar... bhai kamaal hai. ek aam builder apni puri jindgi mein ek bhi b****kar nahin kar sakta par GNIDA b****kar pe b****kar karte ja rahi hai

Private builders bhi GNIDA ke ye b****kar dekh kar b****kar karna chahte hain par koi bhi vyakti apna stan(dhan) unke haath me nahin dena chahta. Pata nahin GNIDA ke b****kar me kya baat hai ki log apna stan khushi khushi usi ke haat me dete hai, private builder ke haat me nahin.

Ab is bhs 12 namke b****kar me bhi log apna stan haath me leke ghoom rahe hain aur mare jaa rahe hain ki GNIDA unke stan ko haat me le kar ye bhs12 vaala b****kar kare?? Isiliye GNIDA logon ka stan haath me lene ke liye b****kar pe b****kar karti chali jaati hai. Logon ka stan nichorne ke baad usne plot scheme bhi nikali jahan useke haat me stan nahin aya aur isiliye phir apne haat me stan lene ke liye usne bhs12 ke roop me ek aur b****kar kar hi dala.

ek aam builder apni puri jindgi mein ek b****kar nahin kar paata hai par GNIDA b****kar pe b****kar karte ja rahi hai, humne aaj tak isse bada b****kar nahin dekha. Agar guinness book me jindgi me sabse jyada b****kar karne ke ke liye koi inaam ho to vo GNIDA ko jayega
Can someone pl update as to what happened on the meeting on the 27th of January 2010.Also can the president pls share some light if there is any hope for the prices reducing or not ???
