[Resolved]  Ittina — Not refunding the booking amount

I had booked a flat near hoodi circle, Whitefield(ittina Arni) in august 2006 and they had promised it will be ready by jan 2007. After the booking amount was paid there was no sign of they callim me for the loan to be processed. So when i checked with them they told they are yet to get certain legal sanctions and it may take a year or two. They told if i want to cancel the booking i can cancel. So i cancelled it in august 2007. Till now i am chasing them for my refund. I have approached consumer court for this as well, but i dont know how long will it take to get justice for me. So beware while dealing with Ittina. After i was cheated i searched about ittina and came through lots and lots of complaints against Ittina. Had i checked this before booking, i could have saved my money.

So dont ever think of Ittina while planning to buy a flat. They are the greatest fraud. ( all you guys can check about ittina on net, you will find lot of complaints against Ittina)

I wan to buy the apartement in ittina mahavir anybody can tell what the status now and what price i can get 3 bhk flat
Hey Stupid after reading all these, how dare you buy the apartment ittina mahavir.
There is a problem with the entire Real estate industry. The projects like Ganga Vertica /Manhattans/Ajmera Infinity surrounding the Ittina Mahavir are also facing the same problem. Cash flow has stopped for them too.
Atleast there is about 15 families staying at the Ittina Mahavir premises and there is work progress (though it is slow) due to the continuous follow ups and pressure created by some wise customers. Ittina is overall a real bad group to deal with but currently it is better compared to many projects in Bangalore.
Last week there was a limted offer launched. Rs 1800 /- per sq feet. It is heard there has been lot of bookings made recently. Hopefully, the money that flows is utilized in the same project otherwise customers will have to wait longer to see the completion of this project.
I recently booked the flat @ 1800 per sft . The apartment seems very nice and is in good conditions. As far as papers is concerned my lawyers says they are all good.
I would say that even god can not save those people who buy apartment from ittina even after knowing all the issues with the builder.Even if the documents are OK, they never stick to their commitments.They are born cheaters who is interested only in your money... Just money!!!
In 2006 July, I had booked one apartment in Ittina Mahavir and paid 15% of the amount.They had commited the possession in 2007 march. Ittina could not get the approval for the project and it got delayed by years...Mean while, i was getting lot of assurances from their customer service that the approval process and verying possession dates...At last they managed to get the approval in 2008 feb. Then started another series of comitments saying the possession will be June 2008., Sepetember2008 etc., And were trying to get the rest of the money from me.I had lost the trust of the builder and decided to cancel the booking in May 2008.Since then, I am fighting for getting my money back. I had lodged a a case against them in the Consumer Court for getting the money back.And there is a court order to refund with 20% interest. Looks like they don't respect court order as well.Now I have filed another one for executing the court order.Any way I have decided to go on till I get the money back.

I am just sharing my experience with Ittina and would be happy if no one experience similar...
I am also facing the same problems with Ittina. I had booked the flat in January 2006, and I was told that it would get completed by September 2006, otherwise I would be paid interest at the rate of 21%. It is July 2009 now, the apartment is not yet complete and they are not willing to either give me any pending money or possession of apartment.
i am planning to go to ittina office with my luggage as my owner is throwing me out on the 31st of august so either they give my flat before that or they can have me sleeping on their couch. so if any one is in similar situation as they keep postponding hand overs can come join me to build a similar situation.

Wake up, now is cheating all the customers, they are paying huge
salaries for unnecessary staff @ office & not giving your refunds nor
possessions of your flats, iam getting so many calls from their
office to pay money, now they have made new plan, & fooling
customers telling that pay some amount, we will get the flats done on
priority basis, but even though i paid long back, till date nothing
is happening in my flat & for customers who have booked recently [ 2 r
3 months ] back with only 1800 per sft are getting the flats ready
within a month coz while seeling the flats they had promised
POSSESSION within 45 days & that is happening but not our flats.. So
we have to decide that, so can anyone take the incharge & come forard, so that we can have a meeting & decide wat to be done. So please
dont go & pay them, nothing will happen even if your flat, & my
message is even for abha & anai customers, even you'll will be fooled
in same way after somedays. So be care full.
Yes they are demanding me also. Whatever I paid, they used for other purposes and now they are demanding me to pay remaining amount to finish the construction of my flat. I told them instead of demanding us go & beg in the streets, atleast you will get more than what you expect.

And Amrita, she is a stupid lady, she will not understand anything.
Dear All,

After seeing some response from concerned members and understanding that many more are silent for time being and will support once we are clear on our action plans, I propose the following steps:

1. Look for few renowned lawyers who have good client referrals and proof of providing respite for people who have suffered like us for extreme delay and no compensation etc.;

2. We will shortlist few thru a joint meeting of active members and take a final call on providing the case to a particular lawyer based on merit and the cost involved of a joint case. Lawyer should be able to provide us with many referral judgment of similar kind so that it will be easy to bring quick justice for our case both in consumer court and civil court.

3. We will ask the selected lawyer to involve Banks also in our ordeal so that they do not become mere spectator in our plight but bring power of the banking industry and contacts to make our case even stronger;

4. We will get together and have a last meeting with MD and other Directors in presence of our lawyer to know their final plan for full completion of the project with permanent, electricity, water, lifts and all other amenities that are promised in the Sales agreement and an equitable compensation agreeable to all interested members. This would be documented by our lawyer and we will ask MD and Directors to sign. that commitment legally on stamp paper for quick completion and compensation and if that promise is broken, it will invite stern action from the civil court immediately by our lawyer with a police complaint as well;

5. If there is no concrete plan of action and timelines given by MD & Directors, we will go and file a joint case based on lawyers suggestions;

6. All legal expenses will be shared equally by all members who are committed for this plan and we will ensure that even those legal expenses will be finally borne by the builder after winning the case and will be refunded to contributing members;

7. We should ensure that members who are not in Bangalore need not come for hearing since it will be a joint case and hearing will be attended by local residents of Bangalore in rotation so that it does not affect our regular routine of work;

8. We need to ensure some agreement with Lawyer for the initial legal expense contribution by members and rest of the payment to be made only on winning the case and providing justice (completed flats and compensation) to all members who filed case jointly. This is to ensure that we do not become a cash cow for the lawyer and he will win the case quickly because his larger payment would only come when he gets us full respite.

Last time, I had contacted owner of a law firm in Bangalore for a suggestions and she had mentioned that we should file a consumer and civil court case parallely so that non-performance of consumer court verdict would invite a stern action from the civil court immediately.

I guess we have waited patiently beyond a reasonable time now and do not have any more patience as we are pushed to our limits. We can understand that Ittina group must be going thru tough time financially as well as health wise for some family members and we do not have any personal enmity with them to take this path but I guess enough is more than enough now for all o[censored]s. With this plan, we are giving a last chance to Ittina management for an out of court settlement with due compensation and quick completion for interested members.

I request members to take this plan seriously, otherwise, we will get hold of a somewhat livable flat with temporary electricity, water and other incomplete amenities and we will be fighting among ourselves like cats and dogs in a slum area. Did we invest our hard earned money to face this plight and create an asset which is actually the biggest liability of our life for another 10-20 years depending upon loan terms.

Wake up call for all sleeping members and those who are living in Ittina Mahavir with many constraints / issues. It is high time to be serious of this larger problem for all o[censored]s.

Ittina — non Refund

Not Sure how far it is true, but recently i got a call from Manu Ittina, MD Ittina Group asking to collect my cancelled booking amount. I had met him personally and he had promised me that he will refund me back my booking amount. I am hoping for the best.......................
I cant beleive this! Ittina is very much into making fake promises and not fullfilling them, so this might as well be one of them. Please keep us posted about the results, as if you got the refund or not.
Hi I am Govind. I booked flat in Ittina Mahavir G Block in oct-05 and still waiting for possession. This was my life's mistake which i had made and so far paid as Interest to Bank against the loan approx. more than 6.5 Lacks. which is very big amount for me. My life has diturbed because of this and there are hopes seen to get the possession.

THE PRESENT CONDITION OF ITTINA MAHAVIR IS THIS "IN ALL BLOCKS 24HOURS WATER IS LEAKING AND MAINTENANCE GUY DR. RAMANAN (PHD) & NAGRAJ (WATER MAINTAINANCE) ARE NOT BOTHERED ABOUT IT. I M AFARAID WAHEN OUR FLAT WILL FALL DOWN . AND NAGARAG IS A PURE BROKER AND UNFIT FOR MAINTANANCE.. EVEN SECURITY PEOPLE ARE ALSO INVOLVED WITH NAGRAJ AND RAMANAN. PER MONTH A LOSS OF RS 2 LACK IS BEARING BY RESIDENTS OF MAHAVIR."
SO ITS BETTER TO SELL IT OUT YOUR PROPERTY.
