Subject : Housing Loan towards Flat no E-15/FF Sushant Residency- III of Ansal Buildwell, Gurgaon -vide LIC-HF file no 114885.

Dear Sir,


This is in reference to the various request the undersigned made through letters, verbally and telephonically to your office and Area Manager office (Mr. Alok Kumar). Once again I would put on record the following facts and anomaly adopted in our housing loan case by LIC-HF.

1) LIC-HF (The Area Manager) has treated its valuable customers with different approach and disbursement of loan (after its dully approval) for the above mentioned housing scheme for some of customers has been made whereas no reason was conveyed to us for not disbursing the amount despite our several request for fund release. We are unable to not understand the unfairness adopted by LIC-HF for the disbursement of loan to its different customers after its sanction for similar housing scheme.
It is to be noted that complete similar set of documents as required by LIC –HF was furnished by ABL to every customer but the loan disbursement was made to only few selected customers who could fulfill the undue demands of concerned LIC-HF officials. We once again would like to clarify that we are salaried based persons and our tight pockets do not allow us to bear any unexpected expenditures on such accounts. Moreover such acts are unethical and illegal and never expected from the officers of any reputed organization (LIC-HF) of India.

Due to non dispersal of due Loan installments by LIC-HF to ABL for above property, we have incurred late payment charges as imposed by ABL to its customers @ 24% per annum on due installment amount which are Rs 109,000/ (Rupees One lac nine thousands).
We therefore request you to reimburse us the above mentioned late payment charges of Rs 109,000/ (Rupees One lac nine thousands) which are totally attributable to LIC-HF. Further proper action should be taken under vigilance rule and as per the rules of organization against the responsible officers including DSA of LIC-HF.




2) On our various request regarding refund of our upfront fee of Rs 13650/- which was paid towards the “services of LIC-HF” for the purpose of above loan disbursement only very small percentage of the same (Rs 3650/-) has been refunded vide HDFC cheque no. 572378 dated 10 May, 2010. We are unable to understand the reason for not refunding the total fee amount as the required services for which the fee was paid in advance never completed by LIC-HF.
We therefore request to look into the matter and refund our balance advance fee of Rs 10,000 (Ten thousands) alongwith interest amount @ 24% PA.

I am a sufferer of LIC housing. They don't send statements by their own and moreover no way to get them online too. How can they expect us to come to their office to get the statements always.

It seems some big fraud happening at this, can be tax related or improper use of funds. Might be the reason they are not ready to go online(end to end computerization ), which can bring all these out.

Cant pay monthly online, cant get online statement, not even postal statement on payments. Giving raise to many doubts inside process of the attaching payments to loans. suddenly may endup saying you have not paid ontime or extra penalties like that.

I seriously doubt the website lichousing.com is official website for the same or not. seems some kids project to play with. Where can we put compliant on these kind of service failures. as I approached Hyderabad branch manager , he says " We dont have any information on the things(mentioned above) you are asking"

My policy No.[protected]. The LIC is delaying unncessarily to give me the maturity. It is not giving good service as per my view. The staff are not cooperating me, Instead they harrasing me by telling something.

My LIC policy No.[protected] matured on 15 Jul 10. I submitted the request for the payment of maturity amount on 24 Jul 10. I received a cheque of Rs.50000/- without the bonus on 09 Aug 10 through mail. I want to know the reason for not paying bonus also the cause of delay. Applicable interest may be paid for the delay due to lapse on the part of LIC.

I have applied for a loan amount of Rs.18 lacs last month. I have paid a 50% amount on the total processing fee i.e Rs.5515/- vide the cheque no.310834 dt.20/7/10 drawn on Andhra Bank, Mylapore, Chennai - 4.

But I came to know that only Rs.16 lacs is sanctioned for me. With this I will not be able to purchase the flat and hence I have dropped the project.

1) Always gives false Information which he accepted infront of his D.O Mr.Kama Raj(Sathur Branch) 2 years ago.But funniest thing is the D.O himself was trying to protech him.
- He verbally promised me that
1.1 I can surrender the policy any time. This was a lie. The truth is that its possible only after 3 yrs.
1.2 After paying few premiums i could bring down my sum assured amount and that LIC will distribute the paid up premiums for
the future period.
2) If i need any information,he never communicated with in the time frame (Most of the time gives an execuse that my phone is not reachable)
- I called him on the 7th of April 2010, till date no reply from him as he promised he will get back to me with in a day.

On the whole i would not like to do business with totally irresponsible, unknowledgeable and unprofessional agent like him.

Just to let u know , annually i m paying Rs1,40,000/- I already dropped one lic policy which i paid Rs64,000/- annually for three years(Reason being this agent).

Hope you will oblige and do the needful at the earliest!

I took one Jeevan Plus policy on name of my wife on 20/03/06.
Her policy no is[protected] and she was paying Rs5000 in half yealy mode
She paid some 6 installments in halfyearly mode.
I took this policy when its nav was very cheap .
I saw the nav on good level and surrendered the policy when nav was between 21 to 22.
But Today I am shocked seeing the surrender value given by the LIC
Total amount is given by LIC is some Rs31400 only.
I sent my advisor in LIC to get the statement of fund value to see at wht prices I took the nav in policy
But LIC didnt issue him statement
I also tried to get the statement from LIC to see how it has given me this surrender value when nav of policy is so good.
Now I am looking upto you to get me the statement from LIC and cause also of this low surrender value;

[Sub :- Regarding Loan Disbursal for Shivkala Charms, Greater Noida]

Dear Sir,

We are group of three people has taken loan from your organization for purchasing a house with M/s Shivkala Developers, Noida for their Project based in greated noida called Shivkala Charms, this project is being finance and approved by your organization (As per builders).

While we approached the builder for first purchase they promised us this project will be ready for procession by March'2010. But if we see today’s situation of project site nothing has changed since we have booked this flat. Now days if we called these builders company and ask them about the delivery schedule they are not even answering phone calls, in this situation we thought that it would a wise idea to inform you being an investor in this project about the current scenario.

Web will be so glad and obliged if you kindly look into this issue to let us know at least when we will get our procession.

Secondly we would like to give you some insights; the cheques being issued by you to the company without being signed the acceptance by us.

If this situation persists and the builder won’t even agree to give a final date of possession in that case i won’t be in a state to pay the monthly installment.

[Sub :- Abnormal delay in completion of residential project by Shivkala at Greater Noida, Reference to later dated 14/05/2010]

Dear Sir,

This has reference to my earlier mail through which I expressed our un happiness towards dealing with Shivkala for the housing project.

We had a discussion with Mr.Mital, MD of Shivkala a couple of weeks back and settled for the delay up to October,2010.

However, we have a great concern over the present status and progress of this project. As you know that we have paid the complete amount with faith in mind that the project is financially sponsored by LIC. LIC itself speaks for its own expedite procedure for completion of such type of housing projects’ within reasonable time table.

However, in this case, we have seen a complete relaxation and the project which were earlier promised to be complete by January are now rescheduled to October.

We all needed this flat to make our office commuting easier as presently we have to cover a long way for the same.

Unfortunately, this has not happened so far and we are now eyeing to your good self for putting up pressure on the developer for an early completion.

Hope you understand our situation and do positive for our betterment.

Sub : Financing and subsequent completion of the project of Residence housing at Golf Course, Greater Noida being executed by Shivkala Charms

Dear Sir,
This letter is further to our earlier letter dated 01.06.2010 to you and subsequent discussion with MD of Shivkala Charms, Mr.Mittal on dt 10.06.2010 at Noida.
We are again with the same concerns as the earlier discussions and commitments failed to yield any noticeable results.
As you know, we dared to be a member of this housing scheme based on the fact that LIC is the financer of this project.
LIC being the premier organization, we expected the completion of project in time and we can plan our shifting to this new house accordingly.

However, we are sorry to say that as per the present status, we estimate that the project seems to carry on well beyond October, 2010 as promised recently by Mr.Mittal, MD - Shivkala Charms. It has also been confirmed unofficially by one of the member of the project that due to some major financial crisis, the project is not moving at all and may even face further delays. Please be informed that during initial negotiation, the completion schedule was verbally given as End November, 2009 and then End March 2010.

Under this circumstances, we are afraid with our money paid to the company may get lost and also the continuing EMI will be futile.
We requested you earlier also to step in to and solve this problem and make a move to safeguard our money.
This time, through this letter, we are again requesting you to look in to the development and do the necessary.

If it fails to generate noticeable result, we have to approach higher authority and present this miserable situation to protect our interest.

Hope, we shall get a positive action from your end at least this time.
