Dear sir,
I am Jayant Kumar Mishra loan account number is "HHLVAR00447344". I asked to my respective branch to issue credit information report on IBA format which is asked by UCO bank to take over the loan from India bulls as per the RBI Guidlines but IB deny then I called and mailed to customer care on 13th March with request no " IHF-289770-W3T6M3 . But still my request is pending and I did not get any response with the IB.

    I have a home loan from indiabulls since 2014. And everytime if any rate of interest changes, indiabulls send mail regarding this info. But on 1st dec. 2018 comapny changed my home loan interest rate from (9.45 to 12.05) which is very high change and the worst is that indiabulls did not send me any mail or any phone call or any message regarding intimation of roi change.
    It has been 3 months from dec.2018. I din`t receive any intimation. And on 19 march, when i walked in to their office for part payment of my loan, than i got to know that my roi was hike to 12.05% and than to avoid complaint by me, they sent me the letter of roi change by mail dated 1st dec.2018. And the mail was sent to me on 19 march 2019 (After three months) and i was shocked that how any company could do this without intimating the customer, if thay intimated me by december 2018 only, than i should have transfer the balance amount of my loan to another lander. It shows that this kind of irresponsible behavior by indiabulls. And what i need is to warn the company against this kind of behaviour and extrra interest which was charged to me in these three months.

      I have taken home loan from Indiabulls, they don't follow any practice. On 1st January 2019 they suddenly change my interest rate from 9.7 to 12.2 % . Such a hike in interest rate without sending any intimation to customer. I followed up with bank, response is very slow. finally lodging complaint to their grievance cell they sent me the mails they sent me for rate increase. There also last mail they forwarded send to me for rate increase was on 30th September 2018 stating your rate increases to 9.7% effective 1st October 2018. So they could not able to share any mail sent earlier for rate increase from 9.7% to 12.2 %. I would like to tell all,
      - First they increase the rate in one shot with 3%, where current market rate is around 9% only .
      - No communication made for rate increase.

      This is nothing but cheating, and adopting malpractices to cheat existing customers.

      Indiabulls are real cheaters and i am not sure how come anyone can survive in India with such a bad practices. They sent me the letters after multiple reminders on rate increase. last letters they sent was of 30th September again mentioning rate increases to 9.7%. There is no letter sent after this, I spoke to Piyush Mishra Bank Manager Janak Puri, he said they sent letter for rate of increase after 30th September as physical copy only and we are arranging the same. So they will just print the letter today and will show me that we sent this in past as there was no mail sent after 30th September 2018. If you are business how come anyone can do this, this is literally called as fraud. On asking what should I do, he said you are free to do BT but we will not change the rate even if we did not sent the intimation for rate increase.

      I would request all to stay away with Indiabulls for all products they are cheaters and find way to cheat ppl.

      Today I got the mail from Grievance Cell of Indiabulls justifying the 3% interest rate increase. Also sent me fake letter they just generated today on interest rate increase and claim to be sent on December 2018. Its a copy of physical letter which can be printed easily today as i didn't received any intimation in past. Also WHY ONLY THIS CASE WAS NOT COMMUNICATED ON OFFICIAL EMAIL ID ? this shows something fishy and they are now covering up.

      Dear All, can anyone tell me a case where bank ever
      - increase the Rates without sending Intimation to customer
      - Increase the RATES TO 3% in single shot for home loan. WOW, and still justifying the same.
      - ANY BANK IN INDIA CHARGING 12.2% INTEREST RATE ON HOME LOAN. and this is where Prime Minister claim development and home for each individuals by 2022. I really doubt with ppl like Indiabulls India can achieve this.

I need email sent to my official ID before raising the interest rate and if you not able to produce the same. please revert the interest rate to market rate. 12.2 % unexpectable. Floating rate doesn't mean you can increase with as much as you want and whenever you want. there should be some logical justification. tell me who has 12.2 % interest rate in the market, also your official websites say maximum rate for home loan is 11% which is also > 75 lacs one. please resolve this ..

      you need to provide a little more details to see if any breach of contract was committed by the said loan provider.
      Also, you need to see if the loan applied for had a fixed or floating interest rate.
      And if it was floating, the interest rate can change to any amount if the key aspects to the loan have changed recently, which will include your personal circumstances, market rate, market risk and the amount of time left on the total loan amount.
      As far as the communication of the change of interest is in question, you need to go back and check what is your primary mode of communication set to with the concerned party. If it is through a paper letter, then it should have been done by a recorded letter delivery, where there is a proof of postage and not just proof of the letter.
      But if you have emails as your preferred mode of communication, then it has to be proved as well through their sent servers on the date it was allegedly sent.
      If it cannot be proved, that means you were not given the right opportunity to raise a concern or dispute the steep rise of the interest rate and which is a bad practice of business and hence can be disputed and reverted back for the said period of time.

        My name is dinesh kumar, i have taken home loan from inidabulls and even appiled for pradhan mantri awas yojana subsidy.
        Almost 15 months completed but still did not received subsidy amount in my home loan account.
        Other 13 members have already received the subsidy which was taken the home loan from other bank. But indiabulls denied to provide subsidy.

          I mr. Alang,

          Recommend you to avoid this company because i have experience investing 5000 rs but i never got my loan neither the processing fee refund back. After depositing they again charged me again 21, 000, what the hell. If i had that much money why should i take loan? When i needed it emergency to help a dying man at hospital. The representatives doesn't even know to speak english and even the representative said "ap kuch bhi nahi milega mera taraf se" is that how you deal customers?
          While i was given a wrong loan approval from with wrong emi form. Can i trust if i'm handled that way? Moreover the rude representatives. I have every proof. If you don't refund my processing fee. I will lodge an fir.

            I applied for home loan in jan 2018 of rs 27lakh. On the time of application my roi is 8.55 which was 0.15% higher then the sbi & rbi norms. Since 1 year they are continuously increasing roi. Today my roi is 9.95 and other private bank roi is 9.1-9.2% they increase my tenure from 120 emi to 132 emi.

            On the time of new loan they give you so many offers & after some time they immediately increase roi. Indiabulls is increasing its wealth by frauding the poor and innocent costumers.

            After paying 13 emi till now my principle amount is almost remain same.

            Shame on indiabulls. I will file a case against you.

            Guys please don't go with indiabulls for any of your concerns in future. Otherwise they will suck all of your money, property.

                I have foreclosed my loan account on 15 feb. However i dont have receved property document yet. I am repeatedly mailing customer care team to expedite the process since i need the papers for further transaction. I have a medical excigency at my home.                   I have multiple issues, could you please address the same and resolve it at higher priority

                  Issue 1: -
                  On nov 1 2019 due to network issue it is deducted twice in my account 48500+48500=97000.
                  As per customer centre that it will be taken care. But the emi is deducted for the same (48500) for past five months, it is not accounted in interest certificate and principal amount.
                  But payment rs 48500 (01 nov 2019) it is not included in the interest certificate and emi is getting reduced for the payment too. Could you please look into the issue.

                  I am planning to construct during june 2020 but as agreement it should be done before 01 sep 2019. Could you please let me what is as non - home loan? What will be actions?

                  Why the interest rate is constantly increased from 9 to 13% within this past two years? Even though rbi rate is very less and current home loan rate is very less?

                  India bulls had good reputation few years back please don't spoil the name and brand name. Please be sensible while raising emi roi

                    I had taken a loan from indiabulls dhani application. I had made a manual payment of the emi as the due date was crossed, next day then again the emi was deducted automatically.
                    I asked and even sent a mail for the refund of manual payment but the response is very slow from there end.
                    Whenever i contact the customer care they don't respond properly when u say to them to connect me to manager they talk rude and disconnect the call this happened 4-5 times.
                    One of the customer care advisor was soo rude and his behavior was very bad.
                    Is this the customer support indiabulls dhani application provides to its customers.

                          increase in home loan interest rate

                          Within a year india-bulls has increased the home loan interest rate from 10.00 to 11.50%. Only for existing customer and not for new customers (Getting it for as low as 8.95%). Company is also forcing new customers to take home loan insurance and getting commission out of that from insurance companies.

                          This is pathetic and fraud being done by company....

                            What to write how to write what is use of writing? Is there law and order in this country? Is government and its officers attend complaints and resolve it?
                            Three promoters sameer gehlaut rajiv rattan and saurabh mittal formed orbitech securities ltd taken membership of bse and nse opened office at chennai and looted some clients when the matter reported to cid closed operation started two new companies indiabulls securities ltd now indiabulls venture and indiabulls financial services ltd now indiabulls housing finance ltd.
                            In the year 2004 opened a branch at nirmala plaza, forest park bhubaneswar.751009. Prasenjeet mukherjee eastern zone head now executive director trilochan sahu came to my house requested me to open an account as on line client and dp account. I was not aware in the application form kit there was a power of attorney form which i signed. They asked me to transfer shares from uti bank now axis bank and start trade. I transferred the shares to indiabulls dp when they knew value of shares gagan banga that time sales manager spoke to me and requested to transfer the shares to their account so that they will manage it, when i refused to do so, they stopped on line trading. But i was in dark about shares in dp, indiabulls officers failed to attend call. Finally wrote to sebi, nse, bse and cdsl and spoke to their officers, all my complaints cdsl, nse forwarded to indiabulls, immediately gagan banga spoke to me and told recently cbi and income tax raided their office and sameer gehalaut vanished wait for some time, which i reported to sebi.
                            Finally gagan banga deputed prasenjeet mukherjee to bhubaneswar and mukherjee called me to hotel crown and in presence of his bhubaneswar office staff had video conferencing with gagan banga and given in writing to transfer my shares and allow me to trade. But immediate after returning to kolkata asked me to transfer the shares on loose form but cdsl rejected it, then after some time closed operation in odisha and vanished.
                            Informed to sebi and sent all papers spoke to chairman sri damodaran he asked one lady officer amy durga to inquire but this lady gained over remain silent again informed to chairman, mr damodaran spoke to ravi narainan md and ceo nse and there was a video conferencing from nse hq 4/5 members there including chitra ramkrishna and judicial magistrate. Gagan banga admitted their crime and it was instructed to transfer my shares, ravi narain promised to sent the video tape but failed.
                            In the meantime cdsl asked their officers at delhi jkasdeep singh kohli and prateek mohan to inquire the issue they reported indiabulls failed to supply dp statement on fortnightly basis to clients for years together and admitted the crime but one suhas kulkarni and vice-president legal taking heavy bribe wrote on the basis of poa they transferred the shares go for arbitration.
                            In the meantime c. B. Bhave joined as chairman spoke to him he engaged one odia officer patra to inquire the fraud, he inquired remain silent reason best known. Bhave told poa is a bad instrument and as such indiabulls are fraud when he was chairman nsdl detected their fraud. Bhave retired u. K. Sinha joined spoke to him he asked his secretary ms merigold to follow up the matter and their bhubaneswar agm binod sharma asked to examine all complaints and forward it to mumbai. Met 100 times to sharma given one ton paper which my presence he forwarded to mr sinha.in the mean time sharma transferred to raipur and sinha retd and mr a. K. Tyagi joined as chairman sebi but not available on phone.
                            Now i am 67 do not know how long i live in the meantime sameer gehlaut created more than 25 companies his asset more than rs 2 lakh cores gagan banga is dy chairman cum md, they appointed retd supreme court judge rbi dy. Governor, idbi cmd, retd ias officers cbdt member armby officers in board and gagan banga over phone told they are bribing all government officers and funding all political parties, sameer mother was congress mla now in bjp, if so how can i get justice.
                            Prasenjeet and other staff admitted their crim to odia daily sambad, dahratri and otv.

                                आपसे निवेदन है ग़लत मंशा से हमारी ब्याज दरें न बढायी जाये यदि बढ़ती है तो हमारी किसत बढ़ा दी जाये ।

                                प्रधानमंत्री आवास योजना से वंचित रखे जाने के सम्बन्ध में:- महोदय मेरे पति श्री पवन त्यागी जी द्वारा वर्ष 2009 में एक फ़्लैट इंडिया बूलस से लोन लेकर एक फ़्लैट बूक किया था जो कि बिल्डर द्वारा हमें आज तक नहीं दिया गया है हम पिछले 20 वर्षों से किराए के मकान में ही अपना जीवन यापन कर रहे थे । वर्ष 2018 में बढ़ी मुश्किल से ईस मकान को लेने के लिए धन अर्जित किया व इंडिया बूलस से लोन लेकर ईस उम्मीद से अपना पहला मकान लिया कि हमें कूछ प्रधानमंत्री आवास योजना का लाभ मिलेगा लेकिन इंडिया बूलस द्वारा हमें इस लाभ से भी वंचित कर दोहरी मार दी जा रही है जबकि ये हमारा पहला मकान है व हमें प्रधानमंत्री आवास योजना के लाभ की अत्यधिक आवश्यकता है।

                                  There have been fraudulent trading from my indiabulls account without my authorization.

                                  My indiabulls trading account number - 554731

                                  My account was inactive from sometime and an indiabulls employee (Someone named john) contacted me for account reactivation and the person asked me to share otp of my account to reactivate the account. However, the rm contacted me again for another otp telling that the first otp didn't work. Please note that the person is indiabulls employee.

                                  Soon, i came to know that there has been some trading from my account without my knowledge or authorization and the password of my account was reset.

                                  I tried contacting the indiabulls help section immediately and reported the issue. However, the manager, mr. Nk ananth kumar told us they will clear the dues, but always stated that there are some issue with the system. I have lost ~60k rupees due to this fraud and have not got any help from the indiabulls team so far.

                                    I wanted to close the loan having account no. Hlapbor00394337.
                                    Please note that the current outstanding balance of the loan is 1758831/- as per the closure letter received with me, and foreclosure charges mention in the letter are almost 6% which is amounting to rs.101775/- which is extreamly higher. I am a nomal person and can not afford these much burden of prepayment charges.
                                    My original loan amount was 1800000/- and i took a loan in january 2018 and till now in 15 month i have paid you almost rs. 300000/- as an interest and i. E. Also regularly and now additional 104000/- you are charing me for prepayment. These can not be digested at all.
                                    These is highly unprofessional that if person is coming to close the loan. You people give them a big big # of charges that he can not afford at all.
                                    This has given me a very very bad impression about indiabulls home loan.

                                    I have taken loan of rs.1799000/- and so far i have paid you around rs.300000/- and now you are charging me addition 104000/- around that means so far i have not paid a single rupee towards loan repayment, rather you are taking additional rs.70, 000/- over and above my original loan of rs.17, 99, 000/- from me as i don't know what you people called. But these is really looking like you people are harassing me for taking loan from you.

                                    Because i don't know why you people have shown my proprietorship firm as co applicant and i dont understand any rational reason behind these proprietary showing as a co applicant because i am an employee as a salaried person with m/s shaileen dalal & co. And i dont know why mr bhavin kyara has taken my propritory account as co applicant. Because my property is under individual name and my salary was also credited to my individual saving account then i don't understand any particular reason for showing this propritory name.
