Hon'ble sir,

At the outset kindly note that my house loan account at indiabulls rnt marg, indore (M. P.) vide no. 389976 is fully paid via rtgs i. E. Rs. 21, 65, 000 (Rupees twenty one lacks and sixty five thousand only) from bank of maharashtra vide utr no. Mahbr[protected] dt. 13 feb, 2019. This rtgs was done in indiabulls axis bank account no. [protected] sco-29, sector-14, gurugram-122001 branch.

Sir, i have paid an excess amount of rs.25, 000 (Rupees twenty five thousand only) as the foreclosure letter was received by me on 14 feb, 2019 and the outstanding amount was shown of rs. 21, 40, 000 (Rupees twenty one lacks and forty thousand only) whereas one day earlier i paid an amount of rs. 21, 65, 000 (Rupees twenty one lacks and sixty five thousand only) via rtgs.

Sir, it is one month after paying the whole amount and i have not been given the original registry i. E. Title deeds of my registered land, against which the finance was obtained by the banking authorities. I also made several requests in the same regard for about 5-6 times at indiabulls customer care no. Which is[protected], but their executives very arrogantly on being told the whole incident makes arbitrary statements and refuses me to help in any of the way as according to them it is my personal issue.

Sir, prior to the foreclosure of the loan it was duly promised to me by smt. Shraddha jaiswal (Service head of the department) and even by other higher banking authorities of indiabulls that our title deeds will be given back with an immediate effect soon after the payment of the due loan amount.

Now, after paying the whole amount and receiving the aforesaid foreclosure letter and on being contacted with ms. Shraddha on her official mobile number, she very arrogantly and annoyingly refuses even to talk to me anything in this regard.

Even the higher banking authorities are making arbitrary statements and are wilfully refusing and delaying in giving me back my title deeds which is not only causing huge financial losses to me, but is also causing me severe mental agony and annoyance.

Such careless and ignorant behaviour by the banking authorities is not only pre-judicial to the interests to a bonafide and loyal consumer but is also detrimental and a matter of great concern for the image of such an esteemed financial corporation which enjoys exemplary goodwill in the market.

Sir, as informed to the banking authorities in my mail dt. 19 feb, 2019 that i am moving to abroad in order to fulfill my work commitments, but no efforts was made by them even to contact me.

Such mis-behaviour widely depicts the ignorance of legal and moral obligations by the banking authorities towards a bonafide and loyal consumer and also shows the height of red-tapism.

Sir, non-restoration of my title deeds for which i am legally entitled for is causing me huge financial losses, loss of my precious time and i am also going through a mental trauma these days, whereas i also having a history of chronic and acute blood pressure.

Sir, it is utterly surprising that despite of making continuous and repeated requests

From the banking authorities in order to restore my title deeds as promised, they didn't showed any attention and reaction and wrongfully kept my essential and righful documents detended, with an arbitrary and arrogant attitude.

Such behaviour is in utter violation of rbi guidelines and provisions of banking regulation act, 1949.

Despite of being a lawful and bonafide consumer, i felt extremely helpless, embarrassed and irritated after such arrogant and unjustifiable behaviour of the banking authorities towards me.

Sir, i am extremely exhausted and is in severe mental tension and depressive illness. If in future i got missing or if i commit suicide under a depressed state of mind than smt. Shraddha jaiswal and all the higher banking authorities and officials of indiabulls will be solely responsible for it.

At last, i was left with no other option but to brief the matter to all the hon'ble authorities for necessary and needful action and kind cognizance.

My earnest request with all the hon'ble authorities is that, kindly intervene in the matter and get my title deeds restored and my excess amount refunded which will not only provide relief to a bonafide and lawful consumer but will also be in furtherance of justice..

    Customer care team and management not even bothering to respond to customer issues. My roi increased to 12.25% from 9.65% with no change in imlr and without any prior intimation.

    Sent so many email to customer care and senior management but no response.

    This is really worst company i deal with which is making money unfair business practices and cheating customers.

      I have taken plot loan under housing loan at 9.85% in november 2017 and ln 2018 year, november they icread roi 10.5% again next month they increased by 11.55% and in month of february, 2019 they have increased by 12.5% and this time without information they increased roi. I talked to customer care they said its due to market condition. Last time i queried the same said that your construction not yet started so you will have to pay the margin by according to customer confirmation i can construct my house within 3 year after plot loan aftethat if i am not able to do they will convert to plot loan which is little more than housing loan. I don't under understand why their only market condition is bad. They can't be in bad condition if they increase roi for every customer. Look like i am frauded by indiabulls and have done very big mistake of my life by taking plot loan from them.

        I have invested in property with indiabulls on jan 2015 at dovedeck baroda and the possession was suppose to be given to me on dec 2017.

        But till date there is no update on the same and also no one picks up calls and no reply of mails. My interest is going in pre emi and its totally loss for me. I have made a mistake in investing and trusting in indiabulls. While convincing us for the property and loan, they will keep contact with you. But once awailed and booked, they will treat you as terrorist. Person who contacted me were mohit tiwari (+[protected] and manish danda[protected] from elphinstone road branch.

        Indiabulls is only concern about there money. Others go to hell. I think they should this caption “ab bhikari ban jao” insteand of “ ab ghar aa jao”. Or else they can use apna kaam banta bhaad mein jae janta”

        Your team shared nothing. They are just telling to pay emi. Your team is not interested in understanding our difficulty. Better close your company so that many people will be cheated by you. Your money is money but when it comes to our money then your ignorance level is high.

          Dear sir/ madam,

          Your customer care executives constantly keep harassing me by doing phone calls everytime just because i am a woman. My husband (Mr. Rakesh dudwadkar) had taken loan from india bulls. If he is not paying the emi you guys should deal with him. But these people call me, ask me about the emi, ask for my husband's number and dont do anything further. This has happened more than 50 times...
          Harassing me is not going to solve the issue.

          Please sell of the property and get your money or you contact mr. Rakesh dudwadkar. Why don't you guys go to his office or home or call him.
          Please solve the matter taking law's help and not like the local goons who harass the family of the person taking loan. Because your executives don't have guts to deal with rakesh who has actually taken the loan. Those lazy bones only keep calling me. I want to talk to the chairman of grievance committee and the management people regarding this. Do send me there email addresses and contact number as well.

            I have already cleared all my dues & even paid my foreclosure amount including gst received an noc from indiabulls dhani bu today again my amount got deduted from my account of 3946/- nobody is responding request them to refund my amount because that particular amount has being maintained for my other emi if that emi will bounce who will bear the bounce charges.

              Hi,
              It is very disheartening to inform about the fraudulent practices being employed by the indiabulls staff while selling property. Recently i bought a flat in the hyde park society, sector 78, noida, u. P. The property was being sold through indiabulls. Two indiabulls employees assisted me in finalizing the deal, namely - mr. Vinay mishra (Ph no. [protected], [protected]) and mr. Vikas (Ph no. [protected]). They persuaded me into buying the property by offering me an amount which they agreed to pay me from part of their commission. As evident, they were bluffing and i got no amount in return. I was also offered place of parking as per my requirement below my tower, but that also didn't happen. These cheap tricks employed by indiabulls staff brings a lot of bad name to indiabulls. Which further hinders me from associating myself in any way with indiabulls in future as you have lost the credibility through act of your employees.

                Hi,

                Teen hath naka, thane west branch.

                I have got home loan account no hhlthn00459676 of rs 51 lac in july 2018 from induabulls, of the first disbursement of 27, 04, 371.27 lac in aug 2018, after that i got 3 disbursement letters from builder with penalty of payment delayed,.

                I have payed my emi on time till date without delayed or bounce.

                I have all the evidence of this fraud of bank.

                Indiabulls bank payment history, my bank statement, builder disbursement letter. Penalty later of builder, both agreement copies home loan and home registration.

                When i visit to bank they ask me to sign one form for new interest rate, when i dined to do that and i ask the for bt, so they are not allowing me to do that, i got pmay subsidy so they are not adjusting that amount to in my principle amount for bt.

                Bank giving me an option either i have to pay full amount for foreclose without pmay subsidy amount or sing high interest rate form at branch.

                Builder will going to canceled my agreement due to payment delayed also for penalty amount.

                I have quest to bank that if builder cancel my agreement i will be lost near by 10 lac rupee, who will bare that lost?

                If i done bt then also i have to pay to builder, amount of penalty.

                  I taken a home loan from india bulls last year. They distribute the home loan correctly and i paid my emi correctly. I revived the home loan @8.80 %, now at 12%. Before i paid my emi amount 36211 and now emi is 43492.00. Iam working in saudi arabia. Last two weeks before i go to meet the branch head to request to revise my interest rate. Hr advised me to send a mail. I did so, and he told me that it is under process.
                  Today i received a mail that they tried to taken an amount of 72422 from my bank account. And my bank refused their request. So they need an authorization for electronic clearance for an amount of 72422.00
                  Pls check attachment.. What can i do? Iam thinking of suicide in the front of india bulls..

                    consumer finance personal loan

                    Hi my name is ganesh yesterday i applied for loan 30000 for 8 months and i pay 2000 processing fee in evening i receive call for verification and pay 3000 for gst tax then amount will credited. I said no to pay from on that time onwards the 2 phone numbers are not responding and not taking answer to call i am giving 2 phone numbers which i have receive frequently yesterday.

                        I applied for a transfer of home loan with indiabulls in janak puri, delhi branch some months ago. The employees by name mr sachin and manish helped me. I got the loan account number : hhljks00475300 and got approved.
                        As my previous home loan was going on with icici, and current outstanding was august is rs. 14, 85, 672/- (Fourteen lack eighty five thousand six hundred seventy two)
                        I paid around rs 7, 000/- (Seven thousand only) to the sales person mr. Hansraj ramlakhan for paying some fees which are applicable, i agree to pay the amount as its a process.
                        In the month of nov. I got a call from one of indiabulls staff saying he got the cheque and waiting in icici bank to close the loan account with icici, he said to carry my cheque book too to pay the balance amount to icici. He told me that he got a cheque of amount : rs14, 85, 672/- and the remaining amount have to be paid by me to icici. The cheque of said amount was paid in the last week of nov. But he deduction of amount was made for whole month by both banks i approached indiabulls branch employess but they did nothing simmilaly it has also been happened in the month of nov that the payment demand letter of rs 32909/- was raised and was handover but till date the amount is not disbursed so far which subsequently charged with interest in the current demand letter from me. Now another raised demand letter was raised and was forwarded to india bulls employee on tue, jan 15, 2019 at 4:50 pm but till date the half yearly disbursement was not made even after so many reminders through mail and telepathically.

                        I mean who is responsible for the above said mistake and who will pay the interest amount again and how much time it will more take to just go for bt.

                        I am confused and frustated as what to be done. It has been 2 weeks now and no one from there end calling to check as what to be done.

                          Today i am feeling like... I trapped by indiabulls...

                          My name is kamal jeet singh bedi from delhi and having a home loan with indian bulls 33.50 lak (Loan account no is hhlnda[protected] and date of loan section march-2018) from noida sec 63. Branch contact no is [protected].

                          As per the section latter / commitment they are issued the loan with rate of interest 9.0% now it is increased to 12.9 within year.

                          I mail to the — [protected]@indiabulls.com and also called to the branch many times to home branch but they said... They can't do anything to reduce the rate of interest.

                          Because i can't bear the rate of interest...

                          Today... I am feeling like a dying coz i have a very small business.

                          It's request please to suggest me something to reduce this roi...
                          Els suggest me when and how can i switch this loan to the other bank or company

                            My loan account number is - hhlind00312194
                            My brother's loan account numbers are hhlind00289247, hhlind00401211.

                            We have transferred our home loan hhlind00312194 on 15 jan 2019 for and hhlind00289247, hhlind00401211 on 23 jan 2019 from indiabulls indore branch, madhya pradesh. The indiabulls staff confidently told that, you will get the documents within maximum 21 working days. But, after 37 days, still i didn't get the messages or calls regarding my document returning process.

                            Whenever, i called to customer care for asking my document return process, they always responding -"it is in under process". Every day we are calling and not getting proper response and it is spoiling indiabulls reputation.

                            Why there is no progress of dispatching my document? Would require a justifiable answer for this delay!!
                            Help me out in this current situation and let me know when can i get the documents? We too have further commitments and it is really frustrating!!

                            Thanks for replying. I hope that you will give me a positive response with less timeframe.
                            They are increasing Home loan time to time and my present interest rate is around 10.10% then even though RBI has not increased rate for about 6 months.
                            I have taken loan on Feb 2019 with ROI 8.65 but these increase 6 times within 2 Years. 8.75-8.95-9.15-9.35-9.55-10.10. without any prior intimation from indiabulls housing finance limited.

                              I have taken loan with 8.55 percent intrest rate now they have increased to 12 percent without informing me. Tenure has raised from 165 to 350.. How they can cheat like this? No proper answer from customer care and branch. My loan account number is hhlann00323920. Other banks are increased 0.5 percents and they increased 3.5 percent its like personal loan. Fraud activity.

                                My name is vishal gupta.. I had availed a home loan from indiabulls housing finance ltd., which i have requested for foreclosure. According to my knowledge, the rbi has clear guidelines & policy that no lender can levy foreclosure charges on home loan..

                                However indiabulls housing finance ltd. Has always been harassing me for one or the other reason.. And now it is levying foreclosure charges @ 2% on the o/s principle.

                                  Hi team,

                                  My name is sravani and i took loan from dhani app last year, until that time i'm paying my emi. This month i moved to another company and still waiting for my salary, so i asked for extension.

                                  I'm. Asking time from concerned person name guru prasad and collection agent venu. They are not listening and sending people to my home and talking nonsense to my in laws. That manager can't even speak proper english and he will not understand if you talk anything. Whatever it is pay emi. This is how he speaks.

                                  I sent mail to nodal officer for time they accepted, but here this manager already sent people to home and started using abusive language.

                                  Even i'm ready to pay late charges and bounce charges, is this the way you treat your customers. With out salary how can we pay the emi.

                                  When these agents came home, i have called customer care and asked them to talk to collections age t, those age to are not ready to speak to them or listen to them.

                                  If you have worse customer care and gundas, how can normal customer believe you. Hope i will close my loan soon and please don't take loans from this, if you want peace of mind.
