Namaste

I want to make a complaint regarding my running housing loan from pnbhfl;janakpuri branch vide my laon a/c no.[protected].in name o[censored]rmila devi sekahni prakash shekhani ;vijay singh shekhani

1) since from last six months rbi has reduced roi in housing loan several times. My loan is running at present @9.7%. Despite many requests now they agree for 8.9% with rs. 3000/=+gst as conversion charges (Previously they didn't charged this). My loan amount was rs.6000000/= (Sixty lakhs) at time of disbursement; now it remained around rs.120000/= (Twelve lakhs). Approx.

2) new loan offers are coming from even pnbhfl @8.5%. When we approched for same without any conversion charges ; it was committed by siddharth srivastav (Branch head of janakpuri) after conversation with mr. Rajesh jindal from avosys india pvt. Ltd (Service provider of financial & banking services). But despite commitments from branch head again on 1/08/2017 we receive mail for same roi.

3) after no best reply regarding roi. I was contacted by mr. Deepak sharma from retention team that sir first you apply at this rate and after 3 to 4 months again contact for lesser rates. If this they have to do that then why i was waiting for last six months. Who is going to bear loss of my excess paid amount against old roi. No satisfactory reply.

4) why branch hand kept me in dark when he committed to mr. Rajesh jindal (Avosys) of roi in front me over telephone.

5) again i want to make part payment in my loan account. But putting new clauses they bar me against making part payment & asking for charges for part payment. This is my fundamental right to make part payment in housing loan without any charges. But they are using this type of malpractices so that they can sip even last drop of blood of their customer.

6) after many conversation with executives of pnbhfl when i got fed up i at last approaching consumer complaint forum.

7) last but not least manly important a person named lakshay at pnbhfl janakpuri when called me on 1/08/2017. Behaved very rudely and in unbehaviour manner. Even i contacted many persons their but all are very decent in behave. But this person lakshay is not type of person. He should really be taught lesson. Please take serious action against lakshay this is second time he misbehaved first time i ignored.

    Dear sir,

    This is with regards to loan account number hou/grp/0616/295976 synctioned at green park branch of pnb.
    It is in the name of kamla devi.

    This loan was taken at 9.5% floating. The current interest rate is 8.5% for all new customer since a long time. I would like to tell you that the meaning of "floating" is whenever there is rise or fall in the interest, the bank will follow the same. But it has been noticed that pnb is not willing to decrease the interest rate despite several requests over the call and email which is illegal and unacceptable. This mail is again to request you that please decrease the interest rate equal to the interest being offered to new customers.

    Again, we are not liable to remind you or pay any extra penny for this.
    If so please show us any documents signed by us.

    These illegal and deliberate practices can not be tolerated at any cost. Please do decrease the rate equal to 8.5% without any further delay.

      We have applied for load of 53 lakhs and it is sanctioned already. One day before the disbursement pnbhfl is forcing us to buy insurance worth 2.5 lacs. We have inquired around and we know that its not mandatory and we can buy from third party insurance providers as well. The total insurance cost would come around 30 thousand. This is not the way to treat the customer at the last moment. This is blackmail. We are ready to buy insurance but not with pnb and that too worth 2.5 lacs.

At the cost of repitition i request i request you to kindly lodge a police complaint agaist me for "false avertments" for which you raprimand me in your almost all communications rather than investigating the matter at your end as to how rejection of my first joint application for rs.35, 00, 000 in feb 2016 2nd joint application with same credential was accepted for 50, 00, 000. Please do not allege me falsely look into your staff connivance issue also with andromeda dsa surendera upadhyay as agreed by you in your two conversation that application for 50, 00, 000 was filed through andromeda (Surendra upadhyay).         We wish to clarify once again that we have received loan processing fees, from your kind self, towards your loan applications as per our schedule of service charges.
        Please note that loan application forms have been submitted twice with us with necessary formalities and processing fees cheque, from your end itself, hence it is incorrect to state that the forms were submitted by andromeda/mr. Sameer pardasani.

        It is pertinent to note that your loan applications have been filed with two of our different branches, i. E. Thane & ville parle branch, and that mr. Sameer pardasani is deputed at our thane branch.
        Thus, it is incorrect to state that mr. Sameer pardasani has met you and collected your loan application in october 2016, as this application has been field with our ville parle branch.

        Further, this is to inform that mr. Surendra shyam upadhayay and mr. Bhanu thakur are not employed with pnb housing finance limited.

        In the light of above mentioned facts, we hope that the matter stands clarified.
        We request you to refrain from making false averments in your email communications and assure you that the all formalities w. R. T your loan application have been carried out in a fair manner.

          1. I have applied for home loan with pnb housing finance ltd., branch address: ist floor, pushpamangal complex, building no. 1, above bank of baroda, near babubai petrol pump, old agra road, thane west-400601 for rs.35, 00, 000/- which was rejected;

          2. Thereafter, one mr surendra shyam upadhay claiming himself to be dsa of pnb

          Housing, axis bank, andromeda, india bulls, zorastrian bank and various other scheduled and co-operative financial institutions has come in my contact and assured me that he will get me loan anyhow as he has good rapport with banks and he is not going to charge me any fee for sanctioning the loans.in this context he has come to my home on two three occasions and talked to several bank official including mr sameer pardasani - area sales manager of pnb (Mob no. [protected] & [protected]). His address is mentioned above:


          3. After two three days he visited my house again when three four friends of my son were sitting in my house, he (Updhayay) stated that my loan can be sanctioned between 40- to 45 lakhs from pnb hsg in this context he has asked for rs.5800/- (Cleared) by cheque plus rs.20000/- which may be adjusted in at the time of disbursement subject to certain conditions. He called mr. Sameer pardasani of pnb hsg whose address & mobile nos. Are given above. However i have told both sh. Surendra (Dsa) & sh. Sameer (Pnb) that my earlier application for rs.35, 00, 0000/- was rejected but both of them i. E. Sh. Surendra (Dsa) & sh. Sameer (Pnb) assured me to have faith in them and work will be done satisfactorily. I will get a sanction letter in 4-5 days;

          4. After this sh. Surendra (Dsa) & sh. Sameer (Pnb) have blocked my & my wife’s numbers & calls made from other numbers were picked but after hearing my name the phone was cut & blocked;

          5. This is how i have been duped and request your kind interventions to please help me in the matter. Sh. Surendra upadhayay number is [protected] & [protected], email id : [protected]@yahoo.com & [protected]@gmail.com


          I am ready to face the confronted inquiry too if desirable.

          In this regard i reiterate
          1. That bank has lied;
          2. That due to continuous irresponsible replies from bank caused me mental agony, financial loss and torture in as much as that due to mental pressure i suffered from paralysis, seizure and convulsion and was admitted in icu of multi-specialty hospital cost of my treatment plus other expenses was around rs.60000 plus. (If required i can submit hospital bill)
          3.in view of above i issue you a notice to compensate me with an amount equal to 10 times of rs25800/- =258000/-
          4. At the cost of repetition i wish to inform you that your employee mr. Paradasani your employee & mr. Upadhayay dsa have hand in glove and are responsible for above act/s.

          Most humbly & respectfully, i beg to submit the following for your kind perusal and benevolent consideration please:-

          1. I have applied for home loan with pnb housing finance ltd., branch address: ist floor, pushpamangal complex, building no. 1, above bank of baroda, near babubai petrol pump, old agra road, thane west-400601 for rs.35, 00, 000/- which was rejected;

          2. Thereafter, one mr surendra shyam upadhay claiming himself to be dsa of pnb

          Housing, axis bank, andromeda, india bulls, zorastrian bank and various other scheduled and co-operative financial institutions has come in my contact and assured me that he will get me loan anyhow as he has good rapport with banks and he is not going to charge me any fee for sanctioning the loans.in this context he has come to my home on two three occasions and talked to several bank official including mr sameer pardasani - area sales manager of pnb (Mob no. [protected] & [protected]). His address is mentioned above:


          3. After two three days he visited my house again when three four friends of my son were sitting in my house, he (Updhayay) stated that my loan can be sanctioned between 40- to 45 lakhs from pnb hsg in this context he has asked for rs.5800/- (Cleared) by cheque plus rs.20000/- which may be adjusted in at the time of disbursement subject to certain conditions. He called mr. Sameer pardasani of pnb hsg whose address & mobile nos. Are given above. However i have told both sh. Surendra (Dsa) & sh. Sameer (Pnb) that my earlier application for rs.35, 00, 0000/- was rejected but both of them i. E. Sh. Surendra (Dsa) & sh. Sameer (Pnb) assured me to have faith in them and work will be done satisfactorily. I will get a sanction letter in 4-5 days;

          4. After this sh. Surendra (Dsa) & sh. Sameer (Pnb) have blocked my & my wife’s numbers & calls made from other numbers were picked but after hearing my name the phone was cut & blocked;

            I had taken home loan from pnb finance, thane branch (Mumbai). It the service was all good till the first disbursement. Later the relationship manager (Priyakant gaglani) started ignoring and didnt recieve the call. I have got my next demand from builder and the bank guy is neither responding to email nor to calls. Pathetic service by pnb, once they know that customer cannot go anywhere now, the bank employees stops responding to your queries

              pnbhfl not reducing roi as per rbi rate

              My current roi is 9.65% and current rbi roi is 8.35% for women so i have contacted pnb to reduce my roi as per current market rate but they simply denied and informed that maximum they can do will be 8.8% (For that also they asked to pay rs.1500+tax) and also they agreed that to new customers they...

              Yesterday i went to the bank and asked them about the loan outstanding amount due on me. I came to know that it is rs. 4854404 which was really shocking as disburse amount was 48.27 lac and even after 8 paid installments my principle has been increased instead of decreasing.

                I have applied for Home loan at PNBHFL MEERUTbranch. They have not informed me about insurance policies starting while applying. Suddenly they have added 48THOUSAND NINE HUNDRED FIFTY (Rs18950) insurance amount to home loan in sanction letter. PNBHFL executives are forcing me to take insurance saying mandatory.
                After consulting legal advisors, under RBI insurance act laws, no bank can force customers for insurance policies with home loan. I will not be able to take the insurance policy mentioned in the sanction letter.
                So I request you to please check with the PNBHFL MEERUT branch and request to exclude insurance premium from the Loan sanction. Please help.

                      I am applying for a loan of 15 lakhs, i was asked to pay insurance of 60thousands against it by the branch office. Instead of which i suggested for term insurance plans. Which was not accepted by branch. I need to know the reason.                         I had applied for a home loan bt from dhfl to pnb in february last week when the call centre of pnb pushed me to move my home loan. Anjali from the call centre had been calling me for this. A person named sandeep kadale took up this case who apparently reported to a contractor of pnb bank named vijay naik. From february to april, after all my documents were collected, there was no communication. After finally my case was logged, pnb rejected the loan some unacceptable reasons. The processing fee was taken already. After my follow up they said it is going to be sanctioned. I kept on following up vijay naik and the relationship manager mehul shah. They both conveniently avoided my calls and messages. And after a month asked for a couple of documents. After i submitted they ask for another document. This is going on for 4+ months now. And still they are avoiding calls. When i call from unknown numbers they will answer and say that the loan is approved but just one document is pending. Unacceptable acts because i have been made to wait for over 4 months for a simple bt and even the processing fee of rs. 5750 is debited from my account. My loan application no is: ref/hou/tha/0417/380112

                        And there is no communication from pnb other than application email. No approval or rejection email provided.

                          My loan requirement was 55 lacs.

                          I have submitted documents on 23 may to an agent amit kulkarni who said me that he will provide home loan of 55lacs after checking my documents. Also they took my check also 5750. Check got cleared and on 6th-jun-17 i got mail for sanction amount 49.25. After checking with agent he told me that you are eligible only dis much. After deducting my processing fees you are telling me i am not eligible. So i gave him my another source of income. He then told & promise me of getting sanction of 52lacs for which i gave docs on 10th june17. He promised me everyday of giving sanction but still today i am unable to get the same.

                          I called the rm muni kumar but he is not picking my calls. So i called csm ashfak shaikh but he his also the same. He just gave promises & ignore calls. I visited pnbhfl villeparle office on 15jun17 but no use. As they promise to get sanction by eod. But at end of day all of them don't picked my calls. That agent says i cannot do anything. Then why you all give commitments if you cannot deliver it.

                          I have lauched a complaint online as well i have send mails to customer supprt but no revert. Where a common man should raise his concerns. I need a proper solution or else i need my money back.

                            Dear sir,

                            I applied for 40 l loan amount and i clearly discuss with mr. Raghvender singh that in case your bank unable to process 40 l then i will not avail loan from your bank and in this scenario you will not charge processing fee form me.

                            But bank sanction amount 30 l approximate that is lower than my required amount and i did not accepted disbarment from pnbhl but they submitted my check on behalf of processing fee for name of sanction amount and same amount rs. 3450 of sbi checque number '625131' debit form my saving account and same i informed mr. Raghvender singh that the amount is not acceptable and he confirmed me at that time your amount will refund with in 7 days but more than one month there is no progress and when i am calling him he is not receiving phone and now he back out from his commitment.

                            I like to request you please refund my amount on priority and i feel this is such type of molest it is direct effecting my health. If i did not received my amount those you charge as processing fee i feel in that condition your are insisting me for second opinion.

                              Hi, im sreekanth nunna (Loan account no : [protected]).

                              I have given a cheque on 29th may 2017 for pre-closure to customer care. S. Kavitha (Customer service manager-loans) of banjara hills branch still says it was in process. And it takes fifteen working days of time to get my original documents (Sale deed, registration copy etc) from the date of submission.

                              As she said it is going to take 2 days of time for loan closure in pnb from the date of cheque submission and i am going to get a confirmation message from pnb. But, it didn't happen.

                              I called her today (06/06/2017) to know my closure status, she has been saying that i will get documents from pnb within 15 days from the date of submission. Which is not at all relevant to my query. And she spoke to me so harsh rather than answering to my query.

                              She was fed up with my regular follow up and said that there is no need to follow up everyday, even though i didn't.

                              I called her after a week to know about the confirmation message from pnb. She was so harsh & arrogant to answer me.

                              I have taken a Home Loan from PNB and they are charging the Interest rate of 9.5% although existing rate is 8.5%, they are charging 7500+taxed to reduce the rate. What is the purpose of taking the floating rate option then if we have to pay the fees to reduce the interest rate. Request you to take it up with them.

I have applied for home loan for the plot and everything is verified and loan is ready for disbursement but your companies are demanding for life insurance policy. In which I m not interestec as I am already having too much cover for life insurance and term plan for 70 lac
                                But your employees are putting condition that till then I will not buy a policy, they will not release my cheque. As its already too late for payment to my plot saller. Now please guide me what to do. Is that compulsory in real manner? Please help me as I am very needful Mobile number [protected]

                                Hello Sri. Gaurav Sahni,

                                similar case to me also, ur case you have noticed at the beginning
                                My case, they deducted the premium amt (ICICI and TATA) in both, and rest they had released.

                                Hope you may not get the support from PNBHFL, i have foreced closed the loan, and still fighting to get the Pemimum refund on prorata baisis.

                                Insurance commplay has already paid to PNBHFL, i am struggling to get these ppl support.

                                PNB housing finance has mis-sold a policy to me. They said it is mandatory to buy insurance policy. So they deducted the premium from the loan amount. But later i got to know that it is not mandatory to buy policy.

                                Moreover they did not give me the insurance policy copy also. Can i cancel that policy now ?

                                  I have applied for loan against property. After spending 1.5 months branch is not responding properly.

                                  They took 15000 as a fees from me and original papers of my property. And now they saying we cant accept your application giving reason of provided floor plan is of 1bhk. Which i got it from corporation.

                                  I want my fees back with my original documents. I am very frustrated with sumit mishra and team.

                                    I have requested service and they responded me will resolve in 15 working days.

                                    It pass more than 40 days but my request is still pending, I didn't get any reply or any status updates from PNB team, I call several times in customer care, they are also giving false commitments and told me to send an email to customer.[protected]@pnbhousing.com.

                                    Do not take loan with them, if you have other options

                                    PNB Housing Finance asking for 2.5 lakh insurance over 50 lakh loan amount.
                                    While applying for the loan this information was not disclosed to me and they charged by Rs.2850 for the application.

                                    Requesting them to refund my application amount.

                                      When I read the complaint raised by many against the PNBHFL, the anonymous mail which came from them is mail to customer.[protected]@pnbhousing.com.

                                      But we will not get any repsonse if you mail to this if or I wonder they are really worried about their customer. Very irresponsible team.

                                      Do not take loan with them, if you have other options, please try that first.
