I wish to draw your kind attention to an extremely unreasonable, unjustified and high-handed behavior by DLF towards its customers.

I am a purchaser of a residential flat in DLF’s project in Rajarhat, Kolkata named ‘NEW TOWN HEIGHTS’. I had had applied for a flat in this project on 31st October, 2007 with a Cheque of Rs.3,00,000/- vide Cheque No.390625 dated 31.03.2007 drawn on HSBC Bank, the...

DLF collected 35% of the payment stating that they have all the Permission in place without havig any of them in place and project will be delivered in 2011 with penalty cause for non delivering the project

Near the Delivery date they comminucated the project is abandaoned with out any reason for Abandonment and not paying the refund of the payment as per the contract.

When appraoched DLF they answers were rude and never respond to the queries and phone calls

    I have a Plot in DLF City-I, A-55/6. DLF is supposed to develop a Park on this lane . It is over 20 years DLF is not doing any thing for this part. My several emails and personal request have resulted in nothing. The site, it full of garbage and Malba. The DLF Maintenance department is worse than worst of the any Government Department. No one listens. Company's official say that they do not have funds to develop park or clean up area. Whereas crores are being spent on IPL etc..
    The case was characterised by a lot of drama as DLF, acting in a typically guilty fashion, tried all legal tricks to ensure that the case was shut down.

    n During the trial, DLF threatened cancellation of allotments to the complainants, which the CCI stopped through an interim order on September 20, 2010.

    n DLF tried to get out of the trap by challenging the jurisdiction of CCI before the Competition Appellate Tribunal, but failed as COMPAT directed the CCI to proceed.

    n DLF raised the issue of CCI’s jurisdiction by pointing out that the case was arising from contracts signed by the allottees in the year 2006 etc, before the enabling provision in the Competition Act came into force in May, 2009.

    n DLF tried to suppress the investigation report by the director general by filing a writ petition in the Delhi High Court. The court did not oblige DLF, but directed CCI to allow DLF to inspect the report.

    DLF vigorously argued throughout the case that it was not in a dominant position as defined under the Act, looking for various loopholes in the Act to pull off an escape. This is despite various pronouncements and postulations in its annual report and at different fora, where it claims to be the largest property developer in the country and boasts of being the dominant player. It is only when such information was used against DLF that it started crying foul

      DLF City Club in Gurgaaon has increased the fees by 50% again this year after last years steep hikes. There have been no changes in service or any new service by DLF. Actually the services have gone down. This is high handed by the Club and we the members are approaching consumer forum and MRTPC with our complaints.

          Respected sir/ma'am
          We are the residents of DLF phase-1 and want to bring to your notice that there are many parks in our colony but we are not allowed to play in any. Many parks are flooded with water to grow grass in them and prohibit us from playing there. We are stopped from playing there by the Q.R.T. security. While in in many of the parks the children from the village side by (Chakkarpur) are playing . Even after complaining many times there was no action taken by the DLF corp. We aren't allowed while the village people play in those parks and even sometimes adults come from the village. Another problem that exists is that these villagers keep staring at girls who play with us and pass dirty comment we informed the Q.R.T. but he was never interested in this . There is a karate instructor who says he has asked for permission for allowing them to instruct these classes with only them in the park and no one else while this park is quite large.
          Please take adequate steps and see to it that we get some park to play in our area and are secured from the villagers.

            We have booked apartment in DLF Capital Greens Phase 1 in Delhi. During June 2010, we had not received demand letter for payment of installment, and that was laetr proved and accepted by DLF Customer Care Head Mr. Deepak Kapoor that it was due to mistake of courier company that they did not deliver demand letter to us. We received demand letter in July 1st week adn we made payment immediately. But due to Govt of India imposed Service on all payments made on or after 1st July 2010, we wre forced to pay the service tax amount, which happened due to the fault of courier company. We have written numerous mails to Mr. Deepak Kapoor, but no response at all from him. The reactionis like they are not even reading our reminders and request for response. On face to face meetings with him, they refused to take up with courier company and suggested us to clear this matter with the courier company outside on our own. We are feeling so helpless.

            And that was not enough. in March 2011, we have received another demand letter for further installments, where we are asked to pay interest on delayed payment of June 2010 along with.

            It is not justice with us that courier company has made a mistake and we are suffering thereafter. Do not understand why DLF people are not listening and not reading the greviences of customers. Can somebody help us knowing whom we can take this further in DLF to sort this out.

            I find from internet that DLF is not the only company with such types of complaints. This seems to be the case with all realtors be it Supertech / Max Balaji Group, both from Noida / greater Noida area. Can any one suggest what we as general public can do. [protected]@yahoo.co.in
            I have bought flat in DLF Capital Greens, Phase-I, Motinagar, Delhi. Almost all the amount paid in time and wherever there is a delay penalty levied also paid to them. They are not ready to provide revised plan, which they claim only will be given at the time of possession. I haven't paid the increased area demand. Received mail from Daizy-Kambri dt:20/10/2014 where as the justification given is not digestible and claiming that revised plan only will be given (justification only given) at the time of possession which is again against the law.

            Where the project is delayed by few years and we need to wait for possession and the date of possession is uncertain, I don, t understand how they can lure you with these kind of demands. Over and above they started charging interest on delayed amount (only for this demand) which amounting close to 2.00 lacs on demand of close to 4.00 lacs.,

            Hope many of you is going through the same situation and holding the payment.

            I have paid the full money including registration charges for dlf. The project is delayed by 4 years. I am not getting possession and registration. No response from dlf for phones or mails. No compensation for delay.

              The following passages describe the story of DLF cheating its customers at
              Indore through unfulfilled promises, extreme delays in the project, non
              delivery on many many amenities that were promised and charged for heavily,
              in a premium price charged by the company.

              This extreme story has been brewing up at Indore by the renowned company DLF
              for their project DLF Gardencity Indore at Bye Pass Road, for the last 3
              years.

              The promised time of delivery of the township was October 2009, 18 months
              from the launch of the project. The company collected 95% of the money from
              Plot owners within the first 6 months time.

              Even after a delay of another 16 months from the promised date of launch,
              i.e till now, the township does not have any of the promised amenities.
              This has resulted in the customers not being in a position to take
              possession of their property and get them registered.

              Most of the commitments by the company have either not yet taken off or if
              taken off, are being drastically downsized in quantity, quality or the
              facilities. Thus Instead of the 5 star, world class, state of the art
              township that was earlier promised in the company's brochures & video
              presentations, it now is just like any average township with practically no
              amenities.

              We, about 150+ customers had taken the matter to the topmost levels of M.Ds
              of the company who had met us on two occasions in March 2010 & June 2010 at
              Indore, and had promised that things would all be ready and given as had
              been promised.

              Even after 8 to 10 months after these meetings, there is nothing in place
              for the promised 100+ bed Fortis hospital with India's best physicians,
              latest healthcare technologies, the promised World Class School & the
              promised Lifestyle Mall with Multiplexes.

              The club that has just been started has been tremendously downsized to one
              third of the promised 1.1 Lac sq. ft. built up space, reducing the scope or
              size of the facilities that were promised earlier.

              The convenience shopping centre has just been started but only for 12 shops
              as against the promised 56 shops & two large restaurants.

              The gardens are just like municipal gardens with no themes, and just grass
              and some trees in them, leave alone the promise of them being designed by
              some renowned Singapore based consultant, with the themes around their names
              like Ornamental Garden, Spiritual Garden, Bonsai Garden, Zodiac Garden etc.

              Needless to say, the company has cheated its customers to the core, selling
              the properties at almost 3 times that of the going rate in nearby properties
              that time, 3 years ago. There has been no appreciation in the property
              prices ever since, and the customers who bought these properties to reside
              are left without anything even after 3 years.

              The company had promised to pay penalty to it's customers in case of delays
              in delivery but has not done that also. Instead it was forcing its customers
              to take possession of their property without having any of the amenities
              promised, thus trying to evade the penalties under the protection of
              technical jargons of legal terms and the terms that were written by the
              company unilaterally in its so called allotment letter.

              The offer of possession of property was also being done in violation of the
              guiding rules of Town & Country Planning, which stipulate that these
              possessions can be offered only after handing over of the houses meant for
              the Economically Weaker Sections of the society.

              Despite it failing completely in delivering even 25% of the amenities, the
              company has however gone ahead and cancelled the allotment of many of its
              customers who had stopped their payments seeing extremely slow progress of
              work on the project & no progress on numerous counts.

              We have already initiated the matter with the Commissioner, Collector and
              the Economic Offence Wing in Indore. A few clients are already in the
              process to seek refuge of the Consumer Forum.

              The story has also been covered in a few local newspapers of National repute
              like Naidunia & Dainik Bhaskar.

              It has also been covered in a few local T.V channels like Sadhna T.V & DB
              Live.

              All the customers are now extremely worried about the deliverables from the
              company as the intent of the company has become quite clear during many
              verbal communications with the company officials. The company just wants to
              make do with the deliverables of the project now reducing the quantity,
              quality, scope and the facilities of the promises that it made and that too
              without any justifiable and defined timelines.

              Hence the customers are trying to take refuge of any & all agencies who can
              help them in getting their rights and justice in the form of the promised
              deliverables from the management of DLF within specified and justified
              timelines.

              In case the company is unable to provide any of these amenities at the
              promised scope of quantity & quality, the company must return the
              apportioned money of the of the non delivered amenities to it's customers.

              Hi, Can you please provide postal address of Economic offence office Indore? I have to file complaint against some Economic offences in my city.
              Common Guys...i guess you people have misunderstood the company. Being the customer of DLF, i feel proud that i have taken a plot in such a company where Environment is of PRIME Importance, not only that the Gardens are so beautiful, i havent seen such lush green gardens in any of townships in Indore. Even if i talk about roads, they are so wide, and properly laid down. I think that the level of Construction which DLF is doing in DLF Gardencity Indore is outstanding, agree that there pace was slow earlier, but now after certain amenities taking shape like Convenient Shopping Centre and Club, the overall Township looks fab.

              Chillax guys, i think that we should appreciate the DLF Indore team for bringing this TOWNSHIP to this level of development.

              Proud to be a DLF Customer in Indore. And also want to congratulate on their success selling of Phase2, where they have launched plots keeping in mind all segment of class.

              Regrets are there, but positive points cant be ignored.

                I live in the USA. I booked an apartment at Panchkula phase II directly through an assistant marketing manager of DLF Delhi in Aug 2010 for which I paid the required booking amount by cheque. DLF confirmed the booking and advised me the unit number and other details through an email. After this I did not get any further information regarding application process in spite of my repeated efforts both by phone and email messages.
                Finally after much effort I managed to get in touch with DLF Chandigarh office end of last year and was advised that there was no booking in my name and the unit number which DLF had conveyed to me had actually been allotted to some other person. This ofcourse came as a big surprise to me as I was under the impression that I was dealing with one of the biggest Real Estate companies in the country and did not expect such unethical behaviour.

                After living in the USA for the last 24 years, I was planning to return to India and live during my retirement. However, with this bad experience I wonder if it is worth doing so, where such unethical practices are followed.
                My letter to the Chairman of DLF which was sent by courier was not acknowledged as well.

                  We are lodging this cmpalin with lot of faith that you will hear as we cant speak our problem out in open.
                  We live in Sec 10 DLF H block and we have been suffering from a curse, a curse in form of Dairy which is opened by a local Gujar in midst of posh colony. No one has courage to speak and stand.
                  The dairy has been ordered long back to be moved out of residential area but of no use. There is so much of ruccus everyday. they throw urine on road and have made hell of the area. The encroach all nearby plots and use them to park tractors. They block roads and tell people to come from other side. Everyone is pissed off but no one raises voice. We were told of your fairness and beleive you shall help us. We had no choice but to right. Please help us and save us.

                    The crooks have lost yet another court case.

                    This disputed land is right on the main NH 8, next to Signature Tower and DLF is already halfway done building this 5 million sq.ft. compound. Accenture is already operating from here and shall occupy the upcoming towers as well. This is a very prime property and not less precious than Nathupur. Both these buildings would amount to not less than Rs. 1500 crores atleast.


                    In similar case of Nathupur land scam, DLF had pitched in Harish Salve as their lawyer in the supreme court and won the stay. They are going to do it again in this case as well. What I have observed during our research that DLF has never won a case in any of the judicial court of this country but they would use the lucane in the system and kept dragging these cases forever. They would have Harish Salve, Arun Jaitley, Ashok Desai at their disposal and use them against innocuous litigants and their honorary lawyers. A simple investigation of DLF board members would reveal their true intentions, in terms of negotiating with these litigations. Mr. Kameshwar Swarup, 70 year old, is third from the top in their organisational hierarchy. He is the legal head of the company and draws a package of Rs. 2.10 crores p.a.. Mr. Ravinder Narain is the Executive Director of the company and his team is responsible to contest all the legal cases against DLF. They also have Luthra and Luthra as their strategic partners to fight and negotiate legal and corporate cases in India and abroad. In terms of cases against them,


                    In Supreme Court (means they have lost the respective cases at all the lower courts and have seek the refuge of the supreme court now) :


                    1. Almost 60 litigations pending from the allottees of Regency Park, Gurgaon.
                    2. Income Tax case with a demand notice of Rs. 1180 crores on account of tax evasion.
                    3. CBI case against DLF's Ajay Khanna for bribing DDA officials. A case of FAR violation in their Jhandewalan Head Office building.
                    4. Nathupur case with a building worth more than Rs. 600-700 crores.
                    5. Silokhera case, Sector - 30, Accenture building case worth more than Rs. 1000 crore.

                    In Lower Courts :


                    1. In Delhi at CCI : Belaire Owner's Association, Park place Resident's Welfare Association, Magnolia Welfare Association, New Town Heights (Via Pankaj Aggarwal), Mr. PD Sharma, etc..
                    2. In Indore at Consumer Forum : Garden City allottees in different individual capacity.
                    3. In Bangalore at Consumer Forum : Garden City allottees
                    4. In Chennai : DLF were booted out and their MD was manhandled by the allottees. The project update is not available on the web.
                    5. In Hyderabad New City Town Heights : Numerous cases in the consumer forums today.


                    In informal chat with one of their executives, I learnt this about KP Singh and DLF. If there is something they would want to remember from their Army experience than it would be :


                    1. Land belongs to those who captures and hold it and owning is not enough.
                    2. You need army to thrive and in older days you would need goons but now you need lawyers to defend.
                    3. Leave the elegance to the tailor, do what you have to do to win.
                    4. There is a difference between a civilian and an Army men and that shall remain.


                    We are not against DLF or KP Singh but only would want to know why we should not have what is justifiably ours. Why we, the civilians, should humbly submit to the dictates of these corporates and their new age goons. We are not alone against DLF, as you could see now, the common civilized men of this country has awakened for its rights and this shall continue for the betterment of our children and the future of this country. We are doing whatever little we can to stop these corrupt people from ruining this country so that one day when we would look back we would not repent that we did not do what we should have done.

                      Like my other friends, I too am the victim of DLF. DLF has behaved in a very unprofessional manner that after booking flat in their hyderabad residential project. I am asked to pay an additional cost of Rs.400/- per sq. feet is payable and further there is a revision in the Township Infrastructure Charges (TIC) from Rs.140/- sq. feet to Rs.220/- per sq. feet.

                      Accordingly, the amounts due and payable by you are as under:

                      Increase in TIC from Rs.140/- to Rs.220/- per Sq Ft
                      Up gradation in specifications @ Rs.400/- per Sq Ft

                      I need your help to help myself and my other friends so that DLF honors the deal done with its customers.

                      In Supreme Court (means they have lost the respective cases at all the lower courts and have seek the refuge of the supreme court now) :


                      1. Almost 60 litigations pending from the allottees of Regency Park, Gurgaon.
                      2. Income Tax case with a demand notice of Rs. 1180 crores on account of tax evasion.
                      3. CBI case against DLF's Ajay Khanna for bribing DDA officials. A case of FAR violation in their Jhandewalan Head Office building.
                      4. Nathupur case with a building worth more than Rs. 600-700 crores.
                      5. Silokhera case, Sector - 30, Accenture building case worth more than Rs. 1000 crore.

                      In Lower Courts :


                      1. In Delhi at CCI : Belaire Owner's Association, Park place Resident's Welfare Association, Magnolia Welfare Association, New Town Heights (Via Pankaj Aggarwal), Mr. PD Sharma, etc..

                      In informal chat with one of their executives, I learnt this about KP Singh and DLF. If there is something they would want to remember from their Army experience than it would be :


                      1. Land belongs to those who captures and hold it and owning is not enough.
                      2. You need army to thrive and in older days you would need goons but now you need lawyers to defend.
                      3. Leave the elegance to the tailor, do what you have to do to win.
                      4. There is a difference between a civilian and an Army men and that shall remain.


                      We are not against DLF or KP Singh but only would want to know why we should not have what is justifiably ours. Why we, the civilians, should humbly submit to the dictates of these corporates and their new age goons. We are not alone against DLF, as you could see now, the common civilized men of this country has awakened for its rights and this shall continue for the betterment of our children and the future of this country. We are doing whatever little we can to stop these corrupt people from ruining this country so that one day when we would look back we would not repent that we did not do what we should have done.
                      I completey agree. Now DLF says Hyderabad New city heights project will be cancelled even when work is going on there

                        People should know how DLF is ruining India by continuing to take advantage of subservient masses of India. Indian masses are nurtured and indoctrinated over thousand of years to remain apathetic and obedient to the mighty Lords. DLF exactly know this very well and have exploited this very trait of Indians to become one of the most richest person on this earth.
                        In the year 2006 DLF had launched a 19 floor apartment at a prime location in Gurgaon called The Belaire. I also booked a 4 bedroom flat and paid the earnest money on the 5th of september 2006. Subsequently I received a payment schedule from them on the 30th September 2006 where I was expected to pay them the entire money by 5th of December 2008. The very next letter was a demand notice on the 16th Oct. 2006 for the next installment due. There was no mention of any Agreement, no mention of any building sanctioned or something but a demand notice for more money. I live next door to this planned building and I was very well aware that there was no movement at all on the construction site than why on earth DLF was seeking more money from me. The only relationship I had with this DLF was for the purchase of this apartment in this building, why on earth would they require more money from me when they have not even started to excavate the site area. I did not budge, but not for long. They again served with a notice on the 7th Nov. 2006 as a reminder of their dues. Imagine my condition where I am living next door to this site and not like some NRI or from Delhi, could see the development at the ground on daily basis. Right outside my balcony. It did not stop here and I received another threatening reminder from them on the 22nd Nov. 2006 to cough up the money or face cancellation that could result in the forfeiture of my entire money that I had paid to them. Despite the fact that there was no agreement signed, despite the fact that there was no ground movement, despite the fact there was nothing tangible that I could see with respect to this building yet, I relented and paid them the due money.
                        You can not imagine what was in store for me. The black shadow of DLF engulfing me and the peace of my life. They threatened me with notices and obnoxious replies over the phone and than came this letter on the 26th of December 2006 where they were patting on their chest for their victory over hapless customers like me and claiming to have performed the Bhoomi Pujan on the 21st December 2006 on that land. They have been threatening me of dire consequences, threatening me to confiscate my earnest money, threatening me of sending demand notice of another arrears due to the other expenses that DLF had to pay on my behalf like brokerage etc.. and after all this they have acknowledged that "Yes, we know that we had not even started the work at the site but what the heck, what can you do about it". You all would be shocked to know that today we have come to know ( after using RTI act and extracting information from the DTPC) that it was only on the 2nd January 2007 that DLF had formally submitted the building plan sanction paper with the authorities for the due scrutiny and approval of the project. It was only on the 18th April they had received the approvals from the authorities for the construction of 19 floor apartment called The Belaire. This only only proves the extent our nation has accepted the corruption as the way of life where one of the most richest man on this earth plays around with the law of our land without any respect or fear in the broad day light.
                        The story goes on from here and to the worst where I ended up with a cancellation letter in my hand and a cheque worth less by Rs. 46 lacs. Today it has reached to a stage where I have left my job of a MNC and have joined full time an Association to fight my case against DLF and bring them down forever. I would not go down come what may, even if I would be assassinated by DLF goons. And for The Belaire, it is a 29 Floor building today standing naked on the crossroad of Phase 5, Gurgaon hounded by 350 original allottees of the year 2006 for compensation worth more that Rs. 500 crores.

                        The crooks have lost yet another court case.

                        This disputed land is right on the main NH 8, next to Signature Tower and DLF is already halfway done building this 5 million sq.ft. compound. Accenture is already operating from here and shall occupy the upcoming towers as well. This is a very prime property and not less precious than Nathupur. Both these buildings would amount to not less than Rs. 1500 crores atleast.


                        In similar case of Nathupur land scam, DLF had pitched in Harish Salve as their lawyer in the supreme court and won the stay. They are going to do it again in this case as well. What I have observed during our research that DLF has never won a case in any of the judicial court of this country but they would use the lucane in the system and kept dragging these cases forever. They would have Harish Salve, Arun Jaitley, Ashok Desai at their disposal and use them against innocuous litigants and their honorary lawyers. A simple investigation of DLF board members would reveal their true intentions, in terms of negotiating with these litigations.                           I have invested into of the DLF Commercial Projects in Hyderabad at Banjara Hills , Andhra Pradesh. I have made a payment of about 53 Lakhs until now. It has been over 2 and half years and until now and DLF has not commenced work. I have been put through severe mental trauma and distress as i have put my entire families life savings into this project trusting there brand name and reputation. The reponse from DLF has been slack and i have always been taken for a roller coaster ride. DLF has started collecting money from the investors without having the necessary approvals even till date they are still waiting on there approvals. I want to the status of the project.Common DLF stop fooling innocent investors.

                            When I read things like DLF cheated it's customer. DLF not returning money etc. I thought it must be some other builder's agents writing these things about DLF as it is trying to launch properties in 3 southern state at very low price.
                            Despite lot many people told me not to book DLF flat I booked in so called pre launch booking in Hyderabad. Moreover, I started praising the price and project between my friend circle and 5 more friends booked on my recommendation. We put money in this project New City Height almost 8 months back. DLF employee told us at the time of booking that they are going to start construction in 1 month (just after Diwali). Which never started till recently May, 2010. As soon as they started some work on the plot all the pre launch customer received following mail (You can read the mail in the end of this complain) from DLF.

                            We met DLF Hyderabad head Mr. Manohar and he started the meeting with statement "DLF has no ethics". He took full 5 minutes to explain it is owned by a family which has no ethics and that is why this behavior. He also told about some changes (like 1 extra lift and fire station) which will increase the cost. Interestingly, those were already mentioned for the customers who paid 2500 but, price hike is still applicable to them.
                            He said he will get back to customer next week which happened and they changed the price increase from 400 to 200.
                            They also removed 2BHK apartments and asked those people to pay 15lakh extra for 3 BHK if they want 3 BHK flats.
                            Because of pre launch customers did not get signed agreement with DLF and did not bother to ask. Probably DLF is taking advantage of that. Moreover, customer booked the apartments at different prices like 1800, 2100 and 2500 so everyone has different interest and DLF is going by assumption that not many people will cancel the booking. Anyways, I canceled my booking and waiting for money from DLF.

                            My advise. Stay away from this cheat company. Don't even touch it with 20ft pole. Rest your call.

                            1. All projects are late
                            2. they take intrestr on delay if you pay late even one day
                            No delayed apently to customers if porojects are delayed usual dealy is 2 to 3 years
                            They will charge escalation fees to you .. means you will not be paid delayed panelty however you will be asked to pay escaltion of basic raw material cost .
                            can make the fsi increase will give you same area but charge you more 5 % .

                            For this property I paid Rs 88 L cash in 2008 as down payment and there after I followed several times for the delayed worries.. DLF never gave this option to us to take your money .. otherwise I could have invested somewhere else and got good returns..

                            I have another project with DLF in sec 80 Gurgaon, where I asked for the refund last month as I found you people are fraud .there were even ESCALATION clauses. I was told by DLF as per the contract terms I will lose the booking amount if I cancel the booking .I was not even asking the interest .. So why this much generous now on this deal ..

                            Now coming back to one more question – You are asking me to pay Rs 61000 as delayed interest on this property letter enclosed since I made the down payment 17 days late where as you want I don’t take delayed penalty from you as per the contract .. Don’t you feel this is fraud .. My problems will be dealt with contact and you will take interest and your problems too I have to take care .. you played Golf with my money and don’t wish to pay for this ..

                            PL note I paid down payment to DLF considering your reputation I did know the cheating in your policy otherwise with the same money I would have booked 10 flats at construction linked with other Builders and moved out after 2 years .. I would have doubled my money ..

                            PL note this is the only DLF property which has escalated from Rs 6700 booking amount to Rs 16000 market price now and I am making profit .. and you are offering me the cancellation ..

                            I have other DLF property in DLF sec 74 A, there too you have delayed .. why don’t you pay my money there with interest as per the booking as there is hardly any escalation ..

                              Dear All,
                              After a period of considerable emotional and financial stress, when recession came we pooled our all our past money, projected future money and along with considerable loan amount we booked a flat in DLF. We thought booking a flat in DLF will not bring us further emotional stress for our family. We thought DLF homes bring happiness, as their ad said. We booked in their Hyderabad residential project.
                              When things were not moving for months then our friends and relatives start telling that do not rely upon DLF, book some where else, else when recession is over you will loss lot of money in terms of oppurtunity cost of booking some where else a low cost. Our family told, we trust DLF.

                              But in last 10 days DLF has proved us wrong. It has brought considerable emotional stress to me. Situation is that I have not communicated DLF rate increment to my parents as i don't want them to know that we may have to some how find either extra money or for-go our DLF booking. With rate increment in past 1 year in real estate we may not be able to book any where else..

                              I am not sure what to do in such a emotional stress period.

                              Indeed our family use to be proud on our decision and situation DLF has created that we look like fool infront of people where we use to boast our good decision of investing in DLF that confidence that it will honor it's decision. If some one has thoughts on how to come out of this emotional stress please let me know.
                              I would like to inform all the people in the market that DLF by far is one of the worst and Untrustable companies in india. I have invested in one of their commerical projects in Hyderabad loacted at Banjara Hills. I Paid upto the tune of 55 lakhs(In January 2008) in advance and the work has not commenced yet and not to forget there exhoribant prices and 50% overloading on the common area.What Pricks.Can you believe it folks it has been 2 and half years and there is no sight of even a brick moving. My decision to invest in DLF has put me through lot of emotional distress and trauma. I have put my all my hard earned savings to buy a commercial space, trusting their words and reputation. I have been taken for a roller coaster ride by DLF. The worst part is DLF has collected money from the all investors without getting all the necessary clearnances required to start the project. Even after 2 and half years i need to chase them about the latests developments and the status still remains the same(no sights of work). DLF never stands by there words.I request all the investors to think a million times before they invest with DLF.
                              This company is absolute CROOKS. You are not alone, there are millions of such people. I can assure you that you will not find a single satisfied customer of these CROOKS in India or Abroad.

                              Take them to court and link up with like minded people who have already filed a case against DLF in CCI (Competition Comission of India).

                                DLF India was supposed to bulid a Mall in the Rajarhat area of kolkata and have amassed a huge sum from the investors and end users to the tune of more then 200 crores. but the construction on the said site is yet to start although more then three years have passed. DLF has very cleverly got the whole thing entagled into a legal matter involving a battery of lawyers, while we as end users are at the receving end. neither are we getting the refunds nor there is any slightest chance of getting what they promised. while the political bosses do not see any reason to intervene DLF is enjoying the amassed fund in the form of IPL and other projects.

                                I would urge the media to please do something about it on all possible levels and save our hard earned money from these hawks

                                  We are fed up of Stray Dogs all over the DLF Phase-III Town houses. Our Children are at Stake.All area is littered with filth and DLF is loosing its heritage day by day.
                                  Please help and and get rid of Stray dogs.
                                  You stupid people. You dont even know how to behave in society and you call dogs a menance. Train your children to behave properly and not throw stones at dogs. And clean your damn filth yourself - dont blame the dogs. remember they save your houses from thieves. As far as barking is concerned, make your house sound proof or shut your [censored]ing mouth.

                                  Subject: Sudden changes in New City Heights Project in Hyderabad

                                  I had booked a two bed room flat in “The Summit” project at Kokapet, Hyderabad during the pre launch phase. The base price was Rs.2000 per sft for an 1186 sft apartment, which was within my budget. Also I was told that permissions would be due in another 2 months and the possession of the flat would be given sometime in March 2012.

                                  Even before the two months could end, I was told that the Kokapet project would get delayed indefinitely and I was given an option to move to new project location at Poppulguda. I wanted to withdraw my money but on persistent efforts of your marketing team telling me to trust DLF, I agreed to shift to the new location at Poppulguda. The floor as well as the view for the apartment underwent some change. I thought it’s fine and signed the new application form as well as the transfer letter entitling you to transfer the money from DLF, Kokapet to DLF, Poppulguda. Curiously the letter also stated the following:

                                  I/We also agree to sign the Application form for allotment of an apartment in New City Heights and abide the terms and conditions set out therein.

                                  I felt some what uncomfortable with this line saying that I would abide by the conditions that would be set in the new application form. Your staff reassured me that this was standard clause and I should not worry about it.
                                  I was also told that the permissions would be due by September 2009 after which I could sign the agreement of sale with the company (DLF)
                                  I waited for September’2009 to December’ 2009 but the permissions had still not come. I was told by your marketing manager that it would happen by January’2010 and was asked not to withdraw the money since I had already waited for about 6months. I grudgingly agreed. Again I waited but permissions came only by March’2010 and in March I was asked to make the payment of the next installment. I made the payment before the due date of 25th March, 2010. I was told that in another two months we can sign the agreement for sale. I silently computed that now the possession of the apartment would get delayed by a year (assuming it would be given in 3 years).
                                  However on 26th May, 2010 I received a mail from DLF stating that:

                                  “”You will be happy to know that the specifications of the project are being upgraded to make it one of its kinds in the vicinity. Due to upgradation, an additional cost of Rs.400/- per sq. Ft is payable and further there is a revision in the Township Infrastructure Charges (TIC) from Rs.140/- sq. Ft to Rs.220/- per Sq.Feet”
                                  Obviously I am not at all happy when I have to incur more than 20% extra on the price paid by me (Rs.2000 per sft). Just this act increases the cost by 5.70 lakhs. But this is not the only “happy” change. More was to follow:
                                  “Further, due to revision in the building plans, the apartments of the following sizes only are available. As you have opted for an apartment admeasuring 1186 Sq. feet, you can upgrade yourself to any of the 3 options available, which are as under:

                                  1530 sq. feet 3 BHK and 2 Toilets
                                  1770 sq. feet 3 BHK and 3 Toilets
                                  2126 Sq. ft 3 BHK, Study and 3 Toilets

                                  Due to both these changes my cost now goes up by Rs.14.22 lakhs. Thus the apartment which was earlier costing me Rs23.72 lakhs (base price) is now costing me Rs.36.72 lakhs (excluding increased TIC by Rs.80 per sft). Obviously I get a bigger apartment. But the point is that I can-not afford a bigger apartment and for this reason chose the 1186 sft apartment.
                                  The letter now asks me to do the following:
                                  You are requested to please intimate your option within 10 working days from the date/receipt of this letter”.
                                  “Accordingly, as per the options availed by you, the amount paid for the 1186 Sq.Ft Apartment shall be transferred to the opted apartment.

                                  Now in 10 working days I have to decide whether I am ready to pay 54% more than what I could afford to pay. Obviously there is a large probability that I would say, I can’t and so you would return my money. Also DLF would pay me back my first installment, may be with some interest but in the mean time the cost of the apartments which I could fall back on has gone by 20% to 30%. The interest that you might give would not cover the increased cost that I have to bear to shift to a new apartment.
                                  At all times, whenever I was asked the reason for booking an apartment with DLF even when no permissions were in sight, I always replied that with DLF at least you have the trust that what they promised would be delivered may be with a small margin of error. But when the biggest company in India, revises the estimates of apartment size and price per sft at their sweet will what can we say to others. I think I can-not fight with such a big company without having even a basic agreement for sale. As regards the application form, it seemed to be fully loaded in your favor but I still signed because it was DLF and not just any other builder. So I think the only option I have is to silently pay the increased amount or take back the money.

                                  We all we will meeting at DLF office in Banjara hills around 12.00. So you can also join. Let all DLF customers meet at DLF office at 12.00 PM. We are also thinking of starting a compaign in media and across companies so that DLF can revert back it's decision of hiking price.
                                  Yes, Let's all meet... We cannot be bullied by DLF. This apartment has become a pain to us.

                                  I am talking to a lawyer who thinks that we must file a legal complain as this is almost like a fraud. It will make a better case if all o[censored]s (affected parties) get together and file a case and reach out to media also.

                                  This is really a shocking response from a company i trusted blindly and and stayed with in the worst of the times and real estate market was in dumps due to recession.

                                  I booked a 1186 sft 2 Bedroom flat and now I am being told that I will have to opt for a 1530 sft 3BHK or take out my money after 1+ years!!! This is something I wouldn't have expected from even a road side builder!! Price increase is another thing but totally taking out a specified category of flat!!!
                                  Another day you may end up building a 5 star hotel at the site and ask me to either take it since I committed the mistake of booking a flat on that land with DLF or take my money back!!! Now first option is not affordable for me and second option is what I am not aiming for at all!!
                                  Request you to please talk to your appropriate management and if you dont want to take this responsibility and understand our pain to genuinely stand for us and get the 2BHK flats back at any cost, please let us meet your right management face to face who have the authority to take final decisions!!
                                  I hereby refuse your offer to upgrade to a 3BHK (since its not even theoretically possible for me to afford it with 12+ lakhs increase) and I am not interested in taking my money out with an exit option of a paltry 6% interest!!!
                                  We backed you when everyone else was running away from real estate market, I expect DLF officials to return the favour and stand by our side to help us claim whats rightfully ours!! We are not asking you for anything other than what both parties agreed to not once but four times (in Kokapet, during shift to New City Heights, at the time when I changed the facing and floor of my original booking and at the time you asked for second demand note). Please try and keep people's faith in the brand that you claim yourself to be!!
                                  You can spend millions on advertising (The In-Famous IPL) but can not stand on your word and deliver at agreed upon rates and specifications to your handfull of loyal customers in your first every residential project in Hyderabad because some engineer out there in your panel thought of putting in some volunatry upgradations in the project!!! Am pretty sure no government directive would have forced neither this drastic increase in the price and, for certain, nor the scrapping of 2BHK!!! Dont try to throw out middle class people from your project in the name of creating a world class project inhabited only by super rich!!!
                                  We didnt beg you to sell these flats to us at the price of our choice!!! It was your choice to come to market with that price and we paid what was asked for!!! Its your moral duty now to stick to it!!!

                                  Please consider your decision again to scrap 2BHKS and increase the base price.

                                    DLF sold us 2 Apartments in Belaire, during "Pre-Launch" by informing us that the project will be completed in 3 years from the date of agreement i.e by January, 2010. We were also promised that there will be 19 floors in the building (Now this is 27 Floors)

                                    DLF has stopped the construction in 2007, fully knowing the project will not complete by Jan, 2010. DLF did not inform us that they stopped construction but we have photographs from the site to prove that all construction activity had stopped on site. We had informed DLF of our position.

                                    DLF continued to demand money fully knowing that the funds are diverted for other purposes than for construction of Belaire.

                                    We stopped payment to DLF after verifying from the site that the project was running well behind the schedule and DLF will not be able to deliver as promised.

                                    Based on DLF's confirmation and their inability to deliver the project as promised, I tendered Notice of Termination under Clause 11.2 in December, 2009. The notice was delivered and read by all responsible persons in DLF.

                                    Based on the above facts, DLF is in clear breach of trust, agreement and we have to take DLF to court.

                                    My advice to all Indians is to stay away from DLF and their projects as they are nothing but a bunch of CROOKS & Tax-Evaders. They will promise you MOON but as soon as you are signed up and pay money, they will be back to their old tricks.

                                    The crooks have lost yet another court case.

                                    This disputed land is right on the main NH 8, next to Signature Tower and DLF is already halfway done building this 5 million sq.ft. compound. Accenture is already operating from here and shall occupy the upcoming towers as well. This is a very prime property and not less precious than Nathupur. Both these buildings would amount to not less than Rs. 1500 crores atleast.


                                    In similar case of Nathupur land scam, DLF had pitched in Harish Salve as their lawyer in the supreme court and won the stay. They are going to do it again in this case as well. What I have observed during our research that DLF has never won a case in any of the judicial court of this country but they would use the lucane in the system and kept dragging these cases forever. They would have Harish Salve, Arun Jaitley, Ashok Desai at their disposal and use them against innocuous litigants and their honorary lawyers. A simple investigation of DLF board members would reveal their true intentions, in terms of negotiating with these litigations. Mr. Kameshwar Swarup, 70 year old, is third from the top in their organisational hierarchy. He is the legal head of the company and draws a package of Rs. 2.10 crores p.a.. Mr. Ravinder Narain is the Executive Director of the company and his team is responsible to contest all the legal cases against DLF. They also have Luthra and Luthra as their strategic partners to fight and negotiate legal and corporate cases in India and abroad. In terms of cases against them,


                                    In Supreme Court (means they have lost the respective cases at all the lower courts and have seek the refuge of the supreme court now) :


                                    1. Almost 60 litigations pending from the allottees of Regency Park, Gurgaon.
                                    2. Income Tax case with a demand notice of Rs. 1180 crores on account of tax evasion.
                                    3. CBI case against DLF's Ajay Khanna for bribing DDA officials. A case of FAR violation in their Jhandewalan Head Office building.
                                    4. Nathupur case with a building worth more than Rs. 600-700 crores.
                                    5. Silokhera case, Sector - 30, Accenture building case worth more than Rs. 1000 crore.

                                    In Lower Courts :


                                    1. In Delhi at CCI : Belaire Owner's Association, Park place Resident's Welfare Association, Magnolia Welfare Association, New Town Heights (Via Pankaj Aggarwal), Mr. PD Sharma, etc..
                                    2. In Indore at Consumer Forum : Garden City allottees in different individual capacity.
                                    3. In Bangalore at Consumer Forum : Garden City allottees
                                    4. In Chennai : DLF were booted out and their MD was manhandled by the allottees. The project update is not available on the web.
                                    5. In Hyderabad New City Town Heights : Numerous cases in the consumer forums today.


                                    In informal chat with one of their executives, I learnt this about KP Singh and DLF. If there is something they would want to remember from their Army experience than it would be :


                                    1. Land belongs to those who captures and hold it and owning is not enough.
                                    2. You need army to thrive and in older days you would need goons but now you need lawyers to defend.
                                    3. Leave the elegance to the tailor, do what you have to do to win.
                                    4. There is a difference between a civilian and an Army men and that shall remain.


                                    We are not against DLF or KP Singh but only would want to know why we should not have what is justifiably ours. Why we, the civilians, should humbly submit to the dictates of these corporates and their new age goons. We are not alone against DLF, as you could see now, the common civilized men of this country has awakened for its rights and this shall continue for the betterment of our children and the future of this country. We are doing whatever little we can to stop these corrupt people from ruining this country so that one day when we would look back we would not repent that we did not do what we should have done.
                                    friend, you've mentioned lot of cities soon kochi (new town heights kakknad) onwers would to taking DLF to court for abusive cluase which no citizen of democracy should sign. though i git the flat by transfer from another party but i've refuse to sign the agreement in the present form. we're planning to hold a press conference soon on the subject matter to educate current and future owner. at the same time we're are very careful as we're getting lot of support from other real estate outfits, their intentions is to see to it that the projects gets off track. we're not against DLF but its flapps of arrogance which got accumulated for so many years o[censored]nregulated business. now i guess it is time that they should be regulated just like insurance, banks, brokerage houses etc. i would appreciate any contact details you ve of any others so that we can share information.

                                    I have a similar experience with DLF, thought of posting it so that others can take lesson in dealing with DLF Ltd.

                                    I am a purchaser of a residential flat in DLF’s project in Rajarhat, Kolkata named ‘NEW TOWN HEIGHTS’. I had had applied for a flat in this project on 31st October, 2007 with a Cheque of Rs.3, 00, 000/- vide Cheque No.390625 dated 31.03.2007 drawn on HSBC Bank, the Receipt of which was issued by DLF vide No.QEC/SALES/NHK/NRC152/NUC055#NHK/R-158067 DATED 31-DEC-2007. You will please observe delay of 3 months in issuing the receipt.

                                    Since very beginning, there were delays and non-communication about documentation. I was only give a Letter of Allotment and that too, in January 2008. Meanwhile, DLF sent Demand Notices asking me to pay

                                    Rs.524, 637.75 on 29-Feb-2008,
                                    Rs.412, 318.87 on 30-Apr-2008,
                                    Rs.412, 318.87 on 30/06/2008,
                                    Rs.411, 707.78 on 30/09/2008
                                    Rs.412, 215.87 on 31/12/2008
                                    Rs.961, 975.20 (including a Rs.412, 216.70+ interest) on 31.03.2009 which were paid by me.

                                    In August, 2008, I received a copy of below Agreement and we were asked to fill up various information, sign and return back to DLF. I did so in September 2008. Thereafter, there was no response or reply on the issue of Agreement.

                                    I wrote a letter on January 20th, 2009 asking about Agreement. I received a reply from DLF on February 3rd, 2009 that the Agreement has been sent to IDBI Bank from where I have taken home loan. In that letter I had also raised following issues:

                                    1) The project was launched by DLF at a very high price and in today’s market scenario the same is not at all justified. Hence DLF should reduce the prices by way of discount to all the customers.
                                    2) A payment holiday of at least 6 months so that I am able to manage my cash flows and start paying again after 6 months. No interest should be charged during this period. This request was made considering the fact that financial position of mine had badly affected due to financial meltdown & stock market crash.

                                    3) As per the original schedule the construction is scheduled to be completed in 30 months i.e., by October 2010. Please confirm the same also. Further please give me a detailed activity schedule which should clearly specify all the critical activities, their start date & completion date, along with present status, so that I can clearly understand whether the project is on schedule and whether it will be completed within the scheduled period of 30 months. This activity chart should be sent along with every payment advise. I wish to know very clearly whether all construction activities are presently as per original schedule or there is any delay. You have posted some photos on the website, but one does not get any clear sense of progress out of those. Since the payment schedule of yours is not linked to construction progress, it is very important for me to understand the progress. Hearing the state of “galleria” development which is very delayed, home buyers like me are very worried. Two of my friends have also bought flats “New Town Heights” and they share the same view.

                                    4) I would expect a very correct, factual and verifiable reply to my point (2) above as I don’t want to be in a situation where after 2 years I am told that the project will take another one or two years to get completed, which is the case with many other real estate projects at present.

                                    5) About 3 months back I had signed 3 original copies of the agreement, but have not received back any signed original copy as yet. Would request you to please send me one signed copy for my records.

                                    In its reply DLF said that they are committed to complete the project within October, 2010 and asked me to pay amounts or face delayed payment interest of 15% for first 90 days and 18% thereafter.

                                    Since the issue raised by me were unresolved, I had not made any payment. On 6th March, 2009 DLF wrote me a letter wherein they mentioned the following milestones:

                                    a) Ground Floor Slab – End March 2009
                                    b) 4th Floor Slab – June 2009
                                    c) 8th Floor Slab – August 2009
                                    d) 16th Floor Slab – December 2009
                                    e) Painting to Start – September 2010
                                    f) Handing over of Possession to Start – January 2011

                                    The milestones given by them were very general and broad. If you observe that there are only 6 milestone dates for a project of this magnitude. Hence from very beginning the intention of DLF was to mislead customer and give them false sense of completion of project with an intent to take moneys upfront and then leave customers to their own fate when the project is delayed.

                                    Who will buy the argument that for any real-estate project, the only mile stones of progress are casting of slabs? In fact slabs of the various floors are mere initial construction activity and it just results in erecting the structure of the building. After this structure is erected, substantial time is spent on completing flooring, internals, electric connections, drainage, water connections, getting various statutory approvals like CMC Certificate, Water Certificate, Fire Fighting Certificate etc. and then only the building become habitable and can be called complete.

                                    In my reply, I had asked DLF to break this milestones into detailed activity chart so that I can monitor the actual progress and see whether payments made by me are being properly utilized by the developer and there is adequate progress or not. I have not received any detailed schedule in spite of 10 (ten) reminders.

                                    I was even prepared to forgo all of these if only DLF committed to me that just like they are asking me for delayed payment interest, they would also pay same rate of delayed payment interest, on money paid by me, if the flat completion is delayed by them, to which they did not reply and kept on asking me to pay moneys as demanded by them.

                                    One will appreciate that for a salary earner like me, buying house is one of the most important decision of life – financially and even otherwise. Any action of the developer or any default of the developer’s intention result in any sort of risk to my money will be something of very gross implication to me and without company satisfied 100% I cannot be expected to pay money. I have all alone told DLF in writing vide 10 letters by me dated March 12, 2011, March 9, 2011, February 21, 2011, November 15, 2010, July 16, 2010, August 29, 2009, May 30, 2009, February 10, 2009, February 16, 2009 & January 20, 2009.

                                    My only intent to pay money just only on these 2 conditions:

                                    i) The agreement to be amended by executing a small amendment on stamp paper to mention the delivery date as December 2010.

                                    ii) Since the scheduled delivery date has already passed, what will be the estimated delivery date now and what will be the compensation to the buyers for the delayed delivery? As I have mentioned in my previous letters, you can charge same interest rate for the delayed payment by buyers and also for the delayed delivery by the builder. I think that would be very fair or alternatively you can waive both the interests.
                                    Any one will vouch that these demands are very basic and justify payments form my side for paying money.

                                    DLF did not bother to reply to any of these letters.

                                    In March 2011, I became restless and got extreme doubt on the intention of DLF, because of their non-business-like and elusive behavior and contacted the officials of DLF particularly Mr Kamaljeet Singh Jassal consecutively for 7 days through phone. Mr Jassal never came on line for 6 days. on 7th day, upon raising my voice, he came on line and told me that my flat has been cancelled, becaseu of non-payment. Upon my asking where is the proof or intimation to me, his reply is that his legal department is looking into the matter. My response was that this cannot be done as it is grossly illegal and arbitratory, more so without any intimation to me and when there are outstanding issues. Even till date, I have not received any written reply from DHL which itself proof that the intention of the company is cheating and just to take money without any consideration or justifiable progress.

                                    Through this communication, I wish to draw your kind attention to this kind o[censored]njustifiable and grossly unfavorable customer treatment being done by DLF. I have other friends and relatives who have purchased flats in this project and many of them are equally aggrieved. I have also heard a legal case by customers against DLF because of their unfair customer treatment. I, being an individual buyer, more so a salary earner who has to develop his entire time and effort for earning salary, it would be next to impossible for me to find resources and time to fight with a giant like DFL. I can only count on some sympathy and support from your esteemed organization which has business relationship with DHL. Although it is completely optional and discretionary on your part to act, but I would earnestly beg for some indulgence from you in this matter by requesting DLF to be some considerate and customer friendly organization and treat their customers in a fair manner. If cost of money for them is 18%, so is it for me and they cannot penalize me for delay and go completely scot free or take shelter under a clause of the agreement in which they will be paying just 2% per annum for any delay. This is the reason organizations like DLF force customers to pay almost the entire money midway of the project so that thereafter customers are at their mercy – just cannot do anything other than wait endlessly for completion of their building and getting their dream home. The dream turns into a nightmare by the time actually flat is handed over to the buyer.

                                    For your kind information, the schedule date of completion was December, 2010 which has passed 7 months back and there is no news from DLF.

                                      The old Gandhi Medical College site at Basheerbagh is under construction with a huge 60 feet cellar dug up since the last 2 years. Rain water has collected here and this has become a good breeding place for mosquitoes particularly dengue spreading mosquitoes which thrive in dirty collected water pools. With rising number of dengue cases in the city I request you to see that the water is immediately drained and pumped out from this site. Please take immediate action as we are residents of the colony immediately behind this site.
