No response from Expat properties, their Dubai office landline number non functional. Took INR 10 lakhs & disappeared in thin air. I need my money back!!!

Please note that our request to refund our investment in EXPAT VIDA Chandapura, BENGALURU is pending since 2nd December 2018. We are asking for refund as EXPAT couldn’t start their project as per the LOI. Kindly look into the matter as our emails are not being answered by Mr. Berlyn, in charge for refund as we were told by Mr. Raghavendra from EXPAT BENGALURU. We also had booked a plot in BENGALURU, full payment was made, but no status update/registration.
Please help us.

On 26th Mar 2013, i have booked an 1 Acre plot with Expat HIRANYA project near Saswad, Pune. An amount of Rs 2, 10000 was paid as booking/reservation amount via 3 cheques of 1 lac, 1 lac and 10 k (1st installment) in Mar'13, Apr'13 and May'13 respectively. The agreement was to pay the rest of the years Expat would complete the project and start registering the plots. a 6 months extension was permissible. However since end of 2consideration amount in 59 equal installments (5 yrs) and in these 5 018 when tried reaching to the relationship managers or customer care they started giving some or other reasons like govt clearance not available, survey no. not granted etc. Waited patiently, until sep 2020 one of their representatives called and offered a swap option of investing in an apratment since the Hiranya property has some "issues". I clearly said that I do not wasnt to invest in any apartment or builder projects that they are proposing and asked for the refund as per the agreement. However the representative asked me to wait for 2- 3 months and the issue with the Hiranya project would be sorted. When tried reaching the representative after few months, she is not reachable. None of the customer care numbers are working and there is no response on the emails. The agreement was very clear that in case Expat group is not able to develop and register the plot in the given timeframe they would refund the amount with prevailing rate of interest and additional 2% surcharge.
I want to claim this refund.

The company hs made me invest in lands in various parts of India to the tune of 40 lakhs. But they are not responding now for registering the lands All of them are hiding. How to get my money back or put them behind the bars.

I had booked 2 plots of land at Mystic Hills 3 project which was to be handed over in Feb2018. However, after repeated follow-ups, they said that the Mystic Hills 3 Project is delayed indefinitely and they will give 2 plots in the Mystic Hills 2 project within a few months. I spoke to multiple people and then Mr. Berlyn Dsouza who has been giving promises for the last 3 years that the project will be handed over in the next few months. now for the last one year, they have stopped talking or, giving any answers, or even replying to my messages or phone calls. They are not ready to refund the money or give possession or the plots.

I purchased plots in springs fields 1, hindupur and horizon, tamilnadu
in 2010, but there is no updates

Invested Rs.562500.00 (Rs. Five lakhs sixty two thousand five hundred only)

TOTAL AMOUNT INVESTED WITH EXPAT UNDER ABOVE THREE PROJECTS IS RS.21, 81, 465.00 ( Rs Twenty one lakh, eighty one thousand, four hundred sixty five only).

Expat is silent and not giving any details or updates since past several months.

What about our hard earned money? I am already retired. How long will I have to wait to get possessions of these properties?

I need reimbursement for my investment into Golden green project which is located at Lonare Mangaon due to my personal medical emergency. I tried to drop mail to [protected]@expat-group.com but no one is responding. Also tried to Expat office Mumbai number but lady was not given proper resolution. Below are my project details.

I booked a plot with Expat Properties in Pune 3 years back on EMI. Now from last one year I am taking follow up for registration. But no one is replying.

Executive who booked my plot is saying his one year salary is stuck with Expat and he has left job so he can't do anything.

All customer care numbers (Pune, Mumbai, Bangalore) are not reachable, not in service or no reply after many calls...

If by mistake someone receives, they say no one is in office so please drop mail.
When I dropped mail, an auto reply says they will contact in a week's time but no reply.

I am doing this call and mail business from almost December 2019 but everything is in vain.

I think I am being cheated and need to sought legal help.

Have invested in one of the Expat Properties project called Expat Fortune II in 2016 which was a buy back offer, where I invested around 7 lakhs & in 2018 I was supposed to get 9 lakhs.

Due to financial issues, the company has denied to pay me the agreed amount & offered me as a swap option in few of their projects. Initially, I was not at all agree with that option & kept insisting to pay my money back.

Finally just to get out of this issue, I agreed for the swap option in one of their projects called Carnival where they offered me 0.25acr of land near upcoming Mopa International Airport. I also paid the registration amount of RS. 99000/- but till date the registration was not done.

NO update shared on this project. No refunds promised delivered from Expat team. My booked Plot no. is B1404600.

I have purchase a flat in old goa in 2017 and it was handover to me on Nov 2017, now there are lots of damages in the flat and moreover my most of the things are damage due to this issue.

They took full amount towards sale of apartment in 2015 and till date have not started the construction. They do not attend the phone calls neither reply my emails.
There is no one responsible whom I can talk to most of the time the office is unattended if luckily someone picks up the phone they say will pass on the message to the concerned person and they will get back to you but it doesn't happen.

Can someone give me an idea about the legal process.

We are still awaiting for our property to handed over to us. |This was purchased in 2013 which is long time and also completed our down payment. We were informed that we will be called for registration of our property. Call me on [protected] ASAP.

I’m waiting since 2013-14 for the Chandapura project (expat vida) Bangalore to begin which was promised to be completed by 2016.
Do not invest in expat properties, they are fraud company! They do not respond to emails or calls nor they give any updates when we try to reach to them. DO NOT GIVE THEM YOUR MONEY!

I have paid in full in 2017 but even after numerous follow up no update and revert.
