I had purchased a property of Lodha and cancelled the booking for which the stamp duty which I had paid was to be refunded by Lodha and it's been more than 1 and half year the amount if not refunded. I have shared several emails to service support team and also logged complaint on consumer forum but there is no action. Also, there is no response from Lodha customer service support team. My other friend with the similar case had received the refund of stamp duty and I am struggling. They don't respond and just keep giving you fake assurance. My money is still with Lodha.

    I have booked a flat in Lodha Amara in February (Pre covid situation), also I have paid initial booking amount and registration fees. Due to covid situation I have lost my job and I have informed same thing to Lodha via email and phone still they are not cancelling my booking and not refunding my money I have paid 6 lacs rupees including registration charges. Since last 4 months I have been following up with them but they are not ready to refund.
    Since I have lost my job it is difficult to survive, already drain all my savings and this money is badly needed.
    Lodha people are not ready refund my amount. Pls help. It is my hard earn money and I am in need.

      I booked flat, next day i realised project location is majjiwada is wrong. actually is location is balkum.
      I decided to cancel my booking. When I reached their lodha sales team treatment was worst. If you are not sure then don't buy. Lodha is not give you refund.

        Sir/Ma'am, This mail is to complaint against the Sales team of your Lodha Crown Taloja Golden Dream. I have booked a 1Bhk flat at this project costing 25 Lakhs (CRN 2202829) out of which 1, 23, 250 Rs./- payment have been made by us. Your Sales team has misguided us regarding the project. This project contains MHADA rooms also which have been made available to people and they have started staying there. Making buyer unaware of the product details is not acceptable by our law. You should respect your customers emotion. We put our money in this project because we thought the whole and soul will be managed by LODHA only. We were not having even 1% idea about the MHADA's allotment from lottery system and all. Being a brand you should inform each and every thing to your customer but your team have hide this & have made wrong commitment to us.Your team is now asking us either we can continue with the same property or pay more amount and book at other LODHA project where only Lodha is there, no collaboration with anybody. But they are not ready to refund us.I will not let go my hard earned money for your mistake. If you want me to continue just tell me why don't anyone informed that it's LODHA & people living beside us or our neighborhood might be people from MHADA? If we want mhada property then why we had came to you? We should have applied in lottery system or have seen some nearby properties of MHADA at budget lower than this. What kind of service have you provided us?
        - Building structure was fantastic from outside and from inside whole building was interconnected like train compartments people can go from A wing to Z wing. By just putting kilos of makeup from outside you can't make anyone beautiful from inside.
        - Security service at main gate was superb and at the orchid building gate no one was even bother to ask who is entering or for what purpose they are coming inside!!!
        - Sales executive team was treating us like we are some extraordinary personality when we went for booking. After booking when we came to know this scenario and contacted your team they are behaving like they don't even know us. Not receiving our calls.They are ignoring us at a tremendous level. We have been made feel like some "Bin Bualye mehmaam", no body was having effort to look into our problem.
        - Customer care team- whenever they were calling us they have there mind preplanned to say "We can't refund your money!" and they don't care if there customer was satisfied with there service or not? Just calling according to there convenience and disconnecting call without taking any feedback or permission.
        If this is the kind of service you are providing to customer you will be famous but not in positive manner. It will give you a negative publicity from the customers who have been trapped by you.

        Kindly help. Requesting you to please refund our payment as soon as possible.

          Key handover date was agreed with customer relation officer, now when only 5 days are left to key handover, we received an email saying 'we will not be able to stick to the timelines and it requires one more month'. We planned everything according to this key handover date. We have not expected these kind of things from Lodha Group.
          We tried to contact customer care they only said 'we understand you' but there is no real support from their end as well.

            I am totally disappoint your service.

            Never suggest to purchase flat in lodha, you are black spot in name of real estate and cheated innocent customer.

            I have very poor experience, I purchase flat as per commitment deliver 6-8month before agreement, but agreement date crossed you are not deliver.
            Already paid 90% more than 10 month before, paying both interest and rent.
            Pls consider my concern high priority

              i have checked & visited location no one informed us during registration & till now
              we come to know this property belongs to MHADA, LODHA sales team misguided for same, our expectation lot from lodha as brand but we not looking to go out in MHADA PROPERTIES
              We didn't signed any document or no buddy informed us for same
              please gide us your withdrawal form or prosiger we do not want to continue this deal

                My booking for 2Bhk is done on 09 august at 79.50 Lac in which GST, Registration and Stamp Duty(6%) is included.
                on 20th August Maharashtra Govt. declare the Reduction in Stamp Duty from 1 sept. and Lodha here delayed the registration process to get this benefit.

                Govt reduce the Stamp duty in Public welfare not for Builder Welfare. Lodha is not ready to reduce the agreement value. Lodha now saying that Stamp duty is lodha paying so customer cant get this benefits.
                Lodha no where mentioned during booking that lodha is paying stamp duty, its said to me the Cost is all inclusive, where all Stamp Duty, GST, Registration is part of this price.
                As till now Registration is not done then i am claiming this refund or adjustment in Agreement but Lodha denies.
                I have escalated it to CEO of Lodha group but no positive response on same.
                please help me in this.

                  I have booked a flat at Lodha group crown Taloja and paid token amount of 45000/- after lockdown there was a salary cut of mine and was unable to process with home loan I tried my level best to get the loan but was unable to process as my salary was half so I decided to cancel and had ask for refund but they are denying for refund and said your amount has been forfeited but it is earnest money and I have not signed any agreement due to pandemic COVID-19 we are facing issues of loan it was very hard earn money of mine and I have paid money in emi my Mom & Dad facing medical issues my mom even got paralysis attack I was in need of my money so that I can solve all this issue so please look in to it.

                    2 months back we booked flat..but later we understood that it is not fit in vastu we have mailed them to refund money but still no refund & no response on mail.
                    Later we got to know CRm no is also not given by lodha sales people

                      Ridiculous customer support team. They are not aware about the offers given to the customer. No revert on mails. They don't understand the meaning of ESCALATION...they are busy in their own personal things. Management team is only sitting for selling but no customer satisfaction.

                      I have booked underconstruction 2 bhk in Casa Greenwood, Thane. At the time of booking I have been promised by closing TL Jignesh Parekh that i will get rental benefit from Lodha til OC of Greenwood. Its been 27days post booking, still i didnt get any documents regarding rental benefit.

                      I am only doing follow up... First i asked sourcing sales executive, he said to check with customer support team, in return customer support team is telling to check with sourcing sales executive. Such uneducated Lodha employees, they are not aware about their own policies...

                      I have marked so many mails to Customer support, Sales sourcing executive, Closing TL but no response on my mails...

                      FALSE PROMISE...NO DOCUMENTATION.

                        I am resident of Badlapur. I had raised an enquiry few days back. I got a call from Sales Executive. We had a nice discussion on topic of Lodha Palava Property. Later I told them, i didnt like room sizes you offer. I am looking for bigger room sizes. Hence i am no more interested in your project. If i feel i will call you back.

                        2-3 days later i got another call from another sales executive. Again i clearly told them that i am no more interested. Please do not call me again. This scenario happen again today. I got a call from MR. VIVEK TIWARI ([protected]). He uses abusive language on phone call and he has also sent me text messages in abusive language.

                        A person from another state comes here in Maharashtra and give bad words to Maharashtrian people. This is Disgusting.

                          My Self jayashree Bhusari, u have booked flat number 2208 at majiwade Thane west Lodha crown on 13th September 2020, but due to some financial issue and as we are senior citizens we can not take a loan as we unable to pay emi we wish to cancel our booking and want refund of paid amount for same since 5th October 2020 we are coordinating on call with support team and sales manager but didn't got any solution.

                          So finally we dropped mail on support mail id of lodha almost 7 to 8 times but we didn't got any feed back yet only getting acknowledge ment mail and ticket closure mail without solution or refund.

                          So if you are not ready to refund atheist mail us same way so we can reach to properly file a case to consumer cort as there is jo rule like this and if Lodha is going to stoke people who are trusting and booking flats then strict action need to get taken against them.

                          As senior citizen and patient of brain hamraidge each day I am facing health issue getting increase after booking I got to know this and thats why I don't want to continue so please refund my amount as it's really important for me for my medical treatment.
                          Else I need to take strict action by complaining consumer court or RERA

                            Please note that I had booked a flat at your Upper thane project with following details.
                            Casa Greenville - E Wing, 4th Floor, Flat No. 05 ( 2 BHK Deck ).
                            Date of Booking - 27th Aug 2017.
                            A booking amount paid - 90000Rs ( Credit Card - Transaction Code 826915)

                            At the time of booking it was informed to me that you must pay an initial booking amount of 90000 Rs immediately & further, you have to pay 20% from your own contribution & rest will get paid through housing loan.
                            At the time of the booking, I asked your sales executive to please first check my loan eligibility & confirm so that accordingly I can confirm my own contribution & manage.
                            In reply to this, your sales executive advised me to first book the flat & rest will manage.My loan eligibility is very low & i have stuck.

                            As per my current financial conditions, I can not arrange funds without the help of 80% loan amount & request you to please return my booking amount 90000 Rs immediately.

                              My name is pramod banke bihari rai, i am staying in thane, lokmanya nagar, pada no.4, khushbu apt., room no.405, thane 400606..

                              I myself and my friend Ruchita Lad has been visited to your upperthane sales office on the date of 16/02/2020, where we met mr.saurav sharma and we explained him that we came here to see this property and he explained us everything and i told him everything about mt transition and all the account details and LOANs..

                              he After the conversation with saurav, he told me that that we try our best from our side and sort out everything if there will be ANY PROBLEM and bring some documents, signed and took told us that my man will come tomorrow to collect pdc but he never mentioned that they will show us the property site of once we pay the money will be freezed.i asked saurav so mANY TIMEs when you will show us the construction site or if we don't like construction site or anything then can we cancel it and he told me confidently that dont worry we are here to solve your problem and we will do everything to sort out your problem so we relaxed and believed him and we paid 44000 on the spot.
                              Second day i found out that if i am already having car LOAN then this much amount cannot be passed for home LOAN, saurav sharma told me that the site will be 5 km from majiwada but after searched i found out that this is far away from majiwada and road is also not in good position and the school bus will not visit there anymore.
                              Second day i told these concerns to mr. saurav sharma and he told me that you should visit here at our sales office and we will decide what we can do.

                              i have visited there and met mr saurav sharma again and he was just surprised me after told me that once you have booked then the booking amount will not be refunded and he told me that we transfer money here and there if you want and he told me that aapki abhi fat rahi hai to aap dusri jagah bhi kaise book karoge and his ### talking was continue going on and i told me that you told me that you will help me with everything if we need our money back or any other concerns so he told me that was written in agreement, haven't you read?

                              i told him that i asked you so mANY TIMEs that if in any situation we don't like the site or if it is far away or my vehicle LOAN issue then will it be refunded then he told me that we will do everything to help you with everything and he changed the subject.

                              after so mANY TIMEs i have called him and reminded him but he hasn't replied to my calls or not even guided me to what should i do about that so i felt like cheated by saurav sharma.and the name became bad of LODHA GROUP.

                              After that lockdown ha scome and we all stucked and am still waiting for my 44000...this amount is just nut for you but this is so much money for me.

                                Complaints lodged not being attended. Only evasive relies like call next week etc being given inspite of multiple personal visits and numerous calls

                                Issue is the flat above mine is unsold and in the monsoon water has creeped into that flat and it has destroyed my ceiling, walls and flooring in the master bedroom

                                No attention is being paid and I am coming there all the way from Mumbai. Instead of solving the issue they are getting rid of me by giving useless replies and keeping matter on hold

                                NEED SOMEONE IN YOUR ESCALATION CHAIN TO SOLVE MATTER URGENTLY

                                  Dear Sir/Madam,

                                  I made a payment of Rs.11000/- on 13th June 2020 as EOI for the Lodha RareGem property located at Majiwada Thane. As confirmed by Mr Abhijeet Sadake and Mr Vishal Pandey if I dont go ahead with the booking post visit to their office dated the EOI amount will be returned to me after 60 days.

                                  Its now more than 90 days I have not received any amount despite of several calls made to both the Lodha Executives on several times.

                                    This is with respect to the Lodha refund that I urgently require to be resolved.

                                    The method of payment to Lodha Group from my side/end was seamless hence the refund aspect should not take as long that it has - Given the time fame when this request started it.

                                    Mr Shailesh Soniwala from Lodha Group has being contacted repeatly - and there is alway a delay. To date this has taken a year and there is still no refund, yet the Lodha Group has refunded the amount.
