I have purchased a flat in lodha crown unit no. W03-617a at quality homes thane … i also opted for a home loan from lodha fincorp since lodha promised me that their banker will handle everything for me and get my loan amount disbursed on time prior to the pandemic.

I had already shared all relevant documents to the banker but he mentioned due to covid the process will be delayed as the banks are all closed. The covid situation had delayed the bank process for another 3 months since the bank representatives had to travel to another city to get my documents submitted.

All my interaction with the banker was shared with lodha.. Also lodha was already aware of the issues with the banker.

All of a sudden i receive a mail from lodha that have to pay an interest of 1 lakh rupees for late disbursement charges.

First of al lodha assigned a banker to me from the fincorp.. Secondly the loan process was delayed from the banker for which the feedback and mails were already shared with lodha..

I also have a confirmation from lodha that no interest would be charged and it would be 100 % waived off.

Today i receive an email stating that only 20000 has been waived of on my interest.

This is a pure loot from lodha to their customer during such pandemic situation where people are already going through so much of trouble and the builder is cheating their customers to make money.

I wont be paying a single penny interest to the builder for such poor service and would request a complete waive of on my interest … i have all the evidence to showcase my interaction with the lodha and their false claims...

    Dear team,

    I am continuously following up with the sales person for the refund amount of token i:e rs 27000 from 9th july 2020 i have to cancel my booking due to medical emergency as my mom was tested positive and we had need financial so we have cancelled the booking and send mail to cs but cs team declined and said sales was not registered so you have to follow up with sales person but every time i call them he is not reverting on my mails and giving me timeline to call back. During this pandemic situation you understand the need of money as we belong to middle class family and we are already in the debt due to medical expenses. I request you to please assist me for getting the refund.

I've the same problem and am sending whatsapp text to the salesperson to confirm on my deals cancellation email and provide an update on refund, but there is no response from Lodha Team or that sales person. Moreover am getting daily email to make the payment.

      I booked a flat on refundable basis on 28thJune in newly launched LodhaCrown project in majhiwada, and had email from lodha group for the same if I will cancel the booking then they will refund the amount within 24hours.
      I informed them by next day that I can not go ahead so please as per promise kindly refund my amount but it been 3 weeks and I have not received yet my money and they are not giving proper response for also.
      Kindly help me to get my money back because its not less amount also they committed for the same.

        I booked 2 bhk apartment in lodha palava project on 01st feb 2020.
        Lodha sales executive suraj dubey gave false information about the project and did not inform me the terms, conditions and lodha refund policy until i went for cancellation. Lodha sales executive did not give any document to refer terms, conditions and refund policy.

        Booking details are as follows:
        Crn - 1298767
        Unit details - codename smart buy fresca k 0208

        I paid booking amount of 99, 000 inr by icici debit card on the 1st feb 2020. I wanted to book this flat on my sister's name as she does not have her own house. Banks do not allow joint home loan on brother-sister relation so we thought of buying flat on my name as my sister can not take loan on her name alone.

        I have cancelled the booking on 12th feb 2020 due to medical issues of my sister. Lodha sales executive suraj dubey refused to refund amount saying we do not refund booking amount. Later lodha asked me to submit medical reports of my sister. I shared medical reports of my sister but still they refused to return my booking amount. Lodha builders coercive marketing strategy did not give us time to think and sales executive suraj dubey did not let us read the documents on the booking day, he did not inform me and my sister on the booking day that they do not refund booking amount in any circumstance. I have have asked lodha customer care to refund the entire money.

        Lodha builder called me number of times to think over my decision and requesting for me to go for 1 bhk flat. But due to the ongoing pandemic and the repercussions of the same on economic and corporate aspects, causing a job uncertainty it would be difficult for me to process further and buy flat. I have informed this to lodha builder but they are not ready to listen.

        I have called lodha builder number of times for refund. But they bluntly informed me lodha would not refund my booking amount.

        Please help.

          I am writing this email to put in a request to help us to cancel our booking and help us to get our money back which we have paid as a token amount to lodha builders (Lodha - amara project) in thane.

          This cancellation is due to the ongoing pandemic and the repercussions of the same on economic and corporate aspects, causing a grave salary reduction as well as job uncertainty. And now it would be difficult for us to process further and buy this flat.

          We have requested lodha multiple times on the phone also we sent them emails as this is not an normal scenario and we were not expecting such a big impact on our jobs due to covid-19. We requested them to consider our case as exceptional as we have just paid a booking amount of inr 1, 08, 000 which was done on march 1, 2020 even though we haven’t processed for registration.

          But unfortunately, lodha is not ready to cancel our booking and give our money back, they have informed us they will not return the booking amount, this is financially impacting us very badly.

          Requesting you to look into the same and help us out for the same, this is a worldwide impact and it's really very difficult time for all o[censored]s.

            I paid an eoi for lodha crown but after seeing the property i called and informed the manager that i did not want to go ahead with the booking. Earlier she had confirmed that the eoi would be refundable, but when i told her i wanted to cancel it, she ended the call abruptly and has not been responding to my calls, email or msgs.

                I have paid the stamp duty and booking amount 2 as well. Every time i try to seek help from service desk, they keep asking same queries on when amount was paid, am i seeking bank funding, which bank, etc.

                Have explained to at least 5 people and all seem to respond but take no action.

                Escalation also does not help - seems those managers have more personal work to do than manage customer complaints.

                I had originally wanted to cancel after paying initial booking amount, due to covid impact on finances, but they refused to cancel. Can i not cancel and seek refund of full amount as registration has not happened yet?

                  This is in regards with the booking amount which my husband paid in 2014 and due to some personal issues we couldn’t pay the next amount on dated time, so the lodha group just cancelled our booking and didn’t give money. We also tried to book another flat but that also didn’t happen. They just didn’t bother to attend our calls. Can someone suggest what can we do to get our money back.

                    I went lodha for site visit and they convinced me to pay the amount eoi which is refundable if i cancel the booking i. E. They said the site is not confirmed after seeing site you will get some percent discount if i buyed flat with them and within 45 days i get the refund back in my account. I paid amount on 12th jan 2020 and cancelled booking on 19th jan 2020 now its more than 6months and still no refund of money i tried to contact the sales person rahul he doesn't respond on calls neither reply to messages same for the agent dipesh whom we contacted for site visit. They both are fraudsters not taking calls or replying messages. As per hi last sms refunds will be done in march but unfortunately lockdown imposed after few days and till date there is no resolution to this. Im in dire need of my hard earned money which i had given with so much trust because they said a company like lodha will not take your money and run. But i was wrong, they can refund my money back to my account asap. I want my money badly in this bad crisis situation.

                      I had booked 2 units @ lodha crown mhape. I had disbursed 2 booking amounts for both units plus registration fees. I have not registered either o[censored]nits or kicked off any loans yet. Interim i have lost my job and had personal exigencies. I had provided details and proof of same. However, lodha cc has declined to refund any amount which is near 3 lacs and i'm sure it's not an minor amount for middle class person in dire situation like me. Need intervention/ help here. Thank you!

I raised ticket too which they took more than 10 days to inform i will get my refund till 10th april and closed the ticket but till date there is no resolution to this. Im in dire need of my hard earned money which i had given with so much trust because they said a company like lodha will not take your money and run. But i was wrong, they can refund my money back to my account asap. I want my money badly in this bad crisis situation.

                          I am also facing the same issue with them. Not sure if your sales person was Saurabh Bagga. If so, he is the worst and the biggest fraudster. And now he is not replying to any emails and not concerned of the issue at all. Lodha is a big scam and are troubling customers in times of crisis.

                            leakage in 3 month old flat

                            Hi... I have a flat in lodha palava. While booking the flat i was told by the booking guy that my building/flat will be having at least 180 feet distance from the taloja bypass road but they have built it keeping only 60 feet distance from the road.. I don't know why these so called big builders cheat poor customers this way... Can't they do their buisness keeping false promises away??... Roof of the kitchen has developed leakage just after...

                            I have booked 1 bhk flat in lodha upper thane. At the time of booking, we were told that if we change our mind we can cancel the booking and the amount will be refunded. He provided the example of other person who got transferred and his amount was refunded. Also he provide the wrong information about the emi, pre emi and cost of the flat. Based on his explanation we have paid the token amount.
                            But when we understand the process then immediately called him and ask to cancel my booking and refund the amount.
                            If we were told about the no refund for booking we wouldn't have booked the flat at the same time and we would have taken some more time to think.
                            Also my loan is not getting approved but they are not ready to cancel and refund and i am getting transfer from mumbai
                            I have sent so many emails to lodha group, but all of them replying that it's not refundable.
                            Lodha is reputed big brand builders and it wasn't expected.
                            Expecting some help from your end.

                            I couldn’t get call from lodha to refund my booking amount. Should i log complain in RERA.
                            I am also facing the same problem with Lodha. My money has been blocked since 2 years now. I think registering complaint with RERA is the only option to get our hard earned money back.

                              While booking my flat in codename smartbuy members of lodha's sales team denied referral bonus to me mentioning that no such scheme existed for this project. Later on i found out that referral bonus exists and i was denied the same.
                              When i later on inquired about the same i was told that the bonus was given to third party. They have cheated and most probably distributed money amongst themselves.
                              Also i was told by them that if i don't book the flat the price will increase by 5 lakhs which never happened.
                              Lodha has hired dishonest people to cheat people.

                                This is highly ridiculous that lodha has cheated me in providing my car parking slot as per agreement. They took rs. 300000/- for two parking slots @ rs. 150000/- per slot. The booking was done in the year 2009 with a condition that two no of parking is must for booking. They give possession in year 2018 and surprised to learn that m/s. Lodha is forcing me take one parking in open. This is height of cheapness.
                                God bless lodha and he becomes richer and richer by such cheap activities.

                                  At the visit of ladha upper project we had meet me. Hitesh bhambhwani and number [protected].

                                  This person had called me 5 time in 10 min.
                                  And after receiving the call i asked why soo much call then is hopeless person said me "aap lodha mai ghar nahi le sakate, aap ko 7 janam lene passenger, aap ki aukat nahi and so on".

                                  Who the hell is he to judge me, hope lodha will take necessary action against him

                                    I haven trying to reach customer care and sales guy for the refund and there is no response. I am in desperate need of money. We given different price outsourced sales person and later we got to know that if we directly book flat from lodha sales person prices are less. Such thing is really not acceptable.                                     At the time of booking it was informed to me that you must pay an initial booking amount of 90000 Rs immediately & further, you have to pay 20% from your own contribution & rest will get paid through housing loan.
                                    At the time of the booking, I asked your sales executive to please first check my loan eligibility & confirm so that accordingly I can confirm my own contribution & manage.
                                    In reply to this, your sales executive advised me to first book the flat & rest will manage.My loan eligibility is very low & i have stuck.

                                    As per my current financial conditions, I can not arrange funds without the help of 80% loan amount & request you to please return my booking amount 90000 Rs immediately.
