We have given our Lagoona B wing flat 1803 on rent through Easy lease, we have submitted all the document and paid charges
now tenant is not in town from 6 Months, we do not know where he is
continuous we are following he is available on only what app,

inspite continuous follow up with you team still problem is not resolve

agreement is over and he not vacting the flat and not coming in mumbai,

he has not paid Electricity bill from the day received the bill

Police verification not done of the tenant, and agreement

we cannot go to police without proper document still we submitted

they said they will take action against as we do not submitt the tenant copy to police verification

    Please be advised I get continuous calls from your agent Gaile Soares for raised demands whereas I have send many emails to Privia team where my 145000 amount has to be redeemed for the same becoz if which the amount is on hold. Mr Gaile is absolutely rude and makes sure the customer feels like v r debt with Lodha whereas I have bought 3 properties with Lodha so I don’t feel I am a customer who needs to be felt that way. Mr Gaile keeps imposing his own thoughts on clients which should not be the case if I have bought a flat and have paid my dues I am pretty sure I would know what I am doing. Please kindly talk to him or u can even listen to the telephonic conversation and take necessary action so that u don’t lose a valuable customer due to an agent.

        We paid them bookong token 29000, we wanted2 bhk but that was not our budget, they literally forced us to go for 1 bhk for now and later you can upgrade or even refund, we discussed a lot and funds weren't manageable and also heard a lot if complaintfor otherabout Lodha...after 5days we confirmed that we want cancellation...It was infomed with 10 days still the very rude lady Monica Lobo said we cannot refund anything, this same lady was being oversweet when we went for site visit...Pleasee take immediate action against them and help ua to get refund the money

          I had booked a 1 BHK flat by paying 1, 08, 000 Rs booking amount at LODHA AMARA (Wing 38, Room No. 2201), Kolshet road, Thane West on 25th December 2020 but due to financial problems, I was unable to proceed further so I canceled my booking on 7th January 2021 i.e. within 14 days.
          Now the sales executive is saying the booking amount is non-refundable which was neither said at the time of booking nor such clause is mentioned in the application form.
          Request you to refund my booking amount of 1, 08, 000 Rs as soon as possible.

            I, undersigned, Mr. Swanand Sinalkar, 33 yrs Male, requesting you to please cancel my flat unit: CODENAME GOLDMINE, Tower 1-2705, Majiwada under CRN:2204117 which we booked on 30/11/2020.
            Due to Medical Emergency in my family, I will not be able to pay further amount of 15 lakhs rupees as i dont have money and i am going through financial stress at present.
            I request you to please kindly refund my Amount which i have paid since 30/11/2020 to Lodha Builders. I have attached the document of booking with this letter for your reference.

            Rs. 108000/- (Debit Card swipe on 30/11/2020)

              I purchased the flat recently which was never used from possession .I found so many cracks everywhere on the walls in my 2Bhk flat No-703, Wing-A, Erwina CHS ltd, Casa Rio GoHK flat ld, Palava, 421204.
              After complaining, palava service people came and filled 2-3 cracks but denied to fill other cracks and told to re complain for the same.

                I purchased the flat recently which was never used from possession .I found Heavy leakage inside master bathroom from water line fittings inside the wall in my 2Bin flat No-703, Wing-A, Erwina CHS ltd, Casa Rio GoHK flat ld, Palava, 421204.
                I am shocked to see such blunder by construction people and can see the quality lapse .
                please provide the help to solve this issue by attending inside leakage .

                  5 -6 sales call every day instead of saying not interested and rejecting calls and even asked to delete my number from your system still getting a sales call. It's really irritating and frustrating, due to which I am getting depressed if I do anything with myself Lodha group will be solely responsible.

                    I have tried multiple emails and call to address this but in vain.

                    I have purchased flat A105 Oceania in Casa Rio. The house got allotted after a huge delay but without a parking.

                    I tried multiple times to Lodha to resolve it but thay failed. I need to sell the house but there is no buyer with out a parking.

                    Kindly help solving this issue please.

                      This is the 9th time I am sending an email regarding this. Please I need your help.

                      I am currently living outside India in the Netherlands and would like to sell my Apartment in Plot A - 1904. I am in a financial crisis and my parents need the money.

                      However, every interested party needs a parking lot and currently we are not able to provide them with one and so I am not able to sell it. I request you to kindly allocate me a marked parking lot so that I can show it to the buyers. It was promised to me when I bought the apartment itself.

                      I have sent countless emails to the Lodha group and as yet I have not received any response.

                      I kindly pray to you to help me in my time of need and wait eagerly for your reply.

                        Again you people give us false commitment.!!!

                        Six date:- Monday or Tuesday

                        Always giving new dates, false commitment and no Proactive response. What Kind of Expertise you people are doing.

                        Lodha team think that we don't know the process. If you want then it will be credited within half an hour also.

                        You people just wanted to stretching the issue.

                        Always adding one or two days while communication that refund will be processed, but nothing happen.

                          I booked the apartment in 2015 in palava city dombivali. When I made booking the sale person made so many promises and everyone in office I found them so helpful when I first visited.
                          After that real game started they have given me wrong information about my flat. They didn't disclose all information plus for the club (tenant and landlord both have to pay for the club) they didn't mention this when I was taking the flat. I don't stay in Mumbai so actually never going to use it and I am paying for the club plus rent is low there( for one bhk less than 7000 including electricity) People doesn't want to even pay for electricity they are using.
                          After 3 month wooden flooring of the room started coming out and when I did a complaint they told me it will be chargeable. I didn't even use it and their customer service is so poor, people don't respond it properly. They are so [censored] rude.
                          It's been a year I wanted to ask when are they going to install the meter I never got a proper response from the lodha company.

                          I would recommend everyone not to invest in that property ever.you will do a big mistake.

                            Below is the communication on the harrasment Lodha people is doing with me. For their delay, they are charging interest to me and then after making next milestone payment they are reversing the same. Now after level 1 milestone payment, they came up with a surprising stand that they have given maximum Interest waiver to me and will not do the same. One thing I made them clear that every time they failed to deliver the milestone on time, they are not working on site as expected, this covid situation also I have paid them 15 lacs and still they deducting interest first from my payments and then remaining amount adjusting to principle is nothing but the harrasment only. I'm really going under depression because of their behaviour and whatever would be the loss to my family after me will be because of Lodha people which they must note.

                            Below is the recent conversation I had with Lodha:

                            Team Lodha,

                            On my below email DTD. 14 Dec 2020 after crossing TAT, your customer care people Agnelo and Zellia called me today again at around 6 pm and nicely disturbed my working hours.

                            With this mail, I'm making my point very clear that unless and until my last interest amount is getting adjusted (towards payment details: milestone of initiation of RCC works on Level 1 against which the total paid amount was Rs. 4, 15, 272 i.e. Rs. 4, 11, 160 for principle + Rs. 4, 112 for GST) I'm not going to make any further payment.

                            Would like to repeat again that whatever interest waiver you have given me till now, are for your faults. So don't keep on highlighting on each calls that you have done something great for me.

                            I would like to highlight that if you are removing the incorrect, I will immediately make the next milestone payment for which you can send your person to collect the cheque.

                            Stop giving me such threatening calls which I'm receiving from your end for unnecessary delays caused by you (Zellia and Agnelo). Every time you are calling and hiding your faults and arguing with me shows lack of your professionalism. Note that this last payment i.e. Level 1 milestone payment for which you are charging me interest was purely a delay from Zellia's side as I was doing follow up with her to send her person to collect the cheque but she never replied to messages and calls. This is how she failed to collect the cheque on time. Now also on call I made my point clear that remove the unwarranted interest and send your person tomorrow to collect the payment of next milestone i.e. level 3. Even though asking for same thing on call, your people kept on threatening me that they will not do interest adjustment but on the contrary will keep on accruing the interest and keep on sending mails and messeges. This harrasment call recording is also attached herewith for your information.

                            If this is your line of action, then even I'm also not going to make any payment for your faults.

But sorry, now I am no more going to get fooled by Lodha people, you get the intrest removed from my last payment immediately I will release my next milestone payment.
                            You must note that in this pandemic period when people are losing their jobs, salary cut going on and there are so many issues going on with job security still I paid 15.45 lacs and cannot bear you people trasfering big amounts as intrest for your faults. I have always pointed that your people who worked on my account are frequently changing. You guys never give appropriate handover to new person and that is the reason I have to waste my time to explain how the delay has occurred since from inception. Till date whenever your people mentioned about your company policies, according to that I too respected your policies and released the payment without bothering that you will be removing the unwarranted interest on time. But now since you already have mentioned on email that you have given maximum credit notes and same lines Agnelo also apprised on today's call, I would like to make it clear that whatever credit notes I have received, it was not because of my fault, it was your mistakes. So remove the unwarranted intrest from my last paid milestone and I will release the next milestone payment immediately and in that too I need confirmation that there you will not charge any interest and only principle and GST will be adjusted. Even this milestone payment i.e. level 3 is getting delayed because of you. I have made each and every point clear and thus, any further delay will be counted on you and not on me.

                            You would not be aware that since from the inception, there has been a delay from Lodha's side. Since from transferring the unit to my name, transferring the payment to new unit which was done towards old unit, providing no dues clearance, and still till date I am not receiving timely response in regards to proper adjustment of the payment made to Lodha. In between Komal Achara also did fraudulent adjustment with my payments which was escalated to Lodha and after long time, I was got advised by Sharon. Then Zellia came in picture, and now it's you. When I am making new payment, you guys are providing old credit notes which are irrelevant. Would suggest you to discuss this case with everyone right from the person available on site office till your management. All your delay you guys are claiming on me and charging interest is nothing but a harrasment only. Understand the case in proper way, and then send your notifications.
                            You may please note that I will not be releasing any further payment unless my previous transaction is getting adjusted into principle and GST. You can not be arbitrary to someone like this. Not acceptable.

                              My self pradeep sabat. I was interested to buy a property in palava phase2. Due some thing they asked a first token before showing the house. We paid them 27000rs. After that there was a employee vinesh rajput who was handling. He was like I will do it Sir, I am on holiday. But nobody shows the proper flat even I suggest my friend to buy. There reviews was very bad about the employees asking money. After few days no reply, my father had COVID-19, I asked for refund on email. Vinesh suggest we his colleagues sharan. But the same thing happen I didn’t get my refund. And they started to tell me sir we have some good offer, take this now only.
                              Pay 1lakh will book.
                              We told Okk just show us the flat atleast, what we are buying we want to see. There were like sir it is surprise.I was like my family went to some vegetable shop.
                              Kindly see this and processed my refund.

                                I Mrs. Vandana Tulsidas Rathod, has booked your unit no. D/2003, Tiara D, Upper Thane on 27/7/2019 and I want to cancel this booking.

                                So we want FULL REFUND which i have paid till now.

                                I chasing to your team since last 5 month but still date I don't get my refund.

                                As them there is no policy of refund, which not acceptable. Also they telling us 10% from total principal amount will be deducted which is not informed us at time of booking.

                                So Kindly approve my Request and refund the amount.

                                  I have booked an falt with Lodha casa viva, tower 4, flat number 1203, in march 2019. They said the possession will be given in march 2020and as per the agreement it was june 2020. During covid period they were just telling due to covid it might be extended but now suddenly on 5 Dec, 2020 they sent the mail by saying that the possession will be given on 2021. They have taken full 98â„… of amount of total valuation of property and the cost of the falt they have charged me is as per ready to move falt. Now im paying my home emi 60, 000/- per month as well as rent for my current residing falt its a loss of almost 20 lakhs for me (as the possession date has been extended) and rent of 25, 000/ per month. They are not doing the work with the intention in our project as all thr flats has been sold in this project. They are started the new project near by us only namely lodha crown where the work is going full flesh. They have just drag our full money and delaying the things for there benefits. I need an compensation of 25 lakhs and per month rent of 25, 000/- till the date they give the possession.

                                    I am regretting my decision of buying a flat in Lodha Palava. The leakage started from the ceiling of master bedroom, and within a few days it aggravated to commonn bedroom, kitchen, lobby and master bathroom.

                                    I have been chasing the Lodha officials since June 2020. It's December already and not a single step has been taken to fix this issue.

                                    They keep giving lame excuses that this is not structural leakage and is not covered under their 5 years warranty.

                                      Lodha is not solving our complains, since last I am continuously mailing but they are not attending proper ways. They are just paste some liquid and enough.
                                      But these are helping to solve our leakage. Our every year painting got damage and faded. But they are listening.
                                      I am not understanding where to go the complain.we help..
                                      my flat quality is so poor, they used material in flat are not good, every where leakage n seepage problems.
                                      Please help

                                        Ancellation of Booking and Refund: - 2, 89, 291/- (CRN[protected]
                                        We booked flat with Booking Amount of Rs. 289291/-
                                        No refund receive yet, why it was mark as resolved...it is not solve at all
                                        .
                                        Please refund today.

                                        First it was communicated on email that refund would be done on 15th Nov'20 but not done so and also their was no proactive response, when I called on 17th Nov'20 to know the status then got to know that still request is under process and asked a new account details with cancelled cheque which was shared on the same day and then I got a new date which was 23rd Nov'20 over the call but again it is not done. Then again new date Month End but still not done.

                                        NOW in today call they are saying it will process in 4 to 5 days then earlier date was commited.

                                        Please do the needful at earliest and maintain the value of your own words specially being such a big brand.

                                        Expecting a quick response from you and hopefully refund must get credited by today .
