I have booked a Flat in Lodha Casbella Dombavili in September 2009 . I was garrented allotment of My Flat in March 2011. As per the Letter of Allotement issued by the Builder. Now there has been a delay for more then a year .Now I have received the Demand Letter from the Builder regarding the allotement of the Flat. Where to my Surprise Lodha is demanding me some addational amount ie Civice governase Charges of Rs 45k
This amount was not mention in any of the document issued to me at the time of Sales or in the Letter of Allotement . As per the Lodha group these charges are for 5 years regarding the maintance of Road and Garden . But at the time of sales we were clearly informed by the Sale person at all the Infrastructure development like Road and Garden are all included in the Flat charges and there would be no extra charges to be paid
Now the Customer Care is informing me that they will not be in a position to hand over my flat key unless I pay these charges

Request you to please revert at the eairliest what stand I can take as a Consumer against the said issue

    1) explanation on interest charged.

    2) I have paid extra amount towards taxes on civic goverenance charges i.e rs.3254/- because civic govertence charges of 31590/- under dispute.
    i[censored] r saying better ment charges and civic goverenance charges are same as per u r aggrement page number 18 and point number 31.

    3) so I also wanted to bring it to your notice that possession has been delayed more then 12 months and as per your aggrement page number 15 and point number 23 says beyond the grace period of 6 months builder / developer/pramoter should also pay the interest as per 12% per annum to the purchaser from the date of expiry of such grace period of 6 months, the purchaser should get the that benefit after the grace period and till the possession kindly clarify the same at earliest . I have been committed the possession on dec/2010 as per your aggrement.

    I am also speaking to other customers on the civic goverance charges issue at casa bella will be going ahead with the foram.

      I have booked new flat at Lodha constructions - Dombivali, at 14th August 2010 now the said flat is ready for position all dues have been cleared.... As per builder rate chart if i pay 2,32,000/- within 15 days and registration is done then Modular Kicten and Security System will be provided free... i paid him 2,32, 000/- in 10th day of my booking date but the aggrement was registered at 16th day by builder now Builder " Mr. Deepak Lodha " claims the fault is from my side... i want to question him agreement is made and registered from their side so how the fauly is mine what were they doing for 5 days...As a customer my job is to pay money which i paid on time. I am having all proofs with me... Please suggest or else i have to contact Media TV9 people to his office.

        Dear Sir/Madam,

        I have booked a 2BHK Apartment in August 2010 - Lodha Groups Project in Dombivali called CASA RIO, the problem is that I had proper communication and customer address al till the property get registered that was in June 2011 but after that there was delay in the process and there was no proper communication and every now and then the relationship officer get changed or they create confusion, In my agreement i have clearly told them that i am opting for bank loan and which they had accepted, now my bank HDFC says that they can only disburse the payment when they get the Plinth demand letter but this project is in delay stage and only recently in august or September they send me the Architect Certificate but still i am awaiting the Plinth Demand letter but every now and then they send me letters threatening to pay the install amount and every time i right back to them that i am opted for Bank Loan, now they are saying that they as per the RBI rule 19.9% has to be paid so you have to pay the different amount but when i have approached the bank that time they had agreed to pay the 26 lakh sanctioned amount, now they are threatening legal action and even cancellation of the flat .

        I need help and guidance to resolve the issue but believe me there is lack of transparency and constant delay of proceedings from Loadha group.
        This had created lot of mental stress and agony on us...kindly help

        Dear Sir,
        I recently brought a flat at Lodha Splendora Godbunder road.After a delay of almost 2years I finally got the possession but my woes did not end there. Despite being promised before purchase that i would get a basement parking at the last moment i was given podium parking. My mistake was that I believed in the sales person & did not get it in writing.The head office people are arrogant & lie randomly.
        My advice to anybody buying Lodha property should be at his own risk & take a lawyer with to go through the documents.

          Hi. I am Ashish Deshpande ([protected]).
          Sadly I have invested in Lodha Builders - Casa Univis project.
          Lodha Builders have delayed the registration of my flat for over 08 months (Dec' 10 to July'11). During this period inspite of repeated follow-up, they withheld the fact that the scheme does not have full clearance and thus Sale agreements cannot be registered.

          In July, along with their intimation of registration of agreement, they sent a claim for interest payment inspite of all payments having been made on time. Since July'11 the claim stands contested, to which Lodha resorted in only increasing the interest claims. In the last 05 months I have clarified, submitted receipts of payments as proof however it is all ignored & have debited me with their interest amount when payment is made to them.

          Any one reading this should never even consider Lodha Builders for booking of property. Lodha Builders treats customers horribly & cheats trusting customers. I am seeking advice to sue them for this financial loss & the enormous anxiety / trauma caused.

            We have purchased 3 flats with Lodha CASA RIO last year in Sept i.e. Nyasia D101, Nyasia D 104 and Nyasia C101. The payment towards the down payment was completed in one go for Nyasia D104 and C 101 but for D101 we paid them in installments as the construction was suppose to start only in 2011 September. Payments were made through cheque numbers are 000825, 000834, 000836, 002561, 002564. The interest as communicated by them was 18% pa. Which we agreed to as that would give us some time to make the payments. The agreement value of the flat earlier was 1755000/- exclusive of Car Parking charges, which was later changed to Rs.1865000/- (inclusive of Car parking) and 20% down payment of this value comes to Rs. 373000/- of which we have paid Rs. 273000/-, the remaining should be 100000/- + 33350 for interest but instead they are asking us to pay Rs.187000/-. However all this while no clarifications of the payments were ever provided by them no matter how many times we called to confirm. Also the change of agreement value was not showing up on their system until a week back when one of their representatives got back to us after 6 months. When we spoke with their customer service earlier our agreement value still showed 1755000/- but never did they inform that they have not received our signed letter of reconsideration. We have raised nothing less than 10 - 15 queries, query number is 00004103, 00004104, 00009894, 00012695, 00019703 this were registered queries and rest others by calling them on their customer service no. none of the above were responded or even when they called none had any answer or clarification on our queries. Also , there was no intimation from the builders of them deducting the interest in between the term as we thought a bill for same will be provided to us once we finish up with the down payment amounts. Due to their irresponsible behavior we are now suffering. Even the allotment letter we received it on 23rd of sept 2011, and when we open it the date shows as 08/3/2011 such crooks they are. They are now demanding for us to pay the parking charges of Rs. 108000/- by the first week of October. It is not possible to pay the stamp duty, registration and Parking charges together in one go. If they would have informed us a bit early we could have adjusted somehow to make the rest of the payments but they are just not bothered to communicate or help their customer with anything. They just want money.

            My other flats D104 & C101 I have made the full payment of Rs. 324000/- each and now they are asking for the parking charges of Rs. 108000/-. As we signed the agreement value to change from 1775000/- to 1870000/- then how are they asking us to pay Rs. 108000/- coz the 20% of the agreement value is 373000/- so remaining balance is 50000/-. to what i understand now is that they are trying to remove the parking charges in black.
            It’s a serious issue as these guys are literally blood sucking us by this and that charges. I want them to check their records, consider the parking charges in the agreement value and to accept their mistake and give us some time to make the payments and waive
            off the unnecessary charges due to their horrible service.

              This is to complaint u that We had buy a flat Last Year In the month of April 2010, in Lodha Regency, Manpada, Dombivali (E). That time our Builder Mr.Deepak Lodha had commited to all the flat owners that he is providing the following amenities in lodha regency- that - Swimming Pool, Gymnasium, Yoga center but he didn't gave us. Whenever we gone to ask him regarding the amenities he ignore us.
              Second thing he has started taking service tax forcefully from us under the name of Government service tax. We all are ask him the Govt.circular regarding Service Tax but refuse to give us. He forced us to pay the service tax otherwise he has refuse to forming our Society. Because of this reason all flat owners had paid the Service tax. We don't know the actual govt. circular regarding Service tax. He is cheating us.

              Please help us to get Justice.

                A) I booked Flat in Lodha Eternis 702 Building for 3 Bedroom. The details given was. a)The Delivery would be given in March 2012. b) Plot Size is 6.2 Acres and the money is demanded for booking. The mail confirming this is appended below.
                B) Beside booking amount Lodha Collected Rs 10.98 Lakh in a different account Wave Impex paid through the Cheque.
                C) In between the allotment letter is issued, stating the complex is delayed for possession in March 2013 and that now the area would be 5.5 Acres.
                D) On taking up the issue, the customer service personnel block from the going forward. They were polite till they wanted money. On followup they tell they would not be able to deliver the project even by Sept 2013.
                E) When you take up the issue with them, they issue vieled threats. I put my foot down and demanded money back with interest, commercial rate of borrowing.
                F) After umpteen followup they refunded the money that is Rs 36.42 L and interest @ 6% on Rs 25.44L and they tell me that they are doing favor to me.


                I Want Justice in this Case.

                A) I have lost opportunity for booking the flat in adifferent builder that is Oberoi's.
                B) I have lost very clearly the interest amount @ 12%, I should have got Rs 4.8 Lakh a loss of Rs 3.00 Lakh
                B) Lodha personnel have harrassed me mentally so much so I have contracted high blood pressure.
                C) Plus they have collected money on wrong committment. They should be refrained from carrying out this unfair trade practice.
                D) They must make good of the opportunity that I have lost.


                I want to draw attention of CCI on this regards as they have done in case of DLF to levy the fine of 7% on the turnover of Lodha for unfair trade practice.

                And also want to draw attention to all home seeker to beware of such practices carried out by Strong Arm Builder like Lodha.

                Please help me in getting the justice. I can provide all the documents in hard copy and email substantiating the claim. Including handwritten copies from Lodha personnel

                    I bought an under construction flat in Lodha in the year March 2009 and I was supposed to get possesion of flat in December 2010 but still havent got it........Also, they informed me that they are not allowing any one to visit the site due security reason however now they are saying that i need to pay full due before visting the site........This is absolutely ridicoulous..........Can someone please assist me as to what action i need to take ? I am unnecessarily paying interest to the bank..........

                    Lodha management is absolute ridiculous. They harass buyers like anything. I am also facing issue starting with allotment, registration...
                    Lodha is changing the site plans for that reason only they are not allowing us for the site visiting . Till now they did not know where is the parking place (for that one they charged extra money).
                    i have booked a flat with Lodhas in goregaon and i am really surprised to read all these stuff about Lodha, now i feel i should have checked the net before making a decision, yes one thing i experienced is they demand interest for no reason or fault o[censored]s, staff is absolutely hopeless, all hype business it looks, anyhow we have to all join if this is the state of affairs with lodha.

                      I have booked flat in Platina bldg C-504 in CasaBela Gold. The sequence of events is as foll:
                      1) intimation recd for attending registration ( no choice for location of regn., date etc) on 25th June11
                      2) Regn done on 25th june'11
                      3) Demand leter dt.18.June recd on 22.6.11 recd to pay Rs.7.90 L by 2.7.11 or interest will be applicable
                      4) No docs like a) original regn docs b) NOC as per SBI format c) blue print available fm Lodha
                      5) SBI unable to process loan in absence of above
                      6) No proper direction, guidance where/when the docs will be available
                      7) after requesting in helpdesk of website,getting reply as " as per our policy u have to pay interest"
                      8) Is Lodha group " GOD" that we should blindly follow their instructions ?
                      9) I appeal to all the affected people to join hands and protest unitedly and get done what is right

                      I totally aree with your comments, lodha are quick enough to take your money but their customer service is the worst i have ever experienced, no wonder people in the UK are very reluctant to deal with Indian call centres.

                      I wish i had never got invovled with Lodha as they are a bunch of cowboys and they pass you from pillar to post in the hope you will just get annoyed and put the phone down. Call charges from the UK are not cheap either.

                      I fully agree and I had also faced a similar problem with Lodha Casa Rio.

                      Home loan from SBI was delayed slow process at both the ends and Lodha are charging 18% penalty.

                      I lost teaser rate from SBI in the initial phase due to non availability of relevent docs from Lodha and now they want me to suffer due to 8 days delay in payment!!

                      Even I have been charged unjustified interest for within 42 days installment for my flat in Casa Bella Gold. Lodha themselves had asked in written to pay only 5% of the amount if the bank loan presanction is available. I had forwarded the SBI presanction letter and paid little more than 5% of amount. After my registration in Dec 6 2010, I paid up the entire amount through my own saving and taking loans from my relatives about 7 lacs as loan was getting delayed due to error in ROC document and non availability of other necessary documents on part of Lodha. I even confirmed on 28 th march if there was any interest levied on me. They said no interest is levied on me.

                      But Lodha deceitfully and charged interest of Rs 37000 for 42 days payment from march 2010 to march 2011 and even dared to adjust it from my 5th slab payment of 122370/-. Many of my mails in this connection and and telephone calls were ignored. I was promised on phone that my interest charges would be reversed however no such thing happened. Their call centre is good only for lip service they never do what they promise you on telephone.

                      We all should sue Lodha in consumer court and should ask for a exemplary compensation for harassment and unfair trade practice. I am also putting a complaint to CCI for their action.

                      Here is one more addition to this group. I have booked 2 units in casa bella project. They are asking parking money in black ...srarting from 90K, 1.08 and then 1.26 lacs ??? There is absolutely no control on their policies. and on top of this no reciept will be paid for this money. When I asked for the reciept, they kept my registartion on HOLD and then sold out my both the units without any communication. I will not be tolerating this at any cost and will be fighting against them. I will be reachable on [protected]- sonali shelar

                      We are sailing in the same boat now. Highly highly frustrated with the service as no one is guiding us properly. Sales POC who is assigned to us, barely receives our calls only to say that he will look into this and never comes back again. We have put a lot of our hard earned money in this and now feeling cheated. Is there anyone in the Lodha office whom we can escalate the matter to? Really worried now.

                        I have been staying in Lodha Aqua - Mira road since April 2010. I along with my fellow residents have been facing serious health related and security related issues in this place. Its a 15 floor tower and the grills provided by the builder is unsafe for the childrens and adults as the height of the grill is on 700 mm frm the floor level. The entire complex is full of rodents reaching upto the top floor and the most of the complex is with stagnant water pools breeding mosquitos and other harmful insects... I am posting this after a lot of resistance and now i am forced to do so as all y efforts of follow up with the builder and requests from my end asking the builder to visit the site and solve our issues have failed. They seems to not understand the seriousness of the same and hence am desperately seeking help.. I will be posting some pictures shortly

                        Almost in all meetings this issue is raised but few officials are just not able to understand seriousness, surprisingly lodha has rectified Grill (Safety issue ) in other towers, but seem wrong ppl are sitting in between Lodha Management and lodha residence, hope lodha management will take this issue before any thing goes wrong

                          Dear Lodha Manager,

                          We booked an apartment in your "flagship" project - Casabella (Dombivalli) in March 2009. We were given sweet promises of a dream home at that time. The customer service executives were nice enough to answer our queries question. But once we paid 2 advance installments, things started changing. The construction was supposed to be started from September - October 2009. However your executives kept on giving stupid excuses of heavy rains etc and the construction did not start till September 2010.
                          The customer service representative dint used to pick up phones anymore and always gave lousy answers.
                          We had to re sanction the Home loan (from LICHFL) a couple of times since everytime we asked Lodha people, they used to promise the construction will be starting next month.
                          Now when you have started construction somehow, you send 2 demands per month. LIC executives atleast take 2-3 weeks to process the demand. However, if you get the check even 1 day late, you charge us 18% interest on the demand. Everytime we complaint, your executives threaten us with the clauses in the agreement.
                          Initially the construction was supposed to be completed in April 2011, then they informed that the possesion date will be postponed to Dec 2011 and now they are saying that it will be April 2012.

                          I am an IT professional and I understand the meaning of deadlines and what customer is.

                          Please help us. I dont want to take names but requesting you to keep some gentle and nice customer executives.

Where as the delay in submitting the cheques was done by his executive Bhairav Singh Rathore.                             In elite building, water supply is only 1 hr morning and 1 hr evening, very less parking area (for 96 flats 16 parking, 1lakh each), security guards are 1 or 2 in whole premises who found sleeping most of the time as because they are on 24hour duty.

                            Now lodha construction, dombivli is increasing the maintenance charges without any reason to 3Rs/Sqft for without lift building????

                            Club house is still not handovered. Walls are leaking, wall paint is splitting down like powder, very low quality material.

                            If anybody is planning to buy flat in this society please be aware... this company is a big cheater and prices are meaninglessly high.

                            If you are purchasing flat for nilje station, i want to inform you, railway have no plan to run locals from this station.

                            All owners who are living here are crying and blaming their luck that why they even visited here to purchase flat.

                            PLEASE DON"T THINK OF BUYING FLAT IN LODHA ELITE (DOMBIVLI)

                            There is very less Parking. Water storage not sufficient for 345 FLATS.

                            In Few flats there is leakage problem. Guys go for some other builder other OPTIONS.

                            I AM SUFFERING...with OTHERS WHO ARE RESIDING...HERE

                            The AREA is not GOOD...Local GUNDAS moving in NIGHT on ROADS drinking ALCOHOL.

                            3-4 WINE SHOPS NEARBY. PLEASE THINK TWICE BEFORE TAKING FLATS in LODHA ELITE.

                              Lodha Builders are cheat no 1 in the Reality Industry and I request all the guys to be very careful before entering into any deals with the same. They speak to the customers very sweetly only before booking after booking you are finished. It is assured that their project will get delayed atleast by a year or two. While doing the booking they will not explain you the clause but one of them says the refund will be done as per the term of Lodha...

The raised the car parking charges without intimating the customers and harrasse them to pay the full amount, like they are doing it with me. The customer service team is worst, I dont find even one person cooperative....

                              Dear All,
                              I booked an appartment with Lodha builders 2 months ago by paying a booking amount of Rs. 27,000 through my credit Card. While booking I was not informed that this is a non-refundable anount and no where in the Cash receipt that I received it says that the amount is non-refundable but after some days when I called them to cancel my booking and refund the charges back to my card, they now say that the booking form I signed says that the initial booking amount is non-refundable. my Question is that I have a cash receipt againts my payment and insipte of sending many mail to the lodha's I have got no response from them.......pls advice what action could be taken???

                              did you sign any document except making payment to them through your card ? I think it will be better if you contact lawyer and ask for advice rather then posting here on internet.
                              Manoj a double thumbs up to you for backing out of this project.I am one of the people who invested
                              in this project and i am half way through my payments.I had a lot of problems dealing with these builders
                              and initially i wanted to back out of this project.However later on when you pay the 45 days payment
                              and 60 days payment it is impossible to get your money back.If i were you i would forfeit the rs 27, 000
                              cuz if you go ahead with this project your gonna burn your fingers mate.

                                I Amaan Shaikh had booked a flat in Lodha Casa Bella Gold Dombivali. After a day i was informed that the said flat is not available. I decided to cancell the booking.since then its 19 working days and still i have'nt recieved a confirmation with a deadline of the refund of Rs. 27000/-. Even after a meticulous follow up from my side the sales and the customer support team at Lodha Group is not co-operative . Here are the mails of my follow up withou any revert from Lodha Group

                                Its very unfortunate that Lodha Builders is hell bent on cheating its investors. The construction of mega city with all amenities at Dombivili seems a distant reality. I have invested in Casa Bella but now all of a sudden I received a letter stating that I would only receive possession of my flat in December 2012, which is a year and a half more than what I was assured. So how do one believe in the authencity of Lodha Builders ? What about Casa Bella Gold and Casa Rio. Everything seems so vague.

                                Lodha was not permitting its investors to see the stage of construction also. I really doubt if the Casa Bella investors would get possession of their flats even during December 2012. Is there any NGO / Political Party / Social Front who would come forth to redress the grieavances of Casa Bella, Casa Bella Gold and Casa Rio investors with a view to give them justice ?

                                Its also necessary that the investors of Casa Bella, Casa Bella Gold and Casa Rio get united and form a forum to pressurize the builder. Unity is strength.

                                Even i am facing the wrath of this [censored]g builder...I was supposed to get possesion of flat in December 2010 but still havent got it...Also, they informed me that they are not allowing any one to visit the site due security reason however now they are saying that i need to pay full due before visting the site...This is absolutely ridicoulous...Can someone please assist me as to what action i need to take ? I am unnecessarily paying interest to the bank...
                                I had booked the flat at dombivali narmada with assurance of loan faclity but did not done, and i have to cancel the flat registration, for which i ask for refund which they have received, they have got proof but still they are harresing and not giving refund.can anybody will take them into court.
                                we have booked an apartment in Lodha Eternis project at Andheri East in march 2014. In spite of full payment and completion of all paper work, we have still not got the possession of the flat. Asides, now they are claiming additional Rs 2 lakh against Mvat charges which were not applicable to customers buying ready to move in flats. Their customer service team is pathetic and does not respond to mailers or calls. Last 3 months plus we have been struggling with this purchase. Horrible experience. Would never recommend to ever buy a property from this group.

                                  I have booked an 1 bhk flat in casabella projects of lodha builder I have paid 27000/- a booking amt
                                  but i have not received the receipth for the same and cost sheet for 1 bhk

                                  Their CUSTOMER CARE manager MANISHA DUBEY is always busy on phone calls, not at all sensior & gives only false comittment of receipth and other matter & behaves rudely to their client kindly take the matter very seriously
