I visited the lodha Amara site 16 May 2019 with the good intent of buying but such foolish sales people really turn off the mood!! First they are not ready to show you the ready site lodha amara. Then they do some dramatics and say we will show you exclusively.

Then worst is their sales team.
They sit with a credit card swipe machine. Imagine you are just asking about the flat and what tower or unit is there and before that their sales team is just eager to get sum of rs 108000 from you then they say we will disclose the price and inventory after that and hurry you to swipe your card and give them token money!! idiots. They say by paying this amount we can talk further and you can book with the price is exclusive for that day. Is it bloody some gemstone they are selling it is property and they expect customer to believe that price will be 20 lakh plus the next day.

My 2 colleagues have also went their and exactly same behaviour they faced.

And mind you the Final price which was quoted for a flat in 2018 jan is same which they quote in 2019 May. They first tell you some stupid figure which will make.you getup immediately and laugh at their face then thye say okay TODAY! is last day of our offer then comes price variaoition of 30 lalhs. Idiots. I dont what kind of ppl falls to such traps.

Foolish sales people. The person who is coming to buy has earned that money and you rats sales guys think he is fool !!

This is not just the sales people surely the higher LODHA mgmt might have instructed to them because nowhere else i have seen such loot tactics. Kalpataru, dosti, ashar, hiranandani they are not clean but atleast much transparent than Lodha amd admit that they are selling at higher and comes to a genuine price but with much dignity and does not sit with a credit card swipr machines.

LODHA IS A FRAUDULENT BUILDER..AND SALES TEAM...

    Hi Team,

    Why Lodha is charging GST @12% on under construction property, whereas same has been revised by Government from 1 Apr 2019 @5%.

    No were it is mentioned on the price sheet (attached) that GST's ITC is being considered and passed on to customers.

    The discount which were given are as follows:

    1. Pre Launch Discount,
    2. First Time closure benefits and
    3. Credit card swipe benefits.

    Why are this people not willing to pass on the benefits to customers?

    What I understand from LODHA Executive and Manager is, the discount provided at the time of booking were not the discount those were basically GST benefits which were pass on and not actual discount like

    1. Pre Launch Discount,
    2. First Time closure benefits and
    3. Credit card swipe benefits.

    My question is aren't this people making customers fools, by pressuring them at the time of pre launch visit and almost forcing them to book flat otherwise they would miss on the discounts. Later it is revealed that those are not discounts just a gimmick used by LODHA so that they can sell the flats at earliest.

      I have booked my flat at regalia cluster lakeshore green on dated[protected], but due to below reasons i could not able to continue my booking and wanted to cancel the same.

      1. My financial issues - i have an few additional liabilities as my fathers health is not good and every month i need to spend minimum 15 k.
      2. Unable to manage the funds.

      So it would be very difficult for me to manage the funds and continue my flat booking to pay rest amount.

      At the time of booking, we were told that just reserve the flat so that unit won't go to someone else and in force and based on that only we have booked it immediately by paying rs. 45, 000 to lodha executive.

      Me and my wife personally met account manager dated 28th may and explained him all our situation.

      Requesting an refund our hard earned money which was given at the of booking i. E. Rs. 45 k.

      Hoping positive revert on this.

        We have been repeatedly complaining on the app provided during the possession. We had initially complained after six months that the door frame in one of the bed room was coming out due to plaster coming off, and again this have happened and now your customer app your staff is saying that any construction complain after one month of possession is not attend by them its the owners responsibility. Can you check the attached photo and tell me whether this is the normal wear and tear complain or genuine construction issue. Also need prompt response else i need to take this forward to grievance cell with thane ministry for housing.

          We have been complaining of door frame coming out due to plaster coming out besides door frame with lodha regarding my flat at lodha amara, kolshet, w7 1803 but till date no response and now they are saying that they cannot repair as this complain is not within one month of possession. This is not normal wear and tear which needs repairs this is genuine construction problem that the frame and area besides the frame is not properly plastered. Seek your help is getting this resolved

              Mr. Gaurav chaturvedi iss misbehaving with mall customer and with flat booking client for a little issue they abusing and beating people for a little parking issue is dis ur way to behave with customer but i want a result of dis complaint other wise many people in my contact will not booking a flat thn we will go to look other property at palava dombivili near xperia mall

                  I had the worst experience today. I received a call from lodha and was told an attractive offer for employees of my existing employer on flat booking. I thought to check the offer and if feasible would buy. Immediately a cab was sent the next day at my doorstep. I was taken to palava city - near dombivali.
                  The relationship manager was aligned who gave a 3d demo of the project, sample 1 and a half bedroom, and future project plan and amenities covered on audio-video display. I was with my dad and we feel good after all. And though to take this further.
                  Then i was asked to meet the sales manager, mrs. Shalini. I enquired for 2 bhk flat and immediately a printout was provided to me with pricing. The carpet area of the flat was 580 sq feet for which the total purchase price was 63 lakhs. Further, this price was for a 1st floor flat.
                  When enquired about flat on the 11th floor, the price went up to 77 lakhs.
                  Salesgirl started pushing me to swipe for 45000 and get flat booked. She kept saying i will able to save 3-4 lakhs if booked today, today was the last day of the offer. Then i went into minute details about the project. Their pamphlets do not mention about parking. When asked, the sales girl told parking is available and will be provided. But he was not ready to provide details or maybe he wanted to hide. Later she asks about the payment process, i said we will take some financial help and some we will manage. She started grinning as if i had the cash she just eats it from her mouth assuming it eatable things. Lol!
                  In less than 2 minutes she presented the show flats and disappears leaving us at the place. As if she didn’t have any interest in selling.
                  When i told sales girl, i have to think and discuss once with family members, the girl got rude and started telling you should have planned and come. Then when i started walking she called his boss and loudly spoke something behind us. Later i call one of sales girl who was following and who booked a cab for me complain the same for mrs. Shalini. She literally said that "she has attitude problem, sir, i apologize on behalf of her.
                  I really felt disappointed the way she was speaking rudely with me. I don’t know what kind of recruitment criteria lodha had. Its worst experience ever. I thought to just ignore but later i decided to take it seriously as not only me she may behave similarly to many people.

                    It is regretted to say that after a laps of about 18 months of possession[protected] of my flat cielo d, 404 at lodha splendora, ghodbunder road, thane west. M/s. Lodha has not fulfilled his commitment of two parking spaces as per the commitment of year 2009. As in my case the builder could not meet the delivery schedule of 2013/2014 and cielo d, construction could be completed only in dec. 2017. As i was old member with my customer no univis1238210 i was given option of taking the possession of the flat in feb.2018 and i accepted the option at that point of time. M/s. Lodha got my signature on parking letter with parking space p2 2070 and p2 2070a. When i came to locate the parking the area was completely blank with no marking. Surprised to see the blank parking area, i wrote to then their representatives of head office but some how or other they started giving confused statements and finally the marketing i could see on a hydraulic stack type as 2070a and b. I had at least written twenty mails but with no positive results. They were allotting some parking space in open area which was was not as per the agreement clause and was not acceptable to me hence rejected. Some phone calls came from the office and they were forcing me to accept the wrong allocation of parking. I never accepted their request. As advised, mr amol patil was also contacted but he also acted as dummy officers and was unable to resolve the matter. My point of submission is very simple that when i had paid for two no of parking units at the rate of rs.150000/- (On lakh fifty thousand) per slot. For two parking slots i had paid rs.300000/- (Three lakh) in the year 2009. Further it may be noted that the allocation of members of cielo a which was given possession in 2014. The parking has been provided as per agreement.in my case it is cheating by m/s. Lodha and can lodha explain under what conditions rupees three lakh was collected from original members who had booked in 2009?.
                    In no case i am going to accept the hydraulic parking this may please be noted and my case may please be resolved at earliest. I am moving out to usa for three mints ad will be back only in september, 2019.

                      Lodha is a cheater, while selling the lakeshore greens flat they did not show the site location and they provided demo at phase 1 which is 6 km away from lakeshore greens and people had no idea that they place they are buying is 6km away from phase1. They gave lot of false promises about facilities and connectivity which they dont live upto.

                      There are lot of issues in lakeshore greens-
                      Connectivity - powai to lakeshore greens palava route takes upto 5 hours one way if the traffic is bad. Lakeshore greens to palava phase 1 takes 3 hours sometimes when traffic is bad during the rainy season most of the times.

                      After you reach inside lakeshore greens, the parking places are on 13th floor of the parking building which is approx 2 km away from your flat. So after entering lakeshore greens, parking your car and reaching your home takes 1 hour.

                      There are no hospitals nearby and in case of emergency, the preferred option would be to die at home because taking out your car from parking building and driving and reaching hospital would not be possible anyway.

                        We have invested 15 lakhs our hard earned money in lodha parel codename xclusive. Due to certain reason we can't go ahead with this project. We were told booking 1 is not refundable but rest nothing was cleared at the point of booking. We want our refund as this is not a small amount for us. We approached lodha group on many occasions but it seems they don't care. Its very obvious there so called contract is only in there interest non of the clause is in favour of buyers this is very unethical general practice of such builder's. I my self would not invest in future or recommend such builder's.

                          This complain regarding my ba3 payment as demanding to pay on 3rd may 2019 but my registration and agreement not done after the booking amount and ba2 payment and hence for payment of ba3 is fulfill by bank at the time of disbursement as per bank process i need to submit all legal set with original agreement copy then bank will start process of loan and will be take 1 to 2 months,

                          As per the mail received from lodha group for ba3 payment on 3/05/2019 it's impossible because registration and agreement process will take 1 week and original agreement copy i will get within 2 week and then i submit in bank for process it will take 1 to 2 months for ba3 payment,

                          I have already mail to lidha group and customer service of lodha but no confirmation for changes in ba3 payment due date.

                          Further i request you please get it change ba3 payment due date as this amount will pay by bank and it will take maximum 2 months to pay.

                          One more important is i have cleared my all outstanding there is nothing pending to pay till now but in demand latter ba3 of lodha it's shows outstanding of approach 12000 please check this also

                          My requirements are changes in due date i. E reschedule the ba3 payment and my outstanding is nothing.

                            I had paid 45, 000 as a booking amount in Lodha Trinity on the assurance that if my bank loan is not sanctioned the same will be refunded to me in 30 days (as per official email). Payment was done on 1st Feb and Bank verdict came on 10th March, I wrote to Lodha spoc on 13th March to refund my money. Till date I have not received my refund amount

                            Tushar from Lodha HO called and told me my refund cheque will be received on or before 26th April. Till now, no communication whatsoever from Lodha builders have come with respect to my refund.

                            When I write to their customer Care, they say wait for another 10 days.

                            Need serious intervention here.

                              Dear sir,
                              Sorry to say but it is fact that m/lodha is a big cheater. At the time of booking it was made mandatory to pay for two no of parking @ rs. 15000.00 each parking. The money was paid in cash (Rs. 300000.00) on the name of ms. Rajshanti textiles as per the instructions of lodha. But it is pitiful to say that after delay of nine years of the project cielo d, m/s. Lodha has cheated me by providing improper parking not as per my agreement. They have changed the parking to hydraulic system and provided me the same. It highly objectionable and fraud by the builder. On request to the concerned lodha representatives (Mr. Akash) he refused to be if any help and asking ti go to court.
                              This is highly disgusting and shameful act by lodha.

                                I had booked a unit in belmondo pune in last week of december and swiped my debit card for 1 lac inr. Later we did not wish to go ahead with this unit and requested for refund. We got the acknowledgement from the senior sales team that amount would be refunded in 45 days. Till date it has been 60 days and still i am following vwith sales team and just getting dates and dates. Kindly resolve. We are teachers and this is our hard earned money. I had swiped nri card. Hope this is solved asap without any top people intervention

                                  I, rahul ghosh, along with my wife, sreemoyee mukherjee, had booked a flat (2 bhk unit) in lodha luxuria priva, thane on 26th june, 2017. Our initial blocking amount was a sum of rs. 1, 80, 000/-. This unit was in tower 2, 25th floor.

                                  After booking of the flat, we didnt receive any communication from any lodha representative about further processes, how to progress further with the initial booking etc. It seemed they were only concerned with the sale of the flat and not any service thereafter.

                                  During this period, my maternal grandmother expired suddenly and as a result my mother was also taken unwell and was hospitalized.in the prevalent scenario, i was required to put more attention to the prevalent medical situation in my home that demanded a huge drain on my personal finances, and hence i decided not to continue with the apartment purchase as that would require a great financial commitment for some years to come.

                                  After multiple rounds of follow-ups and requests to lodha and even after providing death certificate of my grandmother that i am actually telling the truth and this is an extraneous circumstance beyond my control that requires to be considered on humanitarian grounds, i was only given 50% of the booking amount and the rest was held back by lodha - although i had requested for the cancellation of the flat and refund of booking amount only within one month of my booking.

                                  For a reputed and big developer like lodha, 90, 000 is only a very minuscule amount. But for a common, middle class salaried person like me its a huge sum of money. Moreover, the reason for my cancellation was genuine, an exceptional circumstance beyond my control and needed attention/consideration on humanitarian grounds. Moreover, i placed my request for cancellation within only a month so i didn't hold the flat for long and that would have given lodha enough time to put the flat for sell again, immediately afterwards. Still, my whole booking amount was not refunded.

                                  I would request team lodha to refund my pending booking amount (Rs 90, 000/-) asap. The whole booking amount cannot be kept with the builder if we do not go ahead with the project.

                                    This is to let you know that in the month of may 2018, we have booked a two flats in casa clara bearing room number as

                                    Casa clara flat no. 1603 (C wing) in the name of ruksana shahajan siledar
                                    Casa clara flat no. 1704 (C wing) in the name of shah alam faizulla makandar

                                    Your sales officer (Avachi, niraj mishra) offered by 5/95 scheme on our booking and this was the very first reason for us to book flat in casa clara

                                    Later on your loan representative (Badrinath) misguided on the loan procedure and now we come to now from our banker (Hdfc) that instead of giving us 5/95 scheme we have been given 5/65 scheme.                                     Now as per the scheme we have to pay bank and amount of rs. 11 lacs and thereafter bank will release the balance payment. When we contact your sales team, they have totally changed their way of response and are continuously sending us the reminder letter with interest levied.

                                    I have to cancel both the flats because the team has failed to provide 95% loan as committed and non of your customer care/sales team are coming out with a proper solution. They speak to the customers very sweetly only before booking after booking they disappear like anything, they just don't care to even talk to you with a straight face. Your team is now asking us to take additional personal loan and pay the dues which is absolutely unacceptable/impossible, as we are already paying a huge emi for the money paid to lodha by our banker.

                                    We hereby request you to put both my flats for cancellation else change the loan scheme to 5/95 as promised by your sales team. Decision is yours.

                                    In case of cancellation we request you to kindly refund the amount paid to lodha against the above mentioned flats as its not a big amount for lodha group but definitely a huge amount for average people like us and in any case lodha will not be in loss if they refund our hard earned money.

                                    I feel lodha group need to take it seriously from customers satisfaction perspective.

                                      I bought a flat at lsg uno h 0105. Got possession in 2018. I neither occupied nor rented. Surprisingly when i visited last month, saw a crack under the main door frame.
                                      The maintenance team refuses to carry out the work stating one dlp over, they don't that the construction quality was really poor.

                                      Please address this issue as i want a solution asap.

                                      Recently my parents visited their Palava site to view the site. The manager, Sunil, told them "we will talk only if you are ready to swipe your card right now to pay 5% of amount " This amount is Rs 3 lac. Also, threatened them and told them "Loadha brand name is important than your life."

                                        Dear sir,

                                        I am rajesh kanojia. Have purchased a flat from lodha group.

                                        Booking has been done on[protected].in lodha mira road - tower 3 flat no : 702
                                        Customer id : [protected]

                                        Since then 3 demand letters have been paid. But, post that i have applied for bank loan. For which lodha team was to submit the noc, blue print, roc, tital report, clearence report.
                                        This is been provided to me in 23 dec'18... Inspite of almost 160 follow up mails.
                                        All of a sudden lodha team is sending me a termination letter of property by giving the timelines of 15 days.

                                        Request to pls look into the same. As this is higly unprofessional way to approach customer without legal clearence
