The sales person has given me incorrect information on rera possession date.
I had done the booking on 19th jan, 2019
In rera its given 2023 and the sales person had given the information on possession was 2021...
He is still having the rera gives an buffer time of 1yrs & half month...
Which i am still afraid.
While asking for refund of my money he is saying it wont be refundable.

Firstly he gave me incorrect information on the possession date since i want a house to stay on a early possession date

Kindly request you to please help me to get my 50k back from this lodha group which is my harden money.

    I'm a senior citizen
    At the time of booking the flat at casa marvella, i was told that just reserve the flat so that unit won't go to someone else and if we change our mind we can cancel the booking after deducting 10% of booking amount.

    So with the convincing of the sales team i have booked it immediately.
    But now due to some personal problems i want to cancel the booking.
    I was never told about no refund and all my hard earned money would be forfeited
    I would never book that flat
    And would have thought before booking.
    Now when i asked for cancellation of the said flat i was told it is not possible for 10% but 50% after deducting certain charges
    This is ultra cheating
    After sending multiple emails now they are sending me cancellation request letter which is declaration cum indemnity which i have to sign and courier to lodha.
    This is cheating people.

      I had paid 45k through credit card to lodha executive to purchase a 2bhk apartment in the month of dec, 2018. Later i went with my fiancé and decided not to go ahead with the property. I had an email from lodha team saying they will refund my money in case i change my mind. Now i’m following up with them and sending them emails to which there is no response. If this goes on the way it is, i’ll have to file a police complaint and get this news to social media. I’m qualified chartered accountant and have good connections in media industry. If i don’t get my money back asap then i’ll have to take legal action for sure.

        This is reference to the flat rental service which was not availed by us but still brokerage charge paid against the service.

        Being a valuable referral customer\investor of lodha for palava city. I have a flat in casa rio which was given on rent through easy lease team for which the brokerage has charged by easy lease. Due to some reason of misunderstanding between tenant and us, deal got off before availing the service itself (Tenant has not occupied the flat).
        Now we want easy lease search for another tenant for our flat, but easy lease team is denying to provide service and taking time which directly resulted in loss for me by keeping the flat vacant.

        I would like to bring in notice that the approach of easy lease team was not good toward the customer, for resolving the issues. Kindly refund my brokerage which was charged without availing any service.

          so this was the only this discussed, and based on that only we have booked it immediately.

          If we were told about the no refund for booking we wouldn't have booked the flat at the same time and we would have taken some more time to think.

          I have already mentioned that I won't be able to pay anything until October 2019 because of my fathers Stone and kidney operation. and that's why we planned to cancel the apartment.

          deduct 10% from my booking amount but refund my 90 % amount from the booking as discussed before.
          I have sent so many emails to LODHA GROUP, but all of them replying that it's not refundable but none of their receipts or documents says that it's not refundable.
          Ebing reputed big brand builders it wasn't expected.
          Expecting some help from your end.

          spoke to the manager and she said she will send an email for the approval of refund and she gets the refund then she will inform me within 30 days. so I will wait for few days and if nothing happens I will reopen the case here

          Untill now I am waiting for the refund cheque, spoken with the sales executive she said refund taken 30-40 days but I don't know why they take this much of time, they can just do the refund any time, if Possible inform LODHA GROUP to at least some one official let me know the status of my refund cheque

            I hereby is writing this complaint against lodha group as i have been cheated by paying excess amount. I have bought a flat at casa clara constructed by lodha. I have never been shown the exact location of my flat till now. I have paid upto rs.180000/- as my due amount. I had also applied for a housing loan but the loan is not being sanctioned as the construction is not completed as per bank requirements. Not even considering this, they are charging more and more interest. Till now after each payment they are adding it as admin charges, interest, etc. I hereby request you all that if you are buying a flat from lodha, please think twice before buying.

              I had booked a flat in lodha splendora platino b with the initial amount of inr 3.06 lacs on 22nd dec 18 and had swiped my card. The digital application with the details filled in came on the next working day where i observed some of the promises including the documentation of the allotment letter for garden space were not mentioned, further a series of items promised during the visits on the readiness of the flat were listed up for confirmation and to be included in the application.

              I have not confimed on the booking unless the queries and answers are provided. To our surprise there was no response from lodha for 4-5 days and when we reached out the representative were not answering. Then we were told that the backoffice will respond. The initiation of the back office onboarding process and customer portal enablement were done only on 2nd of jan which is 10 days after the initial booking. By then my customer experience was bad with no trust on the responses and details shared without any thing in writing.

              The car park in first was also requested and said to be covered but when the back office of lodha send the printed application form from the system it was plain 1 car park without covered mentioned and this was also not a clarification in the email sent out to lodha.

              The major issue was the garden space which comes along with the flat platino b petite is not part of the rera carpet for registration and lodha sales office verbally said that they will issue a letter in plain paper stating that they will rent it for 1 re to the buyer which will allow them full private usage. However this does not convince me as the ownership or privilige allotment cannot be claimed upon resale or when the society is formed which was a big question.

              Given the level of confusion and the risk on the elements of promise we decided to cancel the booking within 10 of paying the initial amount. The request for cancellation was also registered with lodha support service team.

              Now the sales team is saying that they will not reimburse the booking amount 1 which is inr 3.06 lacs a huge money for any individual. Buyers write to information is avoided and delayed with so many open ends not answered by sales team.in the mean the personal decisions and dependencies from my end forced me to take a decision of cancellation.

              I would need the reimbursement and need help for a resolution on this. Lodha can charge nominally on the processing efforts but it cant be the whole booking amount.

              Need help and request guidance to get our money back.

              I have the documented email trails of my unanswered queries and neither they explained me the risk of cancellation or the policy in detail.

              Just posting a status - We discussed on multiple round with sales team and lodha service team. Our cancellation has been accepted and a formal process has begun. We were told that the 100% refund will be made after out submission of request letter in the predefined format of Lodha. This was completed on 9th Jan19. Also i have requested lodha service team to confirm in writing that no further demand letters nor any interest therein will demanded as the cancellation is under process. I will mark the complaint closed once the payment is received as committed to be done in 15 days.

              As of now the progress and interactions with the service team is good. Thanks

              Today Lodha issued a Post Dated check of 1st Feb 2019 for the amount of refund. While do not understand the rationale for a PDC, feel better that the refund has been processed. I hope to not have any challenges in realising the amount.

              I will stay with the status until the cheque is realized before closing this issue.

              Thanks Lodha team for get this processed as on date.

                We made booking in Lodha NCP project with Rs. 2.6 lacs rupees but cancelled in a day as our loan was not sanctioned. They refused to pay back the amount so we booked in Lodha Amara project with another 66 thousand rupees. After few months of not receiving any documents from them to process our loan application. we requested to cancel in July, 2017 but they never cancelled or paid us back the booking amount.

                  This is regards Lodha lakeshore green, as me and my husband approached easy lease office for rental occupancy.. That moment there was already 1bhk owner who was looking for tenants for his flat after the fellow from lease office he explained rent traffic and hence he asked us to check once 1bhk flat which owner was face to face for discussion after seeing flat I decided to get back next day.Next day when me and my husband visited lease office again and we need to go for 2bhk that fellow he was so much smart enough he reverted there are no flat available of 2bhk in his inventory then we decided not to go for the 1bhk wht he showed previous day after sometime he came back and told he has one or two flat left for 2bhk he was purposely showing me flats which was used as at beginning itself we said we want used flat..
                  Then when I asked again to try and search his inventory he stated how many flats he should show there are 7000flats. There is nothing available and asked us to go for 1bhk as from beginning I was not comfortable with that flat as my furniture was issue as it won't get occupied in that flat then he suggested to keep in fire area furniture which is not getting adjust inside..
                  He got my husband confused and made him to get approve for 1bhk and he got biomatric done and took rs1300 as registration charges apart from money what he took from nothing else processed as it was eod.. Same day After sometime my husband called him stating we are not interested to go ahead with that flat as it would be very messy for our space related issue.. On that he was giving all crap Gyan to my husband and he was again forcing to get occupied in that flat. My husband said nothing is being processed nor flat rent nor deposit amt is being given by us only biomatric is done refund that rs 1300.he literally was arrogant and he said do whatever it won't get refunded.. This is what palava staff does with customers. Guys planning don't believe this EASY LEASE FOR ANYTHING THEY ARE FRAUD AS AFTER GETTING THERE TARGETS DONE THEY WONT BOTHER TENANT ISSUE NOR OWNER INFACT THEY GET TERMS AND CONDITIONS SIGNED THAT THEY ARE NOT COMMITTED FOR ANYTHING NOR TENANTS GENUINETY NOR OWNERS. THIS GUY SPOKE HIMSELF AS SENIOR IF SUCH SENIORS PALAVA MANAGEMENT IS APPOINTING I SHOULD SAY HATTS OF AND VERY SOON RESULTS WOULD EFFECT IN FUTURE.. IF ANYONE CAN HELP PLS HELP ME IN GETTING MY RS1300 BACK AS IT MY HARD EARNED MONEY.

                    Absolutely shocking to see that my flats at lodha is made out of soft and fragile material, water soluble plaster of paris?. A cup of tea falls, and my wall can melt down! A tiny pencil-sharpening blade is all it takes to cut the walls. Burglars can noiselessly and effortlessly break into your house through such soft and thin walls. Is this what i have paid crores of rupees for!

                    I have booked flat in casa rio, palava. Registration is done, however there is no commitment on possession date, when i tried to contact sales team and registration team, they are only circuling back to each other.
                    Need urgent support

                    I have already made all required payment which are due so far. Sales team had totally changed their way of response. I find it little fishy and because there is ambiguity in possession date, i feel lodha builder need to take it very seriously from customer satisfaction perspective. There is no transportation in transaction

                      Dear All,

                      I am writing this sharing my bad experience with Pallava Lodha. I had booked a flat on 02/10/2018 and Paid Rs.273550 Rs.30000 towards registration. I have to cancel the same because the team has failed to provide 95% Loan as committed. Lodha is only returning less than 50% of the booking amount towards cancellation.

                      All documents were given to L& T Finance (Mr.Shiv). The documents and the processing fee of Rs.1000 was given to him on 15/10/2018 and several reminders as well post submission. They got back to us on 05/12/2018 with the sanction letter of Rs.30, 00, 000 (80%) instead of Rs.44, 00, 000 (95%). The due date was of 07/12/2018. If they were unable to fulfil the demand they should have told by end of October at least.

                      Purposely there was delay from the backend team which has forced us to cancel the booking.

                      We have invested our hard earned money, hence we request you to kindly provide full refund.

                        An agent from deals money rupali rauth called me on weekend to show me a lodha property in dombivali and she promised that the company will bear the cost for travelling. While coming back she refused to pay for ola since they were in strike and suggested me to book ola myself and mail the bill to her so that she can reimburse me. She gave me in writing too that she will reimburse the money. Its been more than a month i am following up with her and some few days back she pinged me saying that she's resigned from dealsmoney channel partner for lodha. My 590 rs is just gone wasted. I tried calling on her number [protected] she's keeps on disconnecting and later on have me some other number of sunil [protected]

                        Sunil told he will check and kept me running around the bushes.. And today he informed me that the boss has already given her the money.

                        If such kind of cheating keeps on happening at lower level for 590 rs. How many people might be cheated like this?

                        First there is a promise of reimbursement of money from channel partner of lodha via sms and now she has blocked my number. This is complete cheating

                          I have purchased flat in casa rio, palava city, kalyan shil road. Its been more than one year not given any parking slot, after struggle of months got one parking which was already allocated to someone else. Means same parking these people allot to multiple people and themselves they are not aware to whom and how they have given these parkings. Biggest joke, you can not take you vehicle inside if you do not have parking allotment without entry means you are owner of flat and you can not drive your own car, you can not park. I need to understand do i need to take my car in flat which is on 8th floor?
                          These people are horrible, they are not replying nor responding properly, they just try to avoid the issue for time being. They are not in a mood to resolve the issues

                            Booked a flat in 2015 1bhk, for invest. Assured possession in 2017, got my flat on oct 2018, inquired with agents want 2 sell, the rate recd. From them is max 38-40l, all-inclusive, i paid abt 49l all inclusive. The builder is selling at cheaper price than us. Totally looting the clients. Never never never invest in lodha. Pl inquire before investing....

                            Hi Sir,
                            This is in reference to my Booking Done for 2 BHK (net area 662 sq ft. )in your Project Lodha Palave Casa Bella Savanna A 0001 on date 7 th October 2018 in all inclusive INR 6800000 . For which i paid a token amount of Rs 45000 trusting that buying it from builder would fetch me the best prices. Now when eventually i inquired from the brokers the units are available in resale in Casa Bella Reviera, Majestica(which is even 2.5 BHK net area 792 sq ft).at a price below 65 lacs all inclusive. This isn't what i expected from these fraudulent guys.Is not that one broker has told men about the same but the rates there in Casa Bella are 60-62 lacs for 2 BHK and 68-70 lacs 2.5 BHK as coonfirmed from others brokers as well.

                            Request you to please refund my token money as i won't be investing my hard earned money with you guys.

                              Email dated august 13th 2018 attached from lodha group total amount due to pay inr 213, 094. From the total due payment they paid in partial inr 194, 374 + 14, 000 = inr 208, 374. We have been sending an email for our balance payment of inr 4, 720 they are giving deef to their ears. We request your office to kindly assist us in getting merely small amount from such big giant corporate office.

                                My name is snehil jain. I have a flat in genevia a wing 503 casa rio palava city. My apartment bathroom has leekage from upper floor bathroom for which i have reported to builder since the time of possession, complaint number for the same is[protected] and[protected]. These complaint tickets are pending from more than 2 years but the team who works on complaints is not looking into my ticket and saying it is out of warranty period whereas i am reporting this issue since the time i took possession so how can they say that its out of warranty?

                                Very poor customer service, irresponsible answer and handling with rude. We felt very bad experience while purchase Chrompet Branch. And service center also very worst.

                                  Hi,

                                  I had booked the flat in 2016 and the possession was promised on feb'17.
                                  However after delaying the possession for 1.5 years, they came up with new charges of 10000 rs. As advance electricity deposit for four months.
                                  These charges are no-where mentioned in cost sheet and not in agreement deed as well.
                                  The explanation for this advance electricity deposit is they have not installed the meters and buying electricity from some vendor. And the meters and proper connection will be done in some days.
                                  However even after 4 months, they are still giving excuse that the meters are not installed and i must pay the amount to take the possession.
                                  This is deficiency of services and forcing us to take the possession without proper electricity connection.
                                  They are threatening that if i don't pay the demanded money, they will not give the possession.
                                  I seek legal help in this scenario and would like to make a complaint in the consumer court.
                                  If anyone has the same issue, we can fight together.
