This is vanjara mukesh
I am working in tatacapital at i think techno campus thane, behind vivian mall. I am bringing to your notice there no any support at staircase. So its very difficult use staircase especially people like me who is handicapped.in rainy season condition is very worse. I already complaint to security incharge many times but he seems not interested.
Its useless to keep such security in promises. Request to take this in most priority considering very dangerous for handicapped and aged people.

    Hello,
    I have struggling with lodha, i booked a flat at m-1502, wing m in lakeside. Since last 3 months i am following up with all the concerns people and wanted to visit the side before the key handover. They didn't agree after 2 months somehow i did compromised stating that i will carry a demand draft of the rest amount at the time of key handover and receive the key and give the demand draft.
    Since last 45 days, i am getting some new information everyday, after getting confirmation from the help-desk for the key handover on 14th jan, i made the online payment though i agreed to give the payment through dd. I got a call and mail confirmation about the same and i was told to get the time slot through mail by eod 12th jan, to my surprise i am receiving another mail stating that you should make the demand draft and your key handover will be scheduled after 15 days, i responded back with no response. I call up the helpdesk, one lady named natasha picked up the called and started discussion even without looking into the case. She was even not bothered about the customer. Just wanted to speak my earlier relationship manger - he didn't come to call.
    I am travelling aboard and i am still not sure whether i get the hand over on 14th jan. Not sure whom to approach as everyone seem to be not caring the customer.
    It feels so helpless for a brand name like lodha and this is my biggest mistake that i have ever committed to invest on lodha. I stay out side of india was having little clue the way these guys are harassing the customer.

    Could you please help me with one good person who can at least understand the problem customer is going through?

      I booked a flat with lodha on the basis of the brand and confidence due to its name and market presence

      I could not move in due to faulty works and the completion of the tower with safety lifts. Lodha charged us with 18% clause on delays of payment by a day. Today they must take ownership and compensate for the delays

      Poor lifts... Already complained several times
      Parking not allocated yet
      Full amenities not provided
      Quality of flat work poor
      Bathrooms smaller and unusable comods
      Wash area smaller and reduced
      Reduced play area
      No fallback for building fire safety

      Plz review the menace of street dogs in casa bella palava city which pose threat to kids in palava, it can be sorted out with the help of KDMC probably.Also, lights near magnifica garden are not lit up where kids play in the darkness & it's very dangerous. Please review.

        Dear honda team,
        Issue:1
        I gave my honda hornet 160r bike for general service in lodha honda[chrompet branch] on 25/nov/17 and i have given expected delivery on 29th/nov/17, but 06/dec/17 it has delivered delayed still not resolved completely[tank lockset not fitted till now am using old tank lockset and unique ignition key.. Due to lockset part unavailability its delayed..
        I have been following since last 3 months for lockset. On the date of delivery they agreed to change my lockset in 1 week of time i. E on 13th of dec. But till date it is not resolved.

        I escalated this issue to lodha honda service manger also on 29/nov/17. But eventhough its not resolved.. They are saying its has been ordered 4 times, parts are not procured

        Kindly confirm if honda cant able to support service parts to authorised dealer center. Then why honda is launching vehicles for the same?

        Issue 2:
        Cluster went blank no segments has displayed, addtionally clock time got reset automatically. Also during running condition of vehicle ignition got off in the middle of road.

        I required rootcause and failure mode of the issue

        I demand that i shouldnt get any calls from service manger, i demand to get call froim gm, md or director of lodha honda

          I have visited lodha palava site through agent mr. Anthony (+91-[protected]). I had paid booking amount at lodha palava on 18th sept 16 for project golden tomorrow (Rera registration number - p[protected] / p[protected] / p[protected]), with token amount of rs.45000/- lodha head office - lodha excelus, n m joshi marg, mahalaxmi, mumbai – 400011.
          To the sales manager mr. Ashish sharma (+91-[protected])

          I had verbally cancelled my booking on 5th aug 16, and requested then to refund booking amount of rs.45000/- as there is no unit / flat is booked for me and not even allotted to me.

          Reply i got from sales manager prasad gadekar (+91-[protected], prasad gadekar) is “your cancellation request is under process and you will get refund by cheque.”
          On second communication mr. Prasad was not receiving my calls and not even replying to messages too.

          I hereby request your help to get my booking amount refunded. Attached with this complaint – application acknowledgement, payment receipt.

            In march 2017, i have booked flat in lodha palava on the basis of information provided by sales team, but surprised to see that many wrong information provided including possession date, relaxation in interest on delay possession, restriction on resale, inclusion and exclusion from price, floor and many more.

            Many reminders, notice and calls from my side, but they were not ready to t listen after advance payment. They always asked me to adjust or compromise with whatever they give. When i asked refund as agreement is not signed, they clearly refused and started charging interest. Now
            They are not ready to refund money with different excuses like they have paid same to government for registration and stamp duty on my behalf, but not sharing any document for the same.

              Dear sir,

              I have booked flat at lodha as of april 2014 with agreed date of possession dec 2016, but still after 3 years 8 months i have not received possession of flat.

              Moreover as per agreement of sale there is grace period of 1 year which is also about to to cross on 31st dec 2017.

              As per last communication now possession date is shifted to july 2018, without any compensation.

              Now i am asking to terminate agreement, than lodha customer care replied that i would be charged 10% penalty, moreover refund would be paid in 12 equal emi without interest (Starting from 13th month to 24th month from date of termination of agreement), also no compensation would be paid.

              Amount paid to lodha till date is 43.5 lacs inr/- in principal (Tobe refunded post termination of agreement after 31st dec 2017).
              Govt fees for stamp duty and registration is 25500/- inr as of 15 may 2014
              Interest paid to sbi for home loan 4 lacs inr /-
              Compensation of 14000/- inr per month for rent paid.

                Dated 17.12.2017. I have visited palava city and there met with mr. Praveen (Praveen. [protected]@lodhagroup.com-[protected]) & with mr. Kamlesh hanfode (Kamlesh. [protected]@lodhagroup.com-[protected]).
                We booked flat under as of attached and paid booking amount as rs.99000/-and on the same day when i came to home then at night due of some cerious incident i planned to canceled and then and there itself called and ask him to refund my money,, that day both agreed but now they are not responding..

                Kindly refund my amount.. This is very critical and cerious situation don't to have some more such condition.. If it happens then there will be an only reason of 99000.. Please avoid and refund

                  Hi,

                  We have cancelled our booking from lodha mira road project 10 days back, but the staff is misbehaving and not considering the cancellation. Also they have called and informed no refund will be made, which is not in the policy as well.

                  The reason for our cancellation is that project has not received cc contrary to what was claimed to us at the time of booking that cc will come in a month. So we really do not want to go ahead with this project anymore. We need our refund back immediately, even after constant follow up, staff is misleading us, misbehaving with us and it is causing lot of stress unnecessary. This is definitely not a good experience for us with lodha property.

                    I booked 2 bhk flat in lodha palava city and same cancelled due to non proper response from the customer relationship manager and wrong information given by sales team.
                    After cancellation customer relationship manager agreed to refund 50% of token amount and got signed for the same. Now i am getting letter from lodha indicating that full 90000 rs. Got forfeited.
                    How i can get the refund presently i am in oman.

                      I purchased a 3 bhk large flat in c-wing michelangelo and got possession and the same has been given on rent. However it is more than 4 months now, the non-stop huge civil work going on in the 2nd, 4th and 5th floor. The work is carried out even on sundays and public holidays and during the afternoon. Mr. Vinay, the site manager is constantly being informed and he is trying his best to control the nuisance. However the work does not seem to stop and workers are all over the place. There is a huge security hazard and noise pollution.

                      If the civil work which seems to be carried out by the owners of the respective flats in the 2nd, 4th and 5th floor, without the prior approval/sanction of lodha, it will result in inter-owners quarrel and dispute. Hence before such a situation happens, i request someone from the corporate office take stock of the civil work happening in the flats causing damage to the structure of the building.

                      Hope lodha will act on this asap looking at the seriousness.

                          Dear sir,
                          As you are aware, my flat was leaking before possession in the master bedroom 2014. Your engineers repaired it without respite. The leak continues.
                          The parapet terrace also leaks. You provided an extra sheet in the opposite building at the same level but not to my flat. All balconies and dry areas leak during the monsoon. Inner wall of the master bedroom also has the same issue and the changing room too. We have given a letter to that effect too to your office. Following this complaint mr prathamesh your employee has brought your engineers thrice recently. But no action has been taken. Many customers interested in buying property here come to my flat too and want to buy a flat for my son. Please rectify this at the earliest.

                            Lodha is well known brand. But we dissapointed lot when we brought flat at mumbai ghodbunder rd in loadha.. And we found our another society member and friends also facing problem to get saftey grill or saftey at very heighted floor of flat.. Such as 11th 25th floor.. We hv childrens n we got very much scared if about height saftey is not there. Lodha would not allow ous for height saftey... Now in december we are going to shift at gb rd thane 's lodha. But i am very much scared about height and careless attitude of this builders... If any sucide or falling down case will happen..in lodha.. It will b lodha's careless saftey towards heighted flats... I hope this complaint will b not only consider but also will give justice to ous.. By lodha owners

                              Dear sir i reside at platina a and facing lot of issues of my bike parking. Firstly you people have given me a parking way ahead of my building and secondly when i park near the experia mall where all the bike are parked and then when i come back from work i always see m bike been mishandled and put inside so that i had to struggle and remove 4-5 bikes to get my bike out. Its so rude and people should not touch or remove other bikes just for there comfort. If i would have done with yours may be then you can feel the pain. Firstly i dont stay on rent and made the entire payment and still some illiterate people touches my bike which is not right. And secondly the security person talk so rudely by abusing and showing there character. Deepak sonnawane was abusive today a nd when i complaint to his senior the seniors also talked rudely just because m not a maharastrian, if you people were giving house based on religion and caste would have never taken it.. Seriously regret for staying at # palava city with cheap mentality of people and there attitude.

                                Hi, i had booked a flat in lodha amara on 23 july 17 at lodha amara on 23rd july 2017 in wing #10 flat# 2703 (Rera registration number - p[protected]), with token amount of rs.45000/-
                                Lodha head office - lodha excelus, level l 2, apollo mills compound, n m joshi marg, mahalaxmi, mumbai – 400011.
                                I had verbally cancelled my booking on 26 july 17 and formally sent email on 3rd aug 17, and requested then to refund booking amount of rs.45000/-
                                Reply i got from sales manager tarun agarwal (+91-[protected], tarun. [protected]@lodhagroup.com) is “at the time of sale it was clearly mentioned by my senior that booking amount is not refundable.in-case you require any other clarity we can meet at amara sales office for discussion.”

                                I hereby request your help to get my booking amount refunded. Attached with this complaint – application acknowledgement, payment receipt, email conversation.

                                  I have booked a flat on 15th august, 2017 in lodha casa epic fontana - c-1106 and paid rs 45, 000/- as a booking amount.
                                  Next day i came to know that directions were not provided to me properly when asked at the time of booking, so i wanted to cancel the booking because of misguided information.

                                  But they are not ready to refund.
                                  Since in my case they have provided me with incorrect information they are liable to refund my booking amount.

                                  Can you please help.

                                    I booked a flat in lodha, casa rio, riverscape d wing on the 18th floor. However, there are lots of problems with the construction and repeated follow ups with the pcma have yielded no results!

                                    1. During possession in march-2017 we had complained that the tiles in the living room were cracked. While they said they'd rectify it then i have not seen any action from their end so far. After following up and visiting them personally many times they tell me that they don't have the tiles and it's unlikely they can fix it anytime soon!

                                    2. We took possession in march and during the first monsoons the doors all jammed up. This is a pure construction issue and lodha now tells me that their 30 day warranty period has expired.

                                    3. The guest bedroom has developed a crack on the wall and following up is not yielding any results.

                                    4. The first monsoons and the living room starts leaking! I'm not talking about a wet patch but actual dripping of water from the ceiling. They've cleared up the choke after multiple follow ups but the patch still remains.

                                    What i've noticed is that policy for lodha only works when it favors them. A 30 day warranty is something they will wave at you conveniently but will not resolve any complaints in a time bound manner. I'm losing confidence in this group and their reputation is taking a huge hit. They should remember that negative word of mouth spreads faster than advertisements in newspapers.

                                      Lodha signed agreement for sale for two flats that i purchased at palava/dombivali - exotica - case rio gold. All the payments made including 2 years advance payment for society charges & maintenance with 18% gst which did not apply during my signing agreement! Nevertheless, after al payments made to last rupee, lodha is taking very long to handover my flats. I had requested for pre-possession inspection which they refused, is this allowed? My 2cr investment we cannot inspect!? Please advise recourse to take builder to task as delays to too high. I am unable to use property which is oc ready and my payments all done as per demands by lodha. No reason is given for delay either.
