I booked a flat in lodha splendora thane with booking amount given as 3 lac inr on 14th october 2018. After we swiped our card we received the booking form which we signed and then as communicated by sales person mr puspraaj we were suppose to get covered parking but in form he did not fill any parking details purposely.
When we received the booking form on email formally we saw that he has mentioned open parking in booking form as he purposely kept that column blank at the time we signed the booking form.
We talked to him over phone and asked for a confirmation on email. He did send email confirming tapered parking
Then we received a formal communication from lodha and there we saw that open parking was mentioned and pushraj confirmed that since there was system issue he could not tick the covered parking.
Point to note this formal email says this email will supercede all communications done so far and hence the email send by puspraaj becomes null and void for us.

I also asked for clarification on any other hidden charges and on possession date after i make all payments. No one till now from lodha group has made any commitment to it which looks very fishy.

In meantime we had some family emergencies in home so our funds got exhausted handling it. We approached mr pushpraaj on same and told him on all these aspects. At this time he did not communicate anything like we have policy that if you cancel flat then you will not receive money back. I haven't seen any such details anywhere in the form or was communicated to us in verbal or in writing.

Now we called sales people for cancelling the flat to which we get response that we would not be able to refund amount as per policy.

I would request team lodha group to refund my booking amount asap as any purchase which is done is for the final delivery of flat. The whole booking amount cannot be kept with the builder if we do not go ahead with the project.

I have not yet received any response from Lodha .. would require refund asap . This is very unprofessional to not even respond to custo.er queries ..

    Hi,

    I booked a flat at Palava Milano J with a booking amount of 99000. At the time of booking they didn't show me the location, later i came to know that location is far away. I insisted them to show me some other inventory which is near in that place. That time they refused saying they don't have any inventory. So i canceled my booking but now they are not refunding my booking amount. They are literally behaving like smart thief.
    If their flats are being sold why are they keeping our hard earn money stating its company policy.
    It's a sure shot bluff for buyers.

      I have booked property at pallava phase 2. Lodha is charged the interest and gst on interest around of rs.16, 979.00 for which details are mention in below :

      On 22.09.2018 i requested to team kindly send me demand letter or payment schedule for remaining amount as bank required. But on the same day i have not received mail from your side on the same day. Today (24.09.2018) morning i received a call from your team member regarding the payment. I said i have requested for the payment schedule but i have not received yet. After that he sent me the demand letter in that also you charged interest +gst on interest of rs.[protected]+581).

      Total interest+gst on interest charged from lodha to me is of rs.16, 979.00 which is not acceptable.

      On timely basis i already informed to lodha team member but still they charged the interest which is force to customer and this is financial harassment for the customer.

      I have already mail to mr. Abhishek lodha who is md of this group on his mail id abhishek. [protected]@lodhagroup.com to informing them this type of financial harassment is done from lodha group.

      Kindly do not make this type of financial harassment with the customer.

      Kindly reverse the interest with the credit note.

        Very unprofessional and degraded attitude. I booked a flat 3 years ago... The possession was supposed to be given in feb'18 then they postponed it to sep'18 and now making another commitment for feb'19. I am repenting heavily after booking a flat with lodha... They give false promises and commitments... They don't keep upto their words... Moreover at the time of booking the flat they give you such a royal treatment but once you get trapped in their net (After booking a flat with them)... You lose your importance... I have a recording of the conversation with lodha manager... You must hear it know the ground realities before booking a flat with them... The attitude with which lodha representative was speaking with was pathetic and disgraceful... You can ping me at [protected] to get the recording...

          I spoke with your sales team spoke with a sup who was rude and they kept on calling me 3-4 times for a property. Maybe you all allow me your personal nos let me call you all the time. Bad sales and customer service i wont buy a property if your selling it after this experience. Supervisor shared his emp id as 107080 iam sure its incorrect. Get genuine people to market!

            This is regarding possession of my flat, palava, lakehshore green, casa elite, t wing, gr 002.

            This is very disappointing and pathetic experience from a brand like lodha. We got an email confirmation from you along with possession letter in the month of june 2018. However, we were expecting this by april 2018 according to it was looking for school admission for my kid in aug to dec 2017.
            We confirmed you by returned mail that we don't want possession as of now after april-may, then you told us that if you are not taking possession it's fine but your maintenance will get start immediately from jul 2018. We then arranged the final payment to and ready to take possession in the month of august which we confirmed you by email with date of possession and time slot 30 days ago. And now it's just two days left for taking possession and your representative is saying that we will not able to give you possession as your flat is not ready and it will take another 30 days.
            This is just a nonsense.. I am not able to understand before sending possession letter (Jun 2018) to the customer you are not verifying from your team that flat is actually ready or not. Even after 2 months flat is not ready and asking for more 30 days to get ready. As per the agreement my possession date was dec 2016.

            26th august is our festive day but we make all the adjustment with our relatives just to take possession on that day. And now your team is saying flat is not ready.

            It's almost two months before you sent possession letter with out ready flat.
            We are not expecting such a irresponsible behaviour from a popular brand like you.
            I want a revert from your team on email with proper explanation.

              Hello sir,

              I am trying to reach you in very much needed hope of solution to my problem. I booked flat at lodha palava, mumbai last year. And due to medical emergency i had to use my savings in daddy hospitalization and pacemaker surgery which costed me 5 lacs 50 thousand. And unfortunately i had to cancel the booking.

              I requested lodha palava mangement to refund my booking amount as exception. But they denied. While i understand, there are oragnization policies but i also know lodha considers exception request for those in need.

              I have been trying to meet lodha palava management and sent them emails attaching my dad hospitalization bills but not hearing back. I don't see any difference between lodha or any other monetory driven commercial organization. When i was enquiring about flat, they were chasing me. And after i made the booking amount, i've been chasing them and now it seems they are not even recognizing me.

              I am not asking for any interest or anything extra. I am in need of money and requesting to return the booking amount of rs. 1, 82, 000.

              It may not be the big amount for lodha but it's a huge amount for average people like me. And lodha is not in loss if it refund my booking amount. Please please help.

              I bought a house in casa rio during the buying process it was all good, now they are charging me incorrect maintenance charges & there is no one who you can contact- no customer care no. no mails.

              worst after sales service I have ever come across. Better are those small builder than this rubbish builders who just want to thug money

                Mr Pramod From Finance team is Big fraud. He promised to get loan approved Of 70 % but the bank rejected the loan. If he is not capable to understand papers before submitting a loan application what is the reason of his employment. The delay caused by him was miserable.

                  I had booked 2BHK flat in LODHA PALAVA for 59, 85, 310/- on 28th July 2018.

                  At the time of booking they told me to pay 3, 06, 311/- rupees. Rest amount they will get from bank through Loan which is around 56, 00, 000 rupees. They discussed this with their loan representative and told me you will get 56, 00, 000 rupees from based on your Gross salary. I booked the flat by paying 90, 000 rupees and applied for loan in HDFC bank.

                  But as per rule, HDFC bank is paying only 80% so I am getting only loan of 48, 00, 000. Rest amount 8, 00, 000 i have to pay from pocket which is currently impossible for me. Now, they are saying you apply in another bank. I don't trust them now. I have contacted the sales representative "Nilesh.[protected]@lodhagroup.com" and told him to cancel my booking and return my booking amount but he is not replying to my any emails. His contact number is [protected].
                  But he is not replying to me any more.

                    I applied for an upgrade from lodha's palava project to casa viva in thane project. I was told by the sales team that all my self funding will be moved to new unit and it will be a very smooth transfer. It's been 3 months since i am trying to get solution but there is no resolution and i am made to run from pillar to post by lodha. Their sales team just knows how to sell their unit by giving wrong and false commitment. After that they do not even entertain the customer. I am now told that there wont' be any transfer of my self funding from old unit to new unit due to taxes. Ideally lodha should bear the taxes or should have been transparent while doing the deal. I am fed up of writing mails to lodha on resolution but don't think anyone there is even bothered to understand my concern forget providing resolution.

                    Got possession in april2018. Sine rain started massive seepage started. Walls wet, windows leaking. Last week part of the ceiling fell down. See pics. Very disappointed with lodha group.

                      I had booked a flat in the year 2009 in then project ‘Casa Univis ‘ Ghodbunder Road, Thane West. At the time of booking we were informed that for the oerticular flat two No of parking is mandatory requirement and accordingly booking was done in September, 2009. Flat No Cielo-D, 404 was booked with initial booking value. The resistration of the flat was done in year 2012. Due to some technical and administrative deficiencies of M/Lodha the construction work of Cielo-D was stopped by Thane Municipal Corporation(TMC). The work again started in 2016 with a completion schedule of April 2918. Many of families who had booked in Cielo D got the booking changed and got their flat changed in Cielo -A of same project and possession of flat was given during[protected]. M/S. Lodha had allotted the two covered parking to all the owners as per agreement e, g (P2 2142&2142A) in P2 parking. I got the possession on 5th. Feb.2018 and a paper was handed over to me related to parking space I dictated as P2 2070 & 2070A. M/Lodha has first allotted me the car parking as per the old parking cystem i, e P2 2070 and 2070A but after visiting the parking bay it was noticed that a blank area without any markings of parking slots. This action was a cheating by Lodha. After writing to them they apologised on many occasions and promised to do marking as early as possible. In the meantime they had started putting up the hydraulic system as sample at one or two locations. I put my reservation to this and requested them to provide me as per the terms and conditions of agreement but no action was taken by M / Lodha on my genuine demand. I fail to understand how a jack system of parking is considered to be two car parking? In no case this is acceptable as I had paid the amount Rs.3, 00, 000.00( Three lakh) in the year 2009.
                      Therefore it is requested that this matter may be resolved at earliest. Many mails have been sent to their Customer care and possession desk with escalating them to higher ups but went in vein.
                      Hope for a reasonable solution to my case.

                          My name is Anitha Menezes and I had visit upper Thane site of lodha group, upcoming building casa green ville in the month of February dated 4th 2018.though I liked sample flat and as sales representative Mr Nilabh and Ms Nishita also provided and negotiate on flat amount I did inform I would like to discuss with my husband and come along next visit to site for final decision but they insisted for token amount to pay and gave assurances of refund if cancelled, so I paid Rs 10, 000 token by post dated cheque and inform not to deposit cheque until final confirmation and your sales person Ms Nishita had called to check and after informing I would like to cancel flare yet cheque was deposited in bank stating it was erroneously got deposited
                          Since I reside at navi Mumbai and this site was very internal from station and will take 2years for built up so self had informed sales to cancel and today it's been six months and there is no email acknowledge or reply on refund nor sales Ms Nishita is attending our calls
                          We trusted on lodha group thinking its one of the trusted builder's who will never cheat but I guess local builders are more trustful as they commit on promise given to customer and do not make customer follow from door to door
                          I look forward Lodha team to arrange my refund at the earliest without any further delay as this is totally wrong image made by lodha group and customer's should never visit or book flats of lodha for giving false commitments

                            I had purchased flat in lodha splendora tirra a/p0004. Since the i had purchased this flat no one from lodha is resolving several design flaws that exit in this flat.
                            In last one year i had complained no than 100 times, phone record indicates same some important issues are
                            A-uneven sink hence water logging and hence unhygienic
                            B-poor quality bathroom tiles
                            C-poor wood work in bedroom/kitchen door
                            D - no drainage system for garden
                            E - smell from bathroom
                            F - different color tiles over kitchen platform

                              I inquired about the project lodha urban thane over the phone and also informed them that i will be visiting the site over weekend. Due to personal commitments, i could not visit the site for 3 weekends.

                              They kept calling me every week and one fine day when i said its not possible for me to visit the site this week as well, the customer service got pissed and informed, "if you are not interested why did you inquire".

                              Pathetic attitude towards customer even before sales.
                              Don't waste time behind them. Look for other better projects

                                We went to collect id cards from the palava easy lease office in riverdale building f wing in dombivali mumbai. However, the person from whom we were to collect the cards was not there. We were made to wait for 1 hour. The person had gone for lunch. Should'nt palava have a backup employee when one employee is unavailable. This is completely unprofessional. Is this the kind of service palava gives its customers once we have bought the house. Pathetic

                                  Dear Sir,

                                  There is a problem regarding security issues and safety as I don't want to discuss this issue publically coz I don't want to spoil the name. Security guard Sandip Chavan was really very harsh (SEC.SUPERVISOR) instead of solving the issue he said don't involve us this is the problem of whole palava and the brand is responsible for all this. Everyone is careless noone cares for nobody and palava brand is just a bubble and nothing else. No service no safety and no security. Management is itself a mistake. These were the words told by the security supervisor.

                                  Please look on this issue otherwise I will take action or file a case against Palava.
                                  And I want this security guard to be thrown out if palava city.

                                  I am sending below the attachment of I'd card of the culprit security guard as it is I am going to file a complaint against him in police station.

                                  Totally failure model no road grip, even when it slightly raining the bike skids, three times i fell down - NO ROAD GRIP - when driving by 40 km/hr.

                                  Less weight - when riding in high way it vibrates.

                                    During booking it was informed that the property is in taloja today when the address was given we came to know the property is in khoni village in taluka kalyan.

                                    1. Poor service.

                                    2. No site visit before booking as informed its company policy.

                                    3. Infact the sale person can't fill company name properly in customer chq. Due to which my both chqs get wasted.

                                    4. During the site visit the sale person on booking was not available nor he had given any detail to the person who was taking us in the site.

                                    5. Our milano actual site was not shown, reason infact the company person was not aware about that site.

                                    6. Whenever called you where busy, today also when i called you for my power of attorney work than you had informed us the proper address. Till now infact u where also not aware about the location.

                                    7. You too also denied every time when asked for the company brochure. You replied that brochure are finished and infact i will send the brochure on mail but till date no brochure received.

                                    it has been more than one month to contact/mail to lodha official ( n m joshi marg) but i have not received noc from oriental bank ( lodha construction loan -amt-1.25 cr in year 2007)

                                    it has been more than one month to contact lodha official ( n m joshi marg) but i have not received noc from oriental bank as loan of lodha construction amounting rs 1.25 cr in year 2007 has been shown by maharastra stamp and registration deptt on the site and lender bank is demanding noc copy of the oriental bank of commerce . Kindly provide it at the earliest .

                                      I made the final payment on 10th of may 2018 for my jodi flat at lodha amara. Two cheques were given at lodha office (Thana) both got cleared on 11th from my bank. I got a call around 15th that one cheque of 2 lakh odd is cleared and the second one of 8 lakh odd is not traceable in system. I was travelling out so have send one of my colleagues to lodha office where he was given confirmation that the payment is received and there was some technical error. I also got the mail for possession some 10 days ago. Now today again one akshita calls me up that the payment is not traceable??? In the past it has happened 3-4 times that the payment was made by the bank and the posting took 7-8 days of time and lodha charged me daily interest for delayed payment even when the cheques were cleared much before the due date. I am surprised at this kind of accounting system where almost every second payment is not traced. If i was charged interest then technically i should be given the interest on the same rate of interest for last 20 days. Moreover still there is no clarity on possession. I got the confirmation of one flat possession, could not understand how will lodha handover half the flat as mine is a jodi flat.

                                        On 13th april, i went to lodha sales office thane majiwada for enquiry of casa viva. Deal was done at 76.35lacs for 1 bhk & confirmed by sales officer that i cancel the deal & get refund with in one month for service related issue. I was asked to swap the card as booking amount 1 for the flat booked. I requested the sales person akahaya borani to provide the payment receipt, form & working price sheet officially., so that i can check with my home loan team for loan eligibility. But she said she will share the same shortly as systems were not working. I was continuosly doing follow up with her. After few days she told me to pay booking amount 2 stating that it was due on 17 april. I again asked for the pricing details, even i was following up with her team leader mr. Raghu. Attaching whats up communication.
                                        Without any pricing details i still paid booking amount 2 on 17.04.2017, as communicated by lodha sales person on whats up. Attaching the chat. As i was afraid of penalty.
                                        Still i awaited for the price sheet.
                                        Finally on 21st april i called lodha customer service person mr prasad attended, he inform me that my crm entry is not created and he is unaware of my booking, even mobile is unregistered. This made me more frustated & angry, i immediately requested to cancel my flat and return my funds.
                                        After calling 100 times and sending many mails for cancellation, lodha people created the crm entry on 27.04.2018 & have sent application form with dated 27.04.2017. By that time lodha people had illegally acquired funds from me like extortion, without any receipt for the payment made before form generation date. I am very surprised that their systems were not working for 15 days.
                                        This is unprofessional & irresponsible way of handling customer. Hence i request your kind intervention in getting my hard earned money inr 4, 15, 035 back in my account.
