I am your existing customer of omaxe city-1, my plot details shubhangan premium
Unit no. Sib/1496b.

I was taken this plot before 6 month and all payment was transferred before 1 may 2017 i was taken a loan for plot+construction. And that time all thing good and all is committed by the omaxe employees.

Now i am not able to construct my home because of your issue my plot design is not passed by panchayat because the rera rurals change before i was taking the plot no boby tell me this thing that i want to face this problems from your side.

And in current my sitution is that i am paying interest of 12000 /- per month and rent also going from my pocket now i am not able in the condition of to pay the intrest or emi from my side.

And every time i was calling to omaxe office they are not given me the right answer not picking my call also.

Please resolve my problem asap otherwise i will soceit in your omaxe office i dont have amount to pay double.

You can return my money and take your plot your give me the amount which i was get the loss from your side.

I want revert on this mail from your side don't take much time resolve the problem asap.

    I owned a flat and my customer id is bews/28.. I have been told that the amount for electric meter will b returned to me as the govt had revise the rate.. I came to the kalkaji headoffice in october 16.. Your customer care executive told me to submit a application regarding this.. I have given recieving of application also.. Almost one year passed everyone had got the cheque execpt me.. Last month i again went to the headoffice they said it will b done by 15th september.. They gave me personal no also.. But now not picking phone. I have called many times.. I request u to do the needfull at the earlist. I m sending the aplication also... Puneet... Customer id-bews/28 mobile no-[protected]...

      Sir

      Due to heavy rains water comes in my ground floor above flat. The drawing room, bed room all gets flooded. On 23rd July rain water flooded in my flat badly and the furniture of my tenant in the drawing room and bed rooms got damaged. This was reported to the facility plus authorities who have not done anything till date. They have informed us that this is project related problem. Please advise us how should we proceed to get this problem solved permanently.

      Even after charging so high maintenance charges Omaxe and its maintenance partner Shanvi is not providing even the basic facilities like Safai, Solar system continuously and uninterrupted.

        We own two flats in omaxe panorma city bhiwadi. These are jasmine b003 in the name of renu chauhan & vijay pal singh chauhan and other jasmine c 004 in the name of suman chauhan.

        The storm water drainage system is completely chocked as the pits at various places are filled with the construction material like sand brick pieces etc. The pits were covered without cleaning the pits which has resulted in back flow of rain water. During rain, the back water stagnates on the floor of the flats and it becomes difficult to stay in the the flats till it is drained by temporary measures.

        The issue has been brought to the notice of the maintenance staff several times but they also adopt the temporary method instead of cleaning the pits and the drainage line. Every time we have to request them to take measures to clean the line and they simply do it in a way that we should wait for the next rainy day and after great persuation they will come again to scold us.

        We have been timely paying the maintenance charges @ of rs.2875/- upto 7/17 and 2950 from 8/17. What is the justification of these charges when no one is going to listen to the legitimate demand of the maintenance.in case the grievance is not met out we will be constrained to stop payment as morally you cease to make any claim whatsoever. It is a moral teasing of the consumer.

        We request you to direct the concerned to take immediate satisfactory action to avoid any misgivings.

          We have been living in omaxe royal street bahadurgarh city from last 4 months. With 4 months the walls r in a worst condition. Material quality is not good and the curing is not done properly. I've attached the photos. We have formed a rwa. And we all will click photos ans publish in local newspaper and on [censored]book and whatsapp to show people what you guys are giving.

          I chalange you guys to drill any of your chosen wall and hang a photo frame.

            I made an advance for rs 18500/ towards a party for 200 person was booked. When before few days of function contacted club management shocked to here that neither club nor catering was booked. After meeting with omaxe management regarding booking and advance given against original receipt of payments it was told that the contract to run the club has been given to some other partner we can claim the amount to old contractor whose where abouts we do not know. We know tha the club belong to omaxe and we have given advance on omaxe behalf hence only omaxe can pressurise their contractor to repay the money

              As usha kiran passed away on 05.12.2016 her death certificate is submitted in december itself but Mr sumit not even bother return her stamp duty receipt for conveyance deed which is purchased from your company's legal consultant Mr B B Garg on 19.9.2016. I submitted surviving member certificate on 06.02.2017 & met several times to Mr sumit kent But he knowingly delayed the process and in last send me to your New FBD office saying that your File lying there his associate Ms Neha inform me to collect your receipt from kalkaji . Ms Neha & Pooja both knew all this ordeal . Please let me who will pay Rs 40000/- of stamp duty.

                Omaxe city, rohtak taking maintenance charges monthly but they are not concerned about that society.
                Omaxe city is look like village.
                I am totally dis-satisfied by omaxe office person's they have no answer against roads. Omaxe streets is looking like village street's.. All mud on street even we can't see the road also.
                We are living in a society but we think we took a wrong decision for investing money in omaxe.

                I put the complaint in Omaxe many times for making road of our streets but no action taken by them. Even they are saying this is not our project, please put the compaint in OMAXE H.O. What should we do??,
                We are giving maintenance charges on monthly basis,
                i want Satisfactory answer why Omaxe taking Maintenance Charges if they not intested in Maintenance.
                they have a good Society but Roads & Street's Condition is very bad in Villa's area.
                Please do needful help.
                I want the responsible person Name and Contact Number who have the charge of Maintenance in Omaxe City.

                  I regret shifting to omaxe city in sonipat in f- block. as not facilities are provided to us and we are facing many problems here whichwas not expected and there is no one providing us assistance properly or efficiently as authorities don't have time to work on our queries and they say we have many more work to do! please tell us whom shall we contact? so that we don't have to face these problems.
                  1. every time we touch water from taps there is electric shock and the workers are least bothered.
                  2.we are not getting our authorized land for which we paid extra amount to the company (basically garden area)
                  3.project head mr. harish kataria have no time for our issues.
                  4. we face many problems regarding sanitary work.

                    Sub: Cancellation of our Unit No.RRF/Block-A/Sixteenth/1601 in Royal Residency OCC Faridabad, situated at Omaxe World Street, Sector 79, Faridabad
                    Ref: Your SMS dated 05-08-16 cancelling the allotment

                    Kindly refer to above.
                    1. We had booked the above unit and made payment of Rs.650000.00 on[protected] at the time of application.
                    2. We got a letter dated 03-11-14 from you that the next instalment of part registration was due to be payable within 60 days of Initial Registrartion. In the application, there was no mention that the Registration was to be paid in 2 instalments - Intial Registration Money and "Additional Registration Money". We fail to understand what is the significance of Initial and Additional Registration Money. We presume that after our application, you would communicate us the fate of Application as to either Allotment or otherwise. In case, the unit is allotted, the application money would be adjusted towards towards Registration Money. Thereafter, the next instalment would be payable after 60 days from the Registration. We presume that the Registration is synonymous with Allotment. In fact, there cannot be any other interpretation. If there is any other interpretation, viz., Registration Money is synonymous with Application Money, then, it is a sort of blackmailing tactics to that the poor investors are duped with low application money and thereafter squeezing the poor investor by asking "Additional Registration Money." There was no stipulation in the application form that the Registration Money has to be paid in 2 instalments. However, we paid the amount asked for on the insistence of Sri Manmohan Daga, director of M/s. MBS Financial Solution P Ltd, then having their office at 6, Camac Street, Kolkata - 700017 who are your agent and through them and at the assurance of their good words about you, we were inclined to send the payment asked for although in all fairness, the way you have asked for the payment, is not at all professional and business like. We now fear whether the agent also may have vested interest in the whole episode.
                    3. After more than 4 months, a letter dated 15.04.15 was received stating that the Provisional Allotment would be done on 24.04.15. It was also stated that the priority would be given to applicants who would attend the site office on that date. We are investors from Kolkata and it is not possible for us to travel all along to Faridabad. I n all fairness, the attendance should not have been the criteria to prioritize the selection of the unit.
                    4. However, we were expecting your letter informing the allotment, but to our astonishment, we got your letter dated 16.09.15, after 5 months from the date of allotment informing us the unit allotted to us.
                    5. Therefore, effectively, you enjoyed our money interest free for about 15 months without starting any work.
                    6. Your next communication was vide your letter dated 02-03-16 informing us the schedule of payment required at the progress of work. However, the date when the progress of work is scheduled, was not mentioned. We were again astonished to note that next instalment was already due to 19.12.15, which we did not know. No communication was sent as to the date of start of construction. While you were so particular to ask for attendance on the date of allotment, you did not deem it desirable to invite the allottees to witness Bhumi Pujan or the Ceremony to start the construction. Instead, without informing the date of starting construction and due date of payment, you started to arm twist the investors by threatening us that our allotment can be cancelled. We were under the impression that we have married ourselves with a murderer, who is always after our blood by hook or by crook. Then there was tsunami of letters one after the other and the process of continuous flow of threatening letters started vide letters dated 12.04.16, 11.05.16, 04.06.16, 02.07.16 and finally SMS dated 05-08-16, which read, "Dear RRF/70, your unit RRF/BLOCK-A/SIXTEENTH/1601 has been cancelled due to non payment. For more details call at Toll Free No. [protected]. Thanks Team Omaxe." Letter dated 04-08-16 cancelling the allotment reached us on 12-08-16. How a promoter can have such a one sided, cruel, indifferent and irresponsible attitude towards an investors? You have not given any commitment, when the work will be done as per schedule of payment and also do not inform the progress of work and start demanding the money in most unethical and illegal manner. How, you can threaten to cancel without even raising your demand letter and informing the progress of work. Is it not your duty to inform the dates when the relevant work is scheduled to be taken up and send a demand letter when that work is actually taken up? Please behave in a rational manner.
                    7. We and our associates have invested a lot of money in your many other projects. Some are enumerated as below:
                    a) Riyaasat, Noida
                    b) India Trade Centre, Noida
                    c) Country Homes, Vrindavan
                    d) Hazratganj, Lucknow
                    e) Krishna Castle, Vrindavan
                    We, therefore request you not to extend so rude behaviour to your investors, particularly, when there is no smooth and timely flow of information from you end.

                      I bought east facing unit and later I was told by On site engineer that m flat is not east facing.
                      I have asking them to rectify it but no response.
                      I have been told by my agent that company wants me to pay more to resolve this dispute. I dont understand why I need to pay more when they gave south facing unit and are charging me for east facing unit.

                        Despite of my several mails and umpteen no. Of calls you have not bothered to reply even. The complaint is about 1. Construction area of the villa which is much below the area mentioned in your letter. 2. You nave not clarified about vat. 3. You are charging edcrs. 271 per sq ft more than charged to some plot holders.
                        Pl rectify the same enabling me to make full payment.

                          Dear Sir,
                          I (Sujeet Kumar Tiwari) was booked a 3 bhk flat for apartment name 'Naffle Homes' at sangam city Allahabad in June 2010 and was paid Rs. 1, 00, 000/- as booking amount. I personally went to their Allahabad office many times to know when they will start the work or return my money but their reply is same always that matter is with high court and we are not yet got the clearance. Now they are not lifting the phone also. I request them to refund my money with interest as soon as possible. Otherwise I will also go to coart for judgement.

                            Hi,

                            This is regarding the booking I have in Omaxe Plaza Lucknow. My client ID is OAL/299. I got offer for possession in the month of feb 15 last year wherein I was told that registry will happen in a month of two.

                            Points I want to highlight are.

                            1) While I was forced to take possession though construction was complete. I have the evidence for same.
                            2) When I asked to pay the due later once construction, I was told that I will have to pay fine if I am delaying.
                            3) The initial offer of possession letter that I got had clause that I will get 12% returns for next one year, but it was denied at the Lucknow office stating it was only for down payment client and my payment plan was construction linked.
                            4) I kept following it up with local representative at site for my shop's registry and he kept on saying that it will happen soon.

                            Now I know why this 12% of returns were mentioned as company was aware that building will get ready after 1 year only. I wanted to have a rented out with bank, and without registry it was not possible. Now it is a loss for me and I want satisfactory answer/compensation for same.

                              1) I had got registered with Omaxe on 18/07/2006, for allotment of a flat measuring approx 2000 sq ft, in their upcoming project in Omaxe City, Jaipur and had paid Rs 401, 000/- as advance registration amount.
                              2) As per the terms and conditions in the registration application, the company was supposed to allot the desired apartment with 12 months from the date of registration.
                              3)I was given a provisional allotment of Four bedroom + servant quarter apartment, with super built-up area of 2025 sq ft, bearing no 101 on first floor, in your project named “Victoria Tower” in Omaxe City, Jaipur, after a draw on 28th Mar 2009.
                              4) Since then (approx 7 years), we have not heard from the company about the said project.
                              5) It's been 9.5 years, since we made initial deposit of 4L with the company.
                              6) The company is neither doing anything about the project nor refunding the money.
                              7) All communications have fallen on deaf ears.
                              8) I would like to get my money back with interest.

                              There is no Victoria tower in Omaxe Executive Homez, Ajmer road Jaipur, and there is no such tower in Omaxe City on Ajmer road Jaipur. They have frauded you so go for FIR. They are building double the number of building promised in half of the area, no privacy and staff is behaving badly. Club house have not been completed.

                                There many dates given to me till date but there is still no possession happening although with this delay I have to bear loss of time money .. Now the registration cost also will increase .. Even case escalated upto CMD level but response. Very poor quality of workmanship, poor wooden work, spepage every where, overall bad construction detailing.

                                  Omaxe had launced acre scheme in 2010 Year for Developing a Hi-tech City in Lucknow and they have to alot 375 Sq Yard of plot to the investor after 30 month as Omaxe is a reputed builder despite of that they are not fulfilling their commitment
                                  Now after 60 Month they are saying to take money back despite of they are going to launch a Scheme
                                  How can they cheat like this...

                                  Dear Sir,

                                  I made an agreement with M/S Omaxe Limited on 10-Feb-11 for a land (plot) to be allotted in 24 months, at a cost of Rs. 1, 225, 000.00.

                                  As per the agreement, in the event of Omaxe failing to allot the plot as contemplated within a period of 24 months or is unable to make allotment of the plot in terms of the agreement for other reasons whatsoever, then I was entitled to a refund amount of Rs. 19, 25, 000.00/- (Nineteen Lacs Twenty Five Thousand Only).
                                  And in the event Omaxe fails to allot the plot within time period aforesaid or mutually extended period, I was having an option either to accept the allotment or sell the plot back to the First Party for a total value of Rs. 19, 25, 000.00/-. This amount was non-negotiable and as per agreement was meant to be paid by Omaxe to me within 30 days of exercise of such option by me.

                                  This option was available to me on expiry of 24 months (from the date of agreement).

                                  IMP: As per agreement if the ALLOTTMENT is made at a belated date than agreed herein and is accepted by me, then I was not entitled for any INTEREST on the amount PAID by me or for any additional amount as payment.

                                  Omaxe did not allot the plot till July-2014 (almost 42 months after the initial agreement) and on contacting them by phone, they keep on saying that they will do the allotment soon.

                                  In July/August 2014, they told (via phone) that they cannot do allotment as they were not able to acquire the expected land from Government and now they want to pay the agreed amount of Rs. 19, 25, 000.00/- back.

                                  PROBLEM 1: Even if I submitted the application of paying this money Rs. 19, 25, 000.00/- and cancelling the allotment of plot, I finally got the money on 11-Sep-15, almost 9 months after I submitted the application i.e. 24-DEC-2014 against the 30 days time frame which was LEGALLY AGREED in the contract.

                                  PROBLEM 2: The payment of Rs. 19, 25, 000.00/- was agreed after 24 months. OMAXE did not pay this amount immediately after 24 months and Illegally HELD this amount till 11-Sep-2015 and did not pay ANY INTEREST on this amount of Rs. 19, 25, 000.00/- from the period of 10-Feb-2013 (24 months after the Contract was made) till 11-Sep-2015. The interest at a nominal rate of 8.5% would have been around 5Lacs and they illegally kept this INTEREST with them and did not pay this interest. I had to submit the CONTRACT CANCELLATION request on 24-DEC-2014 to at least get the PRINCIPAL AMOUNT (i.e. Rs. 19, 25, 000.00/- ) since I knew that if I just wait for INTEREST AMOUNT as well, I will not get my Principal amount of Rs. 19, 25, 000.00/- as well.

                                  REQUEST : PLEASE HELP ME in getting my RIGHT and getting this INTEREST AMOUNT of around 5 LACS from OMAXE which they held illegally.

                                    I booked a flat with Omaxe Developer in Greater Noida in 2008 & same was supposed to delivered in 3 years time but till date developper in not delivering the flat.Now since I am moving out of country I asked them to settle my dues and give me delay penalty as on date.After months of followup builder is just playing around and assuring that flat will be delivered in next few years and they can not give the delay penalty, settle dues as its their policy to delay construction but not pay any delay amount, Below is the letter Ive given the builder few months back and their customer service is totally denying any delay penalty/or near term possession after 7 years of construction linked payments Ive done to them To Omaxe Build Home Ltd. Omaxe House, 7 LSC Kalkaji Ref : Early closure of my dues ; Ref xxxxxxx Dear Sir/Madam This is with reference to our booking in Omaxe Palm Greens. We will be moving out of country for few years and with reference to this relocation, We visited the site last week & were told that earlier possession date of October-2015 is being revised & it will be six more months before construction is completed. To avoid/minimize our international travel due to change in date of possession we would like to complete as many steps while we are in India for next few weeks. I would like to pre-pay my future dues (after adjusting delay penalty in my final payment) As per my allotment letter signed on 08/10/2008 delay penalty is applicable after 36months from the date of allotment, till unit is handed over. However due to my relocation I would like to waive-off any delay penalty after this date & request you to raise a demand letter for advance payment to settle all payments after deducting delay penalty as on date & allow us to complete all paperwork that can be completed as on date. I requested them to sign/stamp receipt of this letter which they did & now denying any action on my complaint.What's the legal recourse in this matter?
                                    I am planning a legal action & look to hire a lawyer who have handeled specifically in such cases with Omaxe developper

                                      I have purchased a 2 BHK Flat in Omaxe Heights almost 2 years back at almost 37 lacs(106, the Sphire) with the sole aim that we are going to shift to sonepat at earliest as my daughter is studying in nearby school Swarnpratsha Public School. we have been residing in Delhi and she is also plying from delhi daily bco'z of which her studies were getting disturbed, so we invested in this property. we were offered the possession by Mr.Mr. Ajeet (Care Taker deputed at Omaxe heights). I was offered the possession only after getting clearence from the maintenance company for almost by paying them Rs.40K even when we have not got the property but, they said it is must, so i paid the amount. When i took the possession i saw that there was seepage in the walls, but Mr. Ajeet assured to get repair the entire seepage along with other faults. This Mr. Ajeet also introduce us the contractor for getting our work done interior(like moulding kitchen etc.) i thought that since he is the employee of OMaxe so, he must be knowing well about the work of this contractor. I paid in advance Rs.4500 to him. He said that he will start the work. since i am working in an engineering college in Delhi and bcoz of office assignment i could not go and see that he has really started the work or not. I than called Mr. Ajeet to enquire about my work, I was shock to hear that the contractor was in jail in some murder case and Ajeet told that he has been absconding after taking money from so many persons in society. when i reached sonipat and met Mr.Ajeet than he told and introduce again me to a new contractor Mr.Sanjeet and said that sir he is a good person, give the contract to him and his known to him. i took the assurance from both and gave him Rs.25000 in advance. But all these was again a fraud and cheat by both of them. whenever i asked them about my work they said it is being done and will be handed over within two months, by the time I Got ill and was hospitalised because of high BP and Sugar. The temprature was not going down 104 inspite of being admitted in hospital. Doctotr advised me for a complete rest as i was not even able to walk because of the pain in legs and couldn't drive bcoz of which we couldn't see our work. I told both the contractor and the Omaxe employee that i am very sick i cannot come, but again Mr.Ajeet assured that our work is being done by Contractor. after almost 5-6 months i have hired a taxi and went over their but i saw that my work was not done but also broken the entire kitchen slab and fitted the almirah base which i stricly refused to as it was too costly for me to pay. i told him that why he has done like this, he said sir sara kaam mai kar ke doonga, but i told him not to start the waork for which we have not agreed upon. we agrred only for the IRON gates and balcony covering. after repeated visits i saw that the work was not done. i tried to call the contractor but he gave every time the escuses that either the key of my flat is with someone who has gone to purchase material from the market. This happened and continued for almost 2 months. I was not even able to see the flat nor my work. One day i visit surprisingly and saw that iron welder was doing some job at my flat on enquiring he said that Mr.Sanjeet has told us to work here. I said how could you use my Flat on commercial purpose and that too doing work for others whereas my work hasn't been started and that too when i have paid to the contractor almost 3 lakhs. he said you talk to your contractor. i called him up to enquire he said that either you pay the money in full than only the work will be done. i was in trauma that how he his talking. He said that the amount you have given was already spend on your work. i told him the work which i assigned was not done and ask him to return my money. he has refused and rather threat us to stay away from them. I was also asked for the security which was amounting to almost Rs. 40k by Mr.Ajeet as the maintenance charges and electricity bill. I asked Mr.Ajeet that how has that contractor used my flat and was doing his business from there and how it was not brought to my notice. He is also involved with them. The status of my Flat till date is as it was during possession, seeing that the walls were getting too much damaged i made my mind to get fitted the Tiles and that too after discussion with Mr.Ajeet. We hired the Mason Shahzad who introduce us as a contractor for omaxe. He did our work but also asked for the help from my wife for Rs.30K with the assurance that he is an employee of Omaxe and my wife also thought that since he is an employee and is doing work here so she helped him. when our work was finished and my wife asked for the amount of Rs.30K He started threatning my wife and said that he will kill her if she again ask for the money. My wife and myself complaint the Project Manager in Omaxe at sonepat. They said that their is no one with such name working in Omaxe. we were shocked that how is it possible that the employees are working in omaxe without the knowledge of the Incharge over their. Finally one day after repeated request to the project manager he was called in Project Manager office and we were also called. when again my wife asked for the amount he again started threatning us. than i have to call on 100 and inform the police. When police came and asked to the manager he said that he has run from the society. The Manager said that he will deduct the amount from the balance payment to be given to the contractor. he also gave us the mobile no. of a person for whom Mason Sahzad worked. We haven't received our amount till date. Importantly my flat is in a condition of seepage in walls, washrooms etc. so many time the engineers from Project department have come and saw but it is as it is and nothing has been done by them. Moreover for fitting a tap in a flat the plumbers of maintenance department are charging Rs 1500 even when every hardware items being purchased by us. I don't have money to fit tiles in the entire walls. i am a salaried class person working in an private engineering college. I have already taken a loan for which i am paying almost Rs.40k as installment from the last two years. also i am paying Rs15k rent in delhi. As i cannot shift in Omaxe because their is no security. i cannot pay for the maintenance which i have not been using. I have already been under karz for Rs 35 lacs plus i have spend almost 7 lacs on repair and 1.4 lacs on registration charges etc. so it is my humble request with folded hands that the Consumer authorities should help us out in getting out of this trauma . I want to file a case against these cheaters and Mafia employees who are their to cheat the customers. Even for piking up the slump from my house they are asking for money. what is the maintenance meaning. Is anybody going to explain to them. So, I agin request you to please help us out.
