I am owner o[censored]nit 1905 in CB-2, Capetown, Sector 74. I have recently received offer of possession letter with lot of bogus charges including late payment charges, labour welfare and escalation charges. I bought this unit 2 months only. The executive (Bhawna Chopra) from Supertech took 34 days to send me the booking form and allotment letter with demand for remaining payment. I made full payment within stipulated time of Demand Letter date + 30 days but I have been charged for late payment even before they were able to issue me a booking form (booking date + 30 days). This is highly unethical. I have been sending daily emails from past 2 weeks to Saurabh Tripathi, Sachin Nagar, Manish Pahwa, CRM, Bhawna Chopra ( all sit in Supertech HO, Sector 58, Noida). I have not received even a single response. Can someone provide the escalation mechanism for this dispute.

    I booked a studio apartment in Eco city project sector 137 noida in June 2011. The possession date as per agreement was dec 2012. However the project has been delayed indefinately. Now even after 2.5 years delay, there is still no news on handover date of my unit. On followups with the company officials I am always been given incorrect handover dates which keep changing after every 2 months. In my last correspondence in May I was given handover date as Aug 2015, however the project is still not complete and there is no news on handover from the company.

      We have booked a flat in Cape Town -Sec-74 Noida -CS-10 Tower-Flat 1901 in February 2012 and it states that the we would get the possession of the flat in Feb 2014 and as per the agreement. Another Six months of delay was mentioned.When we enquired at the main office in Sec -58, they gave us the assurance by May 2015, we will get the possession letter but its been three months and no letter has reached us as yet. We want to know for sure when we will get the possession letter and again as mentioned in the agreement the company will pay a penalty of Rs 5 per square feet for any delay after the six month from the due date. Waiting for a quick reply.

        I am victims of this so called fraudulant Supertech. This real estate company has cheeted me . I booked a flat in Supertech Cape Town in Jul 2010 and was told to get possession in Oct 2013 but now after a delay of 2 yrs they are offering possession with an escalated price. They have not given compensation for their delay in construction but on the contrary charging interest as penanly from us (Rs 1, 55, 000.00) though I have paid all the instalments as per their demand. It is really surprising. Moreover they are asking Labour charges and other misc charges. It is not possible for a middle class family to bow down to their high demands of payment which is not appropiate and correct.

          Its been almost a Year from the date of hand over of flat to the customers and people are waiting to get their flat registered but the Supertech Team is not giving proper reason for delaying of registry. Moreover they are least bother for the Flat owners if the flat owners face any problem like if they want to go for top up loan they can get only once the flat is registered. Can you expedite this and provide a final date for Registry of flat or else be ready to to pay the Interest for such delay and harassments

            • We booked a flat in Eco village II and we were allotted unit E2- 703 in Eco Village on 1-9-2010. This flat was in construction Linked Plan and loan was sanctioned by IDBI. • In July 2011 Hon’ble supreme court gave the judgement regarding Shahberi village. Our unit was affected. Bu this time i.e. July 2011 we had paid a sum of Rs. 6, 37, 462 to Supertech • After the judgement we demanded we demanded our money from supertech with interest which they refused and offered us a unit D2- 1901in Livingston. • For this they got an acceptance letter signed from us in which it was clearly written that the new unit will be on the same terms and conditions and supertech will inform the bank and we will sign all the necessary papers. • We did not agree for unit 1901 as we wanted on a lower floor. Supertech people told us that for the time being you accept it and later on we will shift you to lower floor. Supertech allotted D2-1901 in Livingston on 17th September 2011 • The payment schedule for 1901 was • Installments • Inst. date • % • Amount • Booking amount • 1.8.2011 • 10 • 346, 704.00 • Within 30 days of booking • 15.9.2011 • 85 • 2, 94, 6980.00 • At the time of possession • 31.10.2012 • 5 • 173, 351.00 • • • Total • 3, 467, 035.00 • Here interesting point is we signed acceptance letter on 10th August 2011. But SuperTech people can see future so they made this payment schedule. • We kept on contacting Supertech people to write to bank for swapping of loan. Finally on 29th Jan. 2012 (although the date in letter in 29th Jan. 2011) SuperTech wrote to IDBI Bank for swapping/ Transfer of property. • On 6th March 2013 Supertech reoffered us unit D2-501. i. e. at a lower floor in the same tower. Now see th the payment schedule • Installments • Inst. date • % • Amount • Booking amount • 1.8.2011 • 10 • 346, 704.00 • Within 30 days of booking • 15.9.2011 • 85 • 3, 94, 6980.00 • At the time of possession • 30.04.2013 • 5 • 180, 074.00 • • • Total • 3, 467, 035.00 • Here interesting thing is in the same tower we could have possession on 19th floor in October 2012 and for the 5th floor in April 13. • Can anybody who receives the letter in March 12 can go by this schedule. When I asked the dealing hand at Super Tech he said “ MamY ye to formality hai. Aap logon ka to case hi alag hai . Aap is par mat Jaaiye.” We believed supertech and this was the biggest mistake we made. • They started demanding swapping charges from us. For which we had to waste many casual leaves, just to go to SuperTech office and argue. Finally the matter resolved. But we went through a lot of harassment. • In March 2012 we were told that in IDBI there is no such provision of swapping of loan. So we will have to first foreclose our earlier loan and then apply afresh • We applied again and paid the processing fee for the same which Supertech promised to adjust at the time of Possession. Later IDBI refused to sanction the loan because some technical paper was missing from Builder’s side. • We were told to apply in India Bulls. We applied but again since the technical paper was missing. Loan was not disbursed. • Finally loan amount was disbursed by Corporation bank in July 2012. • There after for the last three years there was nothing. • Now in May 2015, Supertech gave us offer of Possession. In this they charged Rs. 5, 41, 767 as interest on delayed payment. This delayed payment includes the time before the judgememnt of hon’ble supreme court. As if Supertech people knew the judgement in advance and they also knew that we will shift to Livingston. Really surprising. • When we visited supertech office, they said we can’t do anythong with financial component, Only director can touch this component. Now for the last 3 months we are being harassed both physicall and mentally. At least five times they have given us appointment with the director. When we go there director is not there. Then they will say “ AAj to sir aaye nahin. Waise roz 3 baje aate hai” you come on That day. • When we met the CRM person he said “ aapaka case theek se present nahin hua hai ye component to lagan hi nahin chahiye” I will talk to director and present your case. • Now they have sent us a revised demand letter in which now the interest on delayed payment is Rs.3, 06000. • Moreover, in the offer letter we were given open car parking. Now they are asking additional Rs. 77000/- for car parking 1. we are being charged for delayed payment whereas delay was from builder's side not from ours. 2. builder has not given any penalty for nearly 2 and half years delay in possession. 3. In allotment letter we were given free of cost open car parking but now we are being charged for it. 4. for the last three months after many mails, visits and telephones to supertech office till date we have not been able to meet director. 5. we are being told again and again that if anything can be done. that will be by director only. so we are helpless. We have been cheated by supertech builders. It was delay on their part that they did not give the bank technical paper. Moreover, builder is not paying any penalty for delay in possession and charging us unnecessary. We want that this interest on delayed payment and parking charges should be waived off and we should be appropriately compensated for our harassment.

            Your complain and problem is very genuine.
            I am also suffering from same problem.
            My earlier flat was in ecovillage 2 later shifted to Cape Town.
            Now they are offering possession with escalated amount.
            They are not giving compensation for delayed construction and on the other hand penalised us for late payment.

              Hi, i have purchased a flat in Supertech Green Village, Meerut - Flat no. - F-1201, Name - Gaurav Rastogi at the time of agreement it was not told to us that there will be extra charges like - Labour welfare and water connection - and they send the demand letter with interest charges, but there is no detail how the interest is calculated what is the rate of interest . only 90000+service tax amount was remaining but final letter is of 2.53 Lakh . please check this case and remove these extra charges .

                Respected Sir/ Mam, This is to bring in your attention that i Sidhanshu Dhall had booked a flat with Supertech in their project Basera in Sec-79 Gurgaon through Investors Clinic, for which i had issued a DD of INR 100000 on[protected].I had requested a cancellation for the same which was obliged by Investors Clinic by issuing me a NOC on 01 Oct 2014 since then i have been following up with them and i am not getting any response from either of them. I have by now completely lost hope Supertech employees are all shameless people they have harassed me a lot I sincerely hope that you guys can help me out in recovering the amount. Kindly help me with what can be done to get the full amount recovered.

                  Builder is chore. I had booked apartment in Cape town phase 1. Made 100 percent payment as per demand. At the time of offer of possession they have made demands which are not part of even Builder Buyer Agreement. They have charged interest of Rs 53000. They are not even paying Rs 5 per sq ft for delayed possession as mentioned in the Agreement. Planning to go to consumer court. If anyone interested to join. My contact no [protected].

                      1) Cheating ( Amounting Rs 5 lacs) in basic price. 2) Floor of flat being offered is not as committed at the time of booking. 3) Possession not offered at right time as committed. 4) Relief of Rs 5 psf pm ( Amt Rs 36000 ) not being given for delays in offering the possession. 5) Extra undue charges ( Amt Rs 2.3 lacs) are being demanded at the time of offer of possession. 6) Pre-possession works not completed at the time of offer of possession. 7) IFMS charges ( Amt 57000 ) cheatingly converted into PLC unduly.

                      Supertech limited like many other builders is exploiting its customers and taking undue advantages unilaterally, in abscence of Real Estate LAW / REGULATIONS- as enlisted below -
                      AT THE STAGE OF BOOKING :-
                      (1) it is accepting significant quantam of money (10 to 15% in many Lacs not just a token money in Thousends) from customers even before signing the "BILATERAL Agreement".
                      (2) most of times it is not ensuring to serve an advance document containing "TERMs & CONDITIONs" at the time of accepting booking money from customer.
                      (3) money accepted before signing "T & C" document is not being refunded to customer with or without usual or higher interest, in case customer finds himself not satisfied with the deal due to any reason whatsoever.
                      (4) instead customer is informed that his deposits are converted as EM (Earnest Money) and is threatened to forefeet the same in case of disagreement with the deal ( which was not bilaterally signed by that time ).
                      (5) customer is then pressurized to sign the ALLOTMENT AGREEMENT letter, unilaterally drafted by the builder. For any reluctance/delay in signing this (so called) agreement, customer is held responsible & threatened to impose a panel interest @ 2% per month on total amount of deal or otherwise to cancel booking of flat by forfeiting the advance deposits considering it as EM.
                      (6) in absence of relevant LAW/REGULATION, customers have no options and are forced to enter into a endless agreement to be exploited for ever by the builder.
                      ********************************************************************************...
                      AFTER AGREEMENT ( which is unilaterally imposed)
                      (7) subsequent demand letters are sent to customer without giving them sufficient time to arrange timely payments. On any delay customer is charged a huge penal interest @ 2% per month.
                      (8) Builders intend to delay the handing over the possession of the flat because they draw profit out of it- enlisted below-
                      (i) Builder have made a provision in their own interest for availing a GRACE PERIOD allowance of SIX months while to customer they are allowing only a GRACE PERIOD of ONE month only.
                      (ii) Builder does not make himself liable to pay a penal interest of @2% to the consumer while they impose it upon the delays of customers.
                      (iii) Builder usually raise a demand for final payment much before completing even the PRE-POSSESSION WORKS and again get a chance to impose a penal interest @ 2% in case of non-payment / delay on account of incomplete works.
                      (iv) Builders are found defaulting even after receiving 100% payments and fail to deliver the flat in READY TO MOVE IN condition but the put customer in such circumstances they have no option but to accept the possession of the flat even with incomplete and substandard quality of work.
                      (v) Thus builder saves himself from paying the penalty @Rs 5 psf per month, as he succeeds to minimise this period of delay on his part by pressurizing the customer to take early possession even with incomplete / substandard w ork conditions.
                      (vi) Builders safe guard themselves from penalty due to delays on account of NGT or LEGAL bottlenecks, but consumer's interests suffer the most on this account.
                      (vii) Penalty clause of AGREEMENT does not contain any provision for WITH-HOLDING the usual 10% or 5 % payments for 1 or 2 years to ensure any quality control upon the Builders.
                      (viii) Builders hardly respond to any quality / breakdown due to quality, issues after handing over possession of the flat.

                        Supertech Builder is asking for more money (illegally) than agreed in allotment letter. They are asking for Labour welfare charge from customers which was never mentioned in the allotment letter. Additionally, they are asking for Water connection charges which was never mentioned in the allotment letter. Similarly he made lots of false commitment during the call. DGM Mr. Anil Kapoor who is CRM head is also a totally frustating charactor: I talked to him on his mobile number :[protected], but he always says that he is very old age person and this is his last assignment in his life (professionally) and always says that it is builder's decision, he can't do any thing regarding these charges.

                          Hi Team, I have bought a flat in Supertech Livingston, Crossings Republik in year 2012. It is in Tower F. I took this flat with down payment plan i.e. 10% on booking, 85% within a month and rest 5% on possesion. S. NO. DUE DATE OF PAYMENT AMOUNT(Rs.) REMARKS 1 17.08.2012 326, 214.00 Booking Amount 2 16.09.2012 2, 772, 817.00 Within 30 days of booking 3 28.02.2013 163, 107.00 At the time of possession However, I received the possession letter on 10th April 2015 (more than 2 years later). In the possession letter, there were following issues: #1 - Late payment charges - 3, 749.00 #2 - Escalation charges - Rs 30, 811 #3- Possession delay by builder There is no mention of any interest to be paid by builder for late possession. After a hard time of follow-up, Pooja Diwakar from builder team agreed to pay Rs 99, 750 on Apr 23rd, 2015. However, they are not replying after so many follow-ups. I also escalated to CRM team many times, but there is no response from builder at all. I have tried calling all numbers, but they behave like they have not received any email. I have agreed to pay #1 and #2, given they pay #3. But it's really frustrating to follow-up continuously without a single response. I have the complete email that how many times I had tried to follow-up. Please help me to resolve this issue. I am outside of India and builder is harrasing me by not replying my emails as I cannot go to builder's office and ask the questions. I am afraid that builder is not replying but will charge more interest on me instead of delay at their side.

                            Dear unsuspecting Home Buyers, Beware of a fraud going on since April 2014 by Investor Clinic and Supertech Limited, both hands in gloves in the name of booking for Affordable Housing Scheme in Gurgaon. The greedy agents of Investor Clinic are luring poor home buyers to book flats under Affordable Home Buyers Scheme in Gurgaon since April, 2014 and collecting money payable to Supertech Limited. Once it is paid, their Senior Sales Vultures will call you to to pay cash ranging 12-17 lakhs upfront, to get the flat allotted in your favor. At this time, they never check if you are eligible or not. If you pay the money, consider it has usurped. If you use your wisdom and refuse to pay, they will stop replying your calls and emails regarding the booking amount paid by you. In case you decide to approach Supertech, they will cordially 'misguide' you to fill a from which cost Rs 1000 (do n't know if this form is genuine and money is being passed on to Haryana Govt). Neither applications have been filed nor draw has taken place in last ONE YEAR. No body will tell you if you qualify or not OR when and how will you get your application money back. All your hard earned money remains with Supertech, indefinitely. In return you will get only false hope and no action. If you try their CRM number, they will never respond. CASE IN POINT : Investor Clinic's agent collected a DD of Rs 1 lakh and Cheque for Rs 1.86 lakhs in April'2014. Did not get any form filled. Nor gave any receipt. When we contacted IC team, after 6 months follow-up we could only get a scanned copy of receipt issued by Supertech, just for DD. In Dec'14 one of IC employee Mr Saraff contacted telepathically and asked for 17 lakhs in cash, promising 100% confirmed allotment (we have recorded the tele-con). This made us to suspect their intentions. We refused to pay CASH and kept asking for status through emails, for next 4 months got only sorry/thank you emails without any details or useful information from their CRM executive Mr Pradeep Mehrana. He courteously lingered on without providing any information till date. Finally contacted Supertech Gurgaon office and Met Their Amit Solanki (another well groomed CRM manager) who informed that - a. Draw will be held in Jan15-Feb 15 (not yet decided) b. Application form was required to be purchased and filled. It will cost Rs 1000. When I read the form, I was surprised that we were not eligible to even apply, forget about getting the allotment. Realizing this, I submitted an application for Refund of Rs 1 lakh with interest for one year, in Jan'15. The application has been acknowledged with advise that refund will take 3 months although money is with Supertech only. (Slow organization, bad intentions or bankrupcy, we don't know). For past 2 months no response from Supertech. Now even calls are not being received. Does anybody has Mr Arora's Email ID and his whereabouts ? We hope that atleast some wisdom will prevail unless they are really thugs and crooks as realized by other customers. Any body, who has already suffered same fate, may file law suit and also approach Director-Town Planning, Govt of Haryana, Chandigarh or approach CNBC - Pahredar to do the story on Investor Clinic and Supertech. My conclusion : INVESTOR CLINIC is a group of very UNPROFESSIONAL Thugs and crooks. They work in connivance with equally Greedy Developers like Supertech to grab your hard earned money. Lure you with big Advertisements. Noticed that no advertisement is being released by Developers ? This is a ploy to circumvent legal responsibility. All lies must be spone by DALALS like Investor Clinic. No investor should go to Investor Clinic. Its actual Investor Slaughter house. Vultures like SUPERTECH are thriving because of Investor Clinics at the cost o[censored]nsuspecting customers. Off course, Haryana Govt is pretending to be unaware of this DIRTY GAME of Affordable Housing.

                              Never buy home from supertech. Resaon:- 1- Very Poor Monitoring system:- There is nobody in organization who ask to junior about their mistakes 2- Very Poor customer service:- If you will call on their toll free number you can not register any complaint, you just can take information, if you mail them you will get only automatic reply that you will get reply in 3 days, but there is no reply 3- Never adhere to deadline:- There project incharge is so good that they never adhere to deadline. they are very big golibaj You will only get tension nothing else so do not purchase home from supertech

                                Hi All, I have booked a flat on 29 September 2014 in Eco Village-3, supertech noida in subvention scheme by giving 1 lakh rupee cheque through investor clinic agent. In the subvention scheme I have to pay 10% of total flat amount and EMI will start at the time of possesion. So I given the remaining 2, 53, 720 Rs amount cheque after some time. At that time the navratra scheme was going on in which club membership, car parking and lease rent was free. After 10% of payment I got the booking form soft copy on email in November from supertech. Now the problem get started: 1) According to broker floor plc rate the 2nd floor plc rate should be 100 Rs. But on booking form soft copy it was 200 rs sq/feet. So I conveyed this to broker and finally investor clinic agree to pay 70 rs and 30 rs I have to pay from this extra 100 RS plc. At this resolution took around 2 month. 2) Then issue came up of club membership and lease rent chages. They had not put the club membership on booking form but lease rent was added. When I confirmed with supertech authority that by default club membership free for all, thats why its not included or its mistake.Then they said that if its in your scheme then it should be printed on booking form. So I raised this issue and finally this issue also get resolved. Overall these issue took 4 months to get resolved. So when I went there to sign final agreement, they told me that during this whole delay of 4 month, you have to pay 2 lakh as a interest charges. According to them, after 10% payment, the remaining 80% amount(in my case around 30 lakh approx) should be transferred to supertech. So it took four month to get these issue resolved, they keep calculating there interest charges(per month avg 50, 000 rs). I discussed with them that all the decision making authority is at your end. They took the time to resolve the issue. Untill all issue not get resolved how a person can give another 30 lakh Rs. Also the things which I should get by default, I have to take it by asking each and everything. But all this gone in vain. Finally I decided to cancel the unit due to mental harassment and this un-supportive behaviour and sent an email regarding the same.Then I got the letter for cancellation and booking amount forfeit due non-payment of 80% amount. They said its in form which you filled up for the booking. But my point is: 1) I was willing to buy the unit, thats why I saction the loan from indiabulls within one week of getting sanction letter. 2) Due to this lengthy process and mental harassment, I have to cancel the unit. 3) Also after this whole process finally they become agree to give me all which I should get in my first booking soft copy. So its become clear that they are trying to cheat the customer. So I want the suggestion how I can get my full refund and what steps I should take. Also I want that they should penalized for this type of behaviour and cheating. Thanks, Vijay

                                  I booked a flat by filling up EOI form at HillTown project. During booking the price quoted was somewhere around 60 Lacs inclusive of all the charges and taxes. However, when I received the final cost sheet from Supertech, i found that charges were highly escalated. Moreover, the unit was allotted to me without my consent. Considering all these facts, i decided to cancel my provisional booking and thereafter, i have been chasing for money. Earlier they used to tell me that CEO approval is awaited for refund, but when i met him and asked for the approval, he told me that i have give my approval for refund. After getting his approval, i tried contacting the CRM team again and asking for the refund, now, they are saying company will not refund the money. Do what you want to do. We will not refund.

                                    I came in contact with Supertech sales team when I was searching for an apartment for investment purpose but due to some family I was not able to make the deal. But still I prefer Supertech over others as they have very good projects and very reliable team support. I have decided that whenever I am going to buy property I will book a flat only in Supertech project.

                                      Supertech Limited having head office at Noida Sector 58 is involved in Unfair Trade Practices and harassing and arm twisting the customers to extract money beyond the agreed amount at the time of possession, apart from causing delay, creating bad quality buildings and earning bad reputation without even having a drop of shame on the face while looting innocent customers. Customers like us which are first time buyers, trust there sales guys while purchasing flats but actually end up signing Alottment letters with hidden clauses and verbal False promises made on behalf of sales Staff, which Supertech then uses at the time of possession to extract money beyond agreed amount. To my surprise they also charge you for Bank Delays, by not communicating to you in Time about Pending payment from Bank, I booked flat in July 2009 and My Possession letter was issued to me last year 2014 however they are still not handing over the flat and asking for unjustified demands even after delay of project by 3.5 years (Promised to deliver in Dec 2011).My Brother passed away in 2012, in between waiting for the dream of his own home, and did not enjoyed the benefit of the home while he was alive. The Director levels are feeding lower levels and encouraging them to harass customers, so that customers submit to their demands.Surprisingly these poor Supertech lower levels are provided petty incentives to commit such frauds and harassment. I am a person in IT company . and to All my fellow colleagues working in IT industry in NCR, if you think I am even 1% right, think 1000 times before you buy, even a single squarefeet in Supertech Projects, To end with I would say all other builders are practicing such things but they are quiet flexible in negotiations at the end but Supertech is a tough nut to crack...Goons..So think before you take any step buying in Supertech Project, and if you really wanted to go with Sale and Purchase in Supertech, go with Individual owners not Supertech, and before that ask the owner to clear of all dues including transfer charges...I am writing this blog after getting harrassed and do not want others to go through the same...Please share this message with crores of Brothers and Sisters in IT In and around NCR and India...I am still waiting for the handover of my Flats in Supertech CZAR suites in Greater Noida ...wishing that ...LET THE TRUTH PREVAIL...
