I have booked an independent house, which is under-construction.
Project proposal: 98 villas, Project is in approved list of prime bankers viz. SBI, HDFC & ICICI, etc.
Sale consideration: 38 Lakhs & proposed date of completion: March, 2019.
I have arranged 8 Lakhs from my savings and approached Axis for Home loan after seeing Shubh Aarambh Scheme in Dec, 2017.
30 Lakhs for 20 Years was approved in March, 2018.
All houses are under-construction phase. Most of the buyers in that same project have gone for home loans from SBI, HDFC & ICICI. Part disbursements were released for them based on Sale agreement & TPT Agreement according to the construction phase & builder demand letter.
Currently, my house is at the stage of ‘Plinth beam’ construction. As per the sale agreement, 8 lakhs is due to the builder.
When I approached Axis for part disbursement, Axis is insisting me for SALE DEED instead of TPT agreement. Currently, my house is at the early stage of construction (Plinth beam stage) and it is too early to go for registration. It may please be noted that none of the buyers have registered their property in that project, as of now. Typically, once the construction stage is over, the buyers will be interested to go for registration and take the possession.
While all other prime banks are accepting TPT agreement to proceed for Part Disbursements as per the construction phase, Axis is not willing to accept the same methodology.
Nodal officers are repeating the same whatever sales team is saying without escalating this issue for alternative solution such as TPT agreement.
I don’t know what to do. Please suggest me how to proceed by looking at customer perspective.
Processing fee was levied and my original agreement of Sale including blank cheques are with Axis bank.
Shall I drop my home loan processing with Axis at this stage and start again the whole home loan process with other bank such as SBI. Axis sales team informs in the last minute that it is Axis policy that SALE DEED is mandatory for part disbursement even for under-construction properties. I was neither informed about this part disbursement policy for under-construction houses earlier prior to home loan process initiation nor available in Axis website, as well.
Kindly suggest me how to proceed further at the earliest convenience. Awaiting acknowledgement.
