Went to check the project. The same story, you book the flat they say, without looking at the property & progress. We are supposed to shell out Rs.1 Crore without seeing the project, just look at the model in their office, pay the booking amount & sign the papers. They think they are selling Gold. Also, the Club & Society Charges have increased . I have their latest Price breakup & price difference is Rs.4 Lacs since August, 2012 not because of price increase in property but miscellaneous charges like Club, Society & Infrastructure. Also, there are 2 infrastructure charges - Infrastructure 1 & Infrastructure 2. Check the property before proceeding. There is no proper information, arbitrary price hike, no site inspection citing silly safety issues. Are the buildings going to fall down on us? If so, should we be buying? What if the safety issues continue after possession?
Anyone taking legal action against Lodha Hyderabad, please let me know. As shared above they are very rigid and simphoning customers with hidden charges and taxes which are not transparent. Also, the possession dates are delayed by more than an year costing the consumer more than 25lakhs in interests.
I am really sorry to say this, we are roaming after Casa Paradiso for refund of Rs. 27000/- since 7 months. On october 24th we visited the project and they are forced us to swipe Rs. 27000/- for booking. If we cancelled that with in a week days, they said they are not going to claim the amount from the banker. We have swiped the amount. and told them within 2 days that we are going to cancel the booking. Executive said ok we are not going to claim. But, unfortunately the amount has been debited to our account. Then, our struggle started. Suprising thing is, booking executive left the organisation. Manager also left handing over case to some other person. We are unable to meet any higher authorised officer from their office. And the person is not picking the calls, whenever we are visiting the office, they are not coming out to meed. So, we have approached Head office, Mumbai. They are telling that, Refunds will be issued from Hyderabad office only. Now, the question is what to do in this situation, can we take action against Casa? Can anybody send their valuable suggestion please.

Lodha is cheat for that matter. Though he is a big and named builder, they are cheating openly with customers. Worst part is all their agreements are one sided and they are dominating the customers. In case of Casa Paridiso, Sanathnagar Hyderabad, initially, they showed in their model plan and promised that the club house will be within the casa paradiso compound, but later they have changed the plan without customers concern and moved out of the project. Now there is no security for old age people and children if they wish to spend their time at club house even after paying for it.
Initially, they promised that every customer will have their stilt parking, but later they started announcing that, they are in short of the stilt parking and only 70% of the flat owners will avail stilt parking and remaining 30% flat owners have to park their cars in open area. Which is ridiculous and shame on Lodha design.
Lodha is fraud and please do not believe in their customer care and the sales staff. They do false promise to achieve their targets without caring customers emotions and dreams.
Even i am the victim of Lodha. I had a dream of purchasing flat in gated society and that too in a reputed construction. But now, i feel that, i made a great mistake of buying flat in Lodha. I regret now. I could have purchased bigger flat in lesser amount in the same area with other builders.

Recently[protected] I have visited the property and not satisfied with quality and facilities provided by Lodha Casa Paradiso Sanath Nagar. I am sharing my feedback and might be helpful to others.
Earlier so many issues was faced by the owners, now most of the issues are cleared and it's ready to occupy.
Only 70% occupancy out of 724 units and existing residents are facing water shortage. What will be the future availability after full occupancy? (Now only 2 hours in the morning and 2 hours in the evening and upper flats are not even getting this much)
Ground water is not available so there is no bore water at all.
Builder is telling they had taken separate Manjira connection but it's not sufficient.
Property is having water recycling plant but residents began completing complaining about water's colour, taste.
Property is located in slum area and surrounded by some industries and shops.
Inner walls are not plastering and applied Luppam finishing directly.
You can see basement cracks and leaks in first constructed blocks. (Towards 2 bedroom flats)
Now some vacancies are available in Athena block C. but other blocks are finished 3 years ago. So community is 3+ years old.
Children play area is limited and not sufficient after 100% occupancy.
Builder is going to handover the property to society in next 2 to 3 months. As now it was maintained by builder and somehow neatness is maintained and after handing over the maintenance to the association has maintain same standards with 70 % occupancy funds.
Fateh Nagar railway station is behind this property and some Diesel fumes and sound pollution towards some blocks.
Club house is located outside of the premises. One should cross the road and Kids can't go and come alone.
Builder is collected advance maintenance charges @4 Rs per SFT for next two years. But this can be decrease to 3/3.5 Rs after handover to society. ( 1818 X 3.50 = 6363 Per month maintains charges)
Only limited stilt parking space is available and others has to park their vehicles in multi-level car parking. You can see some residents are parked their vehicles on common area which looks very odd. Because multilevel parking is little faraway.
Now Lodha is rushing to sell the remaining flats and they want to leave in next 2 to 3 months. No feature appreciation for this property and think twice before you buy.

worst sales manager ever - Aakash Mor mentioned he was the head, poor behaviour and was rue to customers. He refused to give the number of his boss or of the head quarter. Lodha had mentioned a price over phone - which they had advertised as well - when we reached the location they jacked up prices again. facilities and surrounding area are poor.

Always giving lot of torture to individual flat customers seperately with vague replies& harassment like, he says after paying 95 % amount, he will quit the venture if customer's go against him.Every thing he wants to do is one sided where no builder in India do this type of activities, keeping Corporate Brand Name Lodha.
We request concerned to provide guidance, provide our flats in time with the amenities that were promised at the earliest with registrations.
