I have book 2 BHK flate I have book flat Palava city dated 21.03.2015 dombivali . I have pay through credit card amount 27000/-. But sbi bank loan will give only 10 lakh.     Lodha builder does not bother about customer problem. I have a worst experience with Lodha builder. I have purchased one flat in Casa Rio Gold at Dombivali (E) They false advertise that they are providing world class colony. but in actually they are providing us a third class chaawl. Specially in casa rio gold, I never seen in my life any two adjacent flat drawing room balcony in 90 degree L shape means no privacy in your flat . At present I am leaving one hired flat in Casa Rio because builder not yet provided me my own flat possession. as per builder commitment they should give me possession November 2013. I booked my flat in 2010. This is 2015 but dont know when they will provide me possession. I am fed up with Lodha builder third class commitment. When I booked flat i thought they are a Brand name in real estate but sorry to say they are similar like other local type builder

      I have booked flat in CASA RIO Victoria in Aug-2011 and I had been promised by builder that the final possession will be within 2 years. Having said that they started asking for payment for each successive plinth so within 6-7 months they demanded and received all payments towards plinth but after that they started to show their real face. They started to postpone the fitout possession dates and from 2 years its already been 4 years and now today i got another email from them saying that the Fitout possession date will be June 2016. For developing 8 plinths they took just 6 months and for doing internal finishing work they can not do it in 3 years, this logic in unacceptable and very painful for middle class people who are paying rents and waiting eagerly for the possession. Whenever i send any emails to them asking for reasons they have standard email which they send without actual resolution. Please help us to sort out this issue as this is not a single person issue, this may get converted to big chaos if not taken into serious consideration. Warm Regards, Sumit Jha/[protected]

      I am sure there would number of people who might have booked in Lodha & have not got the possession. Lets Unite & fight against LODHA.

        We booked a flat in Lodha Fiorenza and the initial possession date was September 2014. But after taking 95% of the money for the flat, they first delayed the possession to January 2015 and now are unsure whether they will be able to deliver even by December 2015, a delay of 18 months. That date also seems highly unlikely with the current progress. From their side, if you delay their payment by even one day, they charge an interest rate of 24%, which is just absurd. And now when they are delaying, there is zero compensation from them. All the consumer's housing planning go haywire. Along with the loan interest rate, we have to pay our monthly rent as well. Anyone else facing the same issue? Any solution in the case?

          Sub : Not Refunding the booking amount on cancellation (Refund the booking amount Rs.-27000/-) I have booked 2bhk flat in LODHA GROUP'S upcoming project PALAVA CITY on 21th March 2015 .Till date, sales manager & all Lodha builders team, treated us very well. I was very impressed with their hospitality .At the time of booking also, they gave us very dreamy picture about this project .As a booking amount, we paid Rs 27, 000 by credit card. I have already taken house loan, so other bank loan is not possible and other some my personal problem. I have send mail for cancellation of flat but reply given below. 1st mail Reply dt.28 march 2015 Dear Sir/Madam, Greetings from Lodha !! You have expressed your intention to cancel the booking in Eviva-L-0902. We would request you to reconsider the same as The Downtown, Urbano has received wonderful response with over 1200 bookings in pre launch itself. Also, the base rate has appreciated and we are expecting a further rise in the same till the launch ends Also, as per the terms and condition in the application form, the booking amount gets forfeited if the application is cancelled by the customer. We request you to re think on your decision of cancelling the flat booked in the heart of Palava city before giving a confirmation on cancelling the booking. Please feel free to contact me for clarifications. Regards, 2nd Mail Reply dt 6 april 2015 Dear Customer, Greetings from the Lodha Group!           I also booked a flat in Casa Eviva - G wing and after taking around 10.50 Lacs (Three instalments) they said they were having some issues with the timely delivery of the flats as they are facing from Permission issues. They offered to move us to Q block in the same Casa Eviva. They promised they will look after all the transfers and refund of Stamp Duty etc..
          Now after executing a fresh agreement and registering the same, the PNB Housing Bank is not ready to accept the new set of documents stating they have not been intimated earlier.
          Now I am acting like a co-ordinator between Lodha and PNB trying to sort out the issue.
          My only request with whoever wishes to get their flats transfered, please check with your bankers and Lodha, before you take this step.
          Please do not expect anything from Lodha Executives as they are trained to talk sweetly till their work gets done and then they treat you like

            Hi, At the time of the booking the sales executive gave a break up which did not mention the schedule or the taxes levied by the builder on every installment. also they had a scheme of 5% payment initially and then pay the rest after a year. The executive did not mention that if it is 5% percent payment to be done then the loan procedure to start the very same day as interest will be levied. We kept insisting on giving the payment schdule but only a break up was given and no payment schdule. also during the booking I had made a clear mention that I need my sister's name to be added and the executive had filled the form and taken the signatures but did not add my sister's name and now we are running helter skelter to get it added as per their process.Only once the lodha online profile was created thats when we received a clear payment process by then we were too confused as they were three people calling at the same time. lodha themselves had recommended SBI but now they are forcing to do it with another bank as the payment takes time. Lodha customer service calls up and only speaks of payment and is not aware of the discussions done on the booking day. Lodha is never clear of the payments done.

                  Hi, I had booked a flat with Lodha in their project The Rise in Dec '13. At the time of booking confirmation they asked me to confirm my booking stating I visited without any agent which was not correct. While I refused to do so their RM told me that my booking is not getting confirmed and I shall get the refund in one month. This call came to me on 19th of Dec '13. Of a sudden I got call on 21st Dec '13 for first instalment. I told that calling agent the whole story then she said my booking has been confirmed and I need to pay the amount considering I visited without any agent. I refused to do so and reminded our call of 19th. After few days I got demand letter with interest and so on and so forth. I am not sure how come a builder want to cheat with brokers and customer like this. Till the date I have not got my money back and always they used to say that investigation is on. Seeking your help to get my refund with interest as it is more than one year now.

I have paid 11Lcas till date, now due to some financial reason I am not able to continue this flat. And today I found there no exit option till Possession.                       I was in for a rude shock when I went to the site for pre-possession visit for my apartments in Oceania E wing Casa Rio, Palava. I had opted for a jodi flat with an understanding that there will be no basic change in the layout of the 1 bhk and 2 bhk flats. What I saw was that they had completely removed one room from 2 bhk apartment. They are giving dubious reasons citing some survey among Jodi Flat buyers and based on that they changed the layout. When I asked for the copy of the revised layout, they are not willing to share that as well.On phone they are admitting that they have committed a mistake and ridiculously offering some Hometown vouchers as compensation for this mistake. There has already been delay of almost 3 years in handing over the possession and now this ridiculous one upmanship from Lodha group. I sincerely recommend that no one should purchase a property from Lodhas.

                        Dear Sir, , Your customer case staff who is dealing with Serena B clusater of Casa Bella Project namely Mr. Pawan and his subordinate are use less characater you have not right to keep them in your group, The nerve response to your customer and spoiling lodha's name. 2. They don't reponse to frustrated customers. First of all your position is delaayed almost 3 years and your telephonic contract system is very very bad. Some time the customer may loose his all ;pocket money in waiting on phone but finally it will get diconnecated. I want to tell u what happens : (a) Firstly there is no mobile number given to them or they don't disclose to the customers. (b) We call on 67161111 (c) Press 2 for registered mob no (d) dial mob no (e) confirm by pressing 1 (f) straight message your customer care relation ship person is busy with other customer (g) press 1 to keep waiting in que (h) your que no is 04 or whatever (j) keep waiting no pickup the phone if a concern person is not there then some one else should come and response to the customer. (k) you keep waiting and keep waisting your mob or landline money even after halfan hour it will get disconnected. 2. You are having a staff of very poor quality please sack them they are of no use. Ask them to give their mob no to customer so that person can talk to them. 3. Ensure some measure to lodge a complain about your staff. ask them to work on sat also. 4. All staff dealing with casa bell serena B cluster of to be sacked immediately they dont deserve to be in your company. 5. My flat no is B 602 Serena Cluster CASA BELLA BUT STILL WAITING TO GET POSITION EVEN AFTER PAYMENT ALL THE DUES. NON OF YOUR STAFF IS CONTECTING ME. 6.                             I bough a flat with Lodha hoping one of the best builder in town. But to my utter surprise the possession of flat is extended two times with 1 year gap. so now in total there will be 3 yrs. The possession was promised in April'2015 after extension now when followed come to know today i.e. 8th Jan. That the possession will be now in April'2016. There is no committment from Lodha the CRN sitting there do not have any answers and do not have how the customer is crying despite of all delays am paying rent and emi both. But it seems it will be difficult as again they are not even sure for next year as well since the delay is due to labour issue so when asked what about assurance by next year then they do not have any commitment. So, I am worried where in Lodha is not giving any compensation to their customers due to delay in possession. But any delay in payment the staff of lodha do not leave any stone by following up for payment but today they are not reachable despite of leaving message and your contact nos. to them but no body calls back. So, how to attend this issue not able to understand now even am worried if we put up a complaint then lodha may harrass us by delaying possession.

                            I am the same victim of Lodha like you. May be thousands are present in society. But Nobody makes a complaint

                            I can repeat the same story like you-
                            I bough a flat in May 2010 with Lodha hoping one of the best builder in town with possession date of 2012.

                            Does government care about this, does Lodha care about this?


                            What we can do? Lodha is so powerful in legal, it can crush voice on common people.

                            So nobody raises a voice.


                            For God sake, if this site really works, if someone really sees what are we all facing, please give guidelines or Help Us.
                            Same issue with my current flat in Lodha Fiorenza. The possession date has been pushed by 18 months after taking 95% of the money for the flat. This is sheer high handedness from the builder.

                            Would people want to come together and fight in the consumer court?

                              i recently met with a Lodha sales person in Dubai, Mr. Gagan Choubey, who was selling the project Lodha Belmondo in Pune. On seeing the project I was interested, however I clearly indicated that I would book on visiting the site in the coming week. The sales guy asked for an intent to buy cheque to block the apartment, with assurance that the cheque will not be banked until I receive a welcome call from Lodha and I confirm over the phone that the booking is confirmed from my end. As planned I visited the site and did not see much prospects for the place, however the cheque was banked immediately by Lodha without any welcome call and are now refusing to refund the money.                                 Hi I booked flat in Feb with the condition of parallel funding been introduced to us as the mode of payment for the Application Money iii instalment, what was to be there earlier in the month of Mar'14...At the first the registration process got delayed for 6 months, during the time the lodha team already asked me for the registration and challan money to be ready ...what i did ...the money amounting Rs 3.5 Lakh got blocked as was of no use for this 6 month duration...several attempts been made and escalations done but of no use...ultimately i lost in monetary terms. The parallel funding been introduced to us during the booking as ... The Application Money III amount is to paid by the investor in 5 equal instalments to the developer with every demand to be raised ...Now after the registration are done and the footing payments are also done from our end, the lodha team is asking for payment of Bal amount of Application Money III ... relationship managers are actually of no use to talk from Lodha as they do not have any clue or neither any authority to talk about...neither they know or may be are deliberately given a script to talk to customers for definite queries. If we are delaying we are to be charged with interest whereas if Lodha has delayed the projects and all the issue created what about that interest part. Also are to mention that we as a customer are actually getting kind of frivolous statements from the realtionship managers what could be real on nerve. URGE SOMEBODY FROM THE SENIOR MANAGEMENT TEAM CAN THIS ISSUE AND SPEAK TO THE CLIENT SAHLL BE GOOD FOR THE DEVELOPERS

                                  Do not buy properties with Lodha Splendora. The building lacks basic amenities such as TMC water supply. Lots of promises remain unfulfilled & the builder is least bothered once they have taken the money. Inspite of many collective & individual efforts there is no result. What is shown on the brochure is the longest swimming pool... before thinking of buying ...pl go and see the longest swimming pool...you may be shocked to find a pool little bigger than your bath tub. DONT BUY !

                                    in 2003 we had booked flat at om shanti building near deepak jyoti towers at kalachowkie.the building was fully ready and fitting accessories work was going on.after some years they informed that due to some land dispute, they brought down the two wings and in between the building ownership changed hands 3 to 4 times and they kept on changing agreement. but suddenly we discovered that we were given a plot adjacent to our plot on originally where we had booked. this is breaching by the new builder lodha. we are also running a case against lodha in high court mumbai. but now it seems we are loosing cool. because he is a big politician and big money is involved in this project with new Twin Tower coming in the same plot where we booked. but Lodha is not aggreeing to give us the flat so we have filed case in bombay high court. please revert back.
