Hi i paid lodha group for booking of flat in palava via swipe machine sum of amount rs 90000/- on 12 aug 2017 for casa fontana but due to my financial situation i am unable to continue for funding the project so i decided to cancel the booking and ask for refund but they refuse to pay. Please advice what has to be done as i am the only bread earner for the family and such a big loss will be to much for me to adjust.

    Lodha builders and sales are cheaters and soon we will post the matter in media and we have all relevant videos and papers as somone has to take action as these builders are just fooling and cheating people.
    Shame on builder he is worst then a road side builders.
    Specially they applied a interst even after paying on time and since 3 months fooling us.
    They said they have offer and now no one recieved calls and shame on the sales who just speak lies.

      Hi,

      I booked 2bhk flat in palava city on 28th hume and paid booking amount as well as some other amount, when i reached there sales representative show me two sample flat one is 3bhk and second one is 1.5 bhk. I mentioned i need 2 bhk because 1.5 area is not sufficient for me, so she mentioned that 2 bhk is same as 3 bhk just 1 room is excluding. I asked room length she said master bedroom is 12x10 and 10x10 then i was agree and paid the amount. After 2-3 days i discussed with my friends then i found that this location is not lodha's it's on lease then i called her and arrange one meeting then she said yes it is on lease but very soon lodha will occupy it, i don't know why she didn't mentioned it earlier then i asked her can you show me the built-up flat, she said it's not yet ready but she said there is few flat which is already build and delivered then i went there and saw it and ask to flat owner about flat size then he mentioned that both bedroom is 10x10 then i realized everytime they are making false statement so how i can believe it and side by side i check my financial situation then i realized it won't be a good move at this time. So i called/mailed her on 15th july and asked her to cancelled my flat and refunding process then she said there will be no refund as per policy then i ask her about cancellation policy but till date i didn't receive it even i am agree if you want to deduct some amount then i have no issue but they are not cancelling and refunding my amount and also they are not giving any documents to me.

      Please look into this issue.

        I have done booking in lodha casa rio in 2016 with initial booking amount of 63000 rs. Unfortunately flat shown on layout and actual flat was not same.
        After fixing meeting lodha team atleast for 3 times team was not available to show the flat and ask us to go and see it from outside. Now we are asking for refund of initial amount and lodha team refused though the mistake is from their end.

          Background : on 8th feb we had telephone conversation and agreed on price for 1.11 cr all inclusive. I have paid token amount of rs. 45000 on that basis. I made followup continuously on my allotment letter and 15th march i got email with final price for flat is 1.1196 cr. Which was not accepted to me and i have cancel the booking stating the reason that they took long time to sort out all thing and price is not as per our agreement at the time of payment of token money. Now since mar 17 i am following with sales person mr. Anujit barai for refund of my token money but no respond from him.

          Kindly advise us if you can help us on this matter.

            Hi,

            I booked a flat in lodha meridian giving 1.08 lakhs. Sales person cheated me but not mentioning about lease car parking agreement with other apartment.
            I came to know about this from other source and cancelled the booking.

            But they are not returning booking amount. Lodha means cheating.

            Please help me in getting my booking amount as there is no fault of mine

            Very bad experience... sales executive was horrible... we are feeling cheated, executive doesn't have any work ethics, doesn't know how to talk to customers ... will never recommend to anyone else...

              lodha amara fraud

              Lodha amara is busy with lot of wrongdoings.
              I have booked a flat (Wing 31 flat no 406) in lodha amara in thane.
              I have paid booking amount around 65000 and i cancelled it within one month and now they are refusing the return booking amount. They have different refund rules for every customer.
              This looks like big fraud. It is not expected from such reputed builder in mumbai....

              I am a resident of palava city and i want to complain that in the casa rio club house there is a particular tile on which it is printed "chatrapati shivaji maharaj terminus" and without even seeing it people walk away on it so first of all kindly change that particular mat or tile whatever it is or else we would take strict action regarding it. People are supposed to bow in front of their name and not keep their foot and walk away so kindly change it s soon as possible befoe taking any strrict action

                We have booked 1 BHK apartment in Lodha Amara project on 17th June. Lodha Sales executive guy Karan Verma gave false information about the project and did not provide us the terms and condition and Lodha refund policy before 2 credit card was swiped. He took the 2 credit cards of two joint owners of the same flat from us and swiped the 1st card for Rs. 95000 and 2nd card for amount of Rs 13000 and did not provide us the transaction slip and also did not take signatures from us.
                Apartment in Wing 31, flat number 805 was booked in Lodha Amara phase 2 project in the name of 2 owners. Payment for booking amount of Rs 108000 was done by 2 credit cards.
                Payment of Rs. 95000 was done by Citi credit card ending with 4817 and cardholder name is 1st owner
                Payment of Rs. 13000 was done by HDFC credit card ending with 4843 and card holder name is 2nd owner

                Payment was done in the Merchant Name of ISHWAR REALITY AND TECHNOLOGIES PVT LTD.

                Lodha Sales executive guy told us that they we will reach out to us and take both owners signatures on the forms and other documents .
                We have cancelled the booking on 30th June 2017 since Lodha sales executive guys have cheated and there was no transparency in this deal.
                We have asked Lodha sales guys to refund the entire money.

                Lodha sales executive denied to refund any amount to us for this apartment booking.
                Lodha sales executive guys have cheated and done credit card fraud since they have to reach their sales target.
                They did not provide any transparency on this transaction and did not give us the Customer’s copy Transaction slip and also did not take signature on the transaction slip from us.
                We are waiting for the refund of Rs 1.08 lakhs from Lodha Group.

                    I am stay in lodha splendora vivant G 404 flat flat costing 1.2 crore and lodha is not providing water to 100 families last 6 to 7 days, all management team is just ignoring resident genuine problem, nobody is taken care if you planning to buy flat just visit the site ask people who stays there everybody is suffering with this builder, poor management, false commitment ignorance and no ethics. anil mishra

                      This is for your information last 17th june-17 i was visited lodha kalyan shilphata sales office for project enquiry purpose, during that time i met with ms. Rituparna & mr. Neeraj mishra (Agm-sales) i was told them it's not budget as per my requirement and both of them pressurise us to final by that day, then i have paid rs.45000/- (Card swipe) after two days i informed to both of them by mail and phone for cancellation this booking and refund my amount but they are saying it's non refundable which has been not mentioned anywhere in sales office/outside office/banner.

                      Please take appropriate action immediately.

                        Lodha really a fraud company, don't believe on their sales employee, they all are cheater, they normally say, booking amount refundable, but once you pay, very next day they change their view and give other option like book in another project. I booked flat on 5th feb and very next day, i informed them, please stop deal because sales person & channel partners made so many false commitment. I booked flat based on their false commitment and cheated by lodha group. Even company don't have proper department to hear & resolve customers complaints.

                          Hi i am a resident of lodha splendora vivant wing g (Ghodbunder road, thane). There has been no water distribution in our premises since sunday 25th. The facility group has given only false promises and statement since.
                          They have on intermediate basis arranged for tankers from the residents, many of whom elderly, have to fetch water on a daily basis multiple times.
                          After 3 days there has been no permanent measures not even half measures arranged to fix this issue.
                          I request and urge the group to take this matter seriously and provide a fix asap.
                          Residents are now losing their patience.
                          This is really forcing us to bad mouth about the group as a whole, who after being internationally acclaimed cannot solve this issue on an urgent basis.

                            I have booked flat 805-c at nautica, lodha pavala on 19th may 2017 by swiping 81000 rs. But since then i haven't received the crm number and welcome mail from lodha. Whenever i speak to sales manager who booked my flat, he asks me to wait for couple of days. As the next payment due date is arriving, i am not sure when and how to make the payments. Also, no receipt is provided for 81000 rs that i swiped. Please look into this matter.

                                We booked lodha lakeshore one bhk from lodha palava dombivali office. We found that this project is not in our budget for next 2-3 year so we are canceled. The booking amount rs.45, 000 and they swiped last moment rs.27, 000 extra for gst benefit. Next day i told i want to cancel this and i need my money back. They told its not refundable. My savining money me and my wife struggling for our first home in mumbai. How can they say easily this is not refundable. It's not we are orders pizza or something.. It's 72, 000 rs our savings. We need refund our money. Even they told gst benefit they taken that also not refundable.
                                Even loadha sales ppl very rud to talk told me i am not educated.. What they way talking they are.
                                Any how i need my booking amount.. I logged complaint in consumer affairs.
                                Legally they not ready then i need to go with other way.. But i can't leave my saving like this lodha sales strategies.

                                  Dear all,

                                  This is to inform i had purchased a flat in world crest for which possession shown by them as november 2014. I was informed at the time of purchase in december 2012 that the project is on time and will get delivered by november 2014. But when the year 2014 gets passed i come to know that there is a grace period of 1 year which they have putted in the sale agreement.

                                  When they sell the flat they don't inform us about the same, and at the time of agreement also we are not provided time to read in advance. The whole agreement is provided to us at the same day at the registrar office and you have to sign it.

                                  In june 2016 they have offered the flat for fit out similarly demanding for payment due on possession and as per government rules no builder can offer the flat for fit outs.

                                  Condition of project on july 2016 and february 2017 is as follows:
                                  July 2016
                                  1) external facade work not complete but demand raised for possession.
                                  2) you cannot walk the project all muddy with water,
                                  3) entrance common lobby covered with plastic all over
                                  4) elevator as mentioned in agreement : 3 but at possession only 1 working
                                  5) main entrance of the building not ready, you have to go from back side parking lot.
                                  6) all over the site construction work going on, all construction labours, materials, trucks coming in and out of the project.
                                  7) common facilities: not ready only gym that after march 2017 ready; entrance of the gym you cannot expect you have to go from where all the paint and finishing work going on
                                  8) club house building: structure of club house building not finished. You cannot expect it to finish when.

                                  And they delay the possession by some many years and on other hand they charge the consumers @ 18% on delay payment.
                                  And when the time comes for them to make the payment of interest on delay possession they avoid the consumers.

                                    Due to some personal reason, i need have to cancel my booking on lodha upper thane, and now they are not refunding the booking amount (Had words with mr hemant and ms pallavi mane at lodha).. I have informed them 2 days after the date of booking..

                                    I also have emailed and inform them about cancellation but still didnt get any response from them.

                                    Date of booking : 28/05/2017.
                                    Informed about cancellation : 1/06/2017.

                                    Loadha employes are very rude and they dnt have any manners, i have recording of same.

                                    Please help me.

                                      I m also in same situation. I have paid 90, 000/- via card swipe on 14th May as booking amount for Upper Thane project, Casa Tree Tops.
                                      A couple of days later, I informed them that I wont be able pay full cost and want to cancel my booking. They said, Refund wont be made and their sales team tried to convince me for some other projects like Pallava, Amara etc. Let us connect and sort this out.
                                      Again, I went to meet them so as to discuss regarding my refund of booking amount of 90, 000/-, they clearly denied.
                                      One of Their GM: 'Hemant' said, You can cancel your booking, but expect no refund.
                                      They simply cheat new customers by calling them multiple times initially, and then they trap all the innocent customers by hurrying them to pay the booking amount. Once, you sit with their sales person, 2-3 more people will come around trying to trick you and compel you to give your swipe card instantly. Moreover, there are some cunning people, so called, who next discusses with you regarding the LOANs and EMI process. This person will be even bigger fraudster. Initially, he will say, Sir your LOAN will be approved based on your requirement. Later, that #######, changes his words.

                                      This is one big scale of fraud and massive scam LODHA is practising in the market, i.e tricking customers into Pay booking amount and capsizing it. Because we are GENUINE people and if this malpractice is continued, this is total Fraud and appropriation without prior information.
                                      Some definite legal action needs to be taken regarding this scam and also more and more Home-Buyers must be made informed about this malpractices, so that they don't fall prey just like me.

                                      I could agree more than you. They should provide with a horrible rating star. These guys only believe in looting the customers and siphoning their hard earned money.
                                      With RERA COMING IN TO FORCE they claim to abide by the act but are absolutely doing what they feel like. They take the booking amount from me and for 20 days they do not share the draft of the agreement with me their customer care is never on the numbers you call them... Then they try to resolve the problem and hold you back... Ultimately they do not resolve any problem and only again tell you that i[censored] intend to cancel we will forfeit the money... It is a complete money making racket nothing else... If you all are planning to file a complaint let's us do so together

                                      There have been many victims of this scam. And, the numbers are huge. What is the point in seizing someone's hard earned white money. General public like us who dream of buying a house on our life-savings, book with the willingness to own a home and adhere the entire payment schedule, but unfortunately, perhaps, due to some financial crunches or issues we are unable to afford it and inform the same.
                                      Atleast, out of humanity, they should have a provision of deduction 10% or maybe 20% of booking amount and refunding the rest if someone cancels the booking or unwilling to continue.
                                      Lodha, needs to be clear on this until something wrong or unexpected goes otherway.
                                      After RERA is implemented probably in a month or two, refunding will still take time I believe situation might take time to improve.
