I have made a payment of 35000 online transfer and 10000 usind my wifes debit card for the booking of flat in Lodha palava city but due to a death in my family i cancelled the booking and i was promised my money would be refunded but yet it has not been done.

I am really tired of posting complains against Lodha regarding my Cancellation and yet I have not received any response from them.

I am not able to get in touch with the concern people from lodha group who i can talk about but I am tired now would go and take an action against company by legally issuing complain in Police station. herewith I am again putting the details of the issue for your reference.

Here with i am putting the conversation which i had with one of the associate of lodha and was promised that will be resolved soon but it has already been more than 4 month, and as my grandfather was deceased and that was the reason for the cancellation of the booking. Please do the need full and herewith i am attaching the mail conversation.

    Sir,
    I had paid token amount rs 45000/- for building casa elite s, no-s1604 16 th floor.
    On dated 11 feb 2014.

    Receipt no-[protected].

    Due to unavoidable circumstances i had ask to cancel my booking and refund my 45000/- as many mails and registered letters, has been send to cooperate office mahalaxmi mumbai, i also visited several time regarding same matter,

    I request you again to refund my hard earned money asap.

    I booked my flat since 2006 and got possesion since 2010.lodha gp charged amount of one lakh against MVAT.but after supreame court waived off this tax from customer.i wrote so many mails to refund this amount but lodha gp did not give any reply.
    Pls help me to recover this amount.

      We have requested for NOC for Resale of flat purchased in Casa Bella Gold. Got prompt response, and documents etc. But your person mentioned that Cash Payment of 1.6L will need to be made at time of collecting NOC. I asked under which clause, and why not cheque; to which I was told it is Company Policy. Difficult to believe that reputed developer is encouraging corrupt practice. Could you have appropriately empowered person clarify this please.

        Charging delayed interest, even delay on their part.
        They are not having Transfer Permission from MIDC and for getting it they are consuming 30-45 days and thus using customer money.
        Every time false promises.
        Not giving the possession after taking all amount..
        Customer services Hopeless. They are not responding.
        More than month is passed, possession yet to received
        Lodha Group customer support has been notified about the posted complaint.
        I am an employee of company at Lodha Supremus campus. It is been noted there is no supervision availability of stocks in Washrooms.

        It is been noted, from last one week there is availability of soaps in men's washrooms in all floors. I have even personally met the supervisor team and discussed the issue, they said they will make it available. But still after complaining, there is no availability of soap.

        Very Bad, in such good complex, we are not getting the Basic requirement. Very Bad Planning.

          First of all, at least try to show some etiquettes/professionalism by putting your identity at the end of conversation.

          Secondly, No actions are seen till date, is this mean the "understanding"?

          As refered "discussion" with Mr. Lawrence in trailing mail, now I came across the new thing that you people refer that telephonic talk(illogical) as discussion. Surprising!!!
          Furthermore without listening anything the call ended from your end saying " I dont want to talk"
          What an incredible professionalism!!!

          Still in hope that "THE WORLD CLASS" will do atleast something in favour of customers. Fingures crossed!!!

          We called you yesterday and discussed about the facts of the project and also provided you the timelines as per the notification sent out to you.

          As mentioned earlier we do understand your concerns and our call to you was to communicate the same and keep you posted that our team is in line with getting the completion of the project at the earliest.

          Also the call was not disconnected from our end but, the call went blank from your end after you said if you are trying to convince me of the delay then let it go.

          Also as mentioned to you we will abide by the agreement for sale. Do reach out to us for any clarification or information required.

            the electric appliances like ac, gyser (Water heater), washroom motion sensors, exhaust fan, electrical sockets & plug points, high voltage socket etc.2) water connection has not been tested yet and hence we are not able to check water tap connection, sanitary appliances, drainage outlets, leakage, water clogged issue in bathroom, kitchen and balcony etc..3) please find attached videos and photos where scratches on kitchen granite can be seen clearly.Mr. Karan singh clearly mentions that they are unable to fix it and we have to deal with lodha for same.3-kracks_on_kitchen_granite.             7.2_defective_jaisalmer_stone_mbr_window. Jpg8) the main door stopper is not working properly9) newly applied paint is very ordinary at some places & it sticks to our hand. For example, check on the back side of the main entry door.10) crack in wall in master bedroom wardrobe area.11) basin kitchen outlet work is not proper. Its material not fitted properly.12) eye piece to be filled for main door.13) ct flush issue, water flows continuously.14) leakage in ct basin water tap.15) filling & finishing of the wall edges to be done.16) quality of latches are not good. They are also very loosely fitted.

            17) water clogged in ct area.

            18) security camera is also not in place. And we have to apply separately once we got the possession. Whereas last time you have updated me that it's upgradation is in progress. Is it not part of the possession?19) water shortage from thursday night to friday nightMr. Karan singh (Pcma staff) is very rude in nature. He doesn't understand how to talk with customer.When my relationship manager gives 1 hour permission for the site visit, he was insisting to finish within 30 minutes. How is it possible to finish the 3bhk flat visit within 30 minutes? Whereas he didn't show us common amenities & it's detail information.Few statements from mr. Karan singh, 1) pcma is not responsible for impossible or out of scope defects/snags, we have to deal with lodha

            directly for the same.2) defect liability is only for one month, whereas as per the agreement & confirmed with mr. Manish wankhede as well, it's for 1 year.3) he was saying that we came there for his timepass and not for flat visit.I am afraid to deal with this kind of pcma staff who gives such an irresponsible statement during my first flat visit.Lodha is not taking the responsibility of fmc (Pcma) but demanding the money for 2 years maintenance & 5 years civic governance charges. Also not providing any agreement with fmc which clearly mentions about services they will offer.What is relation between my carpet area and (Cgc) common facilities/amenities like club house for 5 years membership, common roads, street lights, security. Why cgc is not common for all residents?

              Worst quality of construction by lodha group

              Full of snags & defects :-

              1) electrical connection has not been tested yet and it was not working. Electric meter is also not shown.               Lodha group told us that they were developing world class quality of construction because of which delay in project delivery for 3+ years.

              It's almost 3+ years delay & see the quality of construction. Pfa images...

              Now their fmc (Facility management company) company will repair it from our maintenance money.
              Ultimately for the poor construction we have to pay to fmc and get it repaired.

                The builder has taken the money and not deposited the same. Now i am asked to pay interest and penalty. Besides they have delayed the project for more than a year and not replying on time. Even i have paid the TDS now from my pocket, they are delaying in crediting the amount.. my flat possession is being delayed. mail reply does not come and on following escalation matrix they are replying in 10-12 days..

                  This in context to roc pending from your end.
                  I mr. Abhishek ghanshani have booked a flat at tierra a-2104 on 1st september 2016, for which i had asked for possession on 25th of october, being an auspicious day for our family.
                  This is to bring to your notice that i have rushed with all the formalities/procedures/arranging my own contribution funds on time without any delays.
                  Today i am highly disappointed and my excitement level has been taken for granted by a reputed builder like lodha from where i was expecting maximum professionalism and peace of mind.
                  After doing the entire circus i stand still and forced to be awaited because of your too highly driven processes by your on boarding back end team.
                  I am very much surprised that the reason for me to stand still and be awaited and taking my sentiments for granted is a document called roc which is still pending for which my bankers are unable to disburse the balance loan.
                  (Kindly find the trailing mail from the banker)
                  After my rigorous follow up with your team i am totally disappointed with the fact that i cannot get possession on the expected day. I can only get an answer from them saying that you all are dependent on third party.
                  Further i fail to understand that the builder like lodha cannot arrange the said documents and customer satisfaction can be destroyed and taken for granted.
                  @ siddhesh as i was waiting for your revert call, as a courtesy you could call back if you have given a commitment.

                  I feel i'm lost with no hope around me.
                  I hope the senior management of lodha believes in customer satisfaction and further get involved in getting the required documents latest by tomorrow noon so that i could get disbursement by eod.

                  Hope to hear soon tomorrow morning from you guys.

                    The building Possession is delayed by 4+ years and still within few months Part of Balcony of VIVA cluster building falloff.

                    Lodha gives false commitements & applies unethical business practices.
                    He is not trusted builder at all. We should black list him.

                    I don't understand how government allowed him to start new projects?

                    The Building possession is already delayed by 3+ years and Lodha don't know timeframe required for getting OC.
                    The building plan has changed from 18 to 19 floors & structural amendment made without our intimation. This causes delay in project delivery for which we have to suffer for more than 3 years.
                    Lodha is such a big builder and he doesn't know timeframe required for getting the OC.
                    Also they demanded 2 years Maintenace Charges & 5 years Civic Governance Charges which will be used for next 2 & 5 years by 3rd party. But they are not ready to provide us this maintenace & CGC agreement.
                    As post possession we have to deal with FMC/3rd party & we have to pay upfront 2 years CAM & 5 years CGC payments, we must have those agreement with FMC.
                    These are completely unethical business practices.

                      Dear Sir,

                      Myself Mr. P. Satishkumar nair has booked a pre launch on Golden tommorrow project.We had paid Rs.45, 000/- as booking amount.

                      Actually we had visited to know all the details of the project. The sales person nicely explained us all the details.We did not have an intention of booking .
                      But Ashish convinced us that in case if there is any problem u cannot make it. We will give u a 100% REFUND.
                      My application no. is 2408
                      We have dropped our plan because of some personal issues and financial constraint.
                      So i would request your to please instruct ur sales office to refund the amount,

                      Lodha group is a giant group i dont think Rs.45, 000/- will make a big difference to them.

                      This amount is hard earned money so please do the needful.
                      I would appreciate i[censored] release the refund as soon as possible.

                          Lodha customer care centre executive by name "Santosh", provided me an commitment of a pick and drop facility, from Thane to site location(Dombivali east pallava) and also drop from the same location. Which he later denied which caused an delay for some of my high priority work, who will be responsible for it?. Further he switched off his phone and wasn't responding, later his senior "Shashank" assured some quick services in 10 minutes but again recieved no communication from him either.He further tried to mislead me by stating that the vechiles were down due to some maintainance work but perphaps i saw 2 vechiles up and running fine in the premises.

                          I[censored] cannot provide a certain service please don't assure for the same as this in turn would cause a bad reputation for a well esteemed group like Lodha.

                            Recently i was booked 28july 2016 my flat in lodha casabella in dombivli.Project name is siena which new project, 1bhk worth gross weight of flat is 702sqft and carpet area is 451sqft floor is 16 A wing flat cost is 4272156Rs.They taken from me booking amount 63000Rs and after that they taken first instalment within 21days of booking which was 213608Rs.Now i have big problem in my family, My wife operation was done so i do not have money to pay them.I send the mail to relation manager and sale team to cancel my booking.
                            After three days relation manager Prachi bansal (prachi.[protected]@lodhagroup.com)say that u will not get any booking amount refund and as well as my first instalment(Booking amount 63000+first instalment 213608Rs=total 276608+ services tax).I am very much tension in my family now how can i get that money.Please anyone can help me or can give me some suggest how can i get my money.What is procedure to get my money back.There is lots of people before me complaint against lodha group any solution get it or no.

                              Invalid Demand in Fit Out Possession Offer from Casa-Rio by Lodha

                              Hi All,

                              I received Fit Out possession offer from Lodha with following invalid demands.

                              1) As per the agreement, "Building common area maintenance charges" was Rs. 65880/. Whereas in demand letter Rs. 86184/
                              It's predefined 24 months maintenance charges. But they have not mentioned any period with dates.

                              2) As per the agreement, "Civic Governance Charges(Including Club Usage Charges)" was...

                              They handled 1% tds deduction issue very poorly. There was a clear choice of paying tds either by buyer or seller. There was no third choice. They did not pay tds inspite having full amount as per demand note nor they returned money so it can be paid by buyer. They simply used money without taking any action.
                              Their mis handling caused me to pay interest on delayed tds from my pocket.

                                I was dealing with mr. lalit and vinesh vijayan for lodha casario gold i was searching for 2bhk apt they told they have 2bhk optima i was thinking that it should be godd for me if i am taking the same. as i was not in india i asked my cousine to take a look into the same. he went and said its not 2bhk its 1.5 bhk (2nd bedroom) was too small. i asked them the same mr lalit and vinesh said not its standard 2bhk. they ask me to make a deposit of booking amount to get best deal from the management and they came back with the deal. i was not ok with the deal and asked for my amount refund but not received any updates on the same

                                Don't ever thing of buying flat from Lodha.

                                They have become big and arrogant and treat customers as garbage.

                                Even they have started feeling government|system is in their hands.

                                I don't think you will get Refund. There are many complaints of similar nature.

                                  Dear Sir / Madam,

                                  My name is Yogesh J Pandey and I have purchased a flat in I wing - 401 Lodha Elite which is located in (Nilje, Dombivli (E).

                                  I took possession in month of July 2015 and from there facing this issues as mentioned below in clauses:

                                  1) First bathroom door’s latch till date is not fixed properly. The hole is broken in such way that the latch is getting tight when closing door from inside. Mr. Praveen (Maintenance Person) told that he will replace the whole door with new latch but till date we are facing the inconvenience.

                                  Complaint sent via registered email id dated: 31-May-2015. Family visited office twice for this as well.

                                  2) Two Floor tiles are fitted broken and when mentioned the same to Mr. Praveen (Maintenance Person) he said it is due to us. We could have mistakenly got the tiles broken. Have asked for new floor tiles and still he refused saying that the same is not available in market.

                                  Complaint sent via registered email id dated: 10-Jan-2016

                                  3) Kitchen tiles are broken and reported this early two times from registered mail id ([protected]@gmail.com) and verbally to Mr. Praveen (Maintenance Person) and he said it is due to air crack. It can’t be replaced and till date he is saying the same.

                                  4) In my flat I -401 reported Leakage near master bedroom washroom side on upper wall and the maintenance person fixed that few months before and again at same place leakage occurs. Images attached for reference. Have sent mail with picture of the leakage with my registered email id as well to Customer.[protected]@lodhaelite.in

                                  5) There is leakage in below said Flat I -301. And for this 4 times the maintenance person’s came to my Flat I – 401 till date and tried to repair second bathroom with white cement and once broken and completely re-worked for the first bathroom and re-placed old (kamod) with a used kind of (kamod) seems not new. Video recorded of their work done for proof.

                                  They carried the work badly and arrogantly. Complained for this as well to maintenance person verbally and they ignored.

                                  6) Again there is leakage in below flat I -301 and they are asking to broke and re-construct the first bathroom. Right now doing This is going beyond our patience and there is a limit. We are getting irritated with this kind of frequent issues.

                                  7) In agreement mentioned to provide Intercom facility but after 11 months of possession there is no such facility provided. Even it is mentioned in flat agreement.

                                  Please support and guide me to take this issue to the higher authority if required.
                                  This wasted my time a lot in sending mails and waiting for the issue to be solved.

                                  If possible I would like to get refund of whole amount paid to the builder for buying flat I - 401 and get away from this frequent issues.

                                  8) I was threatened and abused with bad word by builder employee as well because of one eye teasing issue happened few months. Have lodged a police complaint as well. Don't want to mess up in this issues for long time.

                                  I would like to have a pleasant stay. Your help would be appreciated. I am feeling bit in secure as well here staying with my Family.

                                    Booked a flat with lodha palava on 24/04/2016 in casa elite j0005, with assurance of loan approval formalities but later the loan was rejected and due to incapablity of purchasing the flat on self pay i have to cancel the flat but still running piller to post to get the refund of my hard earned money. Felt like cheated on sunday 24/04/2016 as received call from executive mr vishal ahire from commonwealth the biggest channel partner of lodha to visit venue as i showed my interest in lodha he arranged for cab to and fro from mumbai central to dombivali lodha there i was introduced to mr piyush shah from lodha sales team who lured me to book flat with same day booking offer and scheme.
