Ear Sir / Madam,

This is regarding my Appl. no. 01106744 & File No.[protected], I have been sanctioned housing loan (purchase + construction) of Rs . 8 Lacks from DHFL.
I would like to say that as per agreement 80% of amnt to be paid through loan amnt of DHFL and 20% will be born by us. They had committed to pay 60% (Rs. 480000) of total loan amnt for purchase of plot that has been sanctioned. Balance loan amnt remains Rs. 320000. After that they told us that they will pay 33% of balance loan amnt on completion of DPC lavel and 37% on shuttering lavel (without roofing) and balance 30% completion of flooring and wall and roof fininshing. But we received payment of 1 lack only on DPC lavel, But my actual expense was Rs. 160000 any how. Second payment was not issued on shuttering lavel as committed. when asked to Mr. Jagdish Kumar of DHFL Branch Ferozgandhi Market Ludhiana, they clearly said that payment will be issued after roofing (LANTER) due to loan amount is very less. We have done processing of roofing on 2nd of Spetember, 15, After that they have not visited the sight for inspection for 4 to 5 days. They have done their inspection on 7th sep, 15. and promised that payment will be done with in 2 days. On 11th sep they informed us that they need FARD which is missing. We are very surprised that since starting they have not demanded any kind of FARD even on first construction payment they have not demanded FARD. They have never asked for FARD. We have paid Rs. 3000 to Mr. Jagdish for LEAN MARK then why they are asking FARD from us. But now when we have arranged FARD and submitted in DHFL

We have already occurred expenses Rs. 350000 after DPC completion lavel. We have occured total expense on construction Rs 410000.till completion of rooffing (LANTER)
And the expenses are still running. We have already requested several times to let us know the amount to be issued now, but they are not giving us a satisfactory answer and not making clear about the amount and neither they are confirming the value of construction as per DHFL.


Your staff does not know the complete procedure of payment to be made. there are different opinion among your staff. some are asking that payment should be done before rooffing and some after rooffing. If we are supposed to pay before roofing then we have taken the Rs1 lac on intrest for roofing which we can be least saved.

Now we request you to issue the balance payment at the earliest. and kindly action should be initiated against the staff who misguided us

    I am visited DHFL branch in kanchipuram june 5th 2015, that time i met Mr.Mohan ([protected]) representative of DHFL He told me which are the documents need for home loan. that time i don't have HOME PLAN APPROVAL, he said i will arrange the plan approval so you do not do anything, just paid the amount for the same. Mohan was arranged for one construction person (ABI CONSTRUCTION - [protected]), ABI construction person requirement : 1. Blue print cost : Rs.3000 2. Plan approval cost - Rs.15000 i gave Rs.18000 to that construction person. after 1 week that construction person arranged plan approval, but the plan approval not get kanchipuram municipality office, he is getting from Orikkai village panchayath leader. that time i was discussed with mohan, is it okay for you (DHFL). he said, yes it is ok for us, i have filled home loan form, and gave the all documents to him (which all the documents are required for DFHL process), that time i gave the initial process fees amount is Rs.2850 (cheque). then mohan told to me, pls get the lea-gel opinion from advocate. so i am going to advocate office(mohan who's recommended) and get the lea-gel opinion. mohan told to me.. please paid the fees of lea-gal opinion. so i have paid Rs.500 to advocate. meantime mohan said to me, please arrange the EC. then i have applied EC for 25 years, the fees amount is Rs.2500. Mohan called me on july 29th He said your loan process has been approved, please come and collect, that day itself i am going to DHFL branch, and get the loan agreement copy, and i paid remaining process fees Rs.3250 (ready cash) Mohan called me on Aug 6th, he said your loan was rejected for plan approval it was expired, then he said come and collect your all documents. the plan approval was arranged by mohan only, why he was cheated me?? why blame DHFL?? i have spent around Rs.30000, money for loan process.

    I have applied for a home loan in DHFL and got a sanction letter of 8.95% and completed 6 months of EMI'S IN DHFL even when market rate is running on 8.33%

    The person who guided with my documents procedure MR.PRAVIN GAIKWAD ([protected]) DHFL HOME LOAN PIMPRI PUNE BRANCH,

    my loan amount was 17, 00, 000 and i was pleased to have it, I was surprised when i am seeing i loan amount is 18, 89, 990 he said he will level the price at the time of loan distribution i said its of but i was not aware about that is adding insurance of RS 1, 50, 000 without informing me .when i asked i don't want anything of this he said i will refund you all the amount within a month but still now i am waiting for it

    AND IMPORTANT THING IS THAT MY LOAN AMOUNT WAS 17, 00, 000
    THEY ADDED INSURANCE WORTH 1, 50, 000
    PLUS TO EQUAL THE PRICE OF INSURANCE DHFL RETURN ME 33500 TO MAKE A LEVEL OF 18, 99, 990

    on 9 /september/2017 i visited DHFL OFFICE to clear all my doubts mr pravin and other 1 staff started miss-behaving and using other language and said contact account department we are on holiday today don't disturb me go to our head office solve your problem the our contact us on monday next week .

    and telling that if you have any problem with dhfl apply our home loan in other bank

    I am scared of this guys after take huge amount of money don't know what they want extra

      I had taken a Loan from DHFL on June 2015, now this is almost 2 months and still I am waiting for my DHFL Loan Documents & the Original Insurance Copy which I was suppose to received from DHLF for reference. I did many followups with them and they are keep saying that they will deliver but at the end no response and i now i am very unsatisfied...!! I sent many followup mails, calls but no one willing to listen.. i took a home loan of Rs 40lac + 1.5lac insurance and waiting for DHFL documents which i suppose to keep for reference but they least bother about it and keep delaying.. why can't they just send the copies in my address??           That phone number [protected] I mentioned is still active and she is not answering the phone, why don't you look into this matter and file a case on her? I have approached Local Police Station and now your name DHFL is also involved in this matter. She is taking you name and playing games.. Why are you not taking any action? I need your help. If you can't help then it will be either your back end team who is involved or you your self creating this mess. Local Police will look into this matter. But when I come over to DELHI that its not going to be good.

            Hi, It is surprising that the DHFL Home company has withdrawn the facility of viewing and downloading the e-statement from the customer portal http://www.dhfl.com/my-dhfl/ without any notification to me and probably for all home customers without any notification. This is a breach of customer rights and trust by DHFL. They should be penalized heavily for our depriving us of such rights of checking my home statement.

              Loan file no 8002, after verification of the group house flat by the engineer all the documents I prodused the manager satisfied and taken a cheque for Rs. 2850. Later the the engineer and the consultant forced me to submit the documents of neighborhood flat, after the submission of the neighboring documents they delayed for two months and returned my application without any cause and didn't return my processing fee.

                मेँ परेश प्रजापति ने आपकी फाइनेंस कंपनी से होम लोन लिया था | मेरा खाता क्रमांक : 4007 है, मैंने अपना फ्लैट बैलेंस टट्रान्सफर से श्री जिगर शर्मा को बेचा | तो काफी घुमाने के बाद लॉन ट्रान्सफर के दो चेक बने1) 11, 32, 500/- 2) 3, 67, 500/- जो 28/5/2015 को बन गया था मगर मुझे खली 11, 32, 500/- का चेक 03/06/2015 को दिया गया बाकि का चके मुझे बैलेंस जीरो होने के बाद मिलेँगा यह कहा गया | सोचने वाली बात यह है की 3, 67, 500/- जो चेक था उसमे लगभग 2700/- जून महीने का इंट्रेस्ट के तौर पे कटा था | जब मेरा पास आलरेडी इंट्रेस्ट ले चुके है तो मेरा अकाउंट क्यों ज़ीरो नहीं किया? और बोला के आपको 10/06/2015 को हप्ता भी भरना होगा तबतक आपको 3, 67, 500/- का चेक नहीं मिलेँगा जो लेना हो तो आप अभी जीरो अकॉउंट बॅलन्स करिये तो मैंने लगभग 10, 715/- दिए और 6/06/3015 अकाउंट जीरो करवया और मैं 3, 67, 500/- मुश्किल से लिया जो मुझे 03/06/2015 को बोला गया होता मैं उसी दिन रेडी था | अब 10/06/2015 को मेरे अकॉउंट में 12874/- का emi भी आया जो मैंने क्लियर करवाया | तो आपके तीने दिन के इंट्रेस्ट के लिए मैंने लगभग 25600/- दिए | मुझे बोला गया था की 10/06/2015 के बाद आपकों रिफंड कर दिया जायेगा जो आज तक 30/06/2015 तक नहीं हुआ |
                बड़े दुःख के साथ बता रहा हु के DHFL खून चूसे ने वाली कंपनी है | मैं उसे consumer court में लेके जाऊंगा |

                  As I had received a House loan in the Month of Nov 2014 from Deewan Housing Finance Limited (DHFL) Branch Udaipur on variable rate of Interest (ROI). After that, RBI has reduced the repo rate three times till June 2015, however DHFL reduce only one time for my (House Loan) HL @ .10 % in the month of May 2015 which is as less than as other Banks & after so many request to reduce the ROI, no action has been taken at the end of DHFL and this is the general practice that, as & when repo rate increased, Banking sector & private Finance companies raised there ROI with immediate effect,
                  With this mail I would like to bring into your kind notice that is there any control over private finance companies in India to save the consumer rights and help them in the long run.
                  Secondly guide us, how to approach the Private finance Company/ RBI to control these type of affairs, so that they (Private Finance Co) follow the process govern by RBI.
                  Request you to implant the monitoring system over the private finance companies, wherein they are bound to provide the services as mentioned in the terms & Conditions at the time of issuing house loan.

                      Hi, I am writing this review to just pass my experience with all of you guys with proof, I taken home loan ( account number 1336) of amount 1122000 before 4 years ( in 2011) for 240 month tenure and after 4 year my loan status is 1106000 pending and the pending tenure is 255 months. That means i paid around 5, 77, 456 interested and 20000 principle in last 4 years but still i have to pay EMI for next 21( 255 months) years... When i ask them ( shejal rane ) for reason of the same then they responded that this is system and we cant do any changes. Exact amount detail is as below: Loan started/ Disbursement Date: 25/06/2011 Loan Sanctioned (`) : 1122346 Sanctioned Period: 20 Years which is 240 months EMI (`) : 12447 Loan paid: 4 years which is 48 months Amount paid till date - 5, 97, 456 Balance Period: 256 Months which is 21.3 years Balance amount : 1095342 Principle paid in 4 year :[protected] = 27, 004 Interest paid till date : 597456 – 27004 = 5, 70, 452

My loan has been sanction by you but rate of interest has been chared @11.15 % instead of 10.9% p.a due to non submission of Form-16. While form-16 detail is already mentioned in my submitted Salry slip at the time of loan application . Actually i am not very aware regarding the same & not confirm by your mkt representative also.                           I was looking for a property in Umbergaon Gujarat in September 2014. The project Shivam Vihar in Umbergaon East is marketed by DHFL. They told us to pay 20% down payment and rest will be financed by DHFL home loan. They collected by cheque Rs.2810 as processing fees and Rs.25775/- as insurance fees. They said insurance is refundable if loan is rejected which is highly unlikely. All promises were made and assurance given to buy the property. We paid the said amount to DHFL and 20% of property value to Builder Jay Laxmi Corporation - Shivam Vihar. After almost 3 months of running around and we were told that our loan is rejected. Point to be noted we were even given loan sanction letter to make believe. as our loan was rejected we started following up for insurance refund which till date not happening. Now we have been told by their staff that u have to fight it out yourself as the company is not ready to refund. on calling their customer care no. [protected], we are shock to learn that they are unaware of any such cancellation of policy and refund is unlikely. i have recorded the conversation. When i reported this to DHFL insurance person he admitted on the phone that this process of gulping money from customers is going on since long and i need to fight it out as they can hardly do anything as they cant go against company. This is purely a case of IPC section 420 For DHFL Pramerica information policy no. is[protected] I am planning to lodge an FIR with Gujarat Police to find out more on this insurance scam. Can anybody suggest what would be right remedy as the company is in no mood of refunding also they continue to cheat so many home loan customers. Can the police help?

                            Hi I regret to informed you when I got the disbursements of loan your exe said emi will hit from next month but it's not done and from next month hitted two emi when I asked your account deptt said will resolve and adjust this in your loan amount but it's still pending and you are charging every month intrest I am following this case from long time so Pl help needed a genuine solution

DHFL cheated me. the detail problem i have send on dhfl email today if not solved i will take legal action. the local Executive giving wrong information and cheating, therefore government should take necessary action.

                                      First of all there rate of interest is highest across all other banks. Second there employees who is supposed to collect documents & provide smooth loan processare pathetic. I have went through several trauma while taking loan from DHFL. I have sent several emails to their customer service email "[protected]@dhfl.com" they not even reply to me a single time. Not even an auto reply. But I had no other option because my flat was outside pune & no other bank was providing loan there. Only take loan from this bank if no other bank is providing you loan.

                                      After submission of all the documents as desired by dhfl executive (mr vikas & sudir) incuding cheque for processing fee. Neither vikas nor sudhir is picking my call which is very bad on your part & spoils the image of DHFL.
                                      Yesterday, after 4 working days i received a call from mr anoop who helped me to some extent. I wanted to inform you that if in the initial stage i am facing such negligencies that what should i expect in the coming future??? I opted DHFL with high expectations though banks like HDFC & ICICI is behind me to give such services. Pls guide what should i do at this juncture?
