The marketing person sold me membership policy on sunday i. E 24th march 2019 stating price will go higher from tomorrow and with unofficial false promises. Since we are planning a trip in apri'19 and i told him that my budget is just 90, 000 - 1, 00, 000 (Including train tickets) only and i want my my budget not to exceed after paying for your membership amount of rs.41, 160/- as downpayment. He said ok madam don't worry we will arrange your things within the same budget. Then he also said that you can also get innova at rs.12/km and that too you have to pay only for the kms run without paying any extra allowance to driver. He said ok you try our membership i will arrange two complimentry nights with this downpayment and also the car facility to you for all the seven days from the starting of your trip from delhi and again ending at delhi. He told us that for the hotel rooms which are worth rs. 8000 he will get those bookings in just 4500 approx. Also, he promised madam whatever i will arrange for the rest of your trip within the same budget shall be atleast three star property. Also, he sold us food vouchers worth rs. 4000 in rs.2000 stating that these can be utilised in the resort in this trip only.
So we were of the opinion that car hire charges would be around rs.15000 i. E. 1200 kms x rs 12/km, as he said that there will be no extra allowances and all and charges will be only for the kms run. And now he is saying car hire charges would be rs.25000. Instead of hotels he providing accomodation at a very cheap place with fooding which includes only breakfast and dinner that too of which quality no idea.
One more thing to add food vouchers now he denied that it cannot be used this time of your stay and also, regarding amc charges he said that the same get revised once in 10yrs. But i came to know that these are revised every year with 4-5%.
Now the person is saying you cannot cancel your membership. But i want my entire amount to be refunded back and don't want to continue with these cheat people.

Against the complaint lodged on 29th March 2019, I received a reply on 4th April from sterling holidays. As per the mail received on 4th April, they have stated membership would be cancelled and my refund would be initiated in 45 days. Further I received messages from sterling holidays on 7th April stating my bookings for 14th April.
No idea whether these people again trying to fool or what. If the membership has already been cancelled then why this messages of booking confirmation. I just want to say I don't need anything else just my entire amount of Rs.41160/- to be refunded back.

    At the time of giving membership ur executive told me that i have to pay the asf only in the year when i want to go, not every year, but every now and then you are sending me the messaging fr the due asf.

    I want to go to mount abu fr 5 nights in second or third week of june, and i have been paying the asf from last two years, and have not utilized a single day, then too ur executive telling me to pay approx 20000, what is the use of this membership then, i can pay now and stay any where i like, i have already paid you approximately 4 lakh rs.
    Refund my money back with interest, i want to cancel. This membership, and ur executives have made fake commitment s to me regarding asf

    Cancel my membership, refund my money immediately.

      I went to ahmedabad office and mr kadri explained me and my wife about plan for 1 hr
      For 25 year of membership i have to pay 237000 ruppes.
      And i paid 35565.
      Very next day a call came and they told me. I have to pay 7700 ruppes every year
      And here i was being cheated.
      Now total amount become 427000.

      They are cheating customers at the time of explanation by hiding extra charges.. And once they took money from card. They show thair reality.

      I want my 35565 back. Have to file police complain to stop this type o[censored]nfair business practice.

        aac charges

        My membership number is vts 20468, and i am member of sterling times share since 1994 under 99 years lease agreement.

        I have utilised the services of the company only twice or thrice. My observations areas under:
        (A) aac started by company is a breach of trust with customers, specially customrs who are more than 20yrs old.
        (B) aac being charges at exhorbitant rates. Apart from aac charges they are again charging...

        I booked a sterling agra resort for 2 days on 26&27 january via voucher number. 032-m[protected]. On reaching at destination i was informed that due to overbooking i can't be given room and would be accommodated in another hotel nearby. The room in another hotel were unclean with poor standards. On refusing to accept i was threatened to do as i may with no other option available. (It being an extended weekend). Ur guest relations officer at the premises (Mr sultan) clearly shrugged the responsibility with the plea that he had already informed the central office and it was a mistake on there end.
        Please answer my following queries

        - why was the hotel overbooked when i had a confirmed reservation 1 month in advance with customer care executive mentioning that tyey have plenty of rooms available (I have his recording saved)

        - why was i not informed of the overbooking status in advance when you called 1 week earlier to confirm my travel plans

        - why was the alternative accommodation not at par or better, as promised in ur terms and conditions or is a standard practice world wide

        - how will you compensate for the mental agony and embarrassment caused to me and my family.

        -how can u ask for utility charges of sterling when the alternate accommodation mrp of room is less than ur per day utility charges

        - why i should not take u to a consumer court for deficiency in services and deliberate non disclosure of facts

          A total of 7 reminders have been sent. See Mails below. Customer ID: 1216167.
          Have written to Mr. Manavalan regarding unexplained deductions as follows:

          1. Not received any "Resort vouchers" which are said to have been issued to me for Rs.3000/- . Also, I did not get any white goods for Rs.9560/-;

          2. Had fully paid up the product costs in 2016 itself which included service tax "in full".
          This was well before GST came into existence in July 2017. Hence, GST is not applicable in my case and the cancellation fees should be calculated on the actual product cost paid by me with service tax, and not on the post GST revised product cost. Requesting you not to deduct the Resort voucher cost of Rs.3000/- since I had not received the same and, therefore not, availed.

          So, when am I going to get my refund money? Or, do you want me to copy this mail to Twitter, Facebook, and finally to the Court of law?

          Please refund the money due as follows:

          Principal: Rs. 95, 927 (as per Sterling Calculations)
          Add: Wrong deductions applied by by Sterling Holiday as per their calculations:

          1. Resort Vouchers Not Received : Rs. 3, 000
          2. White Goods Not received : Rs. 9, 560
          3. Difference in cancellation fees wrongly calculated: (Rs. 2, 36, 635 less Rs. 2, 15, 268) = Rs. 21, 367.

          A. Principal as per our calculations : Rs. 129, 854
          B. GST : Rs. 45, 586

          Total to be refunded IMMEDIATELY : Rs. 1, 75, 440.

          Note to Point 3 above:
          Please rectify the error in cancellation fee calculation to reflect the percentage on actual product cost collected from me. Accordingly, cancellation fee even as per your cited clause 12 a iii is Rs.2, 15, 268 and not as calculated by you, i.e., Rs. 2, 36, 635

            We bought sterling holidays memebership last year & paid a handsome amount for 25 years membership on promises of a good holiday experience. Our membership id is 1238186.
            We got our first booking confirmed with voucher number 034-m[protected] regular holiday check in 20-01-19 & check out date[protected].
            We booked our return air tickets for 4 people for goa for nearly 37500 & we were on our way to amritsar airport on 18-01-19 when we recieved the call from mr karthikeyan of sterling holidays that they have to cancel our booking b coz of political turmoil in varqa goa & he insisted that no cabs are allowed to go in that area.
            When i told them that our flight is due in a short time they told us that they can arrange for an alternative accomodation but we will have to pay nearly 4000 rs per night as this property does not belong to sterling & they almost forced us to book immediately b coz no other property is vacant in that area & this last room may also get booked.
            Shocked & helplessly i asked them to wait & called up my friend who booked another resort in goa for us but at a good cost
            Upon reaching goa i enquired from many people including taxi drivers, resort personnel & locals about disturbance in varqa but i was shocked to know that there was nothing wrong with varqa
            Even when i called the local number of sterling resort varqa they told they are open for booking & functioning normally ®arding cancellation of our booking no satisfactory answer could be provided by the person on phone
            We learnt from our taxi driver that this is the standard practice among these resorts to cheat customers when ever they find a better booking
            This is shear cheating by the company & they should be penalised for harrasing us mentally & financially

            Recieved the call from sterling holidays customer care just now.
            they are making false excuses of the BIG turmoil in south Goa, Varqa which is known to only Sterling holidays customer care for some mysterious reason (probably the bigger booking they got). Nobody in Goa including the police, locals, cab drivers knew nothing about the so called Political Turmoil
            Even the local help desk at Sterling Varqa confirmed that resort was functioning to its full capacity on 20 Jan 2019, the day of our so called confirmed booking
            Now the excuses being given are that I only confirmed the cancellation of booking, yes I agreed to cancellation after I was left with no choice by telling the false story to me that no cabs are being allowed to go to Varqa south Goa & either I should cancel the booking or pay 3800 per night for the only room left in some unknown Goa hotel
            I am seriously going to court for compensation for mental harrassment & emergency cash I had to spend to book another resort at the last moment.

              We were called 1day before booking that there is some political issue n disturbance in varca near resort so we have to cancel our booking. We said we will visit the resort n see if any problem is there but they insisted that we can not allow u to go to that resort as cabs r not allowed there and all bookings has been cancelled. They asked us to pay rs. 3800 per night to book another hotel. As we had flight bookings done, we had to book another hotel immediately paying rs 20000. But when we reached here in goa, we found after talking to locals that there is no disturbance. We called sterling varca, they said resort is open and there is no disturbance. We have been lied, cheated and harassed. We have all call records, flight boarding passes and everything. We are going to file a case against sterling for cheating and harrasment. We want refund of rs 20000 we paid for immediate booking

                I dipika chunawala is highly disappointed with the company's commitment. I registered myself with ur company on 16/09/2018 through ur employees sajan pandey from mumbai branch in surat. We happily took ur memberships but due to some circumstances we had to cancel our membership n on the 3rd day that is 18th sept 2018 i informed him. Even on the verification call from chennai too i informed about the situation. But even after 4 months we didn't get our deposit money.

                  My case is similar to case of mr. Nimesh bhodia, whose complaint dated march 2017 to your website is very identical to mine.

                  I have communicated my complaint & gross dissatisfaction towards defficiency in services since year 2012 via several e-mail & notices but has fallen in deaf ears.

                  Sterling holidays has always malafied intent of first luring customers with false promise by salesman & accept full payment (Max within a year).
                  After payment the company declines to provide vacation slots which amounts to defficiency in services, cheating, unfair business practice & fraud.

                  I have issued show cause notice before filing consumer complaint but the reply is very disappointing & miserable.
                  The co. Believes that they are following their agreement & t&cs which are printed in miniscule fonts & not readable.
                  The prepalnned one sided drafted t&cs are absolutely one sided & aimed at cheating customers by taking advance money first & decline services in some or the other pretext.

                  I am relying upon chain of my correspondence with them & there evasive, misleading & least bothered way of reply.

                  I am compelled to proceed with stern crimninal & leagal action against them if my claim in notice is not fulfilled.

                    Why only 72% customer complaints are resolved if there are no pending cases then what happened to the 28% of the unresolved cases. Are they not properly addressed at all to the satisfaction of the customers.
                    This is very poor show by a company in hospitality section and you are not hospitable at all.
                    For hospitality section the customer satisfaction index (Csi) should be at least 90% if not 99.9%.
                    You must take care of your members and there are lots of issues related to your people (Attrition must be very high and they are not well trained and do not have business ethics, indecent behaviour, inefficient and do not bother about customers benefits and overall they do not have human touch to carry the member along, very wrong attitude), poor communication, poor system and do not know the weaknesses of the various things as to take corrective actions to benefit the company, no escalation method of the members issues and bringing quick resolution which means that top management is not effective.

                      1. Mis - selling:-while taking membership sales person promised gifts which were not provided. Lot of rosy pictures were presented on the benefits but nothing came forward. On the contrary, to get the membership kit it took 45days which is not even required by any govt. Establishments who are poorly rated for inefficient services.
                      2. Improper system and communication: i requested through email and on phone not to produce cheque in july'18 as i had financial problem but the same was produced and my bank debited bouncing charge and shr denied on the email received and phone call and when the i forwarded the mail then they accepted the mistake and mr. Jayesh saxena wanted to meet me to find out a solution but i was not in station, but later on he never contacted neither bothered about my losses and the promised gifts.
                      3. Non customer friendly attitude:
                      :suddenly ms. Supriya halmukhe called up and convinced me to pay rs, 6000 and continue membership and confirmed in writing (E mail of 27.09.18 from her) that no cheque on emi will be produced till feb19. She never called me back though i contacted her several times and she always used to tell me that she is travelling and will contact. This is clear case of non customer friendly attitude and only purpose shown is to take money from customer.
                      4. Cheque produced again:-
                      In december'18, i got sms from back on the cheque bounce and i told ms. Supriya and as usual she told that she is travelling and will call back after confirming that their office must have made a mistake but she never called back.
                      5. Request for cancellation of membership (No.1239488):-
                      Frustrated on the behaviour of the people and poor system in a company dealing with hospitality, i lost confidence and i called up your toll free number at chennai (The person who took up the call first talked me very very non friendly manner as i showed my total displeasure on the way the company is dealing with me) and finally talked to mr manas kumar, who advised me to write an email on the total incidences.
                      So, i wrote on 13th and 14th dec to feedback as well as reservations on the issues faced by me.

                      6. Call of mr. Manavalan;-
                      Mr. Manavalan called me on 13.12.14 and after hearing all the details his first reaction was that
                      Whether i have got in writing anything from the sales person on the gifts promised otherwise he cannot do nothing.
                      Though i told him that we always trust a person visiting and take as a face value and we do not consider that your company will raise such an issue which means you people are keeping dishonest people and selling the membership by making false promises and which are not abided by your company (Your sales person should have told that all the discussions during the process m=signing the document the recording or documentations should have been done), and this thing was totally surprising to me.
                      But though the talk between us lasted for more than an hour but he wrote an email on 14th that there will be no refund of money which was responded on my email of 14th dec.
                      On this i wrote again and mr. Saxena told me to provide the losses i faced and i told him that i wintry total money back and not only the bouncing charges.

                      Sorry, there is a small correction in the last sentence.
                      ------ I told him that I want total money back and not only the bouncing charges as I do not want to continue my membership with Sterling as they have dealt with me very poorly, behaved indecently, because of their poor communication system I made to suffer.
                      7. But on 22.12.18 Ms. Supriya Holmukhe wrote an email repeating the same thing what Mr. Manavalan had written earlier on 14.12.18.
                      On this I responded the same day and giving my reasons in detail of cancelling the membership on the same day.

                      8.on this email there were 2 actions taken by your Company
                      i)On 24.12.18, M.Kalaivani( Team- Customer Engagement) wrote an email mentioning that the points I have raised are being looked into detail and wi;; revert on or before 2 to 3 days.
                      ii)On 26.12.18, Mr. Malavan wrote the same content( that there will be no refund if I cancel my membership) after having a elaborate concall for over 90 minutes with Jayesh Saxena, Supriya Holmukhe and me.
                      In the same Suprya tried to defend herself to justify her act in the beginning and ultimately apologised on her poor response after I put forward her actions and poor responses with me and act with me.Also Jayesh apologised on their office's behalf and and thus Manavlaan followed in same line
                      Then there was one to one talk with Manavalan and he insisted that there will be no refund if I cancel the membership membership. The talk went on for more than 45 minutes and I became emotional and I told him that you are threatening me on this and if that is the case I give the money to Sterling as a free gift and you may keep the same as a memento from my side.
                      I told him that the basic fact the you are talking to me wasting your time and energy( for which you are paid for) and you wasted my time, energy ( mind it I am a 64 year old person and had undergone 3 angioplasties and this time of tension and long unbearable talks should be avoided but still your people did harass me for the benefit of your Company and did not bother for my benefit at all thus it is an insult to my injury ) is that there are issues of your service, communication, system and improper behaviour of your team.
                      Then where is in the rule book written that your Company will behave with a member in such a way after he has paid. I told him please keep a hand in your heart and say whether you are doing a right thing to me and advised him to go to the temple after the office and confront God and ask whether you are doing a right thing.
                      I also told him that being an employee and in cancellation department you are only bothered to look after the benefit of your Company and not the customer and you are not the proper person to resolve my issue as you do not have any authority to look after the customer's satisfaction at all which he accepted.
                      I also told him that your purpose of concall was to correct your people and system so that such things does not happen in future which means you have taken my case to improve your internal things at the cost of my money, time and energy as you cannot be an well wisher to a customer.
                      Ultimately, he accepted and assured me that he will arran a call back from the customer support department.
                      9. I would like to repeat why he harassed me in such a way repeatedly if he does not have authority.
                      Why he does not know that Team - Customer Engagement has got in touch with me to resolve my case which shows again that you do not have proper communication system.
                      10. I had also suggested him that if a customer is telling that your sales person has promised certain thing at the time of making him member why you could not arrange a small gift to satisfy him and why proactively you have not bothered to refund his money to keep customer's goodwill after all you are working in a hospitality section and behaving most inhospitable manner and I strongly feel that the more such people are in your Company the more losses of business will be there instead of growth.
                      For person like me the money which I have paid does not matter but what matters is human relationship, decent behaviour and love from people but this is not the way what I have faced from various people and on the top of it from Mr. Manavalan and I feel he is nothing but a black sheep which I am forced to mention out o[censored]tter disgust as he has given enough trouble to me by wasting my time, energy and by threatening me of not refunding any money to me on which I was furious and I had treated violently.
                      I wish all the best to your Company and Wish a very very Happy New Year 2019 to all in the Sterling Group.
                      I apologise as I have talked rudely under pressure which I was forced to or coaxed by your people.

                        Mr. Mohammad hussain came to my office to explain me the membership. We we're discussing in the evening, while selling membership, he clearly stated that if i want to cancel the membership then i will receive 100% refund within 15 days. He also insisted, that if amount is not debited, he will not be able to provide offer. He said same multiple times and although i was telling him to do the payment tomorrow, he insisted multiple times to do now as offer will not be available next day. He also shown me that 100% of payment will be refunded if cancelled within 10 days of booking. Now within 5 hours he is changing his statement and saying that there are some issues w. R. T. Cancellation.

                        So, i am cancelling the same as my wife is not approving the same, which i informed mohammad hussain multiple times. So, kindly process the 100% refund.

                        Application code is 034158 as given by you.

                        If not taken proper action, then let me know, where i should escalate the matter to have my refund back.

                        This is really bad sales and marketing policy of saying something and changing statement within 5 hours.

                        Very bad experience.

                          I have visited your resort at lonavala, maharashtra on 11 november 2018. I am sorry to say service is very bad. We have reminded 4 times for room service but still same is not done and told to do by 10 mins every time. On calling reception they are giving exeuses and told me to do complaint were ever i want, is this service is given by sterling resort.

                            I taken the membership of sterling holiday resorts limited yesterday on 28 october 2018. I paid 94840 rs and 4 cheque of 23710, 5581, 5581, 100rs. But i don't want to continue this membership. Please refund my money which i paid to you.

                            Yesterday mohammad hussain khan came to my home from mumbai branch. I said to him that i don't want membership but he said i am just checking in you card that you are applicable for ric offer or not he said to enter my pin 94840rs is deducted from my account after that he congratulate me. I don't have any options left with me to accept his membership.
                            When i said to cancel this membership and return my money he said their is no option of cancellation in this membership.
                            Please help me to get back my money and check which i submitted.

                              The co without raising a machine numbered invoice and recording the co gst no / (Earlier service tax no) has been forcing members to pay amc for the one week annual holiday purchased by members for 99 year plans / 25 year plans of the one week holiday @ rs 5700 per year to rs 7500
                              The corporate governance is in a mess as the books of accounts are to be maintained on accrual basis where the invoice is to be raised first is a major violation of companies act 2013
                              And income tax act 1961 and gst act
                              Misfeasance misrepresentation, oppression and mismanagement of minority members and wilful intent to cheat and defraud members numbering over 10000 and practice is going on for past many years
                              Fraudulent agreements on land lease are made to collect funds from each member without giving any account to member or tax deptt

                              The members are not provided any audited accounts of the amount so collected each year and even charged and forcibly collected on resorts not owned by sterling resorts
                              Penalties and threats are issued to members
                              Investigations by al agencies be commenced and each member be refunded ti amount collected in name of aac

                              The corporate governance is in a mess as the books of accounts are to be maintained on accrual basis where the invoice is to be raised first is a major violation of companies act 2013

                                Hello. My name is kowsalya. The sales person from sterling holidays came home on thursday. He spoke to us about the plan and when we said we will think about it and let him know... Somehow he forced us into buying the plan. Now on friday i was looking for some details and got to know that there are many complaints against the company and i wasn't comfortable with them anymore and call the sales guy kiran for cancellation. He offerred for one more home visit, we said we would want to cancel anyway. He offered a call back from manager and today on saturday we are chasing him and the manager no one is ready to speak to us. Today morning kiran says the amount is not refundable. We haven't even submitted my aadhar card without which they cannot complete my membership card. So please help... I want this to be cancelled and need refund.

                                The manager just called now and said he will refund the money but just wanted a meeting to understand why we changed mind. This manspoje a little sense unlike the sales guy. So I guess we will wait until Monday and update thestatus.

He committed to give free food coupon worth rupees 10000 and 2 free rci week while taking membership fee but now he and others such mr dubro and mr ankan and one madam all from kolkata branch to whom i discussed this issue is not responding to my calls after listening. I just want to know is this policy of your company to cheat people or they are doing on individual basis. Please respond

                                    Hi, this is case of fraud and cheating by Brands like sterling India.
                                    there was a call to my wife in the month of march 2018 from sterling holidays by mr. gaurav kumar saying that she has been selected to get some holiday free offers. we both went there but there they started selling their product with lots of offer like free coupon, with easy payment terms (EMI) with flexibilty of payment. considering that we purchased a plan with downpayment of 27000 and all documentations has been done with 1 day by them considering their year end of march 31st. we discussed all possible terms and conditions and even they said that in future if we want we can cancel the membership. till date we have paid more than 54, 000. we have been allocated a customer service manger Mr. Parmesh from Raipur region.

                                    after getting membership, we tried to arrange a visit but they said that only after payment of 6 installments we can avail service, then we tried using free coupon, which they denied on the ground that free coupon can be used after 3 months. then after 3 months we contacted them, then they said at some places rooms are not available and at some places its off seasons.

                                    considering the kind of their service response we decided to cancel the membership and we called them but at this time their behaviour was too rude, saying they will not pay a single penny, when i told them that their representative have told us that cancellation can be done in future. even he with rough tone asked me to give them proof. and said " do whatever you want to do, you will not get any refund".

                                      I got a call from sterling on 20th sept and they also contacted my friend and asked us to come with our wife for 45 mins on the same day. They insisted to come on the same day and offer us 2 movie tickets and 2 night 3 days free voucher of sterling holidays
                                      I went to tanishk showroom, bhilwara, rajasthan along with my wife. They had a long conversation with us to take their 25 years membership and i told them that will confirm about the membership whether we want to take as i was too inclined to take it but needed some research.
                                      I evaluated the offer and had a thought to purchase a white studio, than i realized that they haven't fulfilled there promise of those freebies than how come i trust all there offers of rci, foreign visits etc.
                                      I thought i would wait and see it or not in few days
                                      Than realized that they have the habit to ditch people like this.
                                      Each time they have taken the email id and promised will get the details with in 24 hours on email but its been more then 6 days i haven't got any email from them. Most of the number i got a call from are switch off or not receiving the call. Some how my call got pick thrice and every time they took the email id also and told me that i get the email with in 48 hours but till today i haven't got any email.

                                      Why you wanna cheat with people and waste their time if you can fulfill your commitment.

                                      Do you think with this behavior a person will ever think about taking your 25 year membership. I have dropped my idea to subscribe after such an experience with unprofessional attitude
