Sir,

1. My father Mr. Nagendra Pandey has invested in STERLING TREE MAGNUM (INDIA) LTD (STM). On my name SANJEEV KUMAR PANDEY via CHILD MILLIONAIRE TEAKQUITY.

2. He purchased 11 TEAK trees of Rs. 21, 730/- on 31/01/1996 vide Certificate No. H 2301.

3. He used to get Interim returns as follows:-
(a) 1ST – 6TH Year – 17, 325/- on 30/01/2002.
(b) 2ND – 12TH Year – 71, 500/- on 30/01/2008.
(c) Maturity Value – 20TH Year – 10, 72, 500/- on 30/01/2016.

4. As my father has taken up case for Pre-mature Enashment, We received an letter of STM dated 21/04/2004 stating conversion of Teakquity into Equity is pending before the Hon’ble High Court of Madras and they will revert as soon as we hear further from them. Instead of refund we got Sterling Resort letter dated 30 January 2006 of conversion of his investment into Holiday units which was not agreed by him. As we already know Sterling Holiday Resorts India limited is India’s largest time share company, though they have never given our returns till date as stated in para 3 above. It will be very helpful for us to survive as we are middle class family. We can’t effort their holidays plan.

Subject: Waiting for Refund from Sterling Tree Magnum India Ltd.

I Jawahar Lal Mehta purchase two Teak Tree from Sterling Tree Magnum India Ltd. in the year 1994 worth Rs.2950/- (Rs.1475/- each) in the name of my daughter. As per Application number G107299 and Certificate number D1382 The maturity date as on 2014, Very long time waiting for maturity Amount Rs.144000/- plus Interest, I am not any condition to attend the court case and I further request to you please send my refund amount as soon as possible.

    My Sterling Holidays Resort member id 1245452. I have cancelled my membership in the month of March 2020, from that time onwards i am follow up for my money refund. Each and every time i wrote to feedback mail id they will say due to Covid -19 we not able to process.

    In the month of December 28, 2020 i am personally visited Sterling Holidays Resort and met one customer excutive Ms. Lalitha and informed her the situation, she said my money will be refunded on or before 15 January 2021 max. In this regard i have received mail also stating that my refund will be processed on 12th January 2021. But till now i have not received money. I need solutions for this. I am not able to contact the higher officials of Sterling Holodays.

      I have already paid all the amount to Mr. Dipak Rupani. After sometime company filed a case against Mr. Dipak Rupani, I submitted all the proofs and also Mr. Dipak confirm the payment received. But compony not replied on my case on mail or even on call. All the documents submited in police case and compony also but they didn't response.

      I advice to all please don't go for membership in sterling holidays.

      Company block my membership account for Rs. 1.2 lac which is fraud by company employee. Never use any free holiday since membership taken. I want to cancel my membership and refund my 3 lac return with interest.

          We have received a pathetic response from the management team of Sterling Resort for our bookings. Despite contacting and following up from the last 5 days, the relationship manager, Shahbaaz Ali has refused to respond to any of our queries and concerns.

          The senior management team has been stalling our requests and we have not heard back from them too.

          Here is my membership id: 1244895

            I recently subscribed to one of your holiday packages on Dec 7th, 2020, and I was promised that my EMI will be collected from me after 03/02/2021 at my comfortable date and time in person. Your executive Kabir Khan took photos of my credit card and told me that it is a formality observed when the down payment is taken and I paid the down payment through his mobile phone using my credit card Rs. 61050.00
            I was shocked when my credit card was charged this month for Rs. 28, 829.00 on 04/01/2021 without my approval and consent. My credit card data information has been stolen from me without my knowledge and has been used to auto-debit my card that too well before the original due date 03/02/2021 mentioned in your documents.
            I wrote the below e-mail to your executive immediately on 04/012021 and still get a lethargic reply from your executive that the whole office has gone for a tour. I am highly unsatisfied, upset, and shocked by the response and fraudulent activity done by your representatives/ office.
            Sighting the above reasons, I request an immediate refund of my Down Payment of Rs. 61050 and Rs. 28829 deducted fraudulently from my credit card. Also cancellation of the membership I subscribe. If not I am going to take this to the consumer forum and the court of law.

              As the time of membership registration they have told just for name shake only we swiping with credit card rather then that regular EMI can be pay by any mode . Now without any information to us sterling is swiping using our credit, without any OTP or any phone call my credit card is using .

                Paras shah sales executive from sterling holidays firstly swiped my card without informing after that he sold me membership saying you do one time holiday I will get u r pending money back. but he did not do so from last 8 months I am chasing him for refund but some how ignoring me. I dnt want this membership any more I have all the call recordings which can prove that waht I am saying is correct. please help me out slicing the issue and get my money back. on very first day I told him to refund my money even I dropped the mail but he foolled me.
                kindly get in touch with me asap. I am in big trouble financially plz help.

                  The Star Inn Suites and Retreat Ltd, company's representatives and their accomplices Mr. Shikhar and Mr. Pintoo ( M# [protected]/ [protected]) request us on 25th November 2020 for meeting at our residence for product promotion with the free offer of 3 nights and four days of holidays as we won after filling their coupon.
                  They place their ground workers at petrol filling station, malls etc. and in my case it was at Ansal Plaza Khel Gaon Delhi where their representative request to fill up their card for lucky draw and take away your phone no and email for further contact.

                  On 25th Novermber 2020 Mr. Shikhar & Pintoo came our residence & lure by giving all good points of their holiday packages where they forced us to become members to their company where they said that 70 days of their property would be available for members to enjoy. They mention that the company is about 20 yrs old however it is just about few years old as we checked on internet later. Also they boast that they have their pan india resorts but factually they have only few resorts of their own and rest all are associated properties of others. They misguide by giving incorrect facts and show us good pictures of 4-5 star hotels/properties on laptop claiming their own property available to members at zero cost if we take the membership and asked us to join their company by cheating. They didn't purposefully tell if membership is taken and after that if for any reason someone wants to quit what will be their policy. Actually they make so much pressure that people get confused by their all good promises. They create so much noise in the room that one gets fed up and tired to think. Thus, i also ended up paying 1.55 lakhs for holidays of 70 days for 10 years through my credit card. Very next day when we realized how they duped us by hiding facts, on 26th November 2020 we request through an email to withdraw the membership, till date i requested almost three times that i doesn't wants to continue the membership & for refurnd the money on my original pay of mode. However today we just got an email from their side that it is not possible to withdraw the membership & the amount is non refundable amount. This is very wrong as no contract which any two parties sign in forced situation that too when a legal experts advise is not taken can't be a binding and that too which is not registered with court. For your further course of action till date no membership no. allotted in the name of the members (Namita Rawat/Dalbir Singh). Still they are enforcing us to become members, my question if their offers are that much genuine why they are not cancel & refund our membership fee???????? As if offers & product are lucrative they will definitely get other members very easily.

                  I have been cheated by the company to become member by concealment of the fact that they intend that no one can leave the membership and thus seek help through consumer forum in retrieving my amount paid to them. My all hard earned money gone on drain moreover i have to pay interest as the whole amount was paid through credit card only.

                  I advise others to be careful on such type of membership and do not fall prey to offers.

                  Hope i am able to clear my issue & soon will get positive response on getting refund of my hard earn money.

                    Abhilash hear i was worked in sterling resort anaikatti and i was resigned the job in the month of Feb 2020 i still dint got my hold salary and final settlement .i know how i and my family suffered in this covid .if i call no one responding at Al is this is the way to treat a employee ..previous gm he changed his number and corporate activity manager non responding at AL .i[censored] treat a employee like this then how u will treat sterling members i want my final settlement to be done asap

                      EMI balance as on July 11, 2020: Rs 41160/- proof no : 1 & 2
                      After certain discussion and confirmation provided through mail and whats app. The beleow amount was paid to sterling and confirmation receipt is enclosed as attachment.

                      EMI amount paid on July 11, 2020: 13034/- Proof no: 3
                      EMI amount paid on August 13, 2020 : 13034/- Proof no: 4
                      EMI amount paid on September 14, 2020 : 13034/- Proof no: 5
                       
                      After paying certain amount there was an auto debit on October 3, 2020 at 5 am 53 minutes and 13 second from sterling of amount of Rs 13720/- for reference HDFC bank credit card statement attached Proof no: 6

                      Accordingly, during financial crisis i managed to pay double amount on the month of July where there was auto debit on July 3, 2020 of amount Rs 13720 Proof no: 7 and also in addition to avail good offer paid amount  of Rs 13034/- Proof no: 3

                      1. There was no coupons provided
                      2. Improper amount confirmation receipt provided for all the aforesaid cases
                      3. When i requested sterling call centre for clarification on aforesaid payment, they have responded accordingly

                      1st call : You are requested to connect the representative who provided the deal where Mr Santo thomas is not responding to any calls and messages since October 8, 2020
                      2nd call: You are requested to visit the nearest sterling centre and seek clarification
                      3rd call: Please hang we seek clarification and disconnected call
                      4th call: It is observed that there is no payment update, request to provide details and proof to update the same in our system.

                      This pathetic services has lend to mental torture and unnecessary wastage of my valuable time which has resulted in huge loss in both my official and personal life.

                        Initially I was told that only the swimming pool is closed due to COVID 19, but now after speaking to Miss Annu from the property, it’s confirmed that it’s not just the swimming pool that’s closed but also the kids play area, the gym, the games room is also closed.

                        WHAT DO YOU EXPECT ME TO DO SITTING WITH KIDS IN THE ROOM FOR 3 DAYS??

                        THE WHOLE POINT I BOOKED A LUXURY RESORT IS SO THAT MY KIDS COULD ENJOY AND HOW WILL THEY IF THIS IS THE PROBLEM.

                        I AM EXTREMELY DISAPPOINTED AS I WAS MISLED AND NOT TOLD ABOUT THESE THINGS EARLIER BEFORE BOOKING HENCE I WISHED TO CANCEL MY HOLIDAY.

                        ITS BEEN NOW 9 DAYS SINCE I WAS TOLD THAT I WOULD BE GETTING A FULL REFUND AND STILL NOTHING. I HAVE BEEN MISLED AND ALSO BEEN A VICTIM OF FRAUD. I HAVE ATTACHED A COPY OF MY BOOKING FOR REFERENCE.

                          I have paid 45000 but i'm still not eligible to you use free vouchers which their customer head BADRIKANT G..no- +[protected], Direct sales manager AMIT SINGH...no- [protected], sunny sing and Abhishek pandey...they all said that i should avail my free voucher and then you can think of buying the membership...which some how they influence us to pay the initial amount rs 45000/- ...but after paying this amount covid came into action and its was a strict lockdown therefor they were not able to give us services...but still they called us to pay the remaining amount which as a customer point of view is like a fraud happening..
                          we havent avail any of their services but still they are demanding us money...it is really a bad experience.. they cheated us.. i would never recommend this fraud company.
                          surely going to file a case in court because they are not refunding my money.

                          They clearly mention that we cannot give you your money back. which is 45000/- after that if i want to avail my free vouchers to experience your so called good service i have to pay rs 25000/- more which is clear to me is begging of money instead of giving services then asking for membership subscription.
                          PS: i want my money back otherwise i have to take this matter legally.

I am PRIYANKA BHATIA from RAJNANDGAON CHHATTISGARH who was mis-sold sterling membership (Membership id 1245442) on 03 March 2020 by Mr Aakash (Sales executive bearing mobile number [protected]). Mr Aakash offered me variety of services like FREE FOOD VOCUHERS, FREE UPGRADES, FREE TRANFERS & SIGHTSEEING DURING INTRNATIONAL VISIT/TRAVEL, FREE ACTIVITY (PARAGLADING, SCUBA AND ALL) WITH free accommodation in their sterling resort and even if I go to other place where sterling resort and there partner resort are not available they provide me free upgrade to 5 star hotels any where in the world with nominal fees of 750rs per day.
                            Seeing this a salient feature i was attracted to opt for the membership. I twice cross checked with Mr Aakash on correctness of this feature and he assured me of the same and I pay the down payment of Rs 44250 immediately and they have taken sign from me in some form like paper and told me that I will get membership kit along with this form by post from there head office Chennai. Then Mr Aakash told me that I will also get a confirmation call from there head office Chennai and ask me to just say I am satisfied with the feature and he even told me not to ask any question, it immediately strike me why he says so.
                            INCIDENT DATE BETWEEN: - 03 MARCH 2020 to 14 MARCH 2020 :- Then I got a call from[protected] and crossed checked with then regarding the features what I offered and even ask them to mention this on my kit. The company refused and says they don’t provide this type of facility and at that time I know this is clear case of MISSELLING. I immediately ask them not to proceed further and cancel my membership they agree and said my refund is processed by 16 MARCH 2020
                            INCIDENT DATE BETWEEN: - 20 MARCH 2020 to TILL DATE: - On 09 April I received a message that my member ship has been created without my concern And till date I have written them 7 time to [protected]@sterlingholidays.com (20 MARCH, 9 APRIL, 10 APRIL, 15 MAY, 09 JUNE, 21 AUG, 19 OCT) and plenty of calls
                            Every time they gave me the same reply that I will get my refund very soon after their office open which is closed due to pandemic
                            On 21 AUG on call they assured me that their office has been open now and anyhow I will get refund within 60 days. I waited for 60 days and again mailed them on 19 OCT 2020 but this time they didn’t respond to my mail so I have to call them for refund and same story they said it will be processed with 40 days from now. Now I came to know that not only sales executive is fraud the company is too.
                            Dear sir I have every call recording of their sales executive and representative in which sales executive Mr Aakash admit that they don’t provide everything in written but he himself will provide all this features out of the box and even I have his hand written papers where he explained me every features .
                            Now sir you can see how they mislead and fooled innocent people. Sir I urge you to take strict action and order them to refund my hard earn money with interest. I even request them that I am in need o[censored]rgent money because my father have tested covid positive and he passed on 06 SEPT 2020 but they remain silent.

                              Have cancelled my booking with sterling however it's been more then a month haven't received my refund back. [protected] booking number.. Booking was done via booking. Come for mount abundance hotel

                                On Mar 4, 2020 I made a reservation for Sterling Resorts (Dindi) for 2 days (Apr 10th to 12th, 2020). As the Covid started spreading towards later part in March, I reached out to Sterling and they offered me two options:

                                1) Cancel the reservation, and get the refund (RS 19, 641/-).
                                2) Cancel and get a voucher worth the same with 6 months validity.

                                I chose to cancel, and get the full refund. Sterling promised refund within 90 days, on Mar 26th. Today, it is Oct 6th, 2020 and there is no refund. I reached out to Sterling in multiple different means - they have always kept making false promises that it will be done today or tomorrow. But it is still not done.

                                Resolution Expected: Refund of 19, 641/- as promised.

                                These days, they have also stopped responding. I feel cheated, and frustrated. Getting almost 20k rupees stuck with them, is infuriating.. especially when they don't even care to respond or even follow through on their own promises.

                                As one last step before I file a cheating police case, I am approaching this forum. Hopefully will see some progress.

                                  I am putting in short.
                                  When selling membership, all they said is 7 nights entitled for each year for next 25 years with this membership.

                                  Not informed : Annual maintenance charges, guest fees since i had gifted honeymoon to my friend in goa, some guest charges were applicable which is unacceptable as they were never informed during selling membership.

                                  Restriction of seasons, as this is my basic membership more than half of year I am.not eligible or more.points will be redeemed so instead of 7 nights can use 2-3 nights. This was not informed. Points will be lapsed was neber informed.

                                  When I got this information, according to their tnc it cannot be cancelled, and if cancelled no money will be refunded. I have paid nearly 1.5 lacs till today since 2013. I am really stranded what to do. As I feel tortured despite paying entire membership price by 2014 which I had opted for. Still their records are showing one month emi pending. Oh my god, and every 3-4 months someone calls me and ask me for that emi since 2014. I Feel tortured seriously. And when i ask them simpky redund my money, they say this is not possible and it can be cancelled without any refund. And whatever money is paid like 1.5 lacs just forget it. I mean how can first of all give no details. If I had known of this all before buying membership, i would be complaining to sterling since 2014. I am really dissappointed. And I get no solution or datisfaction. My hard earned money got wasted. And torture on top of it. And there is no one who is helping. Just do me a favour pay me principle amount 1.5 lacs whatever I have paid, and since I was never happy with sterling principally i never felt like using it. Its a vacation ownership, i never felt like an vacantion owner, I felt like slave of their TNC. Please help. God bless us.🙏🙏🙏🙏🙏🙏🙏

                                    We had taken membership in 2013 and had payed 50% of our membership amount and then we had spoken to your executuve regarding our financial problem and told tgem to give us some time because my wifes delivery was due and we had financial issues so couldnt pay the emi. So they told us we will giv u sometime for that and now we are calling your office so they are telling your membership is cancelled. How is it so we didnt cancelled just told them to give us some time for finance. This is wrong u all are cheating us. Plz help us we want refund or else 3 vacation in place of that payemnt

                                      I Mrs. Khatija Sorathia. Very sad to write this letter. One of Sales Person from Sterling Holidays Pvt Ltd under the name of Arsheen Khan few years ago sold Membership Plan by giving false commitment. She gave commitment that Sterling Holiday has property in Mecca and Madina and you can take benefit out of it. In this way, she played badly with my emotion. I am aged illiterate and very innocent so Ms. Arsheen Khan took disadvantge and sold two membership plan one after another. She hurted our sentiments too. Every month I Kept paying EMI for 2 files. We are trying to contact Ms. Arsheen Khan from last year but could not get connected. Membership ID : 1208994, Customer Number: 1210494.

                                      We kept on paying the amount from so last many years and I was having intention that during our Religious Tour of Saudi Arabia, we will be able to utilize our Paid amount. In last Year, we planned for Saudi Arabia Tour. Ms. Arsheen's contact number was not reachable since from last Year so we stop our EMI Payment also.

                                      We are very much disappointed with their Staff as we could not able to talk to them. Neither their numbers are working nor they replying over a mail.

                                        Dear Sir/Madam,
                                        I am writing this mail in vain and disappointment regarding my experience with sterling holidays .

                                        On, October 2018, i was approached by Mr Arjun ( Sterling Holidays Agent ), about starting the membership drive with sterling holidays. i was quite impressed the way he stated the plan and agreed to enter the plan.

                                        At the time of signing the contract, there was a clause in the agreement, where it was stated that i need to pay ASF fees of INR 10000 apporx every year apart from the membership fees. Initially i refused to sign the agreement but Mr Arjun, advised and ensured that i only have to pay the fees related to my membership and no need to pay the ASF fees as client are never meant to pay this fees. I was again assured by him and i went ahead with the plan.

                                        On the other hand, I paid the membership fees of INR 1, 60, 000 aprox in the trust which i had with Mr Arjun.

                                        In October 2019, while i was trying to book the holiday package, while at the payment page i was asked to pay the ASF fees in order to complete the transaction.

                                        When i contacted Mr Arjun about the same, he did not give me a response. His wording changed and advised me to bring new customers to waive off the ASF fees. I am really unhappy with this fradulent change. When I contacted the customer care but they are also not helping. after this when i searched this on google, i noted that many customers have had similar experience.

                                        I am writing this a start of my long fight and i want you to know what is happening under your nose.

                                        Request you to look into the matter and do the needful.
