Hi, I’m currently based in USA and booked a flat in close to my home in India. The customer relationship manager assigned for the booking was a completely useless . They do not know a single word for relationship management. The relationship manager Santosh Shetty was a disgusting guy who would not answer any phone calls and we never got any replies to emails. The power of attorney format was shared with us after the deadline and they charged us with interest for the delay mentioning it was our fault. When you try reaching out asking for manager information for escalation there are no replies. The only mails received are when they expect you to pay amount or else there are no emails or contact. I’m stuck here with this guy and somehow or other I’m trying to get the process over with. I would suggest anyone planning to buy a house do not accept this guy as your relationship manager. ask for some one else but not SANTOSH SHETTY.

    I booked an Optima Flat ( 11/2 BHK ) with this builder and since I booked couple of my friends and relatives booked their flat with me. I wanted to pay them after visiting and seeing the progress of construction. I was told that it will be a safety issue for us to visit site hence they dont allow any of their customers to visit the site. In spite of this reservation at back of mind I wanted to pay them, but they informed me that my allotment is cancelled. I had paid the booking amount and had paid first few instalments and also stamp suty & registration charges to the government. I had told them that I am an ex servicemen and they need to treat us with respect and dignity. Their staff were thorough unprofessional and had no remorse for the way they dealt with me. I feel very sorry for my friends and relatives who blindly followed me on the project. I would like that how come actors like Amitabh Bacchan advertise for this builder when so many Mumbaikars are having problem with this builder. Maj. P Kapade ( Retd)

      I had booked a flat in Lodha Casa Rio project Dombivali and this is my first bad experience with a builder. Never thought that the builder which shows a corporate image of himself could behave in such a way. I booked my flat and also paid stamp duty and registration charges. I have following complaints against them : - Dont allow you to visit site - Initially pushed me to go for loan only with HDFC bank and bank was possibly hand in glove with them - Bank did not sanction loan and delayed tremendously - Lodha started charging interest on the delayed payment - When I made my own arrangements through nationalised bank they did not allow me to pay and cancelled my membership of the flat I am an Ex Serviceman and a Commissioned Officer of Indian Army and wrote several letters to them and also met them but to no peril. I would like to now take a legal course through consumer forum/court Regards Prakash

        Lodha Group Review - Avoid them LODHA Group is a well known Builder in Mumbai and is expanding it’s business around the country. Lodha made news recently for purchasing a 22.5 acre plot of land in Wadala suburb of Mumbai for Rs 4053 crore. I wish to enumerate the reasons for my disenchantment and disillusionment with Lodha's services here:- 1. I booked my flat CASA RIO VIVA E/404 in May 2HCy01 SA 2RIO, 01 Dom4bivili, Mumbai, and completed all the payment including a loan of full payment of Rs 25 Lakh by Oct 11. 2. The Sale Agent in the initial days was prompt with his services and promised me the moon as far as quality and build quality, and project timelines are concerned thus luring me into paying the sum of Rs 27000/- as booking amount. 3. I was asked to pay Rs 2.5 Lakh in 21 days and another 2.5 lakh in following 21 days. Also since I couldn't muster this kind of money quickly enough, I was charged 18% interest by Lodha on due sum of money which finally totalled to over Rs 60000/-. 4. Now I didn't mind paying all this interest as I was promised prompt delivery of the flat but as it turned out later, there have been no clarity as far as possession dates are concerned. 5. In process of buying this flat, I got transferred out to another city and had to suffer due to lack of communication. The same was not factored in taking a lenient view of my late payments and I was made to pay this despite my assurances to Mr Naren Bosmia- A head honcho at Lodha. 6.The initial system of feedback and helpline established by Lodha[protected] never worked when tried by me on STD. It put the caller on a perpetual hold and left him in a lurch thus dissuading me from calling them. 7. It was much later that an online forum for feedback and queries was established. I had already been charged for late payments by this time. Even in this forum, key questions were never answered. It was tabular form that one had to fill and there were no options to lodge complain. 8. Lodha came up with concept of Relationship Manager lately. I was assigned one Ms Tripta Bedi for some time. She never responded to my queries and chose to eschew them. Later, Ms Swetanita Chakraborty, the current manager was assigned to me. Even she hasn't fared much better. 9. There were several things that weren't delivered by Lodha as promised when the final blue print of the Flat arrived. Centralized AC as promised initially was conveniently changed to Split AC. There are more points that I haven't bothered to enumerate here. 10. Back in 2010, I was asked to hurry up with my booking as the flat prices were apparantly being hiked the very next week. I was told that my flat would cost be 34.20 Lakh for an area of 746 odd sq feet (total). 11. Today, I received a mail from Allchecksdeal.com, selling a flat of same size in Lodha Casa Rio for Rs 30.44 Lakh, which is Rs 4 lakh less than what I bought it almost 2 yrs back. This is ridiculous stuff by Lodha. 12. I haven't been offered any better offer or increase in flat size or facilities despite a drop in Property prices. Nor has Lodha bothered to communicate to me the current state of affairs. 13. When I paid a visit to Mumbai in Feb 12, I was denied a site visit as purportedly, it wasn't safe for me. This is in consonance of the total lack of transparency that Lodha has shown post receiving full payment from me. 14. The Flat's possession date is open ended and I haven't been indicated any timeline so far. 15. The customer referral program that I availed using Ms Shweta (Casa Rio, Arctica A-506) should have meant a gift for her as well. Despite filing for in the clubcasa website in Nov 2011 and Jan 2012, no action has been taken so far by Lodha to ensure that she gets her gift (Mobile Phone/Camera) 16. Lodha has taken my requests as empty words or hot air and chosen to overlook the power of written word. The top brass probably is content reaping the interest of the money we have deposited here(Rs 30 Lakh in my case) 17. This is my sincere advise to all investors in Mumbai to exercise multiple levels of caution and not be lured by the foreign locales that LODHA showcases in the Ad campaigns. Lodha has purchased huge tracts of Land in Wadala and has renamed that area 'New CUffe Parade' in its marketing campaign. Anyone who has been to Mumbai will tell you the real state of the dusty Wadala which seems a dust pan. 18. Lodha by trying to sell it as a wonderful location near 'Eastern Freeway?' (Freeway- term used in USA for elevated roads) is cheating the people of this country. 19. I have suffered at Hands of Lodha and I wouldn't like you to meet the same fate. Do your bit in spreading this message around.

          Hi,
          I booked a flat in CASA RIO GOLD at Domvibli in Navi Mumbai on 22 Dec, 2011. I started getting demands for disbursement from Lodha starting October, 2012. At that moment Lodha had not provided me the Commencement Certificate [CC], which required by the Bank to make the disbursement to the Builder. I raised my concern with my Relationsship Manager at Lodha and updated him that as Lodha has not provided me the Commencement Certificate[CC], as a result I am not able to get the disbursement done to Lodha. I even requested my relationship manager stating that as long as I do not get CC from Lodha till then please do not slap any interest on the delayed payments. Relationship manager assured me that they know that they have not provided me the CC and as a result I do not need to worry about the Interest. They will waive off the inerest if there will be any. I received the CC from Lodha on around 15th Jan, 2013, and cleared all the payments till then to Lodha. But they deducted more than INR 100, 0000 from the principal amount that I paid to them. I spoke to my relationship manager again regarding the interest charged slapped on me, and he again assured me that the have forwared my case to higher management for waiving off the interest and I do not need to worry.

          On Dec, 2013 I received an email from my relationship manager stating that, their management has waived off the partial amount and i will have to pay around INR 77, 000 now to Lodha. I spoke to my relationship manager again that why I am being forced to pay interest where as the fault is from their side. Lodha did not provide me the CC on time, as a result I could not not get the disbursement done from the Bank. They provided me the valid CC 4 months after starting sending me the demand letters. I had informed Lodha in Feb, 2012 that I will make all my payments from Bank and for that I had filled a form and had submitted to my then relationship manager.

          Even Lodha's bank official who was co-ordinating with me in the bank formalities also informed my relationship manager that I should not be charged with the Interest. He himself stated to my relationship manager that because of non-availability of CC from Lodha, Bank was not ready to make the disbursement. Even after this Loda is not ready to waive off interest slapped on me and still looking for money from me.

This is completely uncalled for and is affecting me as a consumer as the Builder on the basis of his strength is trying to manipulate us (poor consumers) as we donot stand any chance in front of their power. Request this to be taken up strongly and we be provided justice.

              Possession delay and no interest payment is paid or committed by builder, even as it is delayed for 1.5 yr now. They had introduced clause of NOC after possession only. Posession mentioned in agreement is only fitouts, where as let out or renting can be only done after actual posession, for which no date is mentioned in agreement. they have charged for parking also against the law.

                I am here to seek an opinion rather than complaining. I booked 2 BHK in Belmondo tower 8 and the blue print is not matching for which SBI has put loan on hold. Lodha gave me and bank incorrect blue print. Initially they delayed documents by a month and then gave me incorrect blue print twice. Due to this loan has got delayed by two months and still there is no correct blue print. Now Lodha is forcing me to go to PNB as PNB is disbursing with whatever blue print is there. On top of this Lodha is charging interest @ 18% pa for even a single day delay in payment. The fault is theirs but still they are adamant on charging interest. I am not sure what to do now? Same issue is faced by one other in tower 8 and might be by more. Is the building construction legal without correct blue print? One of the blue print shows it as 1 BHK although i booked 2 BHK. Another blue print shows mismatch in flat position, layout and area. Is it legal to construct like this? Will I not have trouble when I sell it after possession? Also PNB charges and interest is high, so why should i be forced to go there? Please let me know what to do if anyone has expert advice.

                  I have booked a flat in CASA BELA GOLD project in Dombivili in Jan2010. the registration of the flat has been made in FEB2012. and there after they are demanding the installments . my flat is in 10 th floor, and the Commencement Certificate has been received upto 7 the floor. due to non availability of commence certificate upto 10 th floor, the SBI is not sanctioning ( disbursing )the loan for the flat., but the LODHA group has adjusted Rs.18000 as interest for late payment , as in the absence of bank loan, I have arranged the loan from relatives.
                  Now also they asked for 3rd slab initiated interments , but the CC is only upto 7 th floor. the bank is not disbursing the loan. the .LODHA has intimated that if the payment is not made within 14 days they will charge the interest.
                  Can LODHA be asked for payment of the flat when they have not Commencement certificate of the flat ?

                    I have booked the flat with lodha dwellers. I paid the entire 19.90% amount due on timely basis as per the their demand letter. I also paid for stamp duty and other charges for registration at the required time.
                    But now, before registration, when I asked them to show me the draft of all the documents/Agreements to be signed by me at the time of registration, they totally denied for giving the same. They said that as per lodha company policy, they cannot give me the draft/Documents for review to customer before signing. After many mails/Calls they said that I can see a copy of the draft agreement but for that I will have to visit their office and prior to that I will also have to sign a letter/Undertaking in the format given by them. The format contains a clause which says "I/We, hereby agree and confirm that I will not be allowed to make a request for any modification/Deletion/Addition of any words/Clauses in your draft agreement for sale document as it is a standard document."
                    Now, if I have to give this kind o[censored]ndertaking wherein I am not allowed to change any clause then what is the use of just looking at the draft agreements. It increases my concern when I see the various one sided terms favouring the builder mentioned in the allotment letter. I am worried and concerned as to what should I do for the same. Please suggest, how can I sign the agreements? should I go ahead for registration?

                      Myself Anil Lachhwani, want the help of Pehredar for my genuine issue with Lodha Developers.

                      I and my wife booked a flat in their CASA PARADISO project in Hyderabad on JANUARY 14 2011 on 6th floor of their EDEN C wing , flat NO. 610. At the time of booking we told the executive that we will take loan from SBI. He said the project is approved by SBI and referred the branch name & contact person . As the agreement was construction linked we paid our 20 % in 42 days as required by the builder. For further release of funds we approached the bank and got the shock of our life that the project was not approved by GHMC. Knowing this we approached the builder tthat the bank says the project is not approved ….hence it will not release the fund. To this the representative said ,” give us a sanction letter by SBI and till we get approvals , no interest will be charged…”. So based on our documents and eligibility the bank gave us a sanction letter in time that it will release the fund , once the project is approved… we submitted the sanction letter to the builder. From then on it’s a nightmare.:
                      1. The builder didn’t inform at the time of booking that the approval is awaited.
                      2. The builder has still not received approval for the 6th and 7th floor.
                      3. Every time an installment is due we are getting a letter with heavily compounded interest, to which the customer care executive said pls ignore the same as it is system generated. I have copy of the mails I sent to them. But she never agreed to give it in writing. Recently she has resigned and the story is back to square one as the project incharge is after me to pay the interest as well as the fund. Now I am being forced by them to go to HDFC and raise a loan and pay all the interest. Though still 6th and 7th floor approval is pending.
                      4. The project incharge doesn’t respond to calls or mails or messages….but I am duly getting compounded interest payment letters.
                      5. Most of the people who have booked a flat on 6th floor have been sent mails by the representatives of the builder that No interest will be charged till approval is received….but they are not giving the same to me. Is that discrimination justified….????? I went to the site office today as well but in vain….i am realllllllly stressed !!!!
                      6. I have got a payment demand for service tax as well. I am in dilemma that as the approval is awaited for 6 TH and &7 th floor, on what basis am I being asked for the payment of Service tax? I am getting letter with18 % interest for all outstanding including service tax.

                      Please help me to deal with it and teach such people who take common man for a ride a lesson for a lifetime.

                        1)On the 07th Jun`2010, Booked an under construction flat for Rs. 26,23,374/- at the Casa Rio with Lodha developers, Dombivali Project. The builder was suppose to give us possession in 2012 end. However now he has sent a letter that he will give possession in Jan` 2014 . If the project time taken is more than 3 yrs by the builder, then do i have to pay service tax

                        2) How is service tax derived. no proper working or answer bye lodhas service tax department. No axcess to them

                        3) Do we take 33% of the Agreement Value to be taxable or is it 100% of the total agreement value taxable ?

                        4) what is the % of service tax applicable on under construction residential project

                        5) Does service tax % change on floor rise or on premium view or is it flat rate applicable by the govt of india.

                        6) Builder has not raised a service tax invoice, but has issued receipt only. Where do we complain

                        7) If the builder has issued the receipt and has not paid the service tax to the government, then does the buyer get in trouble. Is there a way to find out whether the builder has paid service tax.

                        8) Agreement Cost is Rs.26.23,374/- Can you please calculate the service tax applicable and enclose the working for the same.

                        9) Mobile Promised but not received - our friend Mr Sunil Menon who has booked his flat At Casa Universe – Building Tierra C, flat no. 102 / 1st Floor, recommended us to consider Thane and Kalyan project as an investment.

                        On 7th June`2010 we went ahead and booked the flat at Casa Rio. On booking the flat we were promised that you I would get a mobile and even the person who has recommended would also get a mobile. Unfortunately since more than 01 year we have not heard from Lodha Builders. This only proves that Lodha Builders never keep their promises as stated in writing

                          Hello,

                          This so called Lodha group started marketing their new venture in Hyderabad, without even getting approvals.
                          I booked the flat in Nov 2010.
                          Paid the 20% downpayment by June 2011.

                          APplied for Home loan in June 2011, but since they haven't got approvals, bank holded on my application and there was improper documentation from Lodha to the bank as well. Bank demanded proper documentation...

                          But later on suddenly on 3rd May I received your notice by courier [customer no.1229153 dated 30th April 2012] Mentioning cancellation of the Booked Flat.

                          We are shocked and immediately contacted Mr. Divyang Parmar, Regional Manager.

                          I promise him that I am coming to pay both instalment with penalty for delay of first instalment.
                          He told me the value of amount ( 3.79918 + 4,29210) which i want to pay and also told that I will inform you penalty amount when you reached here, so pl. bring another Cheque also.

                          Accordingly on 5th, May I along with my wife visited Mahalaxmi office at 3.30 PM and met Mr. Divyang Parmar. and offered him a checks for both balance amount and penalty for the delay payment of first instalment but instead of receipts cheques ( as assured earlier ),
                          Mr. Parmar told me that flat has been cancelled and I will put up this matter with higher authority and informed you later on.

                          But instead of getting positive reply I received copy of earlier notice by register post.

                          Again I contacted Mr. Parmar and asked about the situation of said flat. He replied that the flat which you have booked was cancelled by Lodhagroup. and we are unable to return your booking amount of Rs.45000/- also.

                          We don't want to cancel the booking.
                          We are repetitively requested you to accept the two instalment along with penelty and continue our booking. and we also promise that in future all instalment will reach before the due date.
                          We are again sincere you requesting for the same.

                            If you ever think of buying a property in India, never ever consider any offer from Lodha Group. If you ever get into the trap laid down by Lodha group, you will regret through out your life. From day one of dealings with them you will lose peace of mind and remain under tremendous pressure.

                            My son fell into their trap and the sweet talk of the Sales representative. Before launching a new project, the first thing that they do is to print attractive brochure, build a posh office, employ some attractive girls and employ some of their Sales persons who are experts in trapping the customers with sweet talks. Like several victims, my son also fell into their well laid down trap and booked a flat in their so called upcoming project named "CODE NAME DAWN" in Ghodbunder Road, Thane. The Sales representative convinced my son to pay the booking amount of Rs.54,000/-. In order to make him pay this amount, the Sales representative made false claims about Lodha group, told that the flats in the proposed property were being sold like hot cake and the rates would shoot up in the next few days. He was made to sign an application form without letting to read the contents. He was told that a copy of the application form would be mailed to his e-mail id the next day as their photocopying machine was out of order. When copy of the application form was not mailed the next day it struck to me to verify details about Lodha Group and their dealings with innocent customers.

                            When inter-net search was done, I found that there were many similar innocent victims of the unfair dealing of Lodha group. After several follow up attempts by e-mail and phone calls, my son received a scanned illegible copy of the application form by e-mail. When I went through the contents of the form, it was found that all clauses in the form were defective and against the principal of fair play and equity. They refused to show me the land ownership document and draft sale agreement and insisted that the payment of 20% of the flat cost will have to be made before 42 days of booking and only after investing this amount, they would provide me an opportunity to look of the draft sale agreement. They also insisted that my son should pay the 1st installment of 10% payment of the cost along with cash payment of Rs. 3,60,000 towards car parking within 21 days and that no receipt would be issued for this amount. They told that as per Supreme Court order, they are not allowed to accept cheque payment towards car parking charges. They said that for any delay in adhering to their stipulated payment schedule, interest @ 18% compounded on daily basis would be charged.

                            On realizing that Lodha group is involved in unfair dealings, my son requested them to cancel the booking and refund the booking amount of Rs.54,000/-. They simply refused to refund the amount. This is a large sum for my son who never expected that the entire amount would be withheld particularly when they failed to fulfil their commitments to show even the land ownership document that is a prerequisite to commencement of any building project.

                            Today i got a call from lodha my getting the keys dates were in JULY but they said they will give it in SEPTEMBER 2012 ..


                            and when i booked the FLAT, I was told to pay 21% in 42 days and rest later, then suddenly i was told that i have to give all the money in 21 days as i will get the flats in JULY(I booked in January and i was shown 6 FLOORS builded).

                            I paid interest for 9 days and given all the money with loan approval and cheque from bank and 42 % + stamp duty registeration and it was a BAD time for me


                            And today :( :( they said 1 and half year MORE :( :(



                            GUYS please help me what action should i take ..
                            Please remove this complaint as the issue stands resolved.

                              GRIEVANCE : UNJUST DEMAND FOR BRICK WORK

                              Brick Work demand note UNJUST AND UNCONVENTIONAL :
                              Lodha Builders have raised the demand note for "Initiation of Brick Work" for their Cielo-C building from all 28 floor-buyers at the time of laying slab on 7th floor in a building which is supposed to be 28 floors. Having booked a flat on 23 rd floor and seeing slab only up to 6th floor, I took up the matter with my Relationship Mnager Mr Manoj at Lodha HO who refused to listen to any logic and kept telling me that the demand is as per the agreement signed and registered.
                              My submission is as under :
                              a) The terms in an agreement are prepared both with reference to the flat(entity) booked and with reference to the building/surrounding in which the flat is located. As per my understanding, terms of payment covering RCC Structure and Slabs are interpreted with reference to the entire building while terms of payment covering Brick work/plaster work /possession/interior etc are interpreted with reference to the flat which is booked.
                              b) The RCC structure erected is a load bearing structure and even the lower slabs form the supportive load bearing structure for the entire building. Hence, with every slab built there is a proportionate payment liability on part of all the flat owners which is understandable. However, the brick wall/plastering/possession, are not part of the load bearing structure and are exclusive to the flat/floor and used for the purpose of separation or privacy only. Hence the payment liability for these installments should arise only when corresponding work is started on respective floor.
                              c) As per the commonly accepted norms in the building industry(also as per MCHI), the chronology in terms of payment schedule in agreement clearly reflects the chronology of construction steps that are undertaken. If the chronology was not reflective of construction steps, every builder would collect the installments of ?Brick work/Plaster work and Possession? from all flat buyers right after completing the first floor slab simply by making one flat ready on first floor for possession !!
                              d) Logically, therefore, payment towards Brickwork/Plaster/Possession should become applicable only when the construction work reaches the said floor/flat and not otherwise. Thus, even the respective payment clause has to be interpreted with respect to the flat and not the entire structure. Not every one reads and gets vetted the clauses of an agreement and many people like me simply depend upon the integrity and honesty of the builder and expect that builder will be fair and trustworthy throughout the execution of the project. Also, even if the clause of an agreement is found ?bad in law? the same stands null and void. I have paid the Brick work demand under protest under the threat of Penal Interest but it is not fair and just to collect the brick work installment in advance in this skewed manner.
                              e) It is pertinent to note that Lodha Builder's legal department has conveyed to some members that "the brickwork demands were sent by system error" and have subsequently reversed the same. A builder cannot follow dual standards among his customers. In all fairness, I have also requested Lodha Builder to reverse the Demand note for brick work raised for my flat(CIELO-C-2304) and adjust the payment made, against the demand note raised for the 10th slab or give me appropriate credit. The Builder has not yet responded and I request you to help me out in resolving this issue.

                                I have booked a flat in Lodha Builder’s Thane project, Casa Royale -Majestica- in January 2011, by paying deposit amount of Rs. 54000/-. i HAVE BOOKED FLAT ON 24TH LOOR, I was told u will have to start Bank loan & get Registration & Stamp duty only once CC for 24th Floor will be recieved.
                                But by June they started harrasing me, to do registration & stamp duty !!!! Bank refused to release the Money without CC !!!! On top of that they started charging me interest on the amount saying I have defaulted !!!
                                I mailed every one oin authority but no one helped !!! It was so frustrating !!!! & my Interest was mounting every day that I was fighting with them !!!!
                                I had to run around, change Bank - which will give me disbursement without CC & then disburse the amount & get things done !!! Yet they charged me Interest !!!
                                Till Now March 2011 they have not yet recieved CC !!! They have stopped us from visiting also !!! I am just paying Interest to bank every month !!!! Till now 8 Floors yet to be completed !!!
                                Possession was 1st in Dec 2011, then May 2012, Now GOD only knows when !!!!!!!
                                Best is yet to come !!!!! I CANT EVEN SELL MY OWN FLAT TILL POSSESSION !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

                                  I booked a 2BHK flat for a newly launched project by Lodha builders in Thane called “Casa Univis” in December 2008.I kept paying then in the stages they had set out. The agreement was also signed with the builder in June 2009 stating possession date as December 2010 with a 6 months grace period, failing which the builder is liable to pay penalty @ 12% per annum after the grace period, until physical possession takes place...Since this project was self funded, I was told by the builders customer care that the Stamp duty & registration can be done close to possession date. I have already paid 95 % to the builder. The project as of now is delayed by 6 months from the date of grace period(3 years from booking date).The builder’s new possession date is March 31st 2012 ,& he is asking for a further grace period of 1 year.

                                  Recently, I was told by the builder to complete the Stamp Duty & registration, for which I was asked to prepare Pay orders for Stamp duty & registration which I did very promptly. We fixed up a date for registration at the registrar’s office in Thane.

                                  On reaching the registrar’s office, to my utter disbelief, the builder attached stamp duty receipt on a brand new agreement (which I had never seen before) with all clauses altered, the penalty clause on delayed possession removed & compelled me to sign it, for which I refused. On speaking to the builder, customer support, as to how they could pay stamp duty on a new agreement which I had neither seen nor signed, I was told that their company policy has changed & I had no choice but to accept the changes.

                                  I refused to sign & just walked off with the new agreement which had the stamp duty paid to study it. In the meanwhile the builder’s office called me several times & insisted that I return the new agreement back to them, but I declined. On studying this agreement, I found that the builder has changed almost all clauses to his favor even mentioning that all agreements made previously becomes null & void & this agreement supersedes all commitments whatsoever in oral/written that the builder had ever made in the past. Further, he would have the right to terminate the agreement if he is unable to complete the project.

                                  I hired a lawyer who sent him a legal notice to come forward and comply with the agreement & register the documents with clauses as per the original agreement. However, even after 8 weeks there is no response from him. On speaking to the customer support (who is the only accessible person), I was told that my case is very weak legally as my agreement is not registered.

                                  However, I request an expert legal opinion. The original agreement was not registered, so does it make my case ineffective legally? Look forward

                                    I have purchased a flat from the lodha group, i wasn't receiving the demand draft letters in time and when i manage to do the payment
                                    they don't send you the receipt in time and ask for the next demand. i have a loan and the bank don't pay if you do not give them the
                                    receipt. and so on many such times it s the same thing happening and then a penalty charge is added to your next demand from Lodha.
                                    customer service is very bad and relation ship managers says we are just following the rules from the company.
                                    previously they charged a penalty by sending wrong demand letter, and still now they did not credit the charge, also like other customer have complaint
                                    that the registration clause done is totally on their favor which isn't a proper justice so my request is to all those who has invested in the
                                    Lodha Casa Bella Gold, to pick up a particular day and meet up and take the mater to the government and court.

                                    Having tolerated the Lodhas for quite some time.I send them a legal notice demanding compensation for delays in posession.As usual, there was no proper response.I am finally decided to go ahead & get justice at the consumer court.There is actually no point asking other buyers to come forward & take a collective approach.I have failed in it.If you want justice you have to fight for it.
