I am writing to request a refund of the token amount that I paid for
booking a flat in your project Codename Sunrise voilet. Unfortunately, due to
unforeseen circumstances, I am no longer able to proceed with the
purchase and would like to cancel the booking.

I had booked a flat in Tower C of your project on date[protected], which is scheduled to be completed in the next few months. I had paid a token amount of Rs.45, 000 at the time of booking date[protected], and I understand that this amount is refundable as per the terms and conditions of the booking agreement.

I request you to initiate the refund process as soon as possible and
inform me of the necessary steps that need to be taken from my end to
facilitate the process. I would appreciate it if you could provide me
with an approximate timeline for the refund to be processed, as it
would help me plan my finances accordingly.

Please let me know if you require any additional information from my
end to process the refund. I look forward to hearing from you soon and
hope to receive a prompt response.

I am writing to follow up on the refund of the token amount for a flat that I cancelled within two days of booking. I had previously contacted your customer care team, who informed me that the refund will be initiated before 25 April 2023, and I would receive an email requesting my account details.
However, until now I have not yet received any email from your side regarding the refund. I would appreciate it if you could provide me with an update on the status of the refund and when I can expect to receive the email requesting my account details.
I understand that refunds can take time to process, but I would appreciate any information that you can provide to help me better understand the timeline and process.

I look forward to hearing from you soon.

    This is regarding the cancellation of booking of flat W06-18-05 at Lodha Amara for which we made a partial payment of Rs. 54, 000/- on 15th January 2021.

    The officers at Lodha group have not ackowledged nor responded to the refund request.

    The cancellation of booking was made due to commercial exigencies at our end and will not be able to afford home buying for quite some time. This cancellation was also informed during phone call in the week following the booking.

    Accordingly, against this cancellation we seek refund of this partial booking amount of Rs. 54, 000/- from Lodha.

    Also, we had previously cancelled our booking of Lodha Amara in 2016 because similar difficulties arose because of instability arisen in job due to downfall in Oil prices worldwide.

    We seek a separate refund of Rs. 63, 000/- against our previous 2016 booking.

    We are maitaining records for the transactions made and cancellation informed.

    Request your cooperation by referring us to suitable authorities dealing with the cancellation and refund procedure into this matter!

      I purchased my flat in year 2016. It's premium category, Exotica Palava. Being first 30 customers, I got a stilt parking G-1385. Recently, a month ago, it came to our attention that the same parking lot is allotted to one more flat owner in other wing. I am undergoing unwanted stress and frustration. There was so much trust in the builder which is at stake now. How do I regain this trust.

        Hello Lodha team,

        I do have few questions and will be glad if anyone from the top management can help me with this.

        I booked a property in Lodha Palava Codename Premium Tower F 1503 in October at the time of booking it was communicated that registration will be happening within 22 days and I was asked to pay 5% of booking fee on the same day revision the standard payment schedule.

        Without communication the registration process further extended to another 22 days and then to Jan, after rigorous follow up it was communicated that Booking will open in last week of March after discussing with top management.
        Now today I got a call and the told that booking has been extended and now will start from April.

        So my question is to the concern management head

        1.Why there are so much o[censored]ncertainty in management decisions regarding a single tower if Lodha is no.1 in real estates
        2.I have received more than 5 commitment from Lodha team regarding the registration date, I don't know which one to trust or which is the final one?
        3.After going through all this if I shout i am the one who is unprofessional not the team who is doing their job unprofessional.

          I had complained for an employee for misbehave on 21.02.2023 as follows:

          on 20.0202023, when I visited the premises "I-think "at Lodha, situated opposite to Xperia Mall, one person was sitting with red eyes. I guess he was drunk at the office and during duty hours.

          I had some work / inquiry with Madam Pooja also sitting there. When asked the name of that person he has denied.

          He was rude and done misbehave. Number of times I was mailed that the complaint will be resolved.

          Indrajit Bhattacharyya - [protected]- was suggested the Nodal officer.
          however when you to [protected]@pcma.in, nothing comes here.

          I have briefed the event to Mr Inderjeet, who assured that he has taken the required action. But yesterday i.e. 09.03.2023, when I had again visited the lawn of that premises only, he comeout of the premises, abused me and try to hurt me physically.

          It is beyond my understanding that why Gundas are kept there to threaten/ abuse to the senior citizen/ old/ aged persons. What is the benefit of the Lodha Group.

          Inderjit has not comeout for any solution. Even yesterday when I had explanined him, he assured to meet me but afterwards he has not even call me till time.

          Dear, Compliant are taken care in a very casual way. I may arrest th heart attack at that time. I kept patient and not responed.

          How you will respond, let wait.

            New Scam of Lodha Group

            Hello,

            I am to share a new scam method done by LODHA group.
            So, we brought a house in installments and we are about to get the keys next week. So here is the scam they do : After 5 years of paying installments to LODHA group, they will suddenly come up with a missing/unsuccessful payment which was done 5 years ago. After sending the proof of bank receipts and even LODHA'S acknowledgment receipt they need bank statement...

            I have booked a flat in Lodha Unica in Jogeshwari in Nov 2019 and my possession date on the paper was Dec 2020. But, they have not delivered the flat yet. I am asking them to tell me when I will get my unit and they keep informing me that they will let us know about the possession date by end of the month from the last 6 months. I asked them about how and when will I get compensation because of delayed possession, but they dodge my question and didn't reply.

            After reading all the complaints here, Lodha is delaying possession for everyone and not giving compensation also. I think Rera should look into all these complaints and act on them.

              We had booked a flat H Building of Phase 2 Casa marvella at Lodha on January 7th, 2023, and unfortunately, we had to cancel the booking due unavailability of the required INR 40, 60, 000/- loan from Bajaj FINANCE and my mother's health was getting worsened (She got a heart attack). We had requested a refund of the amount paid towards the booking, which was INR 99, 000 to lodha group (Case No. 0501697)

              I understand that cancellations and refunds can take some time to process, but it has been an unreasonably long time, and we have not received any information regarding the same. We are currently facing financial difficulties, and the refund amount is crucial for us at this time.

              kindly request you to look into the matter urgently and update us on the status of our cancellation and the refund amount. We would appreciate it if you could process the refund as soon as possible, as it is causing us a lot of inconvenience and stress.

                  As per my final demand I was suppose to get the final demand of 1 lakh 70 thousand however they sent me the final demand of 448000 rupees.

                  CV of the flat :3379923
                  Registeration : 35500
                  Society and other charges : 3554000

                  My final demand should come around 150000 to 170000 however they have sent a final demand of 448000 and in which they are telling me to pay 300000 rupees which is too high and it's a fraud.

                    I had booked a flat in Palava - Dombivli by keeping a deposit of 2 lakh + amount.
                    Due to a bad experience with Lodha Financial team, I am backing off from this project and had requested for re-imbursement of the amount paid as booking amount in the initial stage.
                    Email has been sent to service.[protected]@lodhagroup.com on the 18th Jan.
                    Called Customer service almost 5-6 times. Then only feedback I have been getting is I will get a call back from Lodha group regarding re-imbursement within 7-8 working days. Its almost 15 days and I am still waiting for their call and feedback on re-imbursement.
                    I am bit surprised the way this big groups work. Booking amount to be paid on the spot. When we ask for re-imbursement, they take their own sweet time to revert.
                    This is how these people treat a layman...

                    I would never suggest anyone to book any flat under Lodha group.

                      I was show a different flat and given a different one at the time of possession. Have spoke with all sales person . Initially they informed me that they will shift me but now all they do is block me.

                        I have charged for 4 years as maintenance and all I get is nothing. All below mentioned email have been sent to Lodha and they have not responded yet. It's just scaming people Legally.

                        I am Jibran Khan, owner of Flat Orchid N1214, Lodha Crown Taloja.

                        Please be advised that I'm writing this email after following up with the HPM team and did every possible solution to get this issue resolved. As informed to HPM team many times there are groups of people who come and play tennis, drink, and party in our garden every single night. They are not from our building. Hence, I don't know them.

                        They are playing right now as I write this email. It's 12.36am what time should we go to sleep? Tried calling HPM office only answer we get that HPM office is closed call us in the morning. What should we do when we have a problem every night?

                        This is happening every day and I don't see any resolution or even affords made to get this resolved and why their is no security persons in the night with all this drinking and partying going on? Why have you guys charged me so much money in the name of maintenance when you cannot even provide a security guard? People are coming every night and drinking in the park. Is this a place where families can live?

                        Finally, I emailed a few months back that there are stray dogs inside the colony. Now they are inside the building.

                        Please get this resolved asap or else I have to take necessary action to get this resolved.

                        I have all the video but can't send it due to size limitation but please let me know if you need it.

                          When we booked our flat with Lodha Amara, it was informed us that plinth work is in process and based on that your team (Ritu & Chandani) had given us understanding of payment structure and timelines, As we went through a loan processing, we got to know that 3rd slab is already constructed and given information is incorrect. ------This is the first time you guys lied to us.

                          During the registration process, your team has taken unaccounted money (36000 INR as registration charges & received the receipt for 32000 INR). I am still awaiting the receipt of the remaining 4000 INR. (SR[protected]. --- This is a second time you guys lied to us

                          if you have seen the history of the payment made, we are paying every alternate month. If you could have given correct information about the project and timelines. I don't think we have ever considered this project for us. Having said that, we paid all our payment on time despite false information provided by your team. We don't even know who is our customer relationship manager and why he is not discussing this issue with us.

                          Within 15 days from the payment date, You are raising an invoice for the next payment. when I spoke to your customer service executive last week, she informed us that it will take 70 days for the next invoice. ---- Again lied & really difficult to remember occasions as well

                            Parking related issue and wrong behaviour of Pcma from lodha group

                            I have got my possession in 2018 in lakeshoregreens palava city, since then i have been given parking numbers on paper, but till date today 29 dec 2022 i have not received any parking which is really existing . when complained to pcma, many times, i got response to park any where it is empty .and i will get the parking later. other people who came later has got parking, but i have not received parking to park my car .                             We are the middle class family, we purchase the (under construction ) property from Lodha in 2018, Domivali location. Due to some financial crisis, lockdown issues, then my family issues, we are unable to pay the instalment amount to the lodha approx 6 Lakh dues are pending, but lodha have charged me double amount around 12 Lakhs including all unnecessary penalties and charges, we are many time to convey to lodha customer support, but no one has supported us, we are ready to surrender my property, we have also request them to cancelation my property, but they don't supported us. They always harassments to us. We are requested to please help us for this critical situation.

                              Waiting for possession since 2020

                              Expected date of RERA was March 2021. Due to corona we understand it was delayed. But then it was told it will be given possession on Dec'2021.

                              Respected Sir,

                              I chetan ramesh korgaonkar, has purchased flat in Flat No 603, Floor No. 6, Wing G, Violet, Khoni - Taloja Rd, Antarli, Dombivli East 421204, Maharashtra,
                              THANE, 421204
                              The borrower name is Pranjali Gaikwad and i am the co-borrower for the same.
                              We was imposed penalty from the lodha group for late payment of 1st installament which needs to be pay by the bank.
                              We have submitted our documents on tine but still bank which was provided by lodha group coordinator, delay the payment for sanctioning of our loan, .
                              Thus from the day we receive the mail for penalty we intimated the same for the lodha coordinator provided to us.
                              The coordinator was asking us to ignore the mail and he will adjust the same for us.

                              Now we are continue receiving call from lodha group to pay penatly, and after discussion with the coordinator he his changing his word, and asking us to pay 30 per cent amount, which is not possible to be pay by us..

                              Please it's kind request to personally look into the matter and resolve our issue at the earliest.

                              As we trust lodha group for there quality of work.

                                Lodha Xperia Mall charged ₹70/- parking today(27/11/2022). I had booked movie ticket for PVR cinema, situated in the mall.
