    I would like to bring to the notice of general public that I had visited Lodha Group CASA Eden A901 - CRN – 2219983 at upper thane to enquire about their property on June 2022, Myself, my Wife and Daughter visited their site after their constant calls to visit and check the property.

    Since I already had a ongoing loan, I didn't had any intention of buying any flat I was just checking how is their upper Thane property looking like. But I want to caution all, once you enter their premises you can't go back without booking a flat and somehow, they convinced me and unfortunately, they made my daughter the Primary holder of the property and myself as secondary holder, i still regret why I had taken my daughter along with me. I had to pay from Credit Card as they convinced me that rates are about to increase the very next day and this offer of 2BHK would not be there, they also showed me a false what's up message about price hike and about 100 Flats sold in the last 30 days and only few units are left. If 100 Units were sold within 1 Month, why is that they kept following up for Money for a Flat which I had communicated I had cancelled the booking they could have easily sold this flat to other buyer and refunded back my money. I doubt if their Flats are selling who would go to such builders who don't have honesty and don't show any empathy on someone.

    After I paid them around 5 % of the Flat Cost which is around 3 Lakhs first by Credit Card Swipe and later by NEFT. We came across personal challenge wherein we could meet the obligation of paying the EMI hence we decided to convey to Lodha Group about our intention of cancelling the Flat and asking for a Refund of Booking amount since we didn't go ahead with the Registration. Only my daughter had signed on Pricing sheet on A4 size Paper, apart from that we didn't sign any document nor was the property registered in our name.

    I went personally and met the sales team on 25th July 2022 and from then onwards till today 29th May I have been following up for my refund even emails written to their CEO has reached deaf ears. I went through lots of financial difficulties also because my daughter's marriage was fixed in Dec 2022, I pleaded with the Lodha Group to refund my money, but they refused to acknowledge my emails, these guys don't have any empathy towards anyone, while they started sending me regular emails on balance payment to be done at the earliest and on 29th May they sent me termination letter.

    Dear Flat buyers please note once you go to this Lodha Group unless and until you are 100% sure then only approach them, but I would suggest if a builder does not have integrity nor Empathy and forfeits people money than one should not be going to such builders and waste your hard-earned money.

    Yes that is true they are overcharging to all the customer as the resale cost is very less

        It's been almost two months since i checked the lodha site. Till today i am getting atleast 3-4 calls everyday from lodha even after i informed i no longer am interested in their properties

          I had referred my cousin Vinayk Patil to buy a flat in Lodha crown kolshet. His CRN is 2223055. When I followed up with customer service about this referral credit they told me that there is no referral and the booking was through channel partner Nora group. I had myself told my cousin to check lodha crown and I was present during the booking time. I even provided my crn no to the sales person to put in the form. My cousin didnt get even a single call from Nora group yet it was shown under them. I even raised the issue with service desk, however, i didnt get any revert in 15 days. This is really pathetic service. The sales team is doing a big scam with the referral campaign and fooling the loyal customers

          I raised the concern with the lodha service desk team. After 5 days of investigation they made a conclusion only based on the initial form filled by my cousin on lodha website and the credit was taken unnecessarily by the channel partner without taking any effort. My cousin had clearly informed the channel partner that he doesnt want to buy it since the cost is out of his budget. He was later convinced by my sister after couple of days to buy the property and the entire process of renegotiation was done by Vinayak and my sister Pallavi with the sales team post which the booking was locked. The sales person Pallavi from lodha crown also acknowledged our referral and also mentioned our Crn no in front o[censored]s.

          This is completely a fraud from Lodha sales team and is totally non compliant to the referral campaign. I have another case where my sister had referred her friend to Lodha Amara 2 weeks ago and the credit is being given to the same channel partner. I am sure that this is happening at a larger scale at lodha and they are just fooling their loyal customers

              Regarding Refund of booking after cancellation # behavior issue and personal issue

              I am writing this complaint after taking multiple followup for cancellation and refund since 17 Apr 2023 from the sales team who had deal with me Mr. Samrat Dutta [protected] but no satisfactory resolution received.

              I got a call from Mobile No: [protected] saying he is Mahesh Yadav from direct Lodha Group. What config you are looking for?

              Me: I told him that I am already under discussion with Mr. Joey from Lodha group. So I will go with him.

              Mahesh: He has disconnected the call and called me again in 2 mins saying that there is no Employee on this name in Lodha Group. Share me his Ecard if it is available with you.

              Me: I cannot share somebodies ID with anyone on call. Let me know if you can help me in upgradation of my property.

              Mahesh: No there is no such Policy in Lodha. He is misguiding you.

              Me: I told him that Mr.Joey is on call can you please speak with and verify his Identity.

              Mahesh: (Started using abuse words). Don’t be over smart and answer the questions. Chutiya phir site pe enquiry kyo raise kiya Maderchot, Behenchot and disconnected the call.

              Is this the behavior of the Lodha Employees.

              Next: I got connected with Mr. Joey and told him the scenario he took Mr. Mahesh online and verified with him but he told he was not the person who spoke with me somebody has spoken to me on behalf of him.

              Concern is:
              If the data of Lodha employees is not safe and Lodha employees cannot maintain their privacy; then how we can trust Lodha that the data which we have shared with them is Secure and will not be leaked by their employees.

              Results:
              Now there is a big question mark that whether I should Invest here by upgrading the policy or else I should quit from here?

                I Purchsed 2 flats in LOdha Upper thane last month. Irshad from ICICI bank was apppointed for loan procedure of our units. He is not at all co-operative and wihtout any proper discussion, guidance and understanding he asks for anything from customers, like any documents at 11th hour and any fees without making the customer understand. He sends everything on mail, however a common man doesnt always know the legalities of byuing a house. If you ask him why this information is given late, his rebuttle for that will be if you want to proceed you will have to do this immediately or else cancel the loan.

                I have escalated this to Amit Mishra who is very much avaialble at Lodha Upper thane Address and he is the one who guides the customers on financials.

                  Dear Sir,

                  I am resident of Lodha Splendora, Platino Cluster, Thane West. My customer ID is 1257621.

                  Some unidentified person has badly damaged my car Toyota Corolla Altis on the night of 11th/12th April, 2023 when it was parked in Multi Level Car Parking slot no P2044, currently being managed and maintained by Lodha Group. The person has created deep scratches on the bonnet, dickey, all the 4 doors and side panels with a sharp object. Damage to my property is to the tune of Rs. 1 lakh as I will have to get the whole car painted again. Lodha Group hasn't installed any CCTV cameras in the parking premises and also security guards have been withdrawn so there is no way one can identify the miscreants.

                  I had written a mail last week to Mr. Pravin Borate, the local Lodha administration person. However, there is no response from him.

                  I have taken NC from Kasarvadavali, Thane, police station.

                  I request compensation for the financial loss and effective administration of parking area.

I have bought a bike named Honda X blade 160cc and after I have gave my bike to the 3rd service and then claimed my bike. After that my bike engine had so many faults and then I have informed to the showroom service centre and I have again given my bike to the showroom for re service my bike and the faults are remains the same.                       Hi,

                      I have been looking to buy an apartment in Lodha New Cuffe Parade - Wadala 400037.

                      I had visited their site office on 9/4/2023 and met the closing manager Divyaang. He insisted on doing a flat visit which was on tower -11 (Gardenia) 2502 - Wing A.

                      We liked the flat and wanted to know further details about it. He mentioned that the flat would be costing around 3.25Cr, however the channel partners were quoting 3.20 Cr which were present on the site that day. My father had created an enquiry for himself since he was also looking to buy a property in the similar vicinity, however we wanted to close the deal directly since we have been living in the society.

                      The closing manager insisted on visiting again for final negotiation, we had clearly told him that we will be doing the deal through referral reference from one of our relative.

                      The team was insisting on giving better benefits through a channel partner and has been extremely unprofessional in their deals - They never issued any paperwork, wanted to involve a broker, misquoted the apartment price several times, changed the closing manager several times.

                      The site is run on whims of the site head who straight away instructed her staff to not entertain us anymore, walked out of the meeting, and her words "Yeh customer mujhe site pe dikhna nahi chahiye"

                      Please check the camera recording verify the truth. I will also be sharing the voice recording of the same.

                      On 11/04/2023 - We connected with closing manager to sit for the final negotiation which was already fixed on 9/04/2023. To our surprise the site head had decided not to meet us and kept delaying.

                      On 12/04/2023 - We connected again with closing manager to sit for the discussion. To our shock when we arrived for the meeting at 6:30pm, the closing manager was replaced by 3 other people. The site head - "Deepa" was extremely unfair in her dealings. She qouted a price of 3.60 Cr for apartment price which was early quoted at 3.25 Cr.

                      Since we did not want to involve channel partner in the entire scenario the developer sales team, simply walked of the meeting and denied to transact with us.

                      The behaviour was extremely unprofessional - Buying a house with your lifetimes saving should be left to dealing o[censored]nprofessional site head - Deepa in this case. This clearly depicts the unprofessional, mis-selling and unethical behaviour which is promoted by the company.

                      I have the recordings with me and if the complaint is not taken seriously the same shall go to RERA and social Media.

                      There should be a strict action which needs to be taken against employees which promote toxic culture and above all insult and humiliate the customer.

                        Hello Team,
                        This is Nayan Kasat resident in Palava Downtown Marvella D 1002. This is to inform you that since morning 7 the furniture work going on in flat 1102 Marvella D and they are really disturbing. We are unable to take sleep after our night shifts. I requested the workers to work silently but they are just banging the furniture and it’s affecting my flat and the windows, also our sleep is getting affected.                           Due to some reason, I had to discontinue my booking with Lodha and cancel my booking on January 25, 2023. I was looking for a property on Lodha Premiere/Crown. Now I have been waiting for the refund for more than 2 months, and they told me it would be refunded in 45 days, I already called the sales manager (Mansi Mahadadalke, Contact: [protected]/[protected]), but after 2 or 3 calls she's not answering me back, I also got a call from another Lodha sales manager (Pooja, Contact Details: [protected]) on 16th March 2023, where she told me that it would be done in 2 weeks, but still there is no update.

                          Kindly look into this problem, and let me know the update ASAP. My payment details are attached here.

                            Cancellation of flat booking and refund my money

                            Address: Taloja Bypass Mumbak

                            Dear Sir,

                            I had booked a 2 BHK flat under your Lodha Crown City Project at Taloja bypass, Mumbai. I had given an advance booking amount of 45000/- by debit card on 1st April 2023.

                            The booking was done under myself and my husband name “ Mrs. Vinaya Bhagwat Ghodake and Udaykumar Vedpathak”. I am enclosed herewith a copy of the booking receipt and transaction details for your reference.
