I had visited lodha crown dombvili on dated 13.Nov.22 for 2bhk flat. Where i meet pooja, Where they shows sample flat of 2bhk having carpet area of 470sqft. On account of that i have given token amount of Rs. 45450 through online transfer. But as per paper they given 395 sqft which is less in size.So i am hereby requesting you to release my token amount.Attached snap for your reference.

    Address: Lodha Global Park, Dombivali East

    Dear Team,
    This is to inform you that, I was booking a property at A-402, in Global Park, Dombivali (E) on dated 09th October 2022 with the amount of Rs.45000/-. Only after during the verbal communication with Sales Mgr. Mr. Suresh Ahire –Lodha Group, the term and condition of days for refunding was not informed to me. Only stated that the 10% of amount will be deducted from the token amount in case of cancellation of booking. Because Some amount I will be paid only after the saleout my old property at Badlapur within 1 month.
    Now, I am unable to purchase above mentioned flat because my flat was not sale out till date. So, I was sent cancellation mail to customer.[protected]@lodhapanacea.net. They will returned mail to me "If cancelled within 15 days the full amount is refunded. After 16t days of the booking Cancellation charges of 1% of
    Cost is applicable & hence refund is not possible."
    Such type of hidden misguidance was not expected from your reputed group. The paid amount is not small amount for middle class family like us.

    So, requesting you to kinldy resolve my issue as early as possible and refund the same after 10% amount i.e. Rs.4500/- from token amount.

          Delay in Possession of CASA MILANO

          Address: Lodha Palava Phase 2, Dombivali.

          I have booked my flat in lodha palava phase 2 Casa Milano on 5th March 2019. Expected date of RERA was March 2021. Due to corona we understand it was delayed. But then it was told it will be given possession on Dec'2021. Then again delayed to March 2022. Again it was delayed to Oct'31 now when it is time to give possession. Now I get the email that it will be given possession in Feb'2023 how can some one test the patience of the customers....

          Dear Sir/Madam,

          Kindly note that i have requested several times through emails and customer service portal but they are not willing to refund the amount, this 328037 is a very big amount for me, i Have informed them I am ready to pay the penalty ( if any) but they are still saying that the money will not return to me. Kindly note the registration is also not completed.

          I have booked an apartment in Palava Lodha, Casa Marvella ( SECTOR VI, MARVELLA H, H-703, 7TH Floor), I have paid, First and second installment ( 126000 rs & 172037 rs) plus registration fee 30000 rs, however due to an unavoidable circumstances i have to stop/cancel the registration of the property. Right now I am facing an issue related to my Job transfer, currently i am working in Mumbai and management has informed me that i have to move to another location ( Bangalore / Hyderabad) by the end to this year, it is a job transfer, in addition that i have a financial issues within my family so purchasing a flat is not affordable for me, in this case i am unable to go ahead and buy the property, Hence i am humbly requesting you to understand my situation and help me to get the refund amount, if any penalty is there i am ready to pay kindly release the balance amount and cancel the registration process.

          Since last month i am sending this request to Lodha, but they are still saying refund not possible.

          Kindly understand my situation and please help.

            Delayed on possession date and not handing over the key of flat

            I am a buyer of Lodha builder Trinity flat in Lakeshore Green, Dombivali. Possession date of this flat was Aug 2020 but due to Corona, it got delayed to Mar 2022. During the Corona time, they started on another project named Serenity and completed more than 6 towers of Serenity. Also they started a new project as Lodha Prime but they didn't show any urgency to complete Trinity unit and handover the flats to all buyers as all buyers had paid...

            To whomsoever it may concern,

            My name is Parvez Shaikh. I have booked a flat in Lodha Crown (Taloja), flat number VOILET J-1111 booked on 15th of Jan 2022.
            I want to cancel it. There are two main reasons of cancellation.
            1. My existing loan is not getting cleared.
            -I have a existing loan of 6lac, Avinash from IFL Finance (Lodha Home Finance) asked me (at the time of booking) to close it by doing part payment of 3lac. Unfortunately, my bank (HDFC) is not allowing me to do so. They need the whole amount which is 6lac, which I am unable to do. Because of which, I am not eligible for any home loan.

            2. Confusion about flat area.
            - When I came to Lodha Crown, Jyoti (sales manager) showed me sample flat, with area of 470 sqt.ft. (carpet area) But, the booking flat area is 393 sqt.ft. (carpet area), which is not enough for me. Even though, 470 sqt.ft. is also not enough. Top of that, Home loan will not be sanctioned for 470 sqt.ft as per my income and salary and I have my existing loan as well, as mentioned above.

            Above are the two valid reasons of cancellation. I have also launched a complaint on Maharashtra Real Estate Regulatory Authority, complaint number- CC[protected]. Unfortunately, I am not getting any response from there as well, its being 8-9 months and there is no progress. Please cancel my booking and initiate my refund asap.

              I had booked a flat in lodha crown and at the time of booking I paid total 1, 47, 000/- and the representative named trupti firke promised things like if loan does not get passed by any means we will refund your booking charges and other down payment and now we did wait patiently for almost a month and both the banks have denied the loan so now we need refund to which there is no response from the lodha representative now. Kindly look into the matter and plz help me so that they will refund my money as soon as possible.

                Booked a flat in lodha upper thane in March 2019 with a promise of rera possesion date of march 2020.. it's been 3 years still no sign of possesion.. if i ask about possesion they keep posting every month with some or the other reason.. even rera is supporting builders as there are no such compensations policy made by rera due to pandemic time even after paying 97% (almost 100%) but still paying loan emi and rent from last 3 years.. buying under construction property from lodha is the big mistake as they don't case about anything as long as they are getting payment from customers...please don't buy any under construction property from lodha builder or rather any builder as there are no regulations if builder keep delaying the possession. Customer always end us in losing side paying emi and rent apart from this frustration of investing in wrong project is another part..

                I echo word of Yogesh Ji. same situatioin is with me also. It's in Lodha Trinity. We have paid full 100% payment and paying the EMI to banks and staying in rent. RERA is only for builders. In this country there is nothing for a common citizen. I would request all potential buyers not to invest in any under construction property else you have to wait for many years like us.

                  I am receiving too many calls from Lodha group for different residential projects. I have cleared it for so many times that currently I am not interested in buying in any properties yet I receive calls from different numbers.
                  This is going beyond a certain limit. I do understand its the property seller job but thats very irritating.
                  I just hope to get some assisstance via this portal. Lodha definitely has a good reputation but Pl do not lower your level by giving such unnecessary services and wasting everyone's time.
                  A year ago I was searching for property for which we contacted Lodha but I clearly told them that I have a change in plan. Just because you guys have our number doesnt mean you are free to do N number of calls.

                    Please refer the application form, which says, “In the event that the Company rejects the application on account of non-receipt of Booking Amounts or any part thereto or the Applicant not abiding by terms and conditions contained in the Application Form (including these terms and conditions), then this Application Form shall, without any further notice, be liable to be rejected and all amounts paid towards Booking Amount I and II (or 10 per cent of the Total Consideration, whichever is higher), or part thereof, shall stand forfeited.

                    Final termination notice send lodhagroup construction. We are accepted notice possible reasonable amount detects macrotech developer ltd lodhagroup. Balance amount of my booking amount 24lakh whatever detects balance amount transfer to my bank account. But still now (last one month)waiting my money not credit..please save my money as early as return me

No one care me only costumer care staff answering not satisfied for me higher authority not attending me .actually am waiting last 6 moths after my canceled my booking. Am not able to continue purchasing flat sure .all the final termination notice whatever written we are accepted we are asking balance amount only to transfer our bank account and solved my issue immediately

                        I am being forced to continue with the booked unit whereas its been only 4 days from booking. I am also being forced to provide PDC cheque of the whole amount in order to continue with the unit. Also, the unit which we finalized on the date of booking is not East-West, its North-South whereas we were told that this is East-West. I consider this as a breach of trust and not willing to continue with the offer. When I asked my booking amount refund, I have been told that this is non-refundable whereas RERA guidelines says booking amount before registration of agreement is completely refundable. Overall my experience has been very bad. Due to sudden medical issues in family, I want to opt out of this and want refund of my booking amount.

                            Firstly I had booked 1bhk apartment in gb road crown. And the registration got delayed for an year by saying slots not available. And after some day came to know that project went on hold. They told to move kolshet crown and gave commitment that it would not be repeated again. And we moved to kolshet crown by paying extra amount. Now here also they are repeating the same thing by saying registration slot are not opened and charging interest without registration. Hence for cancellation and refund.

I complained to the HPM team about the wet patch on the tiles in the bathroom a month ago. First of all, they kept closing my tickets without even visiting my flat and ascertaining the issue.                               Address: C-502, Rilletta, Palava

                              I have been allotted Parking slot G1-257 near Gate No. 1, Sports Arena. It is now demarkated and used by another flat owner and he has demarkated the slot given to me with a new number G1-1495. I have been writing mails to PCMA Escalation Team as well as making repeated calls to Palava Customer Care but so far my issue has not been resolved. I want my original parking slot back and request you to please resolve this issue within a week's time.

                              I have been communicating with your team since 21st May, 2022 and it is yet to be resolved.

                                I have been chasing 9 month with the staff of Lodha Group for refund of my money of Rs 207000 ( Two Lakh Seven Thousand). Since, November 2021 had I have saying that cancel my booking and refund me my money back. According to Lodha Sales staff let anything happen we won’t listen u its your problem. Once money taken by Lodha is not refunded back.
